Dear Helaine and Joe: I was giventwo bureaus by an elderly friend. Theywere purchased from Pane’s Furni-ture in Boston sometime between1910 and 1930. The top drawer ofeach piece has a mark that looks like apot of flowers. I would like to sellthem, but refinishing them would costabout $600. How much more wouldthey be worth if I did have them refin-ished? – T. D.

Dear T. D.: During the 20th century,some furniture manufacturers brandedtheir products or applied labels in adrawer. Unfortunately, we could not seethe trademark on these pieces wellenough to identify them. As for Pane’sFurniture, it might be possible that T. D.is referring to Paine Furniture, whichwas founded in Boston in 1835 and wentout of business in 2000.There is no question that these pieces

were manufactured and not handmade,and we date their origin much closer to1930 than 1910. The style of this chest-of-drawers is popularly called FrenchProvincial.American manufacturers made a vari-

ety of styles under this “French Provin-cial” umbrella, and the pieces in today’squestion fit into this category. These twoitems probably were part of a bedroomgrouping that also included either one ortwo beds, perhaps a vanity and bench,and one or two bedside tables.In almost every instance, refinishing

diminishes the value of antiques signifi-cantly. The insurance replacement valueof this chest and dresser base in theircurrent condition is somewhere between$350 and $500. Refinishing them willnot raise it much, if at all.

Do you have to sacrifice style when youhave kids? It’s an age-old design questionmany parents ask – and my clients, Nicoleand Trevor, are no exception. The youngcouple live in a charming house with theirtwo small children, but when I met themthey were up to their ears in diapers andteddy bears.The couple spent

a good deal of timein a large living/dining room thatwas disorganizedand uninspiring,but they didn’tknow how to im-prove it. Theylonged for a stylish,adult space wherethey could relaxand entertain, butalso needed a place that could weatherjuice boxes and muddy sneakers.Now, I know a thing or two about man-

aging crayons, sticky, chocolate-puddingfingers and the occasional baby-food spit-up. So, I happily called in my crew andgeared up to give Nicole and Trevor a kid-proof space with a cool, industrial, grown-up vibe.The secret to this type of makeover cen-

ters around the principle of indestructibledesign – blending form and function inways that ensure materials, fabrics and fur-nishings are durable and chic. With this inmind, I chose a variety of stylish, hard-working elements for the redesign. Thingslike raked wood, impenetrable stone andsmudge-proof metal fit well with my de-sign.I began by painting much of the wall

space a relaxing shade of cream, and

putting up gorgeous brown cork wallpaperalong one wall of the adjoining living anddining rooms.The living area had a big non-function-

ing fireplace, but its brown stucco finishmade it an eyesore. So, I painted it a beau-tiful shade of cream, put down some stonetiles and flanked it with new shelvingunits. I wanted to install a gas insert, but(due to venting issues) opted instead for adecorative look that features candles, amirror insert and a tempered glass safetyscreen.I got rid of the room’s outmoded furni-

ture and put in a three-piece sofa in a re-silient, creamy-colored outdoor fabric. I al-so chose a beautiful brown armchair, around wooden coffee table and a dent-proof vintage steel footlocker that willfunction as a side table.I then upped the color ante with a beau-

tiful Ikat patterned fabric that containsshades of blue, green, brown and cream.The material was used to make drapes forboth rooms and it served as my jumping-off point for the accent colors in the space.I also put down a rugged, multicoloredpatchwork rug that can be trusted to hideall manner of kid spills.In the dining room, I installed a long,

durable white vinyl banquette along thecork-papered wall. This banquette willfunction as part of the seating for a newtable that consists of reclaimed wood atopan indestructible steel base.I chose cool white dining-room chairs

and two funky high chairs that can later beconverted into toddler chairs. Whenchoosing furnishings for children, I lookfor durability. After all, design is an invest-ment – and it has to grow with you.I then lightened and brightened the

rooms by putting up two industrial-in-spired pendant lights above the dining-room table and two lamps on either side ofthe fireplace.Lastly, I added a host of accessories –

vases, artwork, accent pillows – and madesure the breakables were well out of reachof curious little hands.The verdict? Ignore the naysayers. I say

you can have it all – kids and style. Bycombining resilient yet fashionable fabrics,finishes and furnishings, Nicole andTrevor’s space went from bland to beautifuland is now ready for splendid dinners, re-laxing evenings – and a messy tyke or two.

Look forward, notbackward in 2011Several readers inquired about my last

article as to how the median value of same-home sales in our market could drop overthe past four years (Case-Shiller index),while the median selling price (amountbuyers are spending on homes) is nowrising. In summary, value is a function ofsupply and demand and is largelyinfluenced by jobs and policy (i.e. lendingregulations), while affordability can addi-tionally be a function ofinterest rates and what thesame payment will buy.Readers are welcome tosend an e-mail for regionalsupporting data on thatdiscussion.The latest bank reports show

one in four homeowners owemore than their home is worth.In some cases, such homeown-ers had bought or refinancedwhen prices and interest rateswere higher, and by the timethey decided to try to refi-nance, it was too late. Their homes wereno longer appraising for enough for thelender to be willing to refinance it, eventhough the payments would have beenlower. Consequently, many were stuckwith higher interest on their monthly pay-ments.Some have been trying to escape by way

of short sales, but unless there has been ajob loss, or other unusual hardship, the re-quired hardship letter to the lender mayfall on deft ears. The bottom line usuallyresults in trying to figure a way to livesmarter. On occasion, a loan modificationwith the lender can work, but one must becautious in choosing what looks like a bet-ter payment, in exchange for negativeamortization and higher debt.Second jobs, disconnecting cable and

controlling expenses are part of what somehave done to try to hang in there and notsell. Many are aware that a short sale,though sometimes easy to do, can result incredit damage similar to a foreclosure, andprevent one from buying again for two tosix years. In addition, if the seller is fortu-nate enough to get a letter from the bankto agree to consider the short sale as a set-tled debt, it will usually mean that the defi-ciency (shortage when settled) will contin-ue to show up for years on the sellers cred-it report.This could affect their credit score and

everything related to credit, including theability to get new loans, car loans, rent oreven affect the rate they pay for health, life

and auto insurance. History shows peoplewith lower credit file more claims accord-ing to the insurance industry. Sometimes ashort sale or deed in lieu of payment maybe the answer if there is a hardship, versusa foreclosure, as it is often possible to at-tain a letter of negotiated release from theobligation, versus a foreclosure that maycontinue to have credit hounds chasing foryears into the future. Bankruptcy may still

be a consideration, so legal ad-vice would be something toconsider.

A final option if wanting to“move on,” which many home-owners have chosen lately, isfinding a way to sell at a loss. Ifa person has some savings, re-tirement savings or can securea personal loan from family, itmay be worth coming up withthe difference and saving theircredit. Secondly one could selland close their current homeand loan, and in the process,

may be able to repurchase at a significantlylower interest rate than what they had. Thesecret is to stay current on payments andkeep good credit. As stated previously, aseller could be buying a lot more house forthe same payment they are currently mak-ing, by getting out of their old loan in asale, and taking advantage of great rates ontheir purchase. If borrowing, obtainingenough for 3.5 percent down payment on anew home, or $1,000 if the buyer has Vet-eran Administration eligibility that needsto be considered.

If a person is downsizing for space or fi-nancial reason, this could still be a goodmove, as it could allow a lower interestrate and even lower payments on theirnext property.

Sometimes, taking the loss now makessense. A homeowner wishing to make achange in home size or location, may notwant to wait. Their real victory maylie in making the move while they canlock the next property at lifetime lowinterest rates. Homeowners may wish totalk with a local Realtor who knows themarket, or hometown lender, as to astrategy that might help them achieve theirgoals. It is a great time to make a newresolution.

Potted herbs perfectfor windowsIn the first winter of my marriage, I

wanted to cook a fabulous meal for myhusband to make up for all of the awfulmeals I’d been cooking for him up untilthat point. As this was before the Internetwas anything other than a twinkle insomeone’s eye, I opened acookbook to look up a recipe,which is what those kitchenpaperweights were used forprior to phone apps andgoogling.Before me was a wonderful

recipe for Tarragon Veal Cro-quettes, calling for fresh tar-ragon, chives and parsley. Itmight as well have called foreye of newt and toe of frog, be-cause I had no idea where tofind them. I didn’t even knowwhat they looked like.Fortunately, one of our neighbors pro-

vided a few snips from her windowsill gar-den and my dish was saved. From that mo-ment on, I vowed to grow herbs myself.Armed with the confidence of the young, Ibrought home basil, chives and thyme. Ispent more time arranging them on thewindowsill than learning how to care forthem.My first attempt at growing herbs in-

doors taught me that over-watering themleads to a slimy, smelly mess. Apparentlywaterlogged soil becomes anaerobic, andwithout oxygen starts to smell like a sewer,which is not good for impressing a newhusband with dazzling kitchen prowess.Most herbs don’t need a lot of water, so ifyou’re growing them, place them in quickdraining containers and allow them toslightly dry between watering.Light is also important. Mine were on a

north-facing windowsill and got little sun-shine. They grew tall and spindly, fallingover onto the counter. “They’re leggy fromtoo little light,” my neighbor said, makingme consider buying them stockings. Toavoid the common problem of tall stemswith spindly growth, herbs need five hours

of direct sunlight or 12 hours of artificiallight per day. If using artificial light, keepthe plants 3 to 4 inches under it.The right container is crucial; choose

those that are at least 6 to 8 inches deepwith drainage holes. Decorative tins, old

boots or colorful crockerywork well as outer pots to slidearound the container the herbis potted in, to keep your win-dow attractive. Fertilize herbs,but do so lightly, using halfstrength fish emulsion or liq-uid kelp.Thyme and oregano eventu-

ally became my favorites. Bothperennials, thyme is a must forkitchens; its small leaves spillover quirky containers. Andoregano is easy to grow as longas it gets a sunny window and

is pinched back to keep it bushy. Use theclippings in sauces and stews, or dry thesprigs for later.Chives, garlic chives and mint like mod-

erately moist soil but harvesting can betricky. Chive leaves will not grow past acut high on the leaf, so snip each leaf nearthe base of the plant. Keep a container ofmint growing to flavor Mojitos, or use injellies, garnishes or to add zip to steamedvegetables. Harvest it by pinching stemsjust above the leaf junctions to encouragecompact growth with more stems.Should you want to try basil, it’s easy to

grow, but can start shedding its leaves ifconditions are too cool or the light isn’tbright enough. Most kitchens provide theright warmth, and as long as your windowis south or west facing, you shouldn’t needextra lights. Try lime basil for marinades orcinnamon basil for salads.

(Lendersdon’t assume you’re going to belosing that job anytime soon.)If you’re a 1099, or contract,employee, or if you own your own busi-ness, you can still buy a home or refinance,but you’re going to have a tougher timeproving that you’re financially stable.Lenders see 1099 contract employees astemporary, even if you’ve been “temporari-ly” employed for years in this manner. Self-employed individuals (and those who re-ceive 1099s) will have to show stable in-come for at least two to three years, whichis usually done through tax returns.• Tax returns. Your lender may ask you

to provide copies of your tax return (partic-ularly if you own your own business), butyou’ll be asked to sign a tax form permit-ting the lender to pull its own copies ofyour tax return directly from the IRS. Obvi-

ously, with today’s tax software, it’s easy tocreate a second set of tax returns that youdidn’t file with the IRS. By getting access toyour IRS records, your lender can seewhat’s really going on with your finances.Tax returns can be a minefield with today’s

lenders. One borrower told methat a lender rejected him be-cause his tax return showed a$1,500 loss in a business inwhich he was a minority part-ner. Although he earned plentyof money, the lender wasspooked by the possibility thatthere might be more losses tocome.• Bank/retirement account

statements. Lenders want to seehow much cash you have onhand, and how cash has come

into and out of your account throughoutthe past year (and sometimes longer, partic-ularly if you’re a small business owner or a1099 contract employee). Large, unex-plained cash withdrawals and deposits are ared flag, as are accounts with extremely lowbalances. If you’ve overdrawn your ac-count, watch out. Lenders really don’t wantto see any sign that you’re not managingyour financial accounts with the utmost ofease.• Cash on hand. How much cash you

have on hand is a bigger issue for lendersnow than in the past. You’ll need cash topay closing costs, and to have in reserve.Lenders want to see at least a month’sworth of expenses (mortgage payment, tax-

es, insurance) to make them feel as thoughyou won’t go delinquent on the loan pay-ment at the first sign of trouble.• Credit history/score. Since Minneapo-

lis-based Fair Isaac invented the concept ofa credit score, it’s been one of the key fac-tors lenders consider when decidingwhether to approve your loan application.That hasn’t changed. In fact, lenders arenow looking for higher credit scores thanever before. Managing your credit history isa skill that’s becoming increasingly impor-tant, as we move to an electronic society.You need to regularly check your credit his-tory, and if there are errors or your historycontains erroneous information, you’ll needto work on correcting those problems.You’ll also need to think about how eachcredit account you open or close, and howyou use the lines of credit that you have,will affect your credit history and ultimate-ly your credit score. Having a higher creditscore will save you thousands of dollarsthroughout the life of any loan you takeout.You can get a free copy of your credit his-

tory and pay for your credit score (around$9) at AnnualCreditReport.com. This is thesite maintained by the three credit report-ing bureaus: Equifax, TransUnion and Ex-perian. You can also buy a copy of yourcredit score from each credit reporting bu-reau and directly at MyFico.com.
