Spring, with its renewed lifeand air of bonhomie, inspiresgardeners to gather, rubbing el-bows and nudging each otherout of the way in the pursuit ofthe ideal flower. We can’t helpour good-natured enthusiasm;after a winter spent staring atcatalogs and gardening shows,we get a bit desperate to launchthe season.This is especially true if you

want more than run of the millblossoms, picked up as an af-terthought with the rest of the shopping.You deserve the best, the king of the gar-den, a dahlia. And on April 2, you have theopportunity to collect the champions offloral royalty at the Colorado Dahlia Soci-ety’s annual tuber sale, 9 a.m. at Paulino’sGardens, 6300 N. Broadway, Denver.“I used to grow tulips and other stuff,

but I threw all that out and now I just growdahlias,” says Tom Vondersaar, who plantsmore than 200 of the dramatic flowers eachyear. “Those other things are all ‘one-and-done’ bloomers, but once dahlias start

blooming in early August,you’ll have flowers clearthrough frost.”Dahlias are a large group,

boasting more than 100,000different types in the AmericanDahlia Society’s CompositeGuide. To be listed in this pres-tigious tome, a dahlia must firstwin a blue ribbon in a show.“All of the tubers are either

donated by members or comefrom Arrowhead Dahlias, andwe encourage our members to

grow the most prize winning types listed inthe composite. That shows that a dahlia isconsistently great, and grows well in gar-dens all across the country,” says LindaQuade, tuber sale manager for the society.“We usually have about 1,000 tubers forsale, but we sell out of the large ones rightaway. ”If you’re going, make a shopping list

and arrive early. With more than 300 eagershoppers, finding the dahlia to light upyour display can be a challenge; a listhelps you focus on getting your top picks

quickly.Most people love the huge, dinner plate

dahlias, but connoisseurs know that otherforms offer pizzazz. “Some are small, like aping-pong ball, and there are poms, cactus,laciniated, waterlily and formal ones, too,”says Vondersaar, rattling off names of flow-er forms.Not sure what to choose? Check out the

society’s photo gallery at dahlias.net, click-ing on the Fabulous Fifty link. You’ll find118 dahlias listed, each garnering 50 ormore blue ribbons. Choosing a prizewinnerwill give you a flower with more depth,form and color, Quade says.Look for tubers that are “eyed up.”

Dahlias have small buds resembling theeyes of a potato near the junction of rootand stem. Choose those with plump eyesand firm tubers.Plant dahlias after the danger of frost has

passed, in a full to part-sun area, leavingthe eye of the tuber pointed up. Stake orcage for support. Most dahlias grow inwell-drained soil, and though they need alittle extra water as they begin to bloom,they don’t like it soggy. Give them high-ni-

trogen fertilizer regularly through the mid-dle of the season.

Though clipping off the growing tip maygive you shudders, Dahlias put up a stemwith a single flower; topping them encour-ages more branching and blooms. Pinchthem back when young, nipping off large-flowered plants, those with 8-inch blos-soms or larger, once they’ve got four sets ofleaves; medium plants (6- to 8-inch blos-soms) at six sets of leaves; and those withsmaller blooms at eight sets of leaves.

A month after you top the dahlia, thefirst buds form. Dahlias form buds intriples, but if you leave all of them, theflowers will be small. Remove the two out-side buds, leaving the center one to becomea single, whopping-big blossom. Deadheadflowers once they’re spent to help yourdahlia continue the show until frost.

Dear Helaine and Joe: We have a table withdrop leaves that looks like a sofa table. The Im-perial Furniture Co. of Grand Rapids, Mich.,made the item. Can you discern its age and val-ue? Thank you. – G.C.

Dear G.C.: Throughout the years, Grand Rapidshas certainly earned the name “Furniture City.” Im-portant manufacturing entities such as Baker Furni-ture Co., Berkey & Gay, Herman Miller FurnitureCo., L. & J.G. Stickley, John Widdicomb Co. andmany others are located there.If Grand Rapids is known as “Furniture City,” the

Imperial Furniture Co., established in that city in1903 (one source says 1904), was once anointed(perhaps by itself) as the “world’s greatest tablemakers.” F. Stuart Foote founded the firm; he wasonce the lumber buyer for L. & J.G. Stickley.There is an interesting story concerning F. Stuart

Foote. It is said that in the 1920s, Foote’s wife need-ed a low table for serving guests and Foote cut downthe legs of a dining table to satisfy her needs. He lat-er claimed the invention of the “coffee table.”After Foote’s death, Bergsma Bros. acquired Impe-

rial Furniture in 1954 or 1955 (depending on thesource consulted). One reference says that BergsmaBros. operated the manufacturing facility until 1983,while another says it closed in 1962. The closingdate is not important to G.C. because this table wasmade long before either year.There is no question that this table was designed

to be a “multipurpose” piece of furniture. When thedrop leaves are down, it would make a good sofatable; when they are up, the item would make agreat serving table for parties. We believe this tablewas made during the second quarter of the 20thcentury – say, circa 1930.As for the value of this item, small tables are hot

right now. For insurances purposes, G.C. shouldvalue this table in the $200 to $275 range.

When it comes to creating beautiful dining-tabledisplays for spring and summer, I’m craving simplicitythis year. I want my dining table at home and those atNell Hill’s to reflect an understated elegance – unclut-tered and clean but still fetching. Want to give yourtable place settings and centerpiece a fresh look forspring? Try these ideas.Anyone who knows me knows that I will never, ever

live a calm, peaceful life. How could I? I like to gohard every minute and squeeze the last drop out ofeach day. So instead, I’m going to settle for tranquilityin my table settings this spring.I am crazy about this one contemporary, restful

table at Garrity’s in Atchison, Kan. The organic ele-ments, like the rough tabletop, wicker chairs and tuftsof spring grasses, make me feel peaceful – for aminute, anyway. We wanted to show off the pro-nounced grain in the trestle farm table, so we optedagainst using a tablecloth, topper or placemats. Thecenterpiece couldn’t be easier or more attractive. Wefilled four sleek white pots with bunches of faux greengrasses.Each place setting features several layers, in the Nell

Hill’s tradition, but they are simple – just an oversizedsquare dinner plate, a salad plate and dessert plate,with a plain white linen napkin tucked in. To carry onthe curvy lines in the pots, we used silverware with a

twisted metal design on the handles and clear waterglasses sporting rings.

I’m all about simple centerpieces this season. Whatcould be lovelier, or simpler, than three glass hurri-cane lamps holding small glass bud vases? Simplycluster a trio of glass vases, hurricanes or apothecaryjars at your table’s center, fill them with spring imageslike flower blooms, eggs or nests, and call it good. Ifyou have a long, rectangular table, you could multiplyyour glass containers by three, placing all nine con-tainers in a row going down the table’s center.

If you have a hard time making yourmortgage payment, then you’ve probablythought about applying for a home loanmodification from your lender.Homeowners generally want to make

good on their home loans, says Dean Weg-ner, a mortgage specialist in Scottsdale,Ariz., and author of the book “Life AfterForeclosure.” But, he says, when home-owners have trouble paying, they shouldconsider the pros and cons of all theirchoices – including walking away from themortgage.The following are points to consider if

you’re choosing between asking for a loanmodification and letting go of the home.Foreclosure is still possible, even after a

loan modification. When a mortgage ismodified, the homeowner may receive alower interest rate, a longer period to payback the loan, and maybe even some loanforgiveness. But those changes might notbe enough, Wegner says. Nearly half ofloan modifications end in default.There is no guarantee that the lender

will approve a loan mod. Even if a home-owner can benefit from a change in mort-gage terms, it doesn’t mean the lender willapprove, Wegner says. “A loan modifica-tion is very hard to get. You have to submitpaperwork (such as proof of income andbank statements), and the approval pro-cess typically takes from six to 12months,” he says.Counselors can help borrowers apply

for modifications. Homeowners applyingfor a modification should consider seekingcounselors from agencies affiliated withthe National Foundation for Credit Coun-

seling, says Mary Ellen Nicol, a certifiedhousing counselor with CredAbility, anonprofit credit counseling organization inAtlanta.Borrowers who don’t think they’re good

candidates for a loan modification mayconsider walking away from their homeand losing it to foreclosure. That choicehas consequences, too, Wegner says.Foreclosure drastically damages credit.

A foreclosure affects one’s ability to bor-row money, open a new credit card ac-count or buy a new home for a long time.“A foreclosure will remain on your creditfor seven years,” he says.However, for some borrowers, walking

away may give them a chance to move onwith their lives and they eventually canbuy again.“Your credit is impacted, but you may

be able to buy another house in as little asthree years, with an FHA loan that wouldonly require a 3.5 percent down payment,”Wegner says.Employers may ask about foreclosures.

While a foreclosure may stay on a creditrecord for just seven years, borrowers needto understand that it could affect futureemployment indefinitely, Wegner says.Borrowers who are ineligible for loan

modifications can consider other options,such as short sales or deeds in lieu of fore-closure. “These are less damaging to yourcredit score than a full foreclosure, and cangive you more ability to borrow in the fu-ture,” Nicol says.If you’re considering one of these op-

tions, check to see if you qualify for thefederal Home Affordable ForeclosureAlternatives program (www.makinghomeaffordable.gov) available through 2012.

Think twice beforecosigning any loansQ: I bought a house more than a year

ago with a balloon loan that comes duelater this year. I had to get this loan be-cause I cosigned a loan for a friend andshe missed some payments. At thetime, this was the only loan I could get.After I closed on

my loan, my friendwas laid off andstopped paying hermortgage, the loanwent into foreclo-sure, but my friendand the bank came tosome sort of agree-ment.I am trying to refi-

nance my loan but noone will consider myapplication. Can youplease tell me what route I can take? Isthere a way to legally remove my namefrom her loan even if she is unable torefinance because of her credit?A: Unfortunately, you’ve put yourself in

a really bad place. When you decided tomove forward and buy a new place foryourself, you knew you had trouble anddecided to go forward anyway.You were a kind and generous friend

your friend were both equally liable forthe repayment of that debt. You shouldhave known that if your friend failed tomake a payment, your credit history andcredit score would suffer. Furthermore,the bank is legally entitled to come afteryou for the money.Once you knew that your friend had

failed to make payments on her mortgage,another red flag should have gone up. Atthat point, you should have tried to see ifyou could help your friend catch up onher loan and then worked with her to seeif that loan could be refinanced. Youshould have prepared yourself for the pos-sibility that your friend could end up in fi-nancial trouble.Right now, you have three big problems:

First, your credit history now is worsethan it was when you took out the loan.Second, your home might be worth less –perhaps a lot less – than when you boughtit. And third, your balloon loan is comingdue and you won’t be able to refinance it.In the boom years of the real estate mar-

ket, you could sell the home and repay the

loan and have money left over. Thesedays, it’s a lot tougher to sell homes be-cause of all the foreclosures for sale. De-pending where you live, if you were evenable to sell your property, you might losemoney on the sale and wind up owing the

bank more cash.I’m not sure what

your best option is atthe moment, but hereare a few things thatcome to mind:You might be able to

find a lender who willwork with you to refi-nance your loan. Sinceyour credit historytook a considerable hitonce your friend’shome went into fore-

closure, don’t be surprised if the lender of-fers you an interest rate and loan termsthat are quite different from the rates yousee advertised.Another option is to sell your home and

try to get as much out of it as possible. Ifthe home’s value has dropped, you mayhave to try a short sale. (A short sale iswhen you sell the home for less than whatis owed to the bank.) Your bank wouldhave to agree to the short sale, and youmight be on the hook for the difference.Finally, if you can’t sell the home and

can’t repay the loan, you may find yourselfgoing down the path of not being able tomake your mortgage payments and yourhome could end up in foreclosure.Talk to a mortgage lender in your area

to see if they might be willing to help you.You probably won’t find a big box lenderthat can help you, but some of the smaller,local lenders that often keep loans on theirbooks may have a loan for you.You may want to talk to your current

lender and see if the company is willing togive you an extension on the loan. Whileit seems that many lenders do not makethe rational decision in situations likeyours, you could get lucky and yourlender may decide that an extension ofyour loan is a better deal for them thanhaving the loan go into foreclosure.Finally, you may want to talk to a real

estate attorney to discuss your options. Ifyou decide not to see an attorney, you maywant to talk to someone at a consumercredit counseling service.
