For company to be able to bring forth your desired community, beautiful amenity and strong house quality, the team of San Miguel Properties made this General Standard:

As the OWNER of your property, you are automatically a MEMBER of the HOMEOWNER’S ASSOCIATION. MEMBERSHIP DUES, FEES AND/OR shall be collected from the owner by the association.

Your PROPERTY is designated to be RESIDENTIAL only and not for a commercial or industrial use like stores, canteens, garments and handicraft factories, etc.

Your PROPERTY shall not be used in any immoral or ILLEGAL activity, any contraband, effects for crime, explosive or combustible materials shall be kept within the premises.

NO cattle, pigs, sheep, goats, ducks, geese, chicken shall be kept within your PROPERTY except domesticated pets like dogs, cats, birds or fish.

YOUR HOME should be maintained in a clean and free from undesirable matters like obnoxious odor or disturbing noises.

PUTTING up of commercial or advertising sign for business purposes is NOT ALLOWED. Nameplates and professional sign are exceptions but should not exceed 60 centimeters in size and placed only within YOUR property.

NO fruit trees, shade trees or plants found within the whole subdivision shall be cut, removed, damaged, relocated or transferred unless necessary in the course of construction of other works provided that the removal or transfer thereof shall have been approved by the Developer and/or the Association.

You should always keep the open spaces a proper maintenance from the overgrowth of “cogon”.

CONCRETE roads should be kept open for the right of way of pedestrian and vehicles

PARKING along the road is discouraged. DRAINAGE systems should always be kept free from elements that cause

blockage of water flow from heavy downpour. The OWNER is prohibited

from obstructing, covering or destroying any drainage line, manholes or inlets.

GARBAGE should be disposed of properly. Securely tied ebony trash bags will prevent your waste from scattering.

INSTALLATION of Booster Pumps connected directly to the water main is prohibited.

CONSTRUCTION of all new structures, improvements, enhancements, renovations, extensions, and other auxiliary structure in the premises of the PROPERTY requires APPROVAL of the DEVELOPER OR ASSOCIATION.

MEMBERSHIP TO HOMEOWNER’S ASSOCIATION

Upon acceptance of the unit or once the buyer has taken possession of the unit, the buyer automatically becomes a member of the Homeowners Association (HOA) and is required to pay the monthly dues.

Possession may mean the following:o Unit is deemed acceptedo Key was already turned over to buyero Actual move in has taken placeo Alterations or improvements on the unit have been

implemented.

PAYMENT OF REAL PROPERTY TAX (RPT)

The buyer is bound to pay the Real Property Tax and special taxes levied or that may be levied on the property during the time the CTS is in force.

First fourth quarter will be paid by SMPI. Payment of RPT by the buyer will be based on the issuance of the Authorization-to-Move-In, whether or not the buyer accepted the unit.

IMPROVEMENTS AND ALTERATIONS

The buyer shall be allowed to make any alteration or additional construction to the unit only after loan take-out.

The buyer shall be required to submit the proposed building plans for any improvement or alteration subject to the approval of SMPI on site personnel, and pay a deposit fee which will serve as a construction bond, to be refunded after modification is completed and all deductions for damages (if any) have been made.

San Miguel Properties, Inc. reserves the rights to make modifications on the plans and specifications during the course of the project development and construction.

CAR STICKERAll Homeowners and Tenants with vehicles such as Motorcycles, Tricycles, Cars , Vans, Mini trucks, Trucks, etc. are required to fill-up a Vehicle Sticker application form available at HOA Office.

All Nonresidents with vehicles used for Business purposes either for delivery or public transports such as Motorcycle, Tricycle, Jeep, Van, Mini Truck, Truck, school bus, etc. are also required to secure Vehicle stickers.

Application Forms are now available at the Bel Aldea Subdivision Office during working hours.

Applicants are required to submit a photo copy of their vehicle’s updated Registration and Official receipt as attachment to their application form.

For Tenants, an authorization letter with ID (Xerox copy) of their unit owners as additional attachment to their application forms.

All applicants will be charged for the Vehicle Sticker production cost based on the following classification:

RESIDENTS

P 100.00 = Cars, jeep, Motorcycle, and Tricycle.

P 150.00 = Vans, Mini Truck, Trucks, Bus, and other types of Land Transportation

NON RESIDENTS

P 150.00 = Cars, Jeep, Motorcycles and Tricycles.

P 200.00 = Vans, Mini Truck, Bus, and other types of Land transportation.

Residents are encouraged to put their car stickers on the left side of their front glass shield for easier identification of the guards on duty especially at night.

Residents may not use their car stickers as entry pass in entering other subdivisions. Instead, they will be required to present a valid Identification card in exchange for a visitor pass. TRAFFIC RULES AND RESTRICTIONS

1. All drivers are encouraged to follow road safety rules and regulations inside the subdivision. Speed limits will strictly be implemented.

2. Residents shall not be allowed to use the subdivision roads in teaching minors to drive. Although vehicles with stickers are given special privilege to all road access inside the subdivision. Safety of all residents is our main concern.

3. In cases that nonresidents are allowed to enter the subdivision, they will only be limited to their friends or relative residence and not roam around the subdivision unless accompanied by residents.

4. Nonresidents living nearby SMPI subdivisions with vehicles will no longer be allowed to enter SMPI subdivisions for Orderliness and Security purposes. SMPI subdivisions should not be used as short cut going to their destinations.

HOMEOWNER’S IDThe purpose of this ID system is to effectively identify homeowners/residents from non-residents and to maintain Peace and Order inside the subdivision by preventing outsiders from entering the subdivision.

All family members either homeowners or tenants are required to apply and secure Homeowner Association I.D to establish residency inside SMPI subdivisions.

Homeowner Association Member ID shall be pre-numbered with photo of residents and shall be signed by authorized Homeowner Association signatories to avoid imitation and unauthorized reproduction.

Resident ID are not transferable especially to non-residents and may not be used as entry pass to other subdivisions. When entering other subdivisions in visiting friends or relatives, guards on duty will issue a visitor pass in exchange for your valid IDs.

In cases that residents are not utilizing their vehicles in coming in and going out of the subdivision. The ID should always come handy for guard inspection at the gates.

Homeowner member I.D shall only be used for his/her subdivision. When entering other SMPI subdivisions in visiting friends, relatives, guards on duty will issue a visitor’s pass in exchange of your personal I.D preferably government issued I.D.

Unit construction in all SMPI subdivisions is still ongoing:

In order to identify Contractor staffs and personnel from Homeowners and tenants, we are also issuing Contractor Pass or I.D to establish their identity.

All construction workers and staffs will only be allowed within the construction areas during their regular working hours.

If overtime works are required, a representative of the firm will file an overtime permit to ArchEn management for extended working hours in coordination with the guards on duty for proper monitoring.

Workers without construction pass will not be allowed to report for work.

All contractors’ employee will expire contract will have to return the Pass or I.D to Contractor for proper disposal.

VISITOR’S PASS

The purpose of this ID is to properly identify nonresidents/visitors from Homeowners or residents.

Give our security guards ample time to check visitors coming in and inspect their bags and personal belongings.

Give residents information that they have visitors coming in for a visit or business transactions.

(We need to have all resident contact numbers for advance information from the gate guards regarding their expected or unexpected visitors)

Who are required?

Nonresidents visiting their friends, relatives and acquaintance living inside the subdivisions.

All prospective buyers with or without agents with them.

All messengers/delivery personnel either by foot (MERALCO Messengers), non-motorized (bicycle) or motorized vehicles (GASUL, water refilling, etc.)

Requirements:

All nonresidents visiting either for personal or business reasons are required to submit their personal belongings to the main gate security personnel or inspection.

A valid Identification card preferably government issued ID is also required in exchange for a pre-numbered Visitors Pass.

Visitors are also required to log-in their names, address and signature before they will be allowed inside the subdivision.

Visitors coming in shall be advised to stay with the homeowner they are visiting and not roam around the subdivision unless they are accompanied by the resident.

In case a Visitor Pass was lost by visitor, He/she has to identify himself properly with the guards and pay for the lost Visitor Pass. The cost of the PASS is P 50.00.

SCHEDULE OF UTILITY READING

Water and Electricity reading is scheduled every 22nd and 23rd of the Month. Billing will be sent to every Unit Owner every __ of the month.

CONSTRUCTION GUIDELINES

House Improvements and Extensions:

1. Height of the Building/Structure: Maximum of 8m from curbs and gutter2. Abutments – max abutments on 2 sides only (Maravilla/Asian leaf

Subdivisions)3. Fence Height: Rear and Side – CHB wall, max height is 2.5m (8 feet)

Front – mixed CHB and Steel grills, max height is 1.5m (5 feet)4. All Plans (Extensions/Fence) will be submitted to the HOA office for review

and approval and should secure payments from the Cashier’s office5. HOA office will endorsed said plans to Barangay and Municipality of General

Trias for Building permit/Fencing Permit applications6. Construction Bond will be 5% of the Total Construction Cost or minimum of

10k for Maravilla/Asian Leaf Subdivision and 5k for Bel Aldea Subdivision.

Construction Bond is refundable provided that no violation during the course if Construction. The refund will be return within 30 calendar days.

7. A Php 500.00 Inspection Fee/processing fee will be collected8. Processing of Building permit/Fencing permit will be for the Lot owners

account9. A separate permit will be applied for Renovation/Extension and Fence if

constructed/applied separately.10.The Municipality of General Trias is requiring a complete set of Blue Print

plans for extensions with suspended slab flooring.11.You can seek assistance to this office for the layout of Extensions/fence

before the start of the construction to avoid demolition on erroneous layout/construction

12.Construction workers are advised to wear proper attire in the construction site (wearing slippers, Sando and shorts are discouraged) upon entry/exit to all properties of SMPI Subdivisions.

13.For Temporary Canopy you will post 50% of the bond (Maravilla and Asian Leaf – 5k, Bel Aldea 2.5k) to ensure that the scope of works within the agreed layout/drawings. This bond will release immediately after completion of the Canopy

14.All improvements within the unit will be subject for construction permit (no fees will be collected) and the requirement is to secure payment status from the Cashier’s Office.

CONSTRUCTION GUIDELINES (Maravilla and Asian Leaf Subdivisions)

New Construction: Purchased as Lot only from SMPI

1. Height of the Building/structure: Maximum of 8m from curbs and gutter2. Setbacks – min of 2m at rear and sides and 3m in front of the Structure3. No single lot will be subdivided into two or constructed with duplex houses.

Two or more lots can be converted into one lot provided that one housing unit will b constructed.

4. Fence height: Rear and side – CHB wall, max height is 2.5m (8 feet)Front – Mixed CHB and steel grills, max height is 1.5m (5 feet)

5. All Plans will be submitted to the HOA Office for review and approval6. The Lot owner will be required to conduct a new relocation survey of the lot.7. HOA office will endorsed said plans to Barangay and Municipality of Gen Trias

for Building permit applications8. Construction Bond will be 5% of the Total Construction Cost. Said Bond is

refundable provided that no violation during the course of constructions.9. A Php 500.00 inspection fee/processing fee will be for the Lot owner’s

HOUSEHOLD SAVING TIPS

ELECTRICITYElectric Meter

Learn to read your electric meter to make sure you pay exactly what you consumed. If possible, check your electric meter every day.LightsTurn off lights when not in use. Fluorescent lights are more economical than the incandescent lights. Clean your light bulbs regularly. Accumulated dust reduces your bulbs brightness.

CookingAvoid using big burner for a small pan. When cooking is almost done, you can turn off your stove and maximize the available heat.

TV Sets and Electric FansTurn off television if no one is watching. Pull the plug when using a

transformer.

IroningSchedule your ironing days. Ironing in bulk is more economical. Refrain from dampening clothes excessively to avoid wasteful ironing.

RefrigeratorsDefrost regularly. Keep the refrigerator away from the stove and sun. Always keep the coils clean.

Air ConditionersMake sure that the thermostat is in good condition. Position your aircon at the most elevated part of the room. Always keep the aircon filter, condenser and other parts clean.

WATER Water Meter

Learn how to read your water meter to determine your daily water consumption. This way you can take steps to save on water.

Pipes and FaucetsMake it a regular habit to check pipes and faucets to find out if there are leaks. Have leaking pipes and faucets repaired immediately.

Toilet BowlsAvoid frequent flushing of toilet bowls. Use half a pail of water instead when flushing.

Washing of VehiclesUse a rug and a pail of water when washing your vehicle. Avoid using a water hose which is very wasteful.

Brushing of Teeth and ShavingRefrain from leaving the faucet running while brushing your teeth or shaving. Two (2) gallons of water are wasted every time you shave or brush with running water.

LaundrySoak laundry first before washing to remove dirt. Wash clothes thoroughly to avoid repeated soaping and rinsing.

Watering of PlantsWater your plants in the morning or late in the afternoon, never at noontime.

FIRE PREVENTIONAs a Precaution against fire hazards, the following rules are helpful in safe guarding your home and its premises:

Dispose of trash that can cause fire including rubbish, old rags, old tiles, old clothes, old newspaper, old wood scraps, old boxes and bags, unsafe flammable containers.

Never smoke in bed.

Crush all embers of discarded cigarettes.

Do not allow your electric iron to overheat or leave it unattended with current on.

If you have a fire extinguisher at home, make sure everybody knows how to use it.

We encourage each and every household to maintain a fire extinguisher

Check LPG Cylinder and Tubing for leaks and damages.

Never build bonfires near houses, smoldering coals or embers left from the bonfires should be carefully extinguished.

Never overload electrical circuits.

Keep matches, candles and other flammable material out of children’s reach.

Never use gasoline for cleaning.

GARBAGE DISPOSAL & SANITATIONThe Home Owners shall maintain the cleanliness of their premises. All houses and Lot units are subject to inspection by the Home Owners Association to verify compliance with garbage disposal and sanitation guidelines.

The Home Owners are encouraged to segregate wet and dry trash and provide, at their own cost and expense, wet and dry trash bins to hold and contain garbage bags for proper waste disposal and shall store them within their respective house and lot units.

Only duly authorized garbage collector(s) shall be allowed to collect garbage within the subdivision. Collection is done every Tuesday and Saturday, starting 7:00 AM.

Dumping or burning of garbage within the lot area, subdivision premises, or in the trash receptacles in the common areas is strictly prohibited. Residents will be charged a corresponding penalty of Php 1,000.00 per offense.

For safety reasons, highly combustible, explosive and/or flammable materials should not be thrown with the trash. Disposal of the abovementioned materials should be coordinated with the Home Owners Association.

The clubhouse is for the exclusive and enjoyment of the Home Owners and accompanied guests.

Coordinate with Home Owners Association Office regarding operation requirements and guidelines.

Fill-up Reservation Form and Waiver.

All arrangement should be completed one (1) week before the event.

Rental rate of Clubhouse is Php 1,000.00 for the first four (4) hours plus usage of electrical facilities. Succeeding hour will be charged Php 300.00 per hour.

50% down payment is required to reserve the date and confirm reservation; the other half and additional charges such as extension of hours will be billed later.

One (1) hour will be given to set up the materials/equipment, free of charge.

All suppliers should submit list of equipment and name of the staff to the Home Owners Association Office three (3) days before the event.

Noisy activities (music, singing, etc.) shall on be allowed beyond 11:00 PM.

Any form of set-up at the common area should be consulted with Home Owners Association Office.

Posters, banners, or streamers to be installed should have prior approval from the Home Owners Association.

Settings up of video and sound equipment are strictly limited and should have prior approval of the Home Owners Association.

Pyrotechnic devices, fire crackers (inside and outside the clubhouse/subdivision) are prohibited for all events.

There should be NO permanent fixtures and drilling on walls, floors and pillars.

No cooking is allowed. Kitchen set-up should be consulted with Home Owners Association.

Guests are expected to take proper care of the clubhouse facilities. The organizer/Homeowner shall be financially responsible for any damages or loss during their event.

The actual guest attendance should not exceed the maximum capacity of the Clubhouse.

Special Guests/VIP’s should be endorsed prior to event.

Personal Bodyguards must deposit their firearms/deadly weapons with the Property security.

Organizers should ensure event area is clean after the event. Garbage should be properly disposed in trash bags and endorsed to the housekeeping personnel.

Reserving the Clubhouse does not mean reserving the pool area.

In case of House parties, Noisy activities (music, singing, etc.) should be lessened after 11:00 PM.

Street parties are strictly prohibited.

PARKING along the road is discouraged.

GUIDELINES FOR USING THE BASKETBALL COURTThe court is for the exclusive use and enjoyment of the Home Owners and accompanied guests.

Reservation is required for the use of the court. Reservation shall be made with the Homeowner’s Association Office.

Reservation will become effective when confirmed by the Homeowner’s Association Office.

Use of the court is on a first come first served basis.

The court may be used free of charge.

Court may be used between 6:00 AM to 6:00 PM.

Appropriate sports attire is required at all times.

For health and safety, no pets or animals are allowed on court.

The court may be closed temporarily for cleaning, maintenance, repairs, on account of unfavorable weather, accidents, emergencies, and/or special functions.

Please report all damages to the HOA Office.

Please put littler in the trash receptacles.

HOA is not responsible for lost or stolen property.

GUIDELINES FOR USING THE SWIMMING POOL

The pool is for the exclusive use and enjoyment of the Home Owners and accompanied guests.

Proper swimming attire is required (bathing suit for women and swimming trucks/shorts for men)

Non-swimmers and children below 10 years old should be accompanied and supervised by a responsible adult at all times.

Persons with skin ailments or communicable diseases are not allowed to use the pool.

Only swimming aids such as floaters kick boards and inflatable rings are allowed in the pool. Diving equipment (face mask, flippers, etc.) and large inflatable toys are prohibited, unless with the prior approval of the Home Owners Association Office.Rowdy games, horseplay, diving, spitting, littering and urinating are not allowed in or around the swimming pool.

The Home Owners Association Office is authorized to order anyone annoying or endangering the lives of the others swimmers out of the pool and/or the pool area.

Glass bottles and other breakable objects are prohibited in the swimming pool and within the pool area. Only goggles or spectacles with plastic lenses may be used in the swimming pool.

No food and drinks are allowed in the pool area.

The pool may be closed temporarily for cleaning, maintenance, repairs, on account of unfavorable weather, accidents, emergencies, and/or special functions.

HOUSEHOLD STAFF RULES Employees of Home Owners are required to register with the Home

Owners Association Office and will be issued an ID card upon submission of the following:

-Filled up Domestic Staff Registration form duly signed by the Home Owner

-Two (2) 1x1 ID photos

All Employees of Home Owners are required to present their IDs when entering the Subdivision. Upon termination of their Employees, Homeowners should immediately inform the Home Owners Association Office in writing and surrender the ID cards. A written authorization should be issued by the Home Owner before their respective Employees can be authorized to exit the premised of the Subdivision. Lost ID cards should

immediately be reported to the Home Owners Association Office. A corresponding replacement fee will be charged.

The Home Owners are responsible for all the actions of their Employees and other persons contracted by them.

Employees of Residents are prohibited from doing the following:-Drinking alcoholic beverages-Gambling-Behaving boisterously

Bags and Packages brought in and out of the Subdivision by employees of the Home Owners will be subject to security inspection.

Employees of the Home Owners are not allowed to bring out of the Subdivision furniture, fixtures, equipment and other properties without necessary “gate pass” signed by the Home Owner concerned. “Gate pass” forms are available at Home Owners Association Office.

Visitors of Home Owners’ Employees are not allowed unless the Home Owner authorizes the visit.

As a security measure and to discourage the pirating of staff, Employees of Home Owners are prohibited from transferring from one employer to another, unless a written clearance is secured from the previous employer.

The Home Owners Association reserves the right to deny entry to any Employee who does not adhere to the above guidelines.

HOUSEHOLD PET RULES

All Home Owners with Pets must register with the Home Owners Association Office for a permit to keep domesticated animal.

Php 500.00 Penalty Fee will be charged to Home Owner when pet is caught unattended or loitering.

When taken out, dogs must be secured with a leash and muzzle.

The Pet Owner shall be responsible for all the required vaccinations of their Pets such as anti-rabies and distemper; Proof of vaccinations may be required.

The Pet Owner will be held responsible for any damages to property and any injuries to persons that result or may result from their Pet’s activities/actions. The Home Owners association Office shall have the discretion to prohibit from the Property any Pet that is found to be potentially dangerous or a nuisance to its Residents.

The Pet Owners shall be responsible for cleaning up after Pets in the subdivision premises.

The Home Owners Association reserves the right to set other rules for Home Owners with Pets.

Failure to comply with the rules and regulations will result in a penalty, as well as the permanent removal of the Pet from the premises.
