Saving water while greening your gardenBy Joe Lamp’l

It is hard to imagine that 75percent of the Earth’s surface iscovered by water, yet only 1percent is available to us asfresh pure water, water we needfor drinking and bathing,washing our food and clothes,and for watering our lawns andlandscapes. It’s estimated thatthe average American usesaround 100 gallons of waterper day – and, unfortunately,about half of that water is wast-ed.
For gardeners and weekendwarriors, much of the waterlost is due to overwatering,runoff and evaporation. On av-erage, our lawns and plantshappily exist and look great onabout an inch of water eachweek. Once established, manyplants, especially natives, arewell adapted to thriving andlooking good only on the water
received from nature. Theyrarely if ever need supplemen-tal watering, yet we feel com-pelled to pour it on, literally.
However, in the process ofcoddling our plants, we’retraining them to depend moreon us for their survival, specifi-cally through overwatering,rather than Mother Nature. Thebetter path is to choose plantsthat are naturally adapted to lo-cal growing conditions, providesupplemental irrigation untilthey become established andthen leave them alone. It’s sur-vival of the fittest, after all, andnative plants rarely let youdown.
On the subject of overwater-ing, once the ground becomessaturated, any excess waterruns off the surface, takingwith it sediments and contami-nants as it makes its way acrossyour yard to the nearest stormdrain or watershed. You cancapture and retain water on
your property with rain barrelspositioned under downspouts.That’s a clean, free source ofwater to use whenever andwherever you need it.
Another effective way to con-serve water in the home land-scape is to use soaker hosesand drip irrigation, rather thanoverhead sprinklers, wheneverpossible. Soakers and drip sys-tems deliver water right to theroot zone, where it can beslowly absorbed with little riskof water loss due to evapora-tion.
Mulch may be one of the eas-iest and most effective ways toreduce watering needs in anylandscape. In addition to sup-pressing weeds, reducing thespread of plant disease andmoderating soil temperatures,mulch acts like an insulatingblanket, keeping moisture inthe ground and greatly reduc-ing its loss to evaporation. A 3-to 4-inch layer of organic mate-
rial such as bark or shreddedleaves or compost is sufficient.
However, there is one caveatto your selection of mulch. Beaware of the source of it. Makesure it doesn’t contain contami-
nants such as arsenic frompressure-treated lumber.

Attic space offers relaxing getawaySasha and Tony’s kids have flown the
coop. But rather than move into a small-er home, these active hobbyists andhard-core cyclists decided to renovateand enjoy every inch of their big, emptynest. They have a great three-storyhome, but had an underutilized atticspace. Once upon a time, it was a suitefor Tony’s mom – but years later, it stillhad that “grandma feeling,” completewith floral wallpaper and sterile greenwalls.
This third-floor space was bright andairy, and they wanted me to turn it intoa sumptuous master retreat they coulduse every day. So I grabbed my crew,trekked up to the attic and prepared to
turn Sasha andTo n y ’s granny suiteinto a modern andluxurious couple’sg e t a w a y.
But before Icould do anything,the whole spacehad to be com-pletely gutted –and I mean com-pletely. After dis-mantling, I started
from scratch – in went the new drywall,insulation and recessed lighting. Next, Idivided the third floor into three zonesall designed to flow logically and beauti-fully into one another: a spa-like bath-room, a luxurious bedroom and an ex-travagant dressing area.
In addition to cycling, Sasha has apassion for making stained glass. In-spired by the watery blues and greens inher glassware, I chose green, wind-swept marble floor tiles and glass mosa-ic shower tiles to set the tone for thenew bathroom. I then put in the mostmarvelous fixtures and finishes. I in-stalled a frameless shower enclosure –complete with one of Sasha’s windows –and a bench on which Tony can shavehis legs (yes, he’s that serious about cy-cling); a big soaker tub with built-inlights beneath a new skylight; and a toi-
let with LED lighting, an auto-flush fea-ture and a heated seat.
I put in crisp quartz countertops with“his and hers” vessel sinks in texturedglass, two mirrors and four beautifulsconces. Then I added the finishingtouch: contemporary mirror-mountedfaucets and taps for an ultra-clean andcontemporary look.
The spa-like serenity flows into thebedroom, which is separated from thebathroom with some dressers, a glassdoor and a glass window. I made thebedroom more traditional than the bath-
room, but the two rooms still relatethrough colors and finishes. I put up abeautiful crystal chandelier, laid downgorgeous walnut hardwood flooring,and installed a host of custom cabinetry.
Then I installed the focal point of theroom: a beautiful king-size bed with agorgeous soft-blue wingback headboard,creamy linens and a lot of plush throwpillows. Making the most of the quirkyangles in the room, I designated a “li-brar y” seating area with a chair and anottoman in a light, shimmering fabric bya lushly covered window.
In a room off the bedroom, I createda large dressing area with two closetsnestled under the eaves. I then put upsome beautiful light sheers over thequirkily shaped window.
By using dreamy colors, contempo-rary fixtures and traditional accents,this third-floor attic is now luxurious,modern and the perfect spot in whichto be pampered after a long day of cy-cling. Now that’s divine.

Watching grass grow at 4 a.m. isn’t the usual high-light of summer, but when the hopes of a major leagueball club are being cut at the roots, a little starlight andcoffee helps set the mood. In the early morning of Aug.24, harvesters bit into the soil to slice, roll and load theturf baseball dreams are made of, destined to carpetTarget Field in Minneapolis.
After 28 years in an indoor arena the MinnesotaTwins finally came out of their dome to build an open-air ballpark. And to make the dream of grass stains areality, they came to Colorado’s Graff’s Turf Farms inFort Morgan, one of four companies nationally that provide major leaguesports with high quality, sand-based sod.
Coating fields in emerald for million dollar athletes, Graff’s grass is inCoors Field, Invesco, Notre Dame, Wrigley Field, Kauffman Stadium andothers. But it wasn’t until they grew two acres of sod for the Twins thatG r a ff ’s had fans come calling, asking for a peek.
For the past year, security surrounding the four-way blend of bluegrasswas tight; the only place to hide it was in plain sight. Location of the sod on
the 440-acre farm was kept se-cret – fans eager for a souvenirfistful found it hard to spot theirteams’ turf in the sea of grasssurrounding it.
The deadline for cut-to-lay-down was 24-hours, and “theclock starts when the harvesterhead goes into the ground forthe first cut,” says James Graff,co-owner of the farm with MartyThiel. Refrigerator trucks readyto haul without stopping to getthe sod there on time were need-ed.
It takes more than a run-of-the-mill trucking company totackle that task, but FortuneTransportation (Windom, Min-nesota) rose to the challenge.Devout Twins fans, Fortuneformed driving teams in orderto keep those 18 wheels rollingfrom Fort Morgan straightthrough to Minneapolis. Thehonor of rolling the first loadfor the new ballfield was givento two drivers, Dave Bockelmanand Dave Jorgensen, the 2007Minnesota Truck Driver of theYe a r.
But it was more than the com-
pany’s enthusiasm that got them the job – it was because they haul many ofthe good things in life. “They move a lot of beer, pizza and ice cream, so weknow they’ll keep their reefers on,” Graff says. “This trucking company iswilling to park 18 trucks in order to double up the driving crews.”
Arriving in Minneapolis at 10 p.m. that same day, the turf was quickly un-loaded and rolled out. Under portable lights the field was laid, starting withthe outfield on the third base side.
After years of grooming an indoor stadium, moving from astro turf tograss isn’t easy. This stuff is alive. Making the transition from Hoovers toToros, the Twins hired Larry DiVito as head groundskeeper, who oversawthe installation of the Washington Nationals stadium last year.
Minnesotans are a hardy people. “The outdoor breeze (in the new stadi-um) will stimulate the blood in my veins,” says Jens Loberg, a 23-year-oldlaw student. But the glacial temperatures, while they might inspire Twinsplayers to run around the bases more often, are tough on turf survival.
DiVito will take his wafer-thin sod – cut with three-quarters of an inch ofsoil – and coddle it this fall. Once temperatures chill and the grass goes dor-mant, he’ll tuck it in with specialty blankets; underground heaters keep it,and the clay infield, from freezing. In spring, the warmed field will lift thesleeping grass out of dormancy for opening day on April 12.
For now, the Twins have a dream, as Bill Smith, Twins senior vice presi-dent and general manager, says of the stadium before the sod arrival “Ever y-thing was gray. This (the turf) will make it a ballpark.”

The real estate meltdown and credit cri-sis have slammed a huge segment of soci-ety, but first-time home buyers could be inthe best position to take the leap intohomeownership.
A few years ago, information inundatedpotential first-timers about how to take theleap via first-time home buyer programsand other avenues that would make downpayments affordable and escalating homeprices feasible.
In today’s turbulent real-estate environ-ment, renters might think the days of first-time home-buying assistance are over. Butthat couldn’t be further from the truth, ex-perts say.
“The programs for first-time home buy-ers that were always tried and true are stillt h e re , ” says Robert Baker, education man-ager for Housing and Credit CounselingInc. in Topeka, Kan. Combine that avail-ability with low interest rates and lowhome prices, and you have one of the besttimes in recent history for first-time buyersto take advantage of these programs.
“This is the best time I have seen in myentire career for someone to buy a home.I’ve been in this business for 28 years andI’ve seen situations where the interest rateswere high and the price of housing waslow, and I’ve seen it in reverse,” says MarcSavitt, president of the National Associa-tion of Mortgage Brokers. “But this is thefirst time I can remember both the price ofhousing and the interest rates are extreme-ly low and extremely affordable.”
Not only are market conditions favor-able, the government is adding incentives
to attract first-time home buyers. As part ofthe economic stimulus package, a tax cred-it worth 10 percent of the purchase priceup to $8,000 is available to first-time homebuyers as long as they sign on the dottedline this year. Unlike previous tax creditsfor first-time buyers, this one does not re-quire repayment.
Home buyers must meet income require-ments to be eligible for the entire credit. Ifyou’re single, you must earn $75,000 orless. Married couples must earn less than$150,000, though those who earn more canqualify for reduced credits.
In addition to the one-time credit, first-time home buyers can take advantage ofspecial programs through the FederalHousing Administration, or FHA. The FHAdoesn’t make mortgage loans directly, but itinsures loans made by private lenders, pro-tecting those lenders from losses.
FHA-backed loans tend to have lessstringent credit requirements, and they lethome buyers use financial gifts from familymembers, nonprofit organizations and em-ployers to pay the entire down payment.However, the onset of the economic down-turn has brought a change in these pro-grams.
“We ’ve raised our required down pay-ment from 3 percent to 3.5 percent,” saysLemar C. Wooley, a spokesman for the U.S.Department of Housing and Urban Devel-opment. “But that is still substantially low-er than the 20 percent you’d have to pay fora conventional loan, if you can get it at all.”
Many first-time home buyer programsnow require higher credit scores to qualify,says Baker. Although buyers could qualifyfor an FHA loan with a credit score below700, they might have to make a higher
down payment. Some of the programs in-stituted by private lenders not affiliatedwith FHA generally require credit scoresabove 700, Baker says.
Many programs also contain an educa-tion component, so prospective buyers willget help with budgeting, as well as adviceon clearing up any debt or credit problems.So even if they don’t have the requiredcredit score, a housing or credit counselingagency can help them improve their finan-cial situation as they look for first-timehome buying programs that they will quali-fy for.
Another requirement of many first-timehome buyer programs is that participantsmust have income below 80 percent of there g i o n ’s median income. But if your salarywas lowered or your bonuses stopped, youmight be earning less than 80 percent ofthe median income now. So even if youdidn’t qualify before, you might now. How-ever, as median income levels drop, so doesthe amount that represents 80 percent.
“You may have been somebody that wasabove the 80 percent median income levelfive or 10 years ago but now based on fami-ly size and median income in your area,you’re now below 80 percent and you cantake advantage of this,” Baker says.
Another thing to remember: Don’t al-ways take the term “first time” l i t e r a l l y.Many programs don’t rule you out if youbought a home before. “If you haven’towned a home for three years or more, youare eligible for many of these loans,” saysSavitt. “If you’ve got reasonable credit, ajob, you’ve paid your bills on time andyou’ve got a couple of dollars, you’re prob-ably going to qualify.”

“Many of our customers are usingvertical board and batten siding to dif-ferentiate their home from neighbors,”says Blais. “We are also seeing cus-tomers use board and batten in themain area of a wall and then accent itwith shakes or shingle looks in accentgables, or peaked areas just below aro o f . ”

Real estate deals must be inwriting to be enforceable
Q: The first time my elderly82-year old mother went tosee a house for sale, she gavea check for $500 of earnestmoney to the listing agent.
When I was questioning herabout the home shesaid the basementhad mold up thewalls in the base-ment from a flood. Iwas concerned. Shedid not understandwhat black moldwas and she has se-rious allergies and isbeing treated forthem.
Because of thisconversation, my mother toldthe seller she was backing outof the deal and purchased an-other home. The seller cameback and told her she had togo through with the purchase.
This is causing mother greatgrief. Can a seller really forceyou to buy their home? Ithought earnest money was tobe forfeited if you backed outof a deal?
A: First, did your mother signa contract? Real estate dealsmust be in writing to be enforce-able. Usually, when a real estatebroker takes an earnest moneycheck, the buyer has signed apurchase and sale agreement (orpurchase contract).
If she signed a contract on thespot, without having an attorneyapproval rider or an inspectionor financing contingency, thenthe seller may have an action fordamages against your motherand her loss may not be limitedto the earnest money deposit un-less the contract specifies that.
If she had an inspection con-tingency and had the house in-spected within the right time pe-riod and it fails the inspectionbecause of the mold issue, shemight be able to not only backout of the contract, but also gether $500 back.
The real question is, does yourmother understand how to pur-chase a house? Does she under-
stand enough about the respon-sibilities of homeownership?
You should consult immedi-ately with a local real estate at-torney to discuss the situation.
Q: I purchased ahome in March. Theseller did not dis-close any materialdefects on the dis-closure form. How-ever, the finishedrecreation room inthe basementfloods. I knew thebasement could getdamp due to the de-humidifier that wasplugged in there.
The basement is carpeted.It has flooded three timessince I purchased the proper-ty. The owner advertised theroom as extra usable space,but it is not habitable due tothe flooding. Also, the leak ison the second step along theoutside wall, but no one couldsee it as they carpeted thewall to conceal the problem.
In my view, the seller didnot disclose a material defectand he purposely concealedthe problem. Do you know ofan attorney that will take thiscase?
A: In most states, sellers arerequired to deliver a written dis-closure to a buyer identifying allknown major defects in a home.Some states have lengthy formsfor sellers to fill out, while oth-ers may have a one-page form.In some states, if a buyer canprove that the seller lied on adisclosure form, the buyer canrecover not only damages fromthe seller but also attorneys fees.
Seller disclosure cases oftenhinge on the buyer being able toprove that the seller knew orshould have known about theproblem. In your case, you be-lieve that the seller did not dis-close a material defect and pur-posely concealed it from youand your home inspector. If youare correct and can prove it, you
might be able to sue the sellerand get the seller to pay to cor-rect the problem.
Keep in mind the cost to re-pair the problem versus the costof a lawsuit. I frequently get let-ters from readers complainingabout problems with theirhomes and claiming that theirsellers failed to disclose manythings to them. But when itcomes right down to it, youneed to investigate the problemand determine the cost to fix it.
I have heard from people thathave had water problems intheir basement only to find outthat the water problem wascaused by clogged downspouts –a quick and easy fix. I haveheard from other people thatlandscaped their home aftermoving in only to find out thatthe ground was pitched towardtheir home, causing water tocome into the basement. Inmany cases these fixes were in-expensive.
If you investigate further andfind out that the fix for yourproblem is quite high, then youmight want to pursue legal ac-tion. In some cases, before youeven talk to an attorney, youmight benefit from calling yourreal estate agent to discuss theproblem with the seller.
One last thing to keep in mindwith the current economic situa-tion: If you bought in a shortsale from a seller who lost his orher job, even if you have a right-ful claim against the seller, if theseller doesn’t have the money topay to repair the problem, youmight get stuck with not onlythe repair but also with a largelegal bill.

Dear Helaine and Joe: For the past severalyears, my wife and I have been looking for a gos-sip bench for our daughter. High prices and lim-ited availability have kept us from finding a sat-isfactory piece. Last year, we found one sellingfor only $125, but we passed on it because of itsunusual appearance. Now I am wondering if wemissed a good buy. Any comments? – B.M.
Dear B.M.: We are not in the business of advisingpeople what they should and should not purchase.That is a personal decision, and we feel we shouldnot interfere. However, there are some issues.
First of all, we should probably deal with themoniker “gossip bench.” We are familiar with thisvariety of furniture, but we have not heard thisterm applied to it previously.
The list of names for this type of love seat, sofa ordouble armchair includes “tete-a-tete” and “vis-a-vis.”
This piece might have been made during the lateVictorian era when furniture makers were busilyborrowing from every sort of design that had gonebefore, but, unfortunately, we doubt this is the case.We are almost 100 percent certain that this is a re-production, probably from the last quarter of the
20th century. Southeast Asia – possibly Indonesia –is the likely point of manufacture.
A price of $125 is fair value for this piece, and itmight even have a higher value in some markets –perhaps as much as $250. Still, it is not an antique(in our opinion), and due care and caution shouldbe taken before making a purchase.

Reverse mortgages haveevolved from loans of lastresort to a reasonablechoice for most seniors,mainly due to major im-provements in the gov-ernment program.
If seniors want to stayin their present home,they can use the proceedsof a reverse mortgage forhome improvements, likemaking a senior’s lifemore enjoyable. Or, if seniors want adifferent home, they can choose tobuy it with a reverse mortgage.
But there are pitfalls people needto avoid and key actions to take.Here are some additional sugges-tions, comments and guidelines.
Don’t Use the InternetContact information will be sold
to dozens of reverse mortgage leadgeneration companies who will calland e-mail people. Instead, contact alocal brokers’ office in BoulderCounty. Seniors need to work with areal person – someone who has ex-perience in reverse mortgages and,as importantly, lives, works and un-derstands the local market.
Not for EveryoneA reverse mortgage is not for ev-
eryone, and in many cases is simplynot cost-effective. Before peoplespend money on a counseling ses-sion, get a free consultation with apreferred reverse mortgage expert tofully understand the options, howthe reverse mortgage process worksand the costs associated with it.
