Sonia’s family has lived in a 1920s-builthouse for about 15 years. Throughout time,she has lovingly decorated every room to suither style – except the small, datedbathroom that had her feeling blue– really blue. To Sonia, this familybathroom was an eyesore with theold blue fixtures, awkward layoutand constant clutter. But daughterTaryn argued for years that theblue made it “re t ro ” and “cool,”and they shouldn’t change it.

Now, I’ll confess: I kind of likedthe old robin’s-egg blue. But thecracked floor tiles, chipped coun-tertop, nonfunctional baseboardheater and little blue toilet (thatneeds three flushes to work) overshadowedany “cool” factor. Sadly, the list got prettylong. Sonia would cringe when guests saw thespace, so I agreed it was time for a room thatwould relieve stress rather than cause it.

This tiny cluttered space needed a completeoverhaul to make it functional, so my designhad to make the most of every inch. Once theplumbing and drywall were done, and the oldcracked tile replaced by marble in a mistygreen that picks up the paint color, my crew

was ready to tackle the fixtures and finishes tomake this family bathroom the oasis of calmthat Sonia longs for.

I wanted the elevation seenfrom the doorway to be breathtak-ing so I started with a spectacularwall of 1-inch iridescent mosaictile. The subtle shades in the tilereveal a beautiful, large-scaledamask pattern that is truly awork of art.

Where there was once a worn-out blue bathtub and unusablehand-held shower, there is now awalk-in shower beside a deepsoaker tub. The shower has a rainshowerhead, a cool hand shower

with a four-part head for a variety of water ex-periences and a spa-like teak grate over thewater receptor. The frameless glass enclosurekeeps the space light and airy while separat-ing the shower bench from the tub deck.

The deep, ivory soaker tub is set into awhite-quartz surround, creating a tub deckthat is a perfect place for all the salts andsponges the ladies love. I also wanted Sonia tohave a great view while she’s enjoying a long,luxurious soak, so I covered the tiny window

with a soft-fabric blind and pleated-ivory-linen valance to give the illusion of a tall, ele-gant window, and I placed a brilliant crystalchandelier directly over the tub.

If you can love a toilet, I sure love this one.The tankless, electric “hatbox” toilet fits beau-tifully into the small space. With a glass-front-ed cabinet above and light-maple cabinetry atthe vanity, there is enough open and closedstorage to make clutter a thing of the past.

The new vanity across from the tub andshower is as functional as it is beautiful. Thecrisp, white-quartz countertop holds a cut-glass vessel sink. With the faucets mounteddirectly to the counter-to-ceiling mirror, themultifaceted sink is reflected throughout thismultifaceted room.

This rundown bathroom had a bad case ofthe blues. But with gorgeous modern fixtures,fresh colors and cool, clean accents, I turnedSonia’s family bathroom into a refreshing andluxurious place she’ll be proud to call herown. Now that’s divine.

Make outdoorfurniture last withplanning, care

An ongoing renovation at myhouse has included the pur-chase of some outdoor furni-ture. I had some difficulty find-ing durable items for a reason-able price. I also wanted tominimize the impact my pur-chase had on the environment.

One major cause of tropicaldeforestation is the demand fortropical timber used in manu-facturing outdoor furniture, ac-cording to the Forest Steward-ship Council.

The vast majority of gardenfurniture available in U.S. storesis made from tropical hard-woods. These woods areprized for their durability andgood looks, but illegal loggingand destructive forest-manage-ment practices continue toharm many endangered tropi-cal forests.

Americans import more out-door furniture made from trop-ical wood than any other coun-try, according to the FSC. Asresponsible consumers, we canencourage and patronize thosestores that sell wood productsthat come from well-managedforests. To support sustainableforests, look for the FSC tag onfurniture. Most outdoor furniture willlast for years if properly caredfor. Oil your wood furnitureand clean wrought iron, alu-minum and other metal on aregular basis. Make sure thecleaner you use matches thefurniture manufacturer’s rec-ommendations.

To stay within a budget, lookfor used outdoor furniture. Agood cleaning and new cush-ions will make most furniturelook like new.

Dear Helaine and Joe: I have thispainting that is signed “Pa p a l u c a , ” andit depicts the New York Harbor. I amtold that it is unusual for this artist topaint in oil, as his usual medium is wa-tercolor. Is this correct? Can you tellme the value of the painting? – J . H.

Dear J.H.: What’s in a name? Obviously,a great deal when it comes to artists andtheir work, but the last name Papaluca isnot one that springs to mind when thetopic of collectible art comes up in casualconversation.

In addition, a problem arises becausethere were two artists with this last namewho painted seascapes – Luca the father(1890-1934) and Louis the son. Bothworked in a similar style and both signedtheir paintings L. Papaluca, which hascaused endless confusion among auctionhouses trying to sell their wares and col-lectors who admire their work.

Luca Papaluca was a well-known “pier-head” painter in Naples, Italy. This term isprobably unfamiliar to most, but it refersto an artist – usually not formally trained –who painted souvenir portraits of ships forthe seamen and passengers who sailed onthem. Pierhead artists often had to workfast to complete the painting.

Because pierheads had to satisfy the ex-pectations of their clientele, ships were al-

most always painted from a broadside viewwith all the sails set and pennants flying.These portraits were often exact and tech-nically accurate; in fact, when one of theseship paintings is compared to a photo-graph of the same vessel, it is amazinghow similar the two images turn out to be.

As J.H. notes, Luca Papaluca generallypainted in watercolor and gouache, andonly occasionally worked in oil, whichprobably took too long to dry for his pur-poses. Louis Papaluca, however, moved tothe United States and worked far more fre-quently in oil than his more famous father.

Regarding today’s item, it is unclearwhich Papaluca’s signature adorns thepainting. We feel strongly, however, thatthe artist for this piece is the younger Pa-paluca, because it is oil on canvas and is aNew York scene rather than a pierhead.

This piece is a beautiful representationof the New York Harbor replete with theStatue of Liberty. At auction, the paintingshould bring around $600 and be worthonly a little more for insurance purposes.

Budget-friendly office redoOur home-office renovation was not

expensive. We stripped the old wallpaper,and then primed the wood trim. Myhusband and I did all the painting ourselves.The pine bookcases, mine since childhood,languished in our old basement for years,but my husband sanded and painted them.

I hung a pair of Roman shades that webrought with us from a previous house.Before that, they were in my parents’house – a good reminder that if you getcustom window treatments, choose aneutral color because windows often arestandard sizes and you may be able to usethose window treatments again.

The furniture – a pine trestle table,rolling chair and a small, drop-leaf desk –are all things that we already owned.Because the drop-leaf desk is small, I

cleaned out the drawers and use it tostore paper, pens, envelopes and otheroffice supplies. I bought a white-framedbulletin board at a local Pottery Barnoutlet for less than $25, and moved in alamp from the bedroom for my desk.

We now have an attractive, functionalhome office. Since we didn’t have to buyfurniture, window treatments or officeequipment for the room and saved moneyby doing the painting and other laborourselves, I decided to splurge on a high-quality Tibetan wool carpet. Even that,though, we purchased online from themanufacturer in a closeout sale, at a pricethat was more than 75 percent off thesuggested retail. The result is a room that,aside from the rug, cost less than $200.

“A door opened, and I wentthrough it,” said Temple Grandin,the brilliant autistic woman whorevolutionized the cattle industryin America. Such a simple state-ment is far more meaningful thanwe could ever even imagine, for itembodies the lure of portals to an-other world. In a film about herlife, doors became a metaphor formoving forward into the un-known, both in a literal and figu-rative sense. In the design of land-scapes, gates can act as thosemetaphysical doors.

To d a y ’s smaller plots of land in-clude side yards and other uncon-ventional spaces for outdoor liv-ing, in order to extend indoorviews or even to grow food.Therefore, the traditional dog-eared, side-yard cedar fence issuddenly front and center. Nowthe gate must change from merelyfunctional to something visuallyappealing that beckons one closer.

Those with money can buy an-tique gates imported from Indiaand Africa, where the designs areboth rich and tactile. The carvededges, surface textures, rust pat-terns and heavy handmade hard-ware are unsurpassed in lendingcharacter to a garden. But antiquegates cost money, and many of usdon’t have a dollar to spare.

Fortunately, there are alterna-tives for small-budget garden-makers to create irresistible gates.Color can be the most visuallyprofound choice for a gatemakeover and particularly usefulin a modern design. Veneer be-comes the cover-up equivalent tointerior paneling or wallpaper, of-fering a source of texturalchanges. And the hardware is theperfect way to get that fabulousrustic gate you’ve admired in themagazines for only a few dollarsonline.

ColorPaint can be your best friend;

color makes a huge difference

when used in small, intense appli-cations. A bright paint job canturn an afterthought into a focalpoint, hide ugly water stains, dis-guise cracks and even cover graf-fiti. You will find that people justwant to go through a painted gatefor the fun of it, so make yours asirresistible as possible.

gate, use it as a structural back-ground for another lightweightmaterial. For example, brokenbamboo-slat roll-up shades re-moved from indoors can be cutand applied to a board-gate sur-face. They are lightweight andeasy to handle, particularly forsmaller urban spaces. Just cut thepanel to size, and screw it ontothe front or board side of the gateat the corners and edges. Thebamboo will give the gate a realAsian character.

In Mexico, the “clavo” is a met-al nail used to hold heavy woodendoors together. Modern clavos are

decorative nails that can bebought online from 75 cents to$3. Pre-drill the hole, then screwin the clavo with some glue tomake it more secure. Clavos arechameleons – apply them one wayand the gate has a medieval look,but applied another way and thegate looks Spanish. The possibili-ties are endless.

If you’re a small-budget garden-er and want to improve the lookof your house and yard, reconsid-er all of your outdoor gates. Arethey merely functional? Do theyenhance the beauty of the adja-cent house or outdoor spaces?Above all, do they beckon you towander through it? If not, it’stime for a makeover.

Smart ways to save money Loan modificationhurdles can be hard

Q: You’ve spent a lot of time in printand on the radio talking about loanmodifications. I thought I had gottenmy loan modified, only to find outlast month that my “big box lender,”as you often call them, denied meafter four months of their “trial peri-od.”

My lender, after I submitted paper-work, hardship letters, bank state-ments and tax returns four times, sentme a letter telling me I didnot qualify for a permanentloan modification based ona bunch of variables. sup-posedly set by the FederalReserve Bank.

When I called thenumber they listed in theletter, the representativeI spoke with told me: 1)I was considered delin-quent since I was notpaying the full monthlymortgage figure; and 2) Ihad extra late fees now attached tomy mortgage.

I then received a letter from Fred-die Mac confirming that I was delin-quent, and that they were notified bythe lender to that effect. At this point,all I want to do is pay the amount Iowe for those four months, less theadd-on penalties and late fees, and re-finance the house.

Unfortunately, I am sure they havetrashed my otherwise perfect creditscore. I do believe my husband and Istill have equity in the home despitethe perpetual devaluation in the hous-ing market. I think our home is proba-

bly worth somewhere between$450,000 and $500,000. Our loan is at$317,000. What do you think I shoulddo now? I wrote to the president ofthe company, but now they say I have“been released” from their office. Iwould have to submit another letterfor them to respond to me. Please letme know what you would do next.

of the Currency’s Helpwith-MyBank.gov website. Here’sthe link. www.helpwithmybank.gov /complaints/index.html.

In the complaint to theOCC, which regulates feder-ally chartered banks, youshould write that you’re inimminent danger of foreclo-sure. Filing this complaint isa last-ditch attempt to get thebank to pay attention.

When you file a complaint,you’ll receive a case number. Be sure tosafeguard the case number because that’swhat you’ll refer to when you call theOCC and your lender to follow up. Thecomplaint will take 30 to 90 days to pro-cess, but I heard from someone on myMoneyWatch.com blog who was in loanmodification hell since last October that,within 15 days of filing a complaint withthe OCC, she received an offer for a per-manent loan modification.

• Look for contractingspecials – If you do need tohire a contractor to helpyou with your project, lookonline to find specials beingoffered this summer. Youcan also find coupons fordiscounts in home improve-ment newspaper tabs. Someof the more popular coupontopics include insulation,siding, windows, doors androofing projects.

• Stage your project overtime – You might discover

your project is too much tohandle – both physicallyand financially – in one sea-son. The best recommenda-tion is to break it down intomini projects. For example,if you want to landscape theentire yard, consider con-centrating first on a veg-etable garden or a flowergarden that outlines thehouse. One advantage tobreaking down a huge pro-ject is it allows you to dis-cover how much mainte-nance and upkeep workyou need to do on a yearlybasis.

As the summer windsdown, fast forward yourimagination to this fallwhere you are enjoying thatnew room inside the house,or are sitting on your refin-ished deck and admiringyour backyard with its freshgardens. And you shouldfeel a smile spreading acrossyour face as you rememberhow much money yousaved on your project.

First-time homebuyers almost alwaysmake a few mistakes when buying theirhome. Perhaps they pay too much, choosethe wrong type of mortgage or neglect tobudget for needed home improvements.

Working with a trustworthy, experi-enced lender can help prevent such mis-takes. But consumers also need to take re-sponsibility for their budgets and choices.

“Before buying a home, consumers needto develop a short- and long-term perspec-tive on their purchase,” says Michael Har-rison, area director for MetLife HomeLoans in Southwest Ohio.

One mistake comes when lenders quali-fy buyers based on their incomes and debt-to-income ratios without considering howmuch the borrowers spend on items suchas transportation, savings, food and othernecessities.

“A lot of first-time buyers are optimisticabout the future and excited about buyinga home, so they borrow the absolute maxi-mum they can afford instead of allowingthemselves wiggle room for a partial loss ofincome or for future expenses such as chil-d re n , ” Harrison says.

Financial experts recommend that con-sumers decide how much they want tospend each month on housing beforemeeting with a lender.

“Every buyer should create their ownbudget and know their limits,” saysStephen Adamo, president of Weichert Fi-nancial Services in Morris Plains, N.J.

Adamo says many first-time homebuy-ers experience a sizable change in theirhousing payments. Some new owners maygo from $500 per month in rent to amonthly mortgage payment of $2,000, hesays.

“You need to deal with payment shock,”Adamo says.

Meeting with a lender for a buyer con-sultation and prequalification for a mort-gage should be the first step toward home-ownership. Yet many first-time homebuy-

ers wait until they are ready to start househunting before contacting a lender.

“It’s never too early to set up a free buy-er consultation with a lender,” Adamosays. “Every buyer needs to get prequali-fied early enough in the process so thatthey can make some changes if they needto or correct errors on their credit report.”

Some buyers may need to spend up to ayear saving more money, increasing theirincomes or cleaning up their credit beforemaking an offer on a home.

A buyer consultation should includecreating long-term financial goals andstrategies for buying property, Adamo says.

While most consumers know it’s impor-tant to have a high credit score, not every-one understands how costly a low scorecan be.

“All mortgage lending is done with a tierof interest rates and terms based on con-sumer credit scores,” Harrison says. “Acredit score of 720 or above will earn youthe best rates and can potentially save youthousands of dollars.”

A score of 680 to 720 can get you goodmortgage rates, while a FICO score of 620is usually about the lowest score to qualifyfor most loans, Harrison says.

Consumers should learn about creditscores the minute they start working, Har-rison says. Many websites provide infor-mation about how to improve your credits c o re .

Even after a mortgage approval, con-sumers must avoid applying for new creditor taking on new debt, Adamo says, be-cause a second credit check is now oftenrequired before settlement.

First-time homebuyers today typicallyopt for a 30-year fixed-rate mortgage.Their conservatism is a reaction to storiesabout the dangers of interest-only mort-gages and adjustable-rate mortgages.

Homebuyers eager to build equity intheir homes or who are older and want tolive mortgage-free in retirement shouldconsider a 15-year fixed-rate loan or, ifthey can afford it, even a 10-year mortgageto reach their goals.

Hummingbirds andmoths fun for garden

Several years ago, an invaderentered my yard and wiped outevery caterpillar from the gar-den. Where once were parsley-worms and painted ladies,there was only the Europeanpaper wasp; noth-ing flitted anddanced across thetops of plants any-more. It hunteddown every cater-pillar, and Imourned the lossof butterflies fromthe yard – eventhose that dinedon my vegetables.

But last sum-mer, after seasonsof absence, a singletomato hornworm lived in mygarden. Discovering it as I har-vested cherry tomatoes, I near-ly picked it up to cuddle it injoy, until I remembered thatwhen you do that, they spit onyou. Instead I patted its back,encouraged it to eat its fill andleft it alone.

This wasn’t the move of anormal gardener, who usuallyview hornworms with loathing.After all, the gigantic greencaterpillars eat tomato plantsdown to a nub, and the point-ed, red spike on their tail looksthreatening. Their droppingsare elephantine in size; they’reusually the first thing a garden-er notices when they’re near.

So why welcome this crea-ture to the tomato patch? Be-cause as an adult, the horn-worm is a hummingbird moth(Manduca quinquemaculata).Big, mottled brown, white andtan, the hummingbird mothvisits plants after dark, hover-ing over them to sip nectar,much as hummingbirds do. Forsomeone who lives on theplains instead of the moun-tains, a faux hummingbird iswelcome.

That is, until the real dealshows up. If you’re hearinghummers zipping overhead, it’snot your imagination – we’reinto the season of migration forh u m m i n g b i rd s .

“Actually, they pass throughhere twice each year,” says MariHawk, salesperson with WildBirds Unlimited in Fort Collins.

“They head up to the moun-tains from mid-April to mid-May but don’t stop in yardsmuch because we don’t havemany flowers for them to feedfrom. They stay in the moun-

tains, nest, then headback down in stagesbeginning in earlyJ u l y, ” she says.

Males are the firstto head south, leav-ing the females andjuveniles to linger inthe mountains. Afterspending time alonewith the youngsters,females are the nextto migrate through,with juveniles trail-ing behind. In this

leisurely migration, broadtails,rufus, black chinned and cal-liope hummingbirds will visitour yards through September.

“The fun part is that hum-mingbirds remember wherethey’ve fed. So if you have feed-ers out or flowers they love,you’ll see the same bird nextyear. It will visit again – they’revery, very scheduled; they re-member every one of theirstops.”

Attract hummingbirds toyour yard by adding the colorthat calls to them as they wingpast. “What they’re looking foris reds, pinks and purples.These are the colors of flowersthat produce most nectar. Ifyou don’t have flowers, put upred ribbon, fake garlands orflags,” Hawk says.

Then keep a small amount ofsugar water in your feeder, re-placing it every three to fourdays.

Mix your own with fourparts water to one part sugar,and skip the food coloring,which is harmful to humming-birds. Bring it to a boil to dis-solve sugar and get rid of impu-rities, then refrigerate it untilyour feeders need a refill.
