Who we areLaunched in 1991, Holiday Homes is the fully bonded letting management service from Brittany Ferries featuring a wide range of self-catering holiday properties across some of the most desirable areas of France. All properties are advertised at an all-inclusive price, including ferry travel with Brittany Ferries.
With a growing demand for great value self-catering holidays, having a second property abroad can provide you with a valuable source of income. However, managing the lettings is often a time-consuming and demanding task.
As a management service, Brittany Ferries’ Holiday Homes takes the headache out of letting your property. Managing everything from marketing and enquiries through to bookings and rental payments, you need do nothing but sit back and enjoy the rewards and reassurance that your property is being managed by a market leading company.

How it worksOur management service takes the time and worry out of letting your property by taking care of the following:
• Advertising your holiday home in our Cottages & Villas brochure and on brittanyferries.com
• Handling your bookings and administration
• Visiting your property and advising on furnishings, equipment and health and safety
• Keeping you informed about your bookings schedule – online or by post
• Paying you in the event clients have to cancel at short notice
You will be free to book your property for your own use for up to 2 weeks in the peak summer period.
How much does it cost?
As a management service, we take a fee from your property’s rental, however this does not come out of your own income. Instead, prior to letting, we will agree a set rental with you which you will receive in full. We then add a percentage on top of this to cover administration and marketing costs – meaning there are no hidden charges.

Am I ready to let?Before letting your property, there are a number of legal factors you’ll need to consider, some of which are listed below; however for detailed guidance contact a solicitor.
• Are you permitted to let?
• If your property is located on a complex, are there rules which you or your guests need to be aware of?
• Have you got insurance cover in place for the building, contents and your guests?
• What are the tax implications of letting your property?
Setting the standard
To ensure quality and standards all properties are inspected prior to inclusion. As a quick guide, they need to meet the following criteria:
• All properties must be ready to let, and conform with French health and safety regulations, as must private swimming pools
• All appliances and fittings need to reach EU safety standards, including electric and gas installations and fireplaces
• Public liability insurance is essential – your insurance company will have details
• A local caretaker must be available to welcome clients, collect the breakage deposit for cleaning and maintenance (including grounds and pools), and to be on hand in the event of problems
• Your property must have attractive décor throughout – quality, tasteful furnishings and lighting, curtains, blinds or shutters at all windows plus good flooring (including bedside rugs if there is no bedroom carpeting)
• Heating needs to be compatible with the location and period of letting
• There must be at least one bath/shower room with hot running water, and one wc
• Stairs need to be safe, well lit and equipped with a handrail

Here are just some of the things our inspectors will look for when they visit:
Kitchen
We check that the kitchen size is appropriate, that appliances are in good condition and that kitchenware is of acceptable quality and in sufficient supply. There must be adequate storage space, good work tops and appropriate ventilation.
Sitting area
We expect comfortable seating, a coffee table and ideally a tv and dvd or video player. Books and games add a homely touch.
Dining area
There needs to be sufficient chairs and a table large enough for all guests.
Bedrooms
We recommend good quality beds, bedside tables and lighting, headboards, sufficient wardrobe storage and a full-length mirror. Our inspectors check mattresses, bed bases and all bedding. A mix of single and double beds plus a cot means you can accommodate a wider variety of parties.
Bath/shower room/wc
Bathrooms must be tastefully decorated and equipped, and also be well ventilated. They need to have storage, towel rails, clothes hooks and mirrors. We expect shower areas to be tiled and screened.
Outside
There needs to be adequate parking/garaging and we expect the garden to be well tended and to present no hazards for children. A barbecue and sufficient garden furniture should be available.
General
Your property will need an iron/ironing board, clothes line/pegs, dustbins, spare fuses, light bulbs, candles and matches, washing-up liquid, toilet rolls, salt and pepper.
We ask clients to keep the property clean, so they must have use of dusters, mop, bucket, broom, vacuum cleaner, dustpan and brush and cleaning products.
Local tourist information is also always appreciated.
