In the current economic climate it has never been soimportant to analyse costs. However, with complicatedcontracts and dreaded compliance, a number of

businesses turn a blind eye and accept what they are soldas being the only solution. Here are my top tips to savemoney, ensure compliance and improve customerconfidence and show that as a ‘child friendly’ business youare encouraging hygiene best practise as well asminimising your carbon footprint.

Step 1 - Hand SoapLiquid soaps are expensive. A more cost effective method is to usespray soaps and foaming soaps. They both dispense about 90% lesssoap with each dose - on average a foaming or spray soap system isabout 50% cheaper than a standard bulk fill liquid system. In addition,there is a health benefit too, as it is easier to both use (spread over theskin) and wash off which greatly reduces the risk of soap being left onthe skin, which can cause dry skin and in extreme cases eczema.

Step 2 – Hand dryingInvest a little – but not a lot! Buy a good quality energy efficient handdryer (paper towels are proven to be more hygienic but in the indoorplay environment less practical). Do not be enticed by high tech‘Hygienic’ driers as these are not always the most hygienic, despitemarketing claims to the contrary, as the dirty water collects in the bottomof the unit and runs down the wall, leaving filthy marks. They are alsoimpractical in design because smaller children cannot get their littlearms over the top and finally THEY ARE NOISY, regardless of passingEuropean noise level standards. Look for a standard 2400W unit or alow noise low energy unit – there are a few out there. Energy saving isrelevant to usage so be careful and compare savings with cost.

Step 3 – Nappy and Sanitary waste collectionFirstly check with your local authority what their guidance is. EUguidance is that if you produce more than 25Kg of ‘offensive waste’ youmust show Duty of Care that the waste is collected and disposed bysuitable method. Larger washroom service providers will bamboozleoperators with hidden charges, price increases and long andcomplicated contracts. You should only ever sign a contract for twelvemonths. To find a local and trustworthy independent service providerThe Independent Washrooms Services Providers may be a starting point(www.iwsa.org.uk). If you empty the nappy bins daily to an externalcollection bin there will be less odours and the need for expensive airfresheners is therefore reduced. Even better install a Korbell Maxi binwhich is an odourless, EU compliant system.

Step 4 – Save waterInstall flush savers into your cisterns (£1 each) and ensure you have awater management system that reduces the flow and stops water beingwasted overnight. You can also install retro fit pressure taps to preventwater taps being left on. A good local washroom service providershould provide free advice on all these issues.

And there you have it, four easy steps to ensure compliance and savemoney – Toilets (and baby changing areas) are important - they showyour customers whether hygiene is a priority or not. Outbreaks ofinfectious diseases are spread through poor hand washing, so having‘cool’ systems that encourage children to wash their hands reduces therisk and improves parents perceptions of your business. Parent poweris growing stronger with technological advances and with new smartphone apps such as NappyApp (www.nappyapp.co.uk) parents willknow in advance where the best facilities are and whether they want tospend their hard earned cash there or not.

More parks join the buy-to-let boomThis year, park owners are increasingly

using "buy to let" as a sales tool in theirmarketing to prospective purchasers,

according to the British Holiday and HomeParks Association.

The organisation's PR consultant, Jon Boston, saysthat parks which permit sub-letting are now findingthat they can offer a powerful buying incentive tocustomers - by demonstrating that their holidays canbe part-funded by other families.

"There is still a very active market of second-homepurchasers out there, but in the present financialclimate it can tip the balance to show how a holidayhome can produce a second income," said Jon.

"More and more parks are now publishing figures toshow precisely the type of returns which can beexpected, and for many people they present a verycompelling case," he added.

One parks group which has seen a rise in buy-to-letcustomers is Park Holidays UK. Director Tony Clishsays that there was a 15 percent rise in holiday homesales to new buyers last year - many to couples wholet their unit out for part of the year.

Last year, Park Holidays UK - which operates 25seaside holiday parks in Southern England - let morethan one million holiday bed-nights at its parks - andmany of these were on behalf of private owners. Thecompany's letting management programme takescare of all advertising, bookings, collecting payments,

safety checks, and cleaning after guests leave.

Owners can block-out any times they want to use thecaravan themselves, even for just one or two nightsand in main season, and can receive cash bonusesfor prime-time lettings. Even when commission andother charges are deducted, holiday home ownerswill be left with well over fifty percent of the lettingprice which can be up to £800 a week in high season.

Park Holidays UK publishes figures for each of itsparks - and can show typical annual earnings of up to£5,000 with double that figure reached for some top-spec units.

"Buying a caravan holiday home on a park is alifestyle choice, so customers don't necessarilyexpect to make a profit," commented Tony. "However,the income potential can make buying an attractiveproposition if you intend to let the home when you arenot using it.

"With all the uncertainties about travelling abroad thisyear, it's a pretty strong bet that demand for letting willbe very strong - and that's certainly evident from ourbooking figures," he added.

Another park putting "buy-to-let" at the forefront of itsmarketing is Mullacott Park near Ilfracombe in Devon.Park owner Bill Wilson, says that sales enquiries havebeen escalating this year as the prospect of travellingabroad becomes less and less bright:

More parks join the buy-to-let boom"The cost of an overseas holiday right now is prettydaunting with the strength of the Euro, and there areso many other uncertainties such as the prospect ofindustrial trouble at airports, and civil unrest in manyother countries. Holidays are meant to be stress-freeoccasions, and for many people it's Britain which isoffering the best option by far - and many people arechoosing to make a more permanent commitment bybuying a holiday home," said Bill.

His park also offers a very sunny outlook for holidayhome buyers wanting to create a second income.Bill's company guarantees a minimum net return eachyear of six percent of the home's purchase price -and no site fees, energy bills or any other costs forthe owner.

So a couple paying £150,000 for a luxury lodge onMullacott could look forward to an assured income of£9000 every year, paid quarterly. They would also beable to use the lodge themselves for six weeks of off-peak holidays a year at no additional cost.

The 31-acre park has swept away the traditionalconcept of seaside park holidays by replacingcaravans with spacious, architect-inspired timberlodges with modern, designer interiors. Despitecosting up to a quarter of a million pounds, Mullacotthas found no shortage of buyers for its first-classsecond homes since opening for business just oversix years ago.

Jon Boston says that not all businesses are keen togo down the buy-to-let route as they feel that such apolicy could change the character of their park. Butwith careful management, he says, others are findingthat the prospect of a second income provides a first-class selling mechanism:

"Letting seems to be particularly appealing to those inretirement as they can make maximum use of thehome right through spring and autumn, and let itduring the summer months when rental levels are attheir highest - while the owners, perhaps, take aholiday abroad.

"I think this side of the industry will continue to grow,especially as more people see the benefit of park-based holiday homes over bricks-and-mortarcottages," said Jon.

Ihave known Huw Griffiths for almost tenyears. We first met as artists during thefinal year of burn & rave, a three-year

dance project with elderly people run byBristol Area Dance Agency (1997-2000).Huw was just beginning to undertakefreelance video editing and documentationwork in 1999, and after seeing some of hiswork for Arts Co-operative, I recommendedHuw as video editor to Ruth Sidgwick,director of BADA.

Since this project, we have collaborated on everysignificant dance project I have led or managed.These include Synapse dance company, Cyclone,Bridging the Gap and Beech Houseintergenerational arts projects. Over this period, Huwhas developed both his technical expertise andcreative flair for digital video documenting, and heremains my first choice of digital media producersfor current and future projects.Huw brings a calm and focused approach. He ishighly creative and flexible in response to a widevariety of group situations. His confidence tocommunicate with and now facilitate some of theparticipants’ creative work is growing steadily, but heretains a quiet objectivity that is vital to documentingprojects effectively. Huw’s sense of humour andenthusiasm make him an excellent independent filmmaker.In addition to Huw’s video documentation andediting expertise, he has recently added dynamicwebsite database design to his portfolio of skills. Ihave been fortunate to be one of the first artists tobenefit from this. Huw was instrumental in developing my logo andwebsite design and is now working on a databasefor Dance4life. I would recommend Huw Griffiths asa digital media artist without hesitation.
