PROFILEFME, Architecture + Design is a San Francisco-based fi rm specializing in architecture and interior design. Our portfolio includes projects for offi ce, corporate interiors, business and industrial parks, research and development, retail, renovation, churches, schools, childcare and housing.

Since starting shop in 1980, we have made it our mission to fulfi ll our clients’ needs to the utmost. Whether they require new space, are relocating, expanding, or simply reconfi guring their spaces, we provide our clients with innovative high-quality design under strict adherence to scheduling and budgetary demands.

FME is a member of the US Green Building Council and has LEED Accredited Professionals on staff. We have incorporated sustainable design solutions into our projects throughout the fi rm’s history. Our portfolio includes LEED certifi ed projects.

For project documentation, FME utilizes Revit – a Building Information Modeling (BIM) software that combines 3D modeling and 2D drawings. This tool is fully compatible with AutoCAD and can produce photo-realistic point of view images, digital walkthroughs and 3D models.

Above all, we are passionate about our work and pride ourselves on giving our clients individual, personalized service with hands-on principal participation in all project phases.

This project intends to update the building’s image and marketplace viability by renovating the existing lobby and adding a new cantilevered entrance canopy. The main focal point is the installation of four color changing, energy effi cient LED back lit walls. Nine different lighting selections can be presented, three of which relate to the seasons. Other interior changes include changing the heavy dark marble stone to light Venetian plaster with new fi ns to add visual interest and protect the Venetian plaster walls. Additional improvements include new tenant signage, as well as replacement of the dark stone on the columns with a light Egyptian Sinaloa limestone.

EXISTING 3-D RENDERING

We strived to achieve a “timeless, modern and classic” look by maximizing the frontage along Sansome Street. This was done by capturing the exterior plazas for the interior, and sharing that resultant area with the new lobby and retail spaces. By using a structural glass wall system, we constructed a transparent ground fl oor lobby in the original arcade space and relocated the fl anking retail spaces to the adjacent sides of the building. Warm wood paneling and effective lighting created a much larger, memorable building entrance that was effectively responsible for the rapid re-leasing of the entire offi ce tower.

“Reorienting the retail space to the sides of the building created the opportunity to stretch the lobby across Sansome Street. In doing so, FME created a large and spacious lobby that benefi ts the marketing of new tenants while creating a new branding statement for the building.

EXISTING PROPOSED

This multi-phased lobby renovation intends to increase access, visibility and identity by reconstructing portions of the framing mass of the tower’s base outward of its current location and replacing the existing glazing system with frameless, structural glass. This results in a more dynamic massing of the base relative to the main tower and widens the glazed openings by approximately 40%. Additional improvements include expanding and updating the main lobby from its current side core confi guration.

Modifi cations to this existing space included a renovation to the main lobby for this highly visible multi-tenant building in downtown San Francisco. This project also consisted of upgrades to an existing conference center on the 4th fl oor.

TRANSAMERICA LOBBYSAN FRANCISCO, CALIFORNIA

A variety of existing ceiling heights, stepping down from the main lobby to the elevator lobby, generated a series of fl oating planes that were enhanced with hidden cove and strip lighting to provide for a dramatic but timeless solution for this landmark building.

WINTERGARDENSAN FRANCISCO, CALIFORNIA

The remodel and expansion of this 19-story steel frame offi ce building involved the remodel of the existing fi rst fl oor lobby and the addition of a two-story Wintergarden. Design of the Wintergarden involved the removal of an existing exterior fountain and extension of the fi rst fl oor lobby to create a two-story open space enclosed by a curved glass curtain wall.

REVITCASE STUDY

FME has served as the base building architects for the Pyramid Center (600 Montgomery Street) since 1988. In 2007, the management asked us to re-do the building’s BOMA Calculations. At the time, we were already utilizing Autodesk’s 3D BIM program, Revit, for some test-fi t plans as part of the leasing effort. The response and tenant understanding of the plans was so positive that we proposed to use Revit to simultaneously do the calculations and model the building.

The complexity of a continuously tapering building with each fl oor at a different size argued for the 3D approach. The additional benefi ts for on-going management of space, as well as the management of the actual facility, infrastructure and equipment, provides an unequaled package. Going forward, all design and cotruction documents will be in Revit. This allows for an improved understanding of the design and an overall lower cost of build-out and 3D as-built drawings.

REVIT

AMENITIES MAP

FME utilizes Revit to assist our clients in the design process. This 3D software program developed by Autodesk is fully compatible with AutoCad and allows for signifi cant benefi ts in the design, presentation and construction process. Whether it is test-fi ts for a potential tenant space or a hypothetical plan for the landlord/leasing team, the Revit model allows for large, mid or small scale examination of the proposed solution.

This provides a whole new level of communication, understanding and, for the non-professional, participation in the decision process. For the fi rst time, the cost vs. value equation can be fully understood with a direct comparison of the proposed end project vs. the proposed budget. Changes are easily accomplished and since they are made in the model, the problems of reconciliation and coordination of documents are greatly reduced.
