Citizen of the WorldKnowing our focus on multi-residential would be going to press in April, I asked the world famous architect Moshe Safdie for comments.

“Design for multi-residential should focus on getting back to the natural.” he said when I met him at the “Citizen of the World” reception at the BSAspace Gallery.

He is not a big fan of micro apartments saying, “A micro apartment results in a micro life.”

We were able to meet and greet with the high-profile architect while perusing an impressive 50 year retrospective of his work on display. The exhibition curated by Donald Albrecht and designed by Nader Tehrani is open until May 22. Some of the models resemble a vision of the future as might be seen in a scifi

vision of the future, but they are in reality functioning facilities. The exhibit also includes models of projects not built, as well as drawings, films, and photography from more than 30 projects.

To gain an insight into the mindset behind his creations read Renee Loth’s interview from winter 2014 Architec-tureBoston. You may still be able to pick up a copy when you visit the BSAspace Gallery, 380 Congress St., Boston.

Is HP Boston Heavy?High-Profile (HP) covers facilities developments in New England but for the past few months you may have gotten the impression that we are heavy with stories from Eastern Massachusetts. So, for the record, it’s not that we are favoring the area, it’s that the area is more active. Chuck Reilly, VP of Business Development, Dacon wrote it his recent 2016 Design-Build Market Review that, “...eastern Massachusetts is in the midst of a building boom – the largest, most dynamic period of commercial construction in Boston’s history”

Focusing on the design/build market he said, “I have been a member of this wonderful commercial real estate community for more than 36 years, and I have never seen this dynamic of a

construction market in eastern New England. Given the velocity of the past 12 months, I do not see this pace being sustainable. This boom was a combination of pent-up demand, good balance sheets, cheap interest rates, an abundance of capital chasing every deal, and a general sense of now or never. Not including backlogged projects, I foresee a decent year for the build-to-suit commercial construction market, but volume will be lower than 2015 for projects commencing in 2016.”

The latest JLL Investment Intensity Index, which measures the volume of direct commercial real estate investment in a city relative to the city’s economic size, reveals the increasing attractiveness of ‘New World Cities’ to investors. Boston, which is among these

New World Cities, ranks fourth in the U.S. behind only Honolulu, Silicon Valley, and New York, and fourteenth globally.

On high end condos Scott Van Voorhis, Boston.com Correspondent, recently noted, “Last year, 117 condos in Boston sold for more than $3 million, a record. That’s up from 73 in 2014.

And with hundreds of multi million-dollar units expected to close later this year after the new Millennium Tower opens, that record is more than likely to get shattered again in 2016.”

It’s worth noting that according to Mercer’s 18th annual Quality of Living survey, “Quality of Living” in the world remains highest in North America...In the United States, San Francisco (28) ranks highest for quality of living, followed by Boston (34).

Multi-ResidentialCommon Spaces: A Common Sense Investment for Multi-Unit Housing Developments

There are very few real estate professionals who would deny that Boston’s multi-unit housing market is booming. This growth in the downtown market is being driven by shifting demographics — an urban/suburban housing swap motivated by downsizing baby boomers and younger, workforce-aged millennials looking for city conveniences.

Accelerating demand creates competition; developers, owners, and property managers savvy enough to recognize and incorporate the features and amenities that residents desire will put them ahead of the curve. Whether new buildings or renovations, our clients are all facing the same challenge —

maximizing the cost vs. impact equation to capture market demand.

Common spaces, as opposed to individual units, are where this dynamic is most apparent. Incorporating a property’s brand, the public-facing lobby and private amenity areas drive reputation and marketability.

Gone are the days of meeting the basics; a lobby, mail room, and storage. Today’s residents are looking for group entertaining areas, roof decks, gyms and yoga studios, work spaces, cafés, pools, club rooms, bicycle storage, and car-sharing parking. These spaces attract new residents, increase resident morale, improve property values, and can cement ties to the community depending on the amount of public access. Upfront expenditures or investing in refreshing these spaces adds significant value and can be done with an eye towards cost savings and improving building efficiency.

Not only do residents demand amenities, they are looking for spaces that make a visual statement. My strategy for designing common space interiors in

new construction projects begins with furniture, fixture, and finish schemes that incorporate timeless, classic styles with selective high-impact moments that avoid being too hotel-like or overly trendy. No matter the style, these elements are chosen to lengthen the period between renovation cycles and are selected for their durability

and time-honored looks, resulting in a cost-savings over the life of the building.

Also paramount is the residents’ sense of home; these buildings are, in fact, vertical neighborhoods and need to incorporate both individual and

Construction is constantly changing – from materials and design, to energy efficiencies, technologies, and more. But the one constant a builder can always rely on is the quality and professionalism of a union carpenter. For

more than 130 years the Carpenters Union has been on the cutting edge of innovation, and they continue to work at the forefront of new advancements in building today. In the end, it’s not just about partnerships. It’s about being successful.

fixtures, and improvements to insulation, painting, baseboard heating, fire alarms, electrical systems, sprinklers, floors, wallboard ceilings and soffits, and renovation and ADA upgrades of common stairwells. In addition, repairs were made to the doors, frames and windows.

“The renovations to the individual apartments provide needed repairs and improvements, and the upgrades in overall building systems, including plumbing and heating, will benefit all the residents

at Putnam Gardens. CTA Construction is grateful for the opportunity to partner with the Cambridge Housing Authority and Bargmann Hendrie + Archetype, Inc. Architects in undertaking this important project on behalf of its residents,” said Paul DuRoss, project executive for CTA.

In addition to work inside the units, the project includes installation of a new sprinkler system throughout the three-building complex, the replacement of the entire plumbing system for the complex including new water lines connecting to the city water mains, a new boiler plant, site upgrades, and the construction of four waste management sheds.

Colantonio Transforms Former Mill

Fitchburg, MA – Colantonio Inc. is deep into its gut renovation of the historic Nockege River Mill building for the 96-unit Fitchburg Yarn Lofts.

The project was designed by The Architectural Team.

The 100-year-old former home of the Fitchburg Yarn Company sits on 7.5 acres on the banks of the Nashua River. Its 182,500sf of space span three massive floors and will feature 57 market-rate units, 39 affordable units, community space, and many exposed brick walls. The building boasts more than 280 8-ft. x 10-ft. windows to provide each unit with ex-pansive views and plenty of natural light.

Given that the original design allowed river water to flow through the mill’s partial earthen basement, Colantonio’s crew must remove the first floor and rebuild it with concrete slab at least two feet above the 100-year floodplain. Other

restoration work includes repointing and repairing the exterior brick envelope and chimney stack and structural reinforcement to the roof.

“Transforming this landmark building to make it suitable for quality housing is not an easy task, and we are staying on time and on budget,” said Adam Stein, senior vice president for owner WinnDevelopment.

The project is scheduled for completion in May 2017.

Boston – MassDevelopment has issued a $30.8 million tax-exempt bond on behalf of Jefferson Park Apartments LLC, which is using bond proceeds to demolish and reconstruct Jefferson Park, a 108-unit, 100% affordable multifamily housing facility in six Cambridge buildings.

As the result of its master study, the Massachusetts Department of Housing and Community Development (DHCD) ruled the site’s conditions obsolete, calling for demolition of the buildings.

Rebuilding will create 104 units: 32 one-bedroom, 53 two-bedroom, and 19 three-bedroom units.

Other improvements will include private entrances for each of the units, along with maintaining private outdoor spaces and landscape designs.

Bank of America is the project’s bond purchaser, and MassDevelopment also assisted DHCD with the approval of federal low-income housing tax credits that will provide approximately $25.1 million in equity.

Colantonio to Rejuvenate Golda Meir

Newton, MA – Construction management firm Colantonio Inc. is planning a complex renovation of the entire 199-unit Golda Meir House in Newton while it remains in full operation.

Owned and managed by the Jewish Community Housing for the Elderly (JCHE), Golda Meir House is a nonsectarian, independent living community. The building’s two sections were built in 1978 and 1993, housing 124 and 75 units, respectively, with common areas on the ground floor. Each unit will get new kitchens, bathrooms, flooring, and finishes. New energy-efficient heating/cooling systems will be installed along with new energy-rated exterior windows. Twenty-two of the units will become fully accessible along with five units for the hearing impaired.

Bechtel Frank Ericson Architects reconfigured the ground floor common

areas — lobby, kitchen and dining areas, library, mail room, exercise room, and salon — to maximize the efficient use of space, flow, and natural light. Building Engineering Resources, Inc. is designing the upgrades to the HVAC, fire suppression, plumbing, fire alarm, and electrical systems for the entire building.

Colantonio’s project team has brainstormed a plan to sequence the unit improvements and perform the work with minimal disruption to the lives of the Golda Meir House residents and to the facility’s operations. “Our approach will maximize the use of time and resources,” said preconstruction manager Chris Powers. “The goal is to touch each unit and common area as few times as possible. We want residents to get back to their normal lives as soon as they can.”

Construction work is expected to start summer of 2016.

Work will also include a new kitchen area with all new millwork, new plumbing in the salon, and new flooring throughout.

SCI will complete work in May.

The total renovation project will cost approximately $700,000.

“We have done four major renovations at Country Club Heights and a total of 17 for Brightview Senior Living properties,” said Tom Quinlan, president of South Coast Improvement Company. “By developing a process and through coordination with staff, we can take on renovation projects like these with minimal impact on residents and day-to-day activities.”

All American Nears Completion

Londonderry, NH – Dellbrook | JK Scanlan announced that it is nearing completion of All American Assisted Living at Londonderry, a new 58,000sf building containing 58 apartments designed for residents aged 55 and older. Hired in 2015 by Kaplan Development Group, LLC, which operates 15 senior living centers in seven states, Dellbrook | JK Scanlan kicked off the project in July 2015 and has now moved into the finish stage in certain areas of the community.

This includes installing exterior siding and landscaping on the exterior and installing flooring and finishes in the first set of units.

“This new community takes a very compassionate approach,” explains Baker. “The vast majority of the units include two bedrooms and are designed to allow couples to remain together should one spouse eventually require more extensive medical attention,” said Andrew Baker,

project executive at Dellbrook | JK Scanlan.

Built with a light-gauge metal framing system, All American is designed in traditional New England style and offers residents a range of amenities, including an onsite restaurant, a beauty salon, computer center, an arts and crafts room, and more.

It is expected to reach its target com-pletion date of late May, with the first res-idents moving in at the beginning of June.

Maugel Architects Designs Interior Tenant Fit-Out for Somos

Westford, MA – Maugel Architects has completed the corporate interior tenant fit-out of the northeast location for Somos, Inc.

Somos, formerly known as SMS/800, Inc., is the registry administrator for more than 40 million toll-free numbers in the U.S. and Canada.

The new 10,000sf office space juxtaposes the natural warm setting of the suburban location with an urban

style all-glass corporate office design and cool-toned interior finishes. Wood ceilings were used in the reception and gathering areas to pay tribute to the natural surroundings. The gathering area and adjacent pantry provide space to host companywide meetings and features a custom-designed 12-foot farm table made of reclaimed wood from the 1600s.

The corporate space houses eight offices, a large open collaboration space,

Somos gathering area Open meeting area

and a boardroom. Each office features height-adjustable desks, guest chairs, and a full wall of writing surface. A ribbon of grey color tops the all-glass front, and a soffit adds a wash of light to the ceiling. The boardroom accommodates 25 people. White back-painted glass writing surface line the walls for presentation along with a 90-inch wall mounted display.

“It was a pleasure working with Somos,

Inc., to create a beautiful workspace for its employees,” said Jane Sullivan, director of interior design for Maugel Architects. “Many of our interior clients are looking for a warm, inviting space with a fresh urban feel. At Somos we married the two asthetics to create a sophisticated interior with rustic touches—all delivered in a full-service package, from design to furnishings,” she added.

How to Plan and Execute a Successful Move

In September of 2014, AIS moved into its new 600,000 SF manufacturing, distribution, and corporate office facility in Leominster, MA. Phase 1 of this move consisted of completing the design, engineering, and construction of 375,000 sf of this facility, then disconnecting and relocating approximately 85 pieces of production equipment and moving 12,000 pallets and containers of raw material, packaging, and finished goods. The move was completed in three phases:

• The distribution area was completed in one weekend.

• The warehouse was completed over a one-month period.

• The manufacturing area was completed over a two-month timeframe.

As an added challenge, AIS’ largest shipping company went out of business

during the week that the distribution area was moved.

AIS: Abstract/Executive Summary

PROJECT REVIEW Affordable Interior Systems (AIS) is a leading national manufacturer of commercial office furniture and seating. The AIS culture is one of ingenuity and creativity in design and production – of always looking to do it better, faster, and less expensively.

WHY MOVE?

The consequences of AIS having multiple locations were high intraplant transportation costs, poor communication between departments, resources not being shared, double and triple

handling of products, and longer lead times.

EducationMilestone Reached in Walnut HilldesignLAB architectsNatick, MA – Dellbrook/JK Scanlan announced that it has reached a critical milestone in its construction work for the Walnut Hill School for the Arts. The firm has substantially completed installation of the exterior skin of Studio Five, a new dance studio and black box performance center, featuring movable seating, 130- to 170-person seating capacity, and a leading-edge audio/visual system.

To date, the curtain wall glazing, vertical tongue and groove wood siding, and vertical slate siding have been installed, and the structure is now weathertight. The new facility, which is designed to integrate with the school’s existing Dance Center, is slated for completion in June 2016.

Walnut Hill hired Dellbrook/JK Scanlan and designLAB architects in the spring of 2015, and ground was broken on April 28.

In addition to minimizing disruption and ensuring student and faculty safety, the Dellbrook/JK Scanlan team also faced the extensive challenges of seamlessly relocating campus utilities along with an

extensive earth removal procedure, as the construction project cuts into the side of a severe slope.

Dellbrook/JK Scanlan previously collaborated with designLAB architects on a project for the International Fund for Animal Welfare (IFAW).

The curtain wall glazing, vertical tongue and groove wood siding, and vertical slate siding

have been installed.

William James College Issued Bond

Newton, MA – MassDevelopment has issued an $18.4 million tax-exempt bond on behalf of William James College, formerly the Massachusetts School of Professional Psychology. The Newton college is using bond proceeds to buy and renovate a building it currently

leases, along with refinancing a previous MassDevelopment bond and capital lease.

Founded in 1974, the college offers graduate degrees and certificates in clinical, school, forensic, counseling, and organizational psychology, as well as executive coaching.

Isaac Blair Shores 150 Mass. Ave. at Berklee College of Music

Berklee College of Music is undertaking a large renovation and restoration project at 150 Massachusetts Avenue, one of Berklee’s core academic and student life buildings on the Boston campus. Since last summer, Isaac Blair & Co. has been working for general contractor Columbia Construction to install the shoring required to support the structure during renovation, which includes the removal of a single-story, ground-floor prior-addition to the building on the north side of Belvidere Street. The renovation

by Katherine Marr and Kevin Wynn

is designed to open up valuable sidewalk space for pedestrian traffic, enhance accessibility to and from the neighboring Saint Cecilia Church, and also enable a redesign of the façade to more closely resemble the appearance of the former

Sherry-Biltmore Hotel. The shoring provided by Isaac Blair is allowing for the dismantling of brick piers and columns along Mass Ave. and the entire Belvidere Street side of the building.

Since the 1950s, the structure has undergone multiple renovations, and with each one, additional layers of steel were added to the existing steel framing. These layers of steel have added a challenge to the project as each layer has to be dis-mantled in the order it was installed. As a result, Isaac Blair is installing the appro-

priate shoring applications in phases. To accomplish this, and in consideration of poor soil conditions, Isaac Blair is utiliz-ing double-needle shoring systems to sup-port the six-story structure from the first floor. This system allows the shoring to be mounted on top of the existing foundation wall, which transfers the load directly back into the building’s foundation. This type of shoring utilizes multiple different

shoring techniques including Shore-X and timber shoring.

Isaac Blair is expected to be onsite through late spring/early summer. The project is scheduled for completion in the fall of 2016.

Katherine Marr is the communications coordinator for the Marr Companies of South Boston. Kevin Wynn is general su-perintendent at Isaac Blair Co. in Boston.

Finegold Alexander Library Reno.Municipal

Amherst, MA – Finegold Alexander Architects has been awarded the design study contract for the proposed renovation and addition for the Jones Library on Amity Street in Amherst.

The project may expand to upwards of 60,000sf to 80,000sf and include a modernized library with small, quiet study rooms, a computer training lab, a youth activities room, a café-like space, a sales area for library mementos and the Friends’ Book Sale, self-serve holds, and an automated materials handling system.

The library will also feature a special collections area including works by Robert Frost and Emily Dickinson that

will draw people from all over the world.Project cost is expected to be up

to $40 million, with a large portion paid by the Massachusetts Board of Library Commissioners and and through fundraising in the community. Library officials plan to maintain or recreate the Kinsey Memorial Garden to strengthen connections to the adjacent Amherst History Museum, also known as Strong House.

The library was established in 1919 through a trust from local Amherst lumberman Samuel Minot Jones and was originally designed by Allan Cox of the Putnam & Cox architecture firm in 1928.

Nauset Completes Acushnet Station

Acushnet, MA – Nauset Construction is overseeing the finishing touches to the recently completed ground up construction of the new $5.7 million police station for the town of Acushnet.

Designed by Kaestle Boos Associates, the 11,000sf structure replaces the former police station that shared space with the school department and board of health at the historic Parting Ways Building, built in 1877.

The new facility includes separate adult and juvenile detention cells, secure booking and processing areas, administrative offices, interview rooms, a dispatch center with bullet-proof glass and walls, locker rooms, and a community/training/Emergency Operations Center room. The facility also features a

garage for vehicles that are evidence in investigations and a sally port that allows for the safe delivery and receipt of detainees.

Sitework included upgrades to the underground stormwater retention, as well as new sewer, water, and gas connections to the street.

Project challenges included main-taining a shared entranceway throughout construction with an emergency medical services facility, necessitating continuous planning and coordination to ensure that emergency vehicles and personnel were not impacted during the construction process.

Another challenge involved onsite wetland protection that required Nauset to work in conjunction with the local con-servation committee to preserve the area.

Retail/HospitalityWhat’s New at Fenway Park?

Boston – New for the 2016 opening season, AHA Consulting Engineers, along with D’Agostino Izzo Quirk (D’AIQ) Architects and Gilbane, worked to create 222 more seats in Fenway Park’s right-field pavilion seating area, located to the right of the Cumberland sign and below a stadium light fixture. AHA provided plumbing and electrical engineering design for this additional seating area.

For the 2015 season, AHA, D’AIQ Architects, and Gilbane Building Company added a 36-person suite, known as the Infiniti Suite. This suite is fully furnished, has a kitchenette, bathroom, and indoor/outdoor seating areas. AHA provided mechanical, electrical, plumbing, and fire alarms for this addition.

Also created in 2015 and just outside the Infiniti Suite is Fenway Farms, a roof-top garden, started by Linda Henry, Red Sox Team owner, John Henry’s wife. Although relatively small in size, this garden produces lettuce, tomatoes, kale, broccoli, carrots, peppers, beans, cucumbers, eggplant, radishes, and herbs which are used in the concession areas within Fenway Park and the restaurant in the EMC Club. Recover Green Roofs from Somerville installed the planters and irrigation system, and Green City Growers, also of Somerville, planted and continue to maintain this roof-top garden.

What else has changed at Fenway Park since the major, 10-year, $285 million renovations and restorations period ended in 2011? The short answer

is, “a lot.” Keeping America’s favorite ballpark in pristine condition and able to accommodate growing numbers of fans and spectators every year is no small task. AHA Consulting Engineers has been assisting on the Fenway Park renovations and expansions since 2009. Some of these post-major-renovation projects include adding the Royal Rooters visitors’ clubhouse and restrooms, right-field roof and monster corner expansions, first-base deck concessions, third-base deck bar and concession area, media and press level renovations, and visitor and home team locker rooms.

Campus Center Begins at Harvard UniversityCambridge MA – Construction recently began on the Richard A. and Susan F. Smith Campus Center for Harvard University. The new center will be located at the heart of the university campus, within the former Holyoke Center, designed by Josep Lluis Sert in the 1960s.

The project is part of a wider ongoing university “Common Spaces” initiative designed to ensure its physical spaces foster the campus’s intellectual, cultural, and social experience.

Hopkins Architects was appointed to the project following an international competitive selection process. The practice is partnering with a U.S. team that includes Bruner Cott of Cambridge, who recently completed the renaissance of Sert’s Boston University School of Law complex as executive architects; along with Arup, Faithful+Gould, Simpson Gumpertz & Heger and Michael Van Valkenburgh Associates.

The rejuvenated building will include an indoor multi-purpose gathering space for the whole university community and will also contain spaces for exhibitions, retail, food services, performances, study and events, as well as providing welcome and orientation for visitors and the public. It will also include enhanced outdoor public spaces with new gardens and landscaping and revamped plazas and seating areas.

Construction Begins on New TheaterConnecticut

Glastonbury, CT – Sea Tea Improv and The S/L/A/M Collaborative (SLAM) recently held a groundbreaking to mark the end of design and beginning of construction on Sea Tea’s new 3,800sf comedy theater.

After having entertained Hartford audiences in various venues, the comedy troupe was ready for a theater of its own. In May, Sea Tea completed a kickstarter campaign to raise money to build the theater in downtown Hartford. Their goal was $35,000, but they ultimately raised over $60,000.

Impressed by SLAM’s entertainment portfolio, Sea Tea selected SLAM to help design and implement its vision. SLAM provided planning/programming, design, and documentation, and is currently

administering construction. Michael Galvin of Heartwood Home Renovations is the construction manager on the project, which is expected to be complete by the summer of 2016.

Located in the basement of 15 Asy-lum St. in Hartford, the newly renovated black box Sea Tea Comedy Theater will feature seating for 80 spectators (including ADA-compliant seating); a ticket window and refreshment area; new restrooms; a greenroom; audio/visual, acoustics, and lighting upgrades; and all new mechanical, electrical, and plumbing systems. Chal-lenges on the project included tight column spacing, which called for a creative layout to prevent sightline problems, and the lo-cation of new ductwork based on limited ceiling headroom and existing utilities.

Energize CT Delivers Huge BenefitsNew Britain, CT – More than 987,000 Connecticut residents, businesses, and municipalities took advantage of Energize Connecticut’s home and business energy efficiency solutions in 2015.

As a result, these consumers will collectively save nearly $1 billion in lifetime energy costs, according to the EEB’s 2015 Programs and Operations Report, released on March 1 to Connecticut’s General Assembly and other policymakers, energy efficiency advocates, and stakeholders throughout the state.

This annual report outlines how the Energy Efficiency Fund empowers the state’s residents, businesses, and municipalities to use energy more efficiently through Energize Connecticut program offerings provided by Eversource and The United Illuminating Company (UI), Connecticut Natural Gas, and Southern Connecticut Gas.

“Our 2015 results demonstrate that energy efficiency is not only a critical energy resource that helps residents and businesses save money on their energy bills, but that it’s also a strong driver of job growth in our state,” said William E. Dornbos of the Acadia Center and chair

of the Connecticut EEB, “Our report estimates that the total 2015 investment in energy efficiency will create about 9,258 new in-state jobs.”

In 2015, 980,791 Connecticut households and 6,200 Connecticut businesses and municipalities took advantage of Energize CT solutions, realizing $968 million lifetime savings for consumers and lifetime energy savings of 4.6 billion kilowatt hours (kWh), 94.2 million ccf (one ccf equals 100 cubic feet), and 38.5 million gallons of fuel oil and propane and generating 9,258 jobs from 2015 energy efficiency investments.

The program also avoided greenhouse gas emissions of over 3.3 million tons for the lifetime of the measures (about the same as removing nearly 787,000 cars from the road for a year) and energy sys-tem benefits of $2.80 for every $1 invested in electric, natural gas, propane, and oil heat efficiency measures — a return on investment of 180% across all fuels.

KBE Completes Jordan’s Furniture Renovation

High-Profile: Connecticut

New Haven, CT – KBE Building Corp. recently completed the construction of Jordan’s Furniture, with an innovative entertainment package. KBE served as construction-manager-at-risk for the $17 million renovation, which began construction in April 2015 and opened to the public in December 2015. Access Construction is the owner’s representative.

The 193,000sf project, designed by architect BL Companies, consisted of a complete gut and renovation of an existing building, (two stories and mezzanines), formerly the home of the New Haven Register.

KBE and BL Companies transformed the previous newspaper headquarters into the furniture-entertainment hybrid, while also preserving the essence of the iconic building that had established itself as a New Haven staple.

Although the New Haven Register sign is no more, passersby will feel the same impact when gazing upon the new 68-foot tall Jordan’s Furniture sign, which features 315 individual aluminum chairs.

The building also housed unique structural aspects that posed many challenges for KBE project manager Adam Moore and his team. KBE had

Eager locals await the grand opening of Jordan’s Furniture / photo by Chris Lawhorn

to navigate around the printing press support structure where the “World’s Largest Indoor Adventure Ropes Course,” designed by Ropes Courses, Inc., would eventually reside.

The 60-foot wide, five-story high printing press support structure was “essentially a building inside of a building, complete with its own foundations, structural steel, and masonry walls,” said Moore. KBE had to remove the large, structural steel frame, in accordance with OSHA regulations, to proceed with the rest of the construction.

KBE coordinated closely with BL Companies and Ropes Courses, Inc. to create the “World’s Largest Indoor Adventure Ropes Course” as the construction of the rest of the building was in progress. KBE Superintendent

Craig Ortola spent a great deal of his time directing traffic in the printing press-turned ropes course area. On occasion, Ropes Courses, Inc. worked throughout the night to install the equipment without causing a collision.

The ropes course has been extremely successful for Jordan’s Furniture so far. Over 100,000 people have used the entertainment feature in only a month.

J.M. Electrical Finishes PV Installation

Charlestown, MA – J.M. Electrical Company announced that it has completed a 476 kilowatt (kW) solar photovoltaic (PV) energy system installation that will power the Massachusetts General Hospital research and parking facility located in Charlestown. The rooftop PV system was designed by 621 Energy and is expected to generate 568,000 kW hours in its first year of production.

This project consists of 1,487 solar panels and 17 solar inverters that will help save the hospital approximately $95,000 annually. In addition to the solar system installation, 621 Energy and J.M. Electrical technicians mounted the solar PV system on the roof using a cutting-

edge racking system to account for high winds and building height. J.M. Electrical staff oversaw all day-to-day operations throughout the three-month project schedule to ensure that it was completed on time and on budget.

“We were excited to provide a leading hospital in the region with a smarter energy system to support the needs of the facility, and we hope to continue our relationship with them well into the future,” said Bob Clarke, president at 621 Energy. “In addition, J.M. Electrical has a strong track record and reputation in the region, and we appreciated working with a respected company to ensure the project’s successful completion.”

MassCEC Announces $250K for Early-Stage Clean Energy CompaniesBoston – Massachusetts Clean Energy Center (MassCEC) interim CEO Stephen Pike announced $250,000 in funding for five early-stage clean energy companies. Under MassCEC’s new AccelerateMass program, the funds will help new graduates of business accelerator programs develop technologies and business plans and attract additional sources of funding.

The following companies will receive $50,000 each:

• Blackburn Energy of Amesbury is developing a power unit that produces electricity from a truck’s driveline, which can provide heat and air conditioning for sleeper cabs and can eliminate overnight engine idling.

• EverVest of Boston is developing a software platform that provides financial risk analysis and cash flow modelling information to renewable energy investors, allowing for new forms of capital to efficiently participate in the growing renewable energy market.

• PSM Clean Energy of Cambridge is developing an online platform that enables accredited investors to make direct impact investments in local commercial solar projects. PSM intends to use its user base, standards, and

platform to accelerate capital flow to other underserved clean energy projects.

• Tank Utility of Boston is developing technology that unifies propane tank monitoring hardware with operational software to remotely measure the actual fill level of consumers’ propane tanks.

• Tessolar of Cambridge is developing a solar panel manufacturing process that allows for the economical use of high-performance materials and lean, low-cost, fully automated assembly, potentially saving up to 30% of the capital expense to install a solar electric system and reducing the lifetime cost of solar-generated electricity by 35%.

“By supporting these companies after they graduate from accelerator programs, we’re addressing a persistent funding challenge for them while increasing op-portunities for job creation and innovation in this thriving sector,” said Pike.

HealthcareReadyMED PLUS Clinic Opens

Worcester, MA – Margulies Perruzzi Ar-chitects (MPA) announced the opening of ReadyMED PLUS, a new 14,000sf urgent care, diagnostic imaging and infusion suite facility, for Reliant Medical Group, a multispecialty healthcare system.

Located at 366 Shrewsbury Street in Worcester, ReadyMED PLUS is Reliant’s fifth walk-in medical care clinic in Cen-tral Massachusetts to offer convenient, nonemergency medical services for adults and children. Having collaborated on sev-eral prior ReadyMED facilities as well as other projects, Reliant engaged MPA and Cutler Associates, an integrated design and construction management firm based in Worcester, to design-build the facility.

MPA’s design splits the waiting area into two spaces, with one designated

for healthy infusion patients only and the larger main waiting area containing a child-friendly space. A wall of glass separates the waiting area from the clinical spaces, providing patients with a glimpse of activity. The interior finishes were chosen to give the waiting area a living room quality.

Unique and not available at the other four ReadyMED sites, the PLUS at this location represents a new concept for ReadyMED: the addition of an infusion suite for a variety of needs, from hydration to antibiotics, and expanded diagnostic imaging services including CT scan, X-ray, and ultrasound. The facility will also become the new home of Reliant’s Adult and Pediatric Urgent Care services.

Hospitals Renovated Thanks to MassDevelopmentMassDevelopment has issued a $168.7 million tax-exempt bond on behalf of UMass Memorial Health Care Obligated Group, which is using bond proceeds to finance equipment, construction, and renovation projects at multiple hospitals in central Massachusetts.

“These renovations are for the benefit of our patients and caregivers and are an integral part of our strategic plan and efforts to become the best place to give care and the best place to get care,” said Eric Dickson, MD, president and CEO of UMass Memorial Health Care.

At the university campus, UMass Memorial will use bond proceeds to

build a 24-bed observation and admission unit and a 10-station dialysis center. The organization will also redevelop the former dialysis space into a private step-down unit.

Planned projects at the Memorial campus include building a public corridor and atrium to connect two primary

patient visitor entry points. The Leominster and Fitchburg

campuses will also receive an emergency power and combined heat power system. Bond proceeds will also cover capital improvements at UMass Memorial’s various locations.

group needs. When refreshing common areas in

an existing multi-unit building, most of the considerations are the same as with new construction, save for a thorough assessment of existing conditions to determine any reuse opportunities.

Atelier 505 is a great example of high return on a well-planned and cost-effective investment. As a touchstone for design and luxury living in Boston’s South End, the condo board recognized the need to update the common areas. LDa was engaged to refresh, enliven, and

usher in the next phase of design in the building’s main lobby, residence halls, and gym. Timeless materials such as bronze, silver travertine, leather, and wood, as well as new European and custom light fixtures, contemporary art, and high-style furniture was selected to ensure that the new decor would be distinctively South End. Blending contemporary elements with the rich architectural backdrop of the building, LDa has created a singular space for the residents woven into the existing architecture that will last for years to come.

New Boston Ventures is currently developing The Boulevard, a new resi-dential condominium development at 110 Broad Street along Downtown Boston’s Greenway. Collaborating with Finegold Alexander Architects and Campion and Company, LDa is designing the interiors for the common spaces and individual units. Recognizing the sophisticated tastes of its potential residents, common areas and amenity spaces include a grand lobby entrance, concierge desk, fitness center, shared mezzanine entertaining space with a catering kitchen, and a ground floor café

with indoor and outdoor seating. The interior design strikes a balance

between the more “old Boston” Bulfinch warehouse entry and the contemporary nods of the new 12-story tower. Our design scheme incorporates clean, sophisticated city aesthetics that are neither traditional “Beacon Hill” nor abstract, modern “New York.” Old-world materials, rich in tone and grain, will be applied in a more youthful, simplified, and approachable manner that will endure past the trends.

Bisnow Hosts “How Sustainability in Development Can Impact the Bottom Line”

byAmy Davenport

Boston — Bisnow recently held a sustainability and property management event at the Boston Harbor Hotel for over 250 attendees from the commercial real estate and development community. The focus was on how to effectively implement and embrace sustainability while maximizing your property value through meeting tenant’s demands.

Mike Davis, president of Bergmeyer, opened the first panel discussion asking the question: “Where is the commercial market on green building and how is it capitalized?” He has been LEED AP certified since 2001 and was at the

original LEED conference.Davis said, “Things have changed

since then, architects have really drunk the Kool Aid now, it used to be that sustainability in design consulting was a special expertise and now all the architects know this.”

Robert Andrews, managing director of Cambridge AHA Consulting Engineers, explained that LEED Certification has now become extremely important to the community and investors. He said LEED definitely has value because within certain target locations LEED determines whether or not you even get your project completed.

In 2014, Jason Bansfield, Regional Portfolio Manager Samuels & Associates, who also participated in a panel discussion, spent 18 months developing the LEED Gold Certified Landmark Cente in 2014. Davis pointed out that the cost of LEED Gold implementation on a building that was over a million square feet was only

$.07 per sq. ft. and it saved 35% off the energy bill, showing that when you have a large building a small savings can be a big number.

Deborah Dunning, the founder of Sphere-E, tried to expose the myth that sustainability is not profitable. She refer-enced the Index of the 100 Most Sustain-able Cities in the World and pointed out that Boston was among the top 20 cities on the list in North America.

Other panelists touting the value of

sustainability included Luka Matutinovic, Built Ecology Practice Leader at WSP | Parsons Brinckerhoff, Jeff Mooallem, SVP Federal Realty Investment Trust, Eric Anderson, Executive Vice President of Cummings Properties, Mark Giampa, GM Related Beal, Stephanie Williams, President of Bozzuto Management, and Lindsay Hyde, Founder of Baroo.

Amy Davenport is senior account executive with High-Profile Monthly and a reporter for Boston Bisnow.
