Nothing within this fine property could be described as normal or standard. The staircase and minstrel styled gallery above has been

produced by some of the finest craftsmen around, as has the entrance door and window arrangement. All are beautifully carved out of oak to

The 3rd Reception room of the house is the gloriously large Morning Room, used by the younger members of the household to chill out and

On the lower ground floor there are a number of rooms, including a large Play room, the Cinema Room, a Home Entertainment centre, and

of course a bespoke designed Wine Cellar. The cellar is beautifully fitted out to hold approximately 4,000 bottles of wine in standard and

magnum bottle sizes along with shelving for complete cases. The room is finished in a slate floor and marble shelves complete with back lit

glass display areas, and has an air cooling system and cold water under floor loop to maintain temperature stability.

Finally the main house also provides a fully equipped Gymnasium on the ground floor (to the same size as the generous Study) which has

The Orangery on the ground floor is right in the heart of the house, with stunning views over the rear garden and beyond. It is a large

traditional designed English Orangery, complete with deep section Georgian sash windows, brick structure exterior with high level glazing,

desk, shelving and storage, computer terminal connection and even an i-phone connection point to play music through ceiling speakers. Off

this is then the En-Suite complete with full sized bath, wet room styled shower, vanity unit, wall cabinets and toilet – all finished to a high

standard in a lovely array of wall and floor tiling. The usual Home Entertainment and Home Automation facilities abound in these rooms.

“Hincheslea House” boasts a large Courtyard complex of buildings, all new or newly renovated and linked to the main house by a covered

Loggia. The most significant of these is the old Georgian Stable Block on the left hand side, which provides a further 3,200 sq ft of

accommodation. This side of the courtyard also houses Car Ports for 3 cars at one end and a large Tractor store at the other.

On the opposite side of the Courtyard there is then the old Coach House, which is now a fully equipped self contained 2 bedroom Staff

How to Find Us

From the A31, Ringwood, the M3 Motorway and beyond:

• Turn off the Pickett Post junction of the A31 and head south towards the village of Burley. Distance to the property is 8.6 miles

• Follow the road through Burley Street and then into the village of Burley. Keep on the main road to Brockenhurst, which then goes up a steep hill past Burley Village School and cricket pitch on the left hand side

• Continue on the road signposted to Brockenhurst, dropping down off the top of the forest, down over a cattle grid, and bending left stay on the long straight main road under a bridge which carries the A35 above.

• Carry on down the long straight, and at the end ignore the sign post to New Milton on your right, and later the directions to Lymington on your right. Stay on the road to Brockenhurst

• As you rise up and over and then drop off the forest, you will then start to go through a series of bends called “The 10 Bends”. Two thirds of the way through these bends, and before you come out into open forest again, there is a turning on the right into Hincheslea Estate. A gate house is situated on the left of this entrance

• After crossing the cattle grid keep right and go through the estate on a tarmac road which rises up the hill. It goes over another cattle grid, and 20 yards further on is the Gated entrance to the property.

From Southampton Eastleigh Airport (distance – 21.2 miles):

• Head south west on the Spitfire Loop and at the roundabout take the 1st exit into Michell Way. At the next roundabout take the 3rd exit into Wide Lane. At the next roundabout take the 1st exit onto the A335.

• At the next roundabout take the 3rd exit onto the M27 ramp signposted to London/ M3/Winchester. Follow the M27 through to junction 1 and then take the exit towards A337/Lyndhurst.

• At the roundabout take the 1st exit heading for A337/Lyndhurst. At the next roundabout take the 3rd exit onto the A337/Lyndhurst road and then follow the A337.

• In Lyndhurst turn left at the High Street and then turn right into Gosport Lane at the end of the high street, and then continue on the A337/Clay Hill and follow the A337 into Brockenhurst.

• As you get into Brockenhurst turn right signposted to Burley on the B3055/Grigg Lane. The turn right at Brookley Road and go through Brockenhurst village centre to the water splash.

• Continue out of the village through a series of bends in the road, until you are heading west up a long straight road out into the open forest

• At the end of this straight the road bends left and then right and 100 yards further on there is a turning on the left in the Hincheslea Estate.

• After crossing the cattle grid keep right and go through the estate on a tarmac road which rises up the hill. It goes over another cattle grid, and 20 yards further on is the Gated entrance to the property.

From Brockenhurst Railway Station (distance – 2.1 miles):

• Turn left out of the station briefly onto the Lymington Road and then take the immediate next left into Brookley Road.

• Carry on down this road crossing the Sway Road and into the Burley Village centre. Carry on over the water splash and then turn left into Burley Road.

• Continue out of the village signposted to Burley through a series of bends in the road, until you are heading west up a long straight road out into the open forest

• At the end of this straight the road bends left and then right and 100 yards further on there is a turning on the left in the Hincheslea Estate.

• After crossing the cattle grid keep right and go through the estate on a tarmac road which rises up the hill. It goes over another cattle grid, and 20 yards further on is the Gated entrance to the property.
