TENNIS UPDATE
The Heritage Hill Tennis Committee has been appointed to help encourage, monitor, and promote responsible use of the tennis courts while considering the interests of all resi-dents.
New tennis rules are self-explanatory, designed to help protect the courts and benefit all residents. Tennis rules are posted on the Community website under the Community tab. As a reminder, tennis courts are for tennis play only. Other rules are being posted at the courts.
We have a mechanism for residents to arrange for tennis lessons at their community tennis courts. All paid instructors must first be approved by the Tennis Committee, and follow additional rules for residents receiving instruction. If you would like to be an approved instructor please contact the Tennis Committee with your interest.

The Heritage Hills Homeowners Association was originally formed and recorded with the Colorado Secretary of State on Jan 30, 1996. The Declarations of Covenants, Conditions and Restrictions for Heritage Hills Homeowners are recorded in Douglas County under reception number DC9611194.

POOLS, TENNIS COURTS, PLAYGROUNDS and HERITAGE HILLS CLUBHOUSE
Amenities are provided for the use of Heritage Hills residents and their guests only. All resi-dents and guests should be considerate of others when using these facilities.
COMMON AREAS
Common areas within Heritage Hills are maintained through your real estate taxes. Please treat these areas with respect and care.
PETS
The Heritage Hills Metropolitan District provides containers at various locations along Herit-age Hills Parkway for residents to use for picking up after their dogs while walking them around the area. If you should find the containers empty, please contact CLA, our Commu-nity’s new Management Company.
PRIVATE PROPERTY
Some Heritage Hills residents are finding other residents and non-residents are using their yards as short-cuts through the neighborhood. We ask that all residents and their children refrain from doing so. Trespassing may be reported to the Lone Tree Police Department at the non-emergency phone number: 303-799-0533.

FIRE HYDRANTS
South Metro Fire Rescue Authority would like homeowners to be aware that they cannot block fire hydrants in any way. Any vegetation (plants, flowers, bushes, etc.) need to be removed or at the very least trimmed down significantly as to not hinder their ability to access the hydrant to put out a fire.
FOBs
Your Heritage Hills FOB will open the gate located in The Overlook. Additional FOBs may be purchased from the HOA Management Company for $25 each.
GARDENING TIPS
Spring and summer will soon be here and, indeed, it is time to start thinking about what needs to be done in the yards in preparation for the upcoming seasons. So, here is a to-do list for the next 6-8 weeks:
1. Water both deciduous and evergreen trees 2. Cut back perennials and ornamental grasses 3. Prune small trees and shrubs 4. Aerate lawn in a crisscross pattern and overseed if necessary. The aeration plugs will decompose
and add nutrients back to the turf and soil. 5. Modify grade of garden beds 6. Plan container gardens 7. Add compost and turn vegetable garden 8. Mulch perennial beds, trees and shrubs. The trees should have 3-4 inches of organic mulch to re-
duce moisture loss. Avoid stone or rock mulch near trees as this increases air temperature and moisture loss from leaves and stems.

Please do not be offended by courtesy notices, however, please take the notices seriously and cor-rect the violation promptly. If you need additional time to make the correction please contact the
Community Preservation Specialist and explain your situation.
CARS, TRUCKS, TRAILERS, ETC.
No vehicle of any kind may be parked in the street overnight. Recreational Vehicles may be parked on your driveway to load or unload for up to 72 hours. If a Recreational Vehicle such as a large camper or boat creates a problem then the owner may request an exception by contacting the HOA Manager with details why an exception is necessary.
DESIGN REVIEW COMMITTEE-Existing Homes:
Written approval must be obtained from this committee for any exterior improvement and changes, including but not limited to: Fence replacement and fence additions Sidewalk and driveway replacements Deck replacement and deck additions Additions to your home Roof replacement Hot tub installations Painting/siding Swimming pool installations Window replacements Any additions, installation or changes
Written approval is not necessary for replacing existing shrubs, trees or other plantings as long as you are replacing in the same existing areas with the same plant species.
If you are redesigning your landscape, written approval is necessary.
GARAGE SALES
Residents are not allowed to hold garage or yard sales in Heritage Hills. Garage sales can create an unsightly, offensive activity and block traffic for residential and emergency access.
PETS
Per Section 3.12 of the Covenants, pets are not allowed out of their owners’ yard except when properly leashed. Owners are responsible for accompanying leashed pets and the clean up of pet excrement
UNSIGHTLINESS
Items that would be considered unsightly/unattractive in the Community would include: boxes, appliances, lawn mowers, tires, temporary structures, etc. Construction Dumpsters must be locat-ed on driveways during construction projects. The accumulations of items not considered outdoor furniture or a milk box are in violation. Faded and/or water stained wooden fences visible from the street must be stained. Color selections must be approved by the Design Review Committee.
GOLF CARTS
All Golf Cart owners must register their carts and follow all Rules and Reg-ulations that have been approved by the Heritage Hills Executive Board. Drivers must have a valid driver’s license or driver’s permit valid in the State of Colorado. Applications for cart registration and operation may be obtained from the HOA Management Com-pany.

YARD POST LIGHTS
Since no general street lighting is present in Heritage Hills, it is very important that each yard have a Post Light which is on a photocell. Each homeowner is responsible for maintenance of their own light.

“New Form of Identity Fraud Soars as Crooks Switch Tactics by J im Gold on 2/3/16 Criminals increasingly are opening credit card and other accounts in victims’ names, says a new identity fraud report by Jave-lin Strategy & Research, a firm that advises the financial industry. Rather than seeing suspicious charges show up on monthly statements-as would happen if criminals used your existing credit card number fraudulently-you might not spot new-account fraud unless you were checking your credit report, Javelin says. New-account fraud jumped 113 percent in 2015 and now represents 20 percent of all fraud losses, J avelin says. Javelin and others offered tips to combat identity fraud: Monitor your credit report: Cobble together regular free access and monitoring from sites like CreditKarma.com, Walle-
tHub.com or CreditSesame.com. Learn more about how major credit reporting bureaus offer consumers the ability to up-load documents to support their case when challenging inaccuracies.
