HELLO AND WELCOME WE WANT TO HEAR YOUR THOUGHTS ON OUR PLANS...We want to find out what you think about the emerging plans to redevelop the northwest corner, part of the Westminster Industrial Estate.
The developer U+I is working in partnership with Galliard Homes and the current landowners Royal London on these plans to provide a new mixed-use neighbourhood which will support both jobs and homes.
We value your feedback and would like everyone who attends our events to let us know their thoughts by filling out a questionnaire. We will be considering your feedback and will respond with more advanced proposals in the Spring.

THE SITEFaraday Works falls within the Charlton Riverside Opportunity Area, which means it has been identified by the Royal Borough of Greenwich and the Mayor of London as an area for a significant number of new homes and jobs.
Subsequently, the Charlton Riverside masterplan was created, where it identifies Faraday Works as suitable for employment-led regeneration which can also include new homes.
The area has also very recently become the Thames Barrier and Bowater Road Conservation Area and all buildings on site were designated as locally listed.
The new route of the Thames Path and Quietway 14 (Greenwich to Bexley cycle route) runs through the site along Bowater Road. This route could be further improved and enhanced to connect the wider neighbourhood.

A FASCINATING HISTORY
1863The Faraday Works site was part of the Siemens Brothers first British factory, which manufactured telegraph cables and other equipment.
WWIIBy the outbreak of WWII 9,000 people were
employed across 35 acres and the factory assisted in operation PLUTO (Pipeline
Under the Ocean), the means by which petrol was pumped across the English
Channel after D-Day.
1911The Faraday Building (37
Bowater Road) was built as an L-shaped
building with reinforced concrete.
1942The Faraday Building expanded with a north-south wing to adopt its present F-shape
1874The factory expanded to Bowater Road in 1874 and included a brick-built range (The Wire Workshops) used to store and process gutta-percha, the natural latex sap used to insulate undersea cables. The company expanded during the late nineteenth century, as it started manufacturing telephone wires and instruments.
20TH CENTURYThe site thrived during the 20th century, but social and economic change led to the closure of the Siemens complex. Some buildings were retained, although most were demolished to make way for the sheds of the modern Westminster Industrial Estate.
TODAYBowater Road forms a surviving spine where the sense of the site’s industrial past remains strong. Much of the surrounding area is now a radically different context than when large scale industry operated; lower-rise, lower-density, with Barrier Park occupying an area which was previously dense terraced workers’ cottages.120 CHAPTER TWO WOOLWICH DOCKYARD AREA 121

FOR THE SITE. DO YOU AGREE?We want to follow a certain set of principals when redeveloping this site to ensure we are working towards the best possible proposals for Faraday Works. Let us know if you agree with the following:
1 We aim to retain and improve the historic buildings and tradition of industry on this site wherever possible.
2 We want to increase the amount of industrial space and jobs, including up to 40% affordable workspace, to help keep existing businesses in the area.
3 We want to create a truly successful mixed-use development, with a variety of employment space for local businesses alongside new homes.
4 We want to provide high-quality homes which will not be impacted by the industrial location.
5 We will strive for high quality contemporary design which references the history of the site but is also fit for the future.
6 We want to deliver 35% affordable housing, with homes for social rent as the priority.
7 We want to respect the ambition of the Charlton Riverside masterplan to keep industry in Charlton.
8 We will encourage travel by foot, bicycle and public transport and improve the current links with the existing neighbourhood.

OUR PLANS FOR The site
We will be keeping and refurbishing the existing locally listed buildings of the former Siemens factory wherever possible, respecting the industrial heritage of the site. However, the existing building sizes and layout would not allow for the amount of new homes we aim to deliver or the quantity of affordable employment space or homes.
Sensitively replacing the Faraday Building with a design that is inspired by the current architecture means we can go ahead with the refurbishment and reuse of the other more significant historic buildings on the site. The majority of new homes and affordable workspace are delivered as part of the new buildings.
We plan to build around two new courtyards with landscaped gardens. Telegraph Works will be restored and extended and the currently derelict Wire Workshops will be restored to become a new co-working hub for local businesses, offering shared workshops and collaborative working space.
At the eastern end of the site an innovative stacked factory will provide more general industrial and logistics space, similar to the rest of Westminster Industrial Estate.

1 Bowater Road with materials and sculpture to celebrate the industrial history of the site.
2 The Wire Workshops will be reinvigorated with an exciting new co-working space promoting and helping young and emerging businesses in the area.
3 Telegraph Works will be restored and extended with light industry at ground floor level and residential above.
4 New homes will face the park, with townhouses on the ground floor.
5 Intensively planted courtyard gardens and play space are sheltered from industry and noise.
6 Light industrial units, many of which will be let at reduced rents, will help retain industry in Charlton long term.

Wire workshopThe Wire Workshops will provide a variety of office accommodation, from independent units of different scales for established businesses, to more flexible co-working facilities for newer ventures.
At the core of Wire Workshops will be shared workshops and specialist facilities, served by meeting spaces and hot desks.
Key to this co-location will be the provision of basic infrastructure that all new businesses would use, but that few would be able to afford on their own. A single location will create a forum for ideas exchange, with entrepreneurs, students and pioneers from the same industry together in one place, sharing and learning from one another.
This co-working model has been tried and tested by U+I, with active projects at The Old Vinyl Factory in Hayes and Preston Barracks in Brighton.
It is anticipated that the Wire Workshops once renovated will support approximately 460 jobs.

Varied heights will provide good views of the river, parks and central London as well as break up the overall scale of the proposals.
Lower elements will replicate the brick grid facades of the Faraday Building and Telegraph Works with external deck access facing the courtyard gardens.
Rooftop extensions will have a contrasting design, while retaining a strong industrial theme with factory style roofs and materials referencing the metal sheds of the wider estate. There are opportunities to express the buildings significance and history with a recognisable presence from the Thames and surrounding area.

To make sure we connect with as many local people as possible we’ve already been working with some local community organisations and businesses on some exciting projects. Our goal is to maximise the positive social impact the scheme will create locally and there is no reason we cannot begin this way before any works start on site.
Here are some examples of what we’ve been up to and also what to expect whilst we develop our plans for the site.
Cycling Safety and MaintenanceWith the new Quietway 14 cycle route passing through the site, we believe it is important to promote environmentally friendly and healthier methods of transport in Charlton. We will be partnering with Charlton Athletic Community Trust, the Royal Borough of Greenwich and Cycle Confident to provide cycling safety and maintenance training to local residents to support improving the health and wellbeing of local people.
Hoarding ProjectA stretch of the hoarding on the site will be designed by young people from the local schools, through a series of workshops in partnership with ArtHub, a community of artists on site, designed to inspire their creativity.
Lego Design and Build CompetitionIn December 2018 three teams representing the Charlton Athletic Community Trust (supported by U+I) entered a Lego Design and Build competition winning awards for the Best Design for Flexible and Intergenerational Living.
