Contract Types, 3 categories:
Fixed Price
- the price is fixed- less effort for the buyer to manage- more risk for the seller- if the costs are more then the agreed upon amount the seller must bear them- seller has incentive to control cost- a clear and detailed SOW is required- if there is uncertainty/risk in the SOW the seller will increase their reserve accordingly- if the SOW is not clear the seller may try to cut scope or increase claims to protect / increase their profit
Time & Materials
- contains aspects of both cost-reimbursable and fixed-price contracts- risk is balanced between the buyer and the seller- seller has no incentive to control cost- the project duration is typically brief- SOW can be less detailed
Cost Reimbursable
- the price is uncertain until the job is complete- more risk for the buyer- seller does not have to add cost for SOW uncertainty- more effort for the buyer to manage- the total price of the work is invoiced to the buyer so the seller has no cost uncertainty or incentive to save cost

Fixed Price (Lump Sum)contract = $1,000,000Fixed Price Incentive Feecontract = $1,000,000 + $10,000 for every month early the project is finishedFixed Price Award Feecontract = $1,000,000 + $5,000 for every month production exceeds the planed level to a max. of $50,000Fixed Price Economic Price Adjustmentcontract = $1,000,000 + a price adjustment in 18 months to account for material costsPurchase Order300 ft. of pipe @ $1,000/ft.
Time & Materials
contract = $100/ hour + expenses and materials at cost
Cost Reimbursable
Cost Contractcontract = cost of work & material, there is no profitCost Pluscontract = cost + 20% profitCosts Plus Fixed Feecontract = cost + a fee of $100,000Cost Plus Incentive Feecontract = cost target of $500,000 + fee target of $50,000. Cost savings and overruns are shared; 80% to the buyer & 20% to the sellerCost Plus Award Feecontract = cost + a fee + award for meeting some criteria (with a limit)
