The Hearst Tower is the first NYC landmark of the 21st century located at 8th Ave. between 56 & 57 St.

This is the first occupied “green” building in NYC to receive a Gold Rating under LEED

1926 William R. Hearst commissioned architect Joseph Urban to design the International Magazine Building

1928 6-story structure was completed

1988 Building was designated as NYC Landmark Site

Effective storm water management reduces amount of rainwater dumping into NYC’s sewer system by 30%

Tower rises from behind the preserved facade of the old 6 story structure. 85% of original structure was recycled for future building

Original cast-stone facades are restored. Construction materials were chosen with no harmful chemicals and manufactured with recycled content

Air conditioning: Rainwater is collected to be reused to freshen and humidify the air inside of the lobby Regular water use: Low Flow Fixtures are used to reduce consumption of potable water

Irrigation: Potable water reduction of 1.2 million gallons/year or 30% approximately

Cooling tower: Potable water reduction of 165,000 gallons/year or 100%

SymmetrE™ is used as the Building Automation System for:

Temperature, mechanical and electrical service and distribution systems, lighting controls, emergency generator and uninterruptible power supplies

Interior offices have motion sensors which turn off lights and computers when the office is vacant Perimeter offices have light sensors which control the amount of artificial light based on the amount of natural light in the offices The elevator system was also designed with energy savings in mind

collection & storage of recycled materials

Separate collections of glass, plastic, metals, office paper, newspaper, cardboard, and organic waste. Cardboard balers and aluminum can crushers can be used to further enhance the recycling program

Structure: The tower's distinctive framework is a "diagrid" of interlinked triangles, so structurally efficient that the building uses 20 % less steel than conventional designs require

Education: Allowing group tours into the Hearst Tower and educating them on the importance of LEED buildings

Green Housekeeping: The use of environmentally friendly products to clean and maintain the tower
