Life is busy for Jolene Chlebeck. She works full-time as an administrative assistant in the W ells Fargo W ealth Management Group located in Wells Fargo Place, and is a mother to two small children and an avid runner. “Before the downtown Lifetime Fitness closed last August,” says Jolene. “I used to drive in early to run before work at least three times a week. It was great because I would miss the heavy morning traffic.” When she couldn’t run before work, Jolene often headed to Lifetime during her lunch break. But when that facility closed, Jolene missed the availability and convenience of it. “By the end of the day, I’m too tired to work out or I’ve got other responsibilities,” she says. That’ s why she’s looking forward to the new Wells Fargo Place Fitness Center, which will be available for tenant use on July 12, 2011. “There are a number of runners here at W ells Fargo,” says Jolene. “We have a strong focus on fitness and health within the group.” According to Jolene, they are all excited for the opportunity to take a break during the work day to fit in their exercise. “Running along the river or working out in the gym is such a stress reliever. The American Diabetes Association will provide diabetes information. There will also be information about available yoga classes, biking and running. Have you seen them? Men and women wearing brightlycolored vests, safety glasses and hard hats are plying theirtrades in the street, in the atrium, in the tower, on the roofor in the Town Square Parking Ramp. W ith all of thisactivity, I thought the overriding theme for most of whathas been keeping our building management staff busy thissummer is construction! Whether we are planning for it,planning around it or facilitating it, there have been veryfew slow moments.

As you know, for the last several years we have preparedfor the commencement of “the real work” on the newCentral Corridor Light Rail Transit Line from St. Paul toMinneapolis. WFP and our tenants are most affected by theconstruction on Cedar Street and that work began inearnest the first week of June.

Construction inside the building is related to recentsuccesses on the leasing front and the creation of our newfitness center. To help provide some perspective, about100,000 square feet—or 1/6th of the building’s total squarefootage—is under construction to accommodate new andrenewing tenants.

In addition, the fitness center is nearing the end of itsconstruction and will be open for use by employees ofbuilding tenants and subtenants beginning on July 12. Thefitness center is a much anticipated tenant amenity and welook forward to seeing you at the Fitness Center GrandOpening and Health Fair on July11. Y ou can read aboutthe new fitness center and the festivities surrounding itsopening on pages 1 and 3.

Construction inside the building should be mostly finishedup by late summer . LRT construction will be with usthrough the 2011 and 2012 construction seasons. Once thedust settles—no pun intended—we will have a great newfitness center at our disposal, improved transit to and fromthe building, and even more tenants in the building toshare it all with!

When we have a free moment, we continue to exploreadditional green initiatives including some we are currentlytest piloting and expect to roll out in the near future. Moreon that in future WFP Link editions.

Beginning July 12, the fitness center will be openMonday through Friday from 5 a.m. to 9 p.m. Useof the center is free for employees of tenants andsubtenants; access will be secure and available byusing a building access card.

Each tenant wanting to use the fitness center mustsign an agreement and waiver, which is availablein the Office of the Building. “Although peoplecan sign up to use the fitness center any time theywish,” says Heide Kempf-Schwar ze, UnilevProperty Manager for WFP, “to avoid any delayin accessing the facility beginning on July 12th,we encourage tenants to register in the office inadvance of the Health Fair.”

“We’re excited to make this fitness centeravailable to people in the building,” saysPat Skinner, Unilev General Manager forWells Fargo Place. “V ery fewcommercial buildings in St. Paul havesuch a facility as an amenity; we know it’sa good fit for WFP. We’ll continue to asktenants for feedback—that was animportant step in designing the fitnesscenter—as we work to keep thebuilding one that best fits theirneeds.”

The fitness center was designed by Shea, Inc., anarchitectural and interior design firm in the TwinCities. Located in the atrium at Suite 120, this

5,000-square-foot facilitywill include a studio, anarea for stretching andabs/core exercises, weightmachines and free weights,cardio equipment, separatelocker rooms from menand women whichinclude lockers andshowers. Lockers will be for use while inthe fitness center; no extended locker use isavailable. Tenants must bring their own towel.

The cardio and strength training equipment are top of the line and include LifeFitness

stairclimbers, upright bikes,recumbent bikes, and treadmills all

with iPod compatibility, heart rate monitoring, and a variety of

workouts. LifeFitness strength trainingequipment will include machines towork specific muscle groups as well asfree weights.

Yoga classes currently held inSuite #3125 will move to the fitness

He doesn’t look like or act the part of the “man behind thecurtain” from the W izard of Oz, but Rick Schorn isintricately involved in behind the scene activities that keepWells Fargo Place running smoothly day-in and day-out.Rick is the Unilev Chief Engineer for WFP, a position he’shad for the last 12 years—Rick’s been a building engineerfor 23 years—and in which he is responsible for HV AC,fire safety, and construction in the building.

From converting the building’s cooling system to an offsitechilled water source to tenant relocation construction andensuring the building is energy efficient and comfortablefor tenants, Rick has a hand in it all. Sounds like a big job.“It is a big job,” says Rick. “I’ve got a great staff. W e workwell together and what we are able to accomplish at WFPis because of my staff.”

Rick and his staff of two engineers and two repairtechnicians play an important role in maintaining WFP’ sClass A building status. Some of the noteworthy projectsthat have been under Rick’s watchful eye include the three-year project of converting the building to offsite chilledwater source, now managed by District Energy of St. Paul.Conversion involved laying new pipes to District Energystorage tanks, dismantling all of the old pipes, capping on-site wells, removing one mechanical chiller, and testing thenew pipes to ensure the cleanliness of the circulating water.

Rick and his team are also an important part of WFPearning the U.S. Environmental Protection Agency (EPA)Energy Star® rating—a recognition that signifies a

building’s energy performancerates in the top 25% of commercial facilitiesnationwide. WFP earned arating of 92 on a scale of 1 to100. Energy Star buildings usean average of 35% less energy than typical buildings andrelease 35% less carbon dioxide into the atmosphere.

Most recently, Rick has been overseeing a number ofconstruction projects in the building. “On seven differentfloors, there are 10 areas in the building underconstruction,” says Rick. “That includes getting ready forour newest tenant AgriBank and the new fitness centerconstruction.”

What does Rick do when he’ s not overseeing that WFPmeets building code, stays energy efficient, and is a safe,secure and comfortable building for tenants?

“I’m a dedicated traditional bow hunter,” says Rick. “I onlyuse a recurve bow.” A recurve bow has tips that curve awayfrom the archer. In Minnesota Rick hunts white tail deerand turkeys. “When I can get the ‘coinage’ I’d like to huntelk in Montana and Wyoming.”

The last of Rick’s three kids graduated from college thisspring, so he just might be planning that trip soon. If yousee him, you can ask him about that yourself. He doesn’ thide like the “man behind the curtain” did, but he is a busyguy.
