O n a rain-swept morning, the rolling hills of Kangaroo Ground are shrouded in mist as you drive up the long and

winding driveway to this property.The sprawling brick house sits at the

top of the site, but this property of just over five hectares is also blessed with plenty of fenced, flat land.

There are paddocks for ponies – although the owners keep a few cattle – a tennis court and a swimming pool.

The house was built about 22 years ago, its approach framed by a lush, green lawn, while a carport and double garage are both under the roofline.

The garden is one of the things they will miss most, say the owners.

The house, which faces north and is shaded by wide

Eltham is just 10 minutes away and there are several wineries not far from the front gates.

The house has a horizontal floor plan, with a central, double front doors opening into the entry hall. The main bedroom and study, which occupy one end of the ground floor, are well removed from the lounge, dining, informal living/billiards room and kitchen. But then, when you’ve got so much land to play with, big is often best.

And so it is here. Big rooms, and plenty of them.The main bedroom’s en suite, for instance, is huge. It has

done and dusted, and the primary focus of the real-estate industry now on which of Bart’s ponies has the best chance in the

cup, we can return to our series on worth, price and values.

A fortnight ago we talked about how a house’s worth can mean di� erent things to di� erent people.

� e de� nition of worth I most liked was “an inde� nite quantity of something having a speci� ed value”, which, practically speaking, means that a house’s value is made up of three components: land + building + emotion.

Because individual calculations of land + building + emotion to arrive at an opinion of value are not exact sciences, it is worth looking at whose opinions and formulas really, truly, count when it comes to deciding a house’s value.

For instance, if you are a homebuyer competing against a developer, you will both have di� erent emotional components when it comes to a property and you will place di� erent values on them.

For the developer, the land may be worth a lot more than it is to you. However, the building may be worth a lot less to the developer than to you, given that the developer will bulldoze while you may renovate. As such you may have very di� erent opinions on components of value – even if by some chance you arrive at a similar number using di� erent calculations.

Opinions on how to calculate land + building + emotion are a bit like people’s favourite vegetable soup recipe. Using roughly the same ingredients, but in di� erent doses, you may end up with quite di� erent end results.

However, while there may be no single correct valuation recipe, we think that there are three sources of opinion for this valuation recipe that need to be taken into account for the buying process.

But � rst, we’ll look at those whose opinions don’t count as much as you might think. � ey include your great-uncle Jerry, Johnny at the bar, and your mate at the footy whose opinions are so o� en clouded with uninformed emotion that they are more useful letting us know the Melbourne Cup winner than the value of a property you have your eye on.

� e opinion of bankers and the divorce lawyer’s expert valuer may occasionally be important – but they are not in our top three.

It may be bordering on blasphemous to say, but we think buying and selling agents’ opinions on value aren’t in the top three, either. Buying and selling agents are a lot of things, and the professional ones are very skilful at guiding your opinion. But in the end what agents do is provide a framework and drive the process rather than act as true arbiters of value.

So whose opinion does count?Well, � rstly there’s the seller of the

property. Because their idea of whattheir property is worth – no matter how high, how unreasonable, or how completely distant from the norm – has to be

taken into account for a transaction to take place, even if in the end it might need to be adjusted to the demands of a well-informed marketplace.

� e second important opinion is that of the highest other bidder. He or she is o� en your true competition, and if you are to be the buyer, then you need to have a better opinion or valuation recipe than the highest other bidder in order to impress the judge (the seller).

And the third and � nal opinion that really counts? Well, that is yours – whether it is a singular or a joint opinion between you and your spouse and family.

What you think a property is worth, your recipe for land + building + emotion, is in the end the most important of all. If it matches the seller’s opinion, so be it. If your opinion is informed and feels good, then it is right. And we think you should place it above all others.
