their own, so more space was required. By the time this stage was complete the residence was one of the largest mud-brick houses in Victoria, with fi ve living areas.

Today, the house is a triumphant amalgamation of diff erent eras and ideas, all of which blend to form a quite charming home. Th e fi rst thing you see is the second wing; on the lower level is Downing’s former study, a hexagonal space that is now used as a living room. Th is leads to a kitchen, and up a fl ight of stairs is a study space, a bathroom and a gorgeous bedroom, lit by enormous picture windows and a wide balcony. Th is wing is a self-contained residence, perfect for in-laws, teenagers or boarders. It is connected to the house via a bridge on the fi rst fl oor, and it’s somehow terribly exciting to go from one wing to the other while exposed to the elements.

Th e bridge leads to a small balcony, and then into what the vendors have converted into a studio. Th e living area downstairs is exactly the same footprint as the studio above; the two are connected by a graceful spiral staircase, enclosed by huge windows that serve as a lightwell and have stunning views.

Th e rooms upstairs are where the Downing brood was once sequestered; the vendors have connected two rooms to become a main bedroom (with en suite and walk-in wardrobe).

Downstairs is the kitchen and family area; remarkably, the living room towards the rear of the house was originally built as a ballroom. It’s big enough, the vendor has been assured, to accommodate to a string quartet, and has a sprung fl oor to better support dancers.

Th ere are a few more features to rattle off – the leadlight garnishing, the terracotta tiles and polished timber fl oors, the extensive use of timber and picture windows throughout and the beauty of the grounds – but go check it out for yourself.

Th e vendors receive the occasional visit from former occupants, eager to see what the house looks like and to share stories from the time they spent living there; one day, one of those stories could be yours. \

Let’s get this out of the way nice and early – reading this article isn’t going to do this house justice. Sure, you can look at

the nice pictures and read all about the incredible history in which it

is steeped, and marvel at the list of names that were involved in its craft smanship, but you really need to get out there and have a look at it.

It’s one of those homes that was lovingly designed and built, and then added to over the years, with rooms built for one purpose that have been converted into others while retaining the echoes of their original use, and it’s splendid. Th ere. Now that that’s out of the way, on with the history lesson.

Yarra Braes Road is on the edge of Laughing Waters Park, an expanse of greenery that sheathes the Yarra River. Th e house was built for former ABC chairman Richard Downing and his partner, musician and composer Dorian Le Gallienne, and still bears the latter’s name. Its jutting roof and sweeping lines have a nautical fl avour to them, but it feels more like a spiritual cousin to that other Eltham artists’ refuge, Montsalvat.

But we’re getting a little bit ahead of ourselves here. Th e artistic connection to this house runs deep; many local artists and characters were involved in its construction. It was built by Alistair Knox, famed for his mud-brick and timber homes in the area. Th e renowned landscape architect Ellis Stones did the landscaping; and one of the labourers who worked on the house was Gordon Ford, a pupil of Stones who would go on to achieve fame in his own right. Th e painter Clift on Pugh, artist John Howley and actor Wynn Roberts were also involved in the house’s construction.

Th e house was built in three stages between 1948 and 1963, the last aft er Le Gallienne had died. In a turn of events that sounds like it was lift ed from a cheesy Hallmark fi lm, Downing married widow Jean Norman, who had six children; the new couple then had a child of

is historically and architecturally

important for Eltham and the

Shire of Nillimbik. Heritage

Victoria has given it a rating of

local signifi cance, including a

heritage overlay, and describes

it as having played a big

part in the emergence of an

Eltham lifestyle. The building

of the house illustrates how

intellectuals were drawn to

Eltham after World War II.

The suburb, however, has

always been attractive to artists.

Award-winning sculptor and

jeweller Matcham Skipper

lives and works at Montsalvat

in Eltham. Besides being

represented in our own National

Gallery, he has pieces in

London’s Victoria and Albert

Museum and the British

Museum as well as the Montreal

Museum in Canada.

Justus Jorgensen, a student of

Max Meldrum, spent many hours

painting in the Eltham district.

In 1935 he bought the land

that now comprises Montsalvat

By 1938 work had started on

the most ambitious project at

Montsalvat, the Great Hall.

As an architect Jorgensen

could utilise whatever material

was at hand. The earth and

stone from the excavations was

to form the walls. During the war

Jorgensen built a dairy, stables,

silos and storehouses.

Montsalvat is still

home to several artists,

including painters, jewellery

makers, sculptors and

instrument makers.

Diamond leadlight windows also feature in the

en suite bathroom. This, as well as the family

bathroom, are contemporary in design with

mocha-coloured mosaic tiles and white fi nishes.

The dining room, which is separated from the

living room by art deco etched glass doors, also

opens to a triple-arched enclosed verandah that

overlooks the garden.

The star of the house, however, has to be the

vast open-plan family room with CaesarStone

kitchen and Smeg appliances. With polished

fl oorboards and a long island bench, this is a

great family space as well as being ideal for

entertaining. Sliding glass doors open onto

the back garden, which should make outdoor

entertaining easy.

As for the architecture students, they come

to study the arched portico entrance, which is

about a metre deep and highlights the craft of

IVANHOEOf the thousands of houses in Melbourne, only

a few can claim to be of interest to architecture

students. Roseville is one.

Built in 1939, it is part of the intact and

historically signifi cant Beaumont Estate in

Ivanhoe, which was built between 1937 and

1939 by Albert Victor Jennings, the original

home builder and developer.

Roseville occupies a prominent position on

the highest point of the street. With a neo-Tudor

style, it has a low brick fence with gabled gate

posts. Brick colours were limited at the time,

but, in keeping with its neo-Tudor design, it

is built from red clinker bricks. A patterned

wrought-iron door at the front entrance is

original, as are the roof tiles.

Roseville, listed as one of the most important

houses in the Beaumont Estate, has been

renovated and extended and now includes a

teenager’s retreat and kitchenette upstairs, plus

a fi tted study. But, signifi cantly, they have been

built into the roofl ine so as not to disturb the

house’s heritage qualities.

While modern and spacious, the house

makes the most of its original features such

as its diamond leadlight windows, detailed

cornices, hardwood fl ooring and open fi replaces.

Original art deco mirrors are still on the

mantelpieces of the two front rooms.

THE FOOTY is Over, Take Two: The market is now back in harness and weekend buyers will see a mini-surge of new

houses for sale over the next fortnight before the Melbourne Cup. We’ll probably see another surge for a few weeks following the Melbourne Cup, but don’t think this is the norm. After those two surges we won’t see that kind of choice again until mid-February next year.

Demand has been robust since May last year, except for the ultra-top end during winter, which was quiet. Auction clearance rates for properties priced at more than $1 million took a dive in May and have only now started to improve, but on much larger numbers of houses.

Prices were up early in 2010 on lower stock numbers, then we saw a big drop, of as much as 10 per cent in May, when an unseasonably large number of houses came up for auction. During winter, prices floundered and even eased. It took until September for prices to start firming.

The big news in September was the re-emergence of the $3 million-plus market, with 45 sales of more than $3 million (full list at www.marketnews.com.au).

There has been an increase in private sales and off-market sales over the last month. Some are simply failed auctions or rebadged overpriced “stales”. But with 200 houses of more than $1 million coming onto the market outside the auction marketing system in the last 30 days, it’s important to look beyond auctions to private sale and off-market listings.

Bayside: Continuing to improve, with

clearance rates trending upwards (80 per cent on 20 auctions the week before grand final Mark 1 – GF1). After only half a dozen auctions of more than $1 million, this weekend we have 20, with stock levels building until our next Super Saturday on October 23.

Boroondara: Solid, although Stonnington and Bayside clearance rates are now level-pegging. (78 per cent on 36 auctions the week before GF1).

Stonnington: Continues to improve on low stock levels. Improved conditions may entice some good stock onto the market; cupboard is now a little bare. (75 per cent on 16 auctions the week before GF1). Forward bookings still look very tight.

Port Phillip: Ten $1 million-plus properties were bought this week, none above $2 million. Still very little stock on offer. However, more than 20 $1 million-plus

auctions over the weekends leading up to October 23 offer a ray of hope for buyers.

Inner north and north-east: Low numbers of $1 million-plus on offer right now.
