The Tiger Woods Foundation announced in March that RTJ—a private golf club overlooking Lake Manassas—was chosen to host the 2015 Quicken Loans National Tournament. The Tournament is scheduled for June 23-29, 2015 and invites 120 top PGA Tour professionals to compete for a $6.5 million purse.

RTJ boasts breathtaking views of Lake Manassas, but also wrapped around scenic

Lake Manassas is Stonewall Golf Club—a semi-private, 18-hole championship golf course designed by Tom Jackson. Stonewall offers a Patriot rewards program, annual membership and golf instruction, as well as a clubhouse restaurant open to the public for dining and special event bookings.

Also offering dramatic views of Lake Manassas is Virginia Oaks Golf Club. This nicely manicured, 18-hole course is also open

to the public, has a practice range, instruction, grill room and events like Sunday Family Golf & Dinner.

Bull Run Golf Club, located off Route 15 in Haymarket, is another course that welcomes the public. This 18-hole championship golf course has pristine views of Bull Run Mountain.

After an unusually cold and snowy winter and a general lagging in the real

estate market nationwide, we have bounced back with a positive report coming from April! Closed Sales and Days on the Market (DOM) for April 2014 in the Northern Virginia region for all home types improved over March, however reports were still slightly below last April 2013.

The Median Sold Price in April 2014 improved over March AND over April 2013. This means the market is still improving steadily with respect to home values.

The Median Sold Price in April for Northern Virginia for all home types was $425,000, a +2.4% increase over last April. On a local level, it was $450,000 in Haymarket (+9.2% increase), $415,000 in Gainesville (+0.9% increase) and $453,950 in Bristow—an impressive +23.7% increase over April 2013!

Haymarket saw a huge dip in the average Days on the Market (DOM) in April. Last April 2013 the DOM was 79 days for all home types. This April it dropped to 50 days, a -36% decrease.

Let's take a look at the local market for upscale homes (over $450,000). One way to do this is to look at the sales of 4 bedroom homes. While, not all 4 bedroom homes fall into the upscale category, this narrows it down.

In April, the Median Sold Price for 4 bedroom homes in Gainesville rose to $488,000, a +7.8% increase over last April. In Bristow it was $467,500, (+7.5% increase) and in Haymarket it rose to $582,000 (+30.5% increase)! This tells us that the overall price gain is strong in single family, detached homes and not driven by townhomes and smaller homes.

On the subject of upscale homes, it's always interesting to look at the trends for the sales of million dollar or luxury homes. Because there isn't a huge amount of sales in the Haymarket area, or even in Prince William County, a more accurate comparison would be to look at the entire Northern Virginia region.

Over the past 5 years, there has been a steady increase Year over Year (YOY) in the Market Activity or Closed Sales in the late Spring and early Summer months for homes prices between $1 and $2.5 million dollars in Northern Virginia. This curve, with high Spring numbers, is common for all real estate activity as sales generally pick

up during these months anyway. However, despite reports of economic woes, there was still an increase of million dollar homes sales each year since 2009. Last May 2013 there was a +68.2% increase with 180 million dollar homes sold compared to 107 in May of 2012. The Days on the Market for May 2013 was 85 days ... not too bad for the price range. We'll see what this May has in store. The conclusion: million dollar homes are selling more and now is a good time to put them on the market.

Lake Manassas

Lake Manassas is a luxury gated community located off Route 29 in

Gainesville, behind the Wegmans plaza. Bordering the 1000+ acre Lake Manassas, residents of its over 550 homes enjoy a resort-style lifestyle with access to Stonewall Golf Course, swimming, tennis, fishing, play areas and wooded walking trails.

How did the housing market fare in Lake Manassas for the first third of 2014? Here are some highlights based on all single family home sales in Lake Manassas from January 2014 through April 2014. • Closed Sales during this period ranged

from a low of $575,000 to a high of $915,000.

• There were 3 homes sold in January, 2 in February, 1 in March and 3 in April of 2014.

• The Median Sold Price for this period was $650,000 and in 2013 it was $647,900 (a .32% increase).

• The average Days on the Market (DOM) so far in 2014 was 58 days compared to 66 days in 2013.

How is May doing so far?As of May 19th, 2014 there have been 22 properties on the market. Of that 18 are active, 4 under contract and 0 have sold.

Of those currently under contract, the Median LIST Price was $627,450.

What we are seeing in Lake Manassas is similar to that of other communities in the area—the inventory is up this Spring and there is a slight shift towards a buyers market. However, prices are remaining stable and sales have picked up. In Lake Manassas, there is a such a wide range of properties and fewer sales that the Median Sales Price won't always be an accurate indicator of market status there.

A good agent will guide you through this and perhaps recommend an appraisal. It’s important to set the right price from the start. Buyers in this range know what else is out there and are savvy enough to make comparisons.

2. Use high quality photosBuyers are eliminating homes online before they even contact their agent. They can tell just by the photos! Your home needs to be prepared for sale, staged if necessary and photographed professionally using technology that translates well online.

3. Be mobile friendlyMobile access is critical. Potential buyers who drive by homes that are for sale want information about that home instantly—that’s how they are used to getting it. They want to see a QR Code or Mobile Access Code to get all the vital information about the house—including photos.

4. Use internet marketingWe know most buyers start their search online, especially if they have experience with previous real estate transactions. Buying an upscale or luxury home in the Haymarket area—or any home for

that matter—is a big deal. Your Realtor will work with the listing agent to provide you with all the details of the home you want to purchase. This is when a professional inspection and miscellaneous tests and background checks are performed. However, most of these are done AFTER you've made an offer.
