INSIDE THIS ISSUE

g Summer is in full swing but in just a few short weeks it will be “back to school”. As a parent of two elementary age

children, we are happy with the Prince William County School system so far and are optimistic about another good year.

From a real estate point of view, we know that schools play an important role in home value. In a 2013 National Association of Realtors survey, when asked what’s important in deciding where to live, 74 percent of buyers said "high quality public schools".

As homeowners, you may be happy knowing that our local public schools, as well as some fantastic private schools, help make this area attractive to home buyers—which helps to maintain the value of your home.

Having said that, I’d like bring attention to some unique school accolades I’ve learned about through community connections. These kudos won’t show up on national school rating sites like GreatSchools.com but certainly make me proud to be a resident and parent in our community. It’s also news I am happy to share with potential buyers new to the area.

Whether you’re a parent with school age children or not, this is good news. Here are just a few things I found praise worthy:

• Prince William County Public Schools got the FIRST PLACE national ranking in the 2013–14 Digital School Districts Survey (in the

category of student population 12,000 or more) for “best serving students and families through emerging digital technology”.

• Gainesville Middle School’s Drama Department consistently delivers outstanding performances. Last year the GVMS advanced drama students performed “The Little Princess” at Virginia Theatre Association’s only state festival and, after a standing ovation, came home with the Silver Trophy.

• Patriot High School received national certification for its Project Lead The Way, a world-class STEM (science, technology, engineering, and mathematics) program designed to expose students to university engineering

courses at the high school level.• The Reagan Middle School Archery

Team, in only it’s second year, qualified for the National Tournament in Louisville, KY in May. After placing well both as a team and individually, they are now moving on to the World Tournament being held this month in Madison, WI. Good luck Reagan!

• Girls on the Run, a fitness and wellness program offered at some local elementary schools including Buckland Mills, is close to home because my own daughter participates. This program builds confidence and includes training for and participating in a 5K run.

Recently released market data for the Haymarket area reveals that the real

estate market has made some interesting changes so far this year compared to last year. With the end of June, we now have a six month analysis or YEAR to DATE REPORT that we can use to compare to the same six month period last year. There are two significant things that I am noticing.

First, there are many more NEW LISTINGS, or homes that came on the market so far this year compared to last year, meaning inventory is up.

In the region, Prince William County had a +24.2% increase of new listings in June compared to last June 2013. And, the Year to Date Report (6 months) shows a 16.7% increase in new listings this year so far compared to last year.

On the local front, Haymarket, Gainesville and Bristow all show similar rises. Bristow had the greatest surge in June—with a +47.5% rise in new listings compared to last June. Last year in June there were 59 new homes listed in Bristow. This year there were 87. Overall, Bristow had a +28.2% increase in the Year to Date Report. So, a lot more houses have come on the market in our area with many still active. If this continues, a shift in the market will favor buyers.

This escalation is mostly due to seller confidence and property appreciation validated by the consistent rise in home values over the past three years.

The second thing I have noticed in recent market trends is that SOLD LISTINGS, or number of homes sold,

declined compared to last year. While Haymarket did fare well in June with a 15.4% increase in home sales over last June, Haymarket, Gainesville and Bristow ALL had a decrease in home sales in the Year to Date Report. Gainesville had the greatest loss at -13.4% in Sold Listings compared to last year (see sidebar).

However, despite this rise in housing inventory and decline in sales, home prices STILL increased over the past six months compared to last year. The Year to Date MEDIAN SOLD PRICE in Haymarket

rose by +4.8%, in Gainesville by +2.2%, and in Bristow it was +6.4%. So, we are still experiencing a steady, healthy market.

Nonetheless, if these trends continue, we may start to see prices stabilize or even drop in the second half of the year.

There are so many factors beyond the obvious (seller confidence, winter weather) that may be contributing to shifts in the market. We'll watch what happens in the second half of the year.

Looking at the big picture, there are all kinds interesting factors occurring nationwide in seller and buyer behavior. There is a buzz about Millennials living with their parents longer but in the coming months will hit the market in droves as first-time home buyers. The large baby boom generation is now in downsizing mode. International investors are buying increasing numbers of U.S. residential real estate in metro regions. And new Virginia lending programs will allow more flexible borrowing options. All of these things will eventually impact our local market.

NEIGHBORHOOD SPOTLIGHT

Piedmont

The Piedmont community is located mostly in Haymarket but spans into

Gainesville with a gated back entrance at Catharpin Road. Piedmont is made up of over 1600 homes with community amenities that include a year-round indoor swimming pool, two Olympic size outdoor pools, tennis courts, a full-service athletic and fitness center and the beautiful Piedmont Golf Club with an 18-hole championship golf course designed by Tom Fazio.

How did the housing market fare in Piedmont for the first half of 2014? Here are some highlights based on all single family home sales in Piedmont from

January 2014 through June 2014. • CLOSED SALES during this period

ranged from a low of $398,000 to a high of $870,000.

• There were 2 homes sold in January, 3 in February, 2 in March, 2 in April, 10 in May and 12 in June.

• The average DAYS on the MARKET (DOM) so far in 2014 was 67 days compared to 39 days in 2013.

• The MEDIAN SOLD PRICE for this period was $578,000 and in 2013 it was $535,000 (an impressive 8% increase).

How is July doing so far?As of July 25th, 2014 there have been 45 properties on the market. Of that 29 are active, 14 under contract and 2 have sold.

Of those currently under contract, the MEDIAN LIST PRICE was $625,000.

What we are seeing in Piedmont reflects what I have noticed in the region as a whole—inventory is up, there were fewer closings early in the year and homes are on the market for a longer period of time. It could be that the with the long winter, our

typical spring market just got a late start. What we normally see in the early spring was pushed up to the later spring as seen in the spike of sales in May and June.

However, despite all of this, the Median Sold Price still increased 8% over 2014 which means the outlook is good.

Would you like see your house featured here?According to a 2013 National Association of Realtors Profile, 80 percent of buyers who buy detached single family homes are GenXers and Younger Boomers (aged 34 to 58). When buying a home, this age group was also found to have the shortest move distance from previous home to new home (7 to 12 miles), so they are staying somewhat local.

This means that if your home is for sale, marketing it to a local audience is critical. If you are thinking about selling your home, call Bryan Garcia. His team will market your home through all the traditional outlets but in addition, it will be featured in this local publication as well as online at HaymarketHomeowner.com reaching a broader audience.

I am thrilled with the recent retail development and the expanding variety of eateries, shopping and activities new to the area. However, there are a few local favorites—some that have been around for many years—that I would like to recognize. These eight establishments, mostly family-owned, are small businesses that help our community thrive. Whether you’re new to the area or have been here for years and just haven’t stumbled upon them, give them a try. As with my previous “best of ” lists, these are just a FEW favorites of many fantastic local spots.

Desiderio Italian-American GrillDesiderio, located in the Harris Teeter Plaza in Gainesville, is family-owned and operated and is now celebrating their fifth year serving the Gainesville and Haymarket area. It takes owner Rick Marrero’s “Italian-American” heritage and combines it with his over 20 years of experience in the restaurant industry. Desiderio prides itself on their homemade menu items and “secret” family recipes including Ricotta Cheesecake and Grandma’s Meatballs. The atmosphere is stylish, warmly lit and offers lovely outdoor dining. Desiderio hosts wine tasting events and mixers and has a “Supper Club” with member-only perks.

AKT Nourish AKT Nourish (aka Annie’s Kitchen Table)is a brand new, family-owned little market and eatery located on Washington Street in the center of town. Dine indoors or outside

for breakfast or lunch in this sweet space complete with white tablecloths. Or, enlist a personal chef and order your meals ahead online. The “farm to fork” menu, made from fresh, local ingredients changes daily and is posted on the website. Owner Anne Thomas takes pride in what she’s doing and it shows! Open 8:30 a.m. to 3:00 p.m. Monday through Saturday.

Balans StudioBalans, a locally-owned fitness studio also located in the Harris Teeter plaza in Gainesville, is more than fitness—it’s about wellness, nutrition, style and community. When you enter, a soothing aroma, the sound of trickling water and the sleek, “green” inspired atmosphere feels more like a spa than a typical exercise studio. A unique blend of classes for all levels includes Yoga, Barre, TRX® and Mat Pilates. Personal training, nutritional guidance and workshops are also available. A simple online class reservation process allows flexibility for hectic lifestyles as you can sign up for whatever class suits your mood or schedule that week.

Details: A Unique Gift BoutiqueFounded in 2002, locally-owned Details (pictured at right) was originally focused on products for the home but in recent years it transitioned into a chic gift boutique. Located just a block from Washington Street in Haymarket, this quaint shop occupies two floors of an old farmhouse. It features iconic brands and trending favorites like Alex and Ani®, Pandora®, Brighton® and Vera Bradley®, as well as a variety of hand-picked clothing items and a mix of unique accessories. Here you will always be greeted by a friendly sales associate eager to help you find the perfect gift—even if it’s for yourself!

Blue Ridge Seafood & CrabFamily-owned and operated for 35 years, Blue Ridge Seafood is the area’s only authentic “seafood shack” complete with the atmosphere—picnic tables, paper table coverings, dated furnishings, pitchers of beer, and peel-and-eat shellfish of all varieties. It can get crowded, especially on a Saturday night, but the seafood is scrumptious and the prices are reasonable. Favorite menu items include the Garlic Crabs, Hard Shell Blue Crab, Spiced Shrimp Basket and the Hush Puppies are not to be missed! Located on Route 29 just past Wegmans.

Pickle Bob’s Soft Serve Ice CreamPickle Bob’s has been a Haymarket landmark since 2003. Although it recently changed hands in ownership, it’s still the number one spot to head to after the soccer game! Located on the corner of Route 15 behind the Sheetz, you can’t miss it’s unique storefront and the pickle mascot. At Pickle Bob’s there are countless ways to enjoy your creamy, soft serve ice

Bridgett Wilson Designs: staged to sell; designed to dwell

"Staged to sell; designed to dwell",

is an expression in the home decorating world, and it describes one northern Virginia business perfectly—Bridgett Wilson Designs.

Based in Gainesville, Bridgett Wilson Designs owner, Bridgett Wilson explains, "Are you getting ready to sell your home and looking for ways to help it sell quickly, for a good price? That's the 'staged to sell' part of my decorating business."

Among her services, Wilson offers a one-hour 'Walk and Talk Consultation' where she walks through soon-to-be-on-the-market homes with owners. As they go from room to room, they discuss ways

to stage each room when selling. Bridgett creates a list of suggestions, and then emails it to the homeowner for them to do.

The goals of home staging are to attract potential owners, and show off key features of the home; this is what the homeowner and Wilson discuss during a consultation. "I approach home selling from a

decorating point-of-view," Wilson says.Bridgett also offers staging packages

where she stages rooms or whole homes. "My kitchen and bathrooms staging package is very popular," she states.

Switching gears, Wilson decorates and redesigns homes for homeowners, too.

"I do paint color consultations, drapes, furniture selection, placement, and hang art for clients looking to create a beautiful home for themselves and their families," Wilson says.

"When decorating a home for a client who wants to update their existing or new home, add color or create a cohesive style, I'm working on the 'design to dwell' concept," Wilson comments. "I believe it's important to live in a nice space. I believe that every home can be beautifully decorated on a budget," she summarizes.

Bridgett specializes in interior redesign, home staging, color consultation and decorating. For more information visit bwilsondesigns.com.

Summer is a time to slow down and rejuvenate—it may be a visit to the

ocean, the lake or just spending some peaceful time at home. It’s also a good time to start thinking about fall projects like painting and decorating. Whether you are preparing your home for sale, decorating a new home or just looking for a change, the elements of nature and the tranquility of the seaside can provide inspiration.

Paint companies like Benjamin Moore, Sherwin-Williams and Behr review all of these elements and more to create their annual color trend themes and brochures.

For example, the experts at Benjamin Moore study how we live, attend furniture markets, and watch the runways of high fashion in order to put together their annual color trend palettes. This year there seems to be an affinity with the sea and simplicity of nature in the themes.

Behr, exclusively carried by Home Depot, has four 2014 color trend themes. The most tranquil of the themes was inspired by the colors of the coastline, Seaside Harmony: sea glass greens, warm

In fact, the 2014 Benjamin Moore Color of the Year: A Breath of Fresh Air says it all in its name. A cheerful, light blue, this color is reminiscent of the sky on a summer day and looks great with classic white trim. It's versatility proves that neutral can go beyond beige walls.

From a real estate perspective, buyer surveys consistently tell us that a project as simple as a fresh coat of paint on the front door can dramatically increase curb appeal and add value to your home.

In the Nation, what matters to us iswhat matters to you.

When it comes to protecting what you love, it’s not what you know, but who you know. Someone who cares about what you care about. At Nationwide Insurance, we call them agents. You’ll call them friends. We put members first, because we don’t have shareholders.

Join the Nation where protection is personal.
