Creating either a tra-ditional design or amodern one is

straightforward. Creating aspace that marries the twostyles can lead to a designdivorce. If done incor-rectly, the outcome can beawkward — but if donewith care, the results canbe truly amazing.

I put this principle towork during a recent proj-ect for clients Anne andJeff, who had a largeground-floor living roomwith a large problem. Theroom was packed with mis-matched furniture and jar-ring styles: chic sofasrubbed elbows with ornatechairs, modern artworkhung alongside antiquepaintings.

Unsure how to make it allgel, Anne and Jeff asked if Icould help them unify theirold and new pieces and turnthe discordant room into aharmonious space.

The couple had a con-temporary chocolate-

brown sofa and loveseatthey wanted to keep. So, Idecided to start the processwith those two pieces, bring in some of their an-tiques and make every-thing speak the samelanguage with color andpattern. To this end, I se-lected a palette of brightcolors (creams, greens, blues and yellows) andchose a variety of bold fab-rics (linens, paisleys andweaves).

My next task was to givesome of the older pieces anew lease on life. I sent outan antique sofa and twocane chairs to be paintedwhite and reupholstered —a blue/green woven fabricfor the sofa and a funkypaisley for the chairs. I alsocut an old dining-roomhutch in half and paintedthe bottom turquoise-blue— a color you wouldn’tnormally see on such a tra-ditional piece.

I then organized theroom into separate zones

and brought in new fur-nishings. I created a read-ing area by the room’s glassdoors, which I furnishedwith new shades in a dis-tinctive arabesque pattern.I put the repurposed an-tique sofa against one walland flanked it with twowhite bookcases. I also putin a new round wooden

table, two white and Lucitechairs and hung a cool, globe pendant light aboveit all.

Next to this, I created alounge area with the brownsofa and loveseat. I added asquare glass coffee table, the two antique cane chairsand a floor lamp with anostrich-feather shade.

Above the main sofa, I cre-ated a gallery of the cou-ple’s artwork thatcombines both traditionaland modern pieces. Thewhole seating area faces awall that houses the repur-posed turquoise hutch, which now holds a flat-screen television.

I moved Anne and Jeff’spiano into a corner besidethe seating area and chosea large, ornate wall mirrorto anchor that area. I thenrepurposed an existingchandelier by painting itwhite and hung it abovethe piano. Beside the piano,I created a small seatingarea with a white leatheregg chair and an arc lamp.

I also put in accessories,

like carvings, bowls, vasesand pillows, to mix thingsup even further.

Life is about appreciat-ing the past while embrac-ing the present, and thesame can be said for gooddesign. By mixing colors, patterns and styles, Anneand Jeff’s space went fromeccentric to eclectic. It isnow the perfect marriageof old and new — and I’lltoast that union any day ofthe week.

For more than 40 years,quality-driven contrac-tors have relied on

SealMaster for all of theirpavement maintenance, products and equipmentneeds. With more than 65manufacturing and distribu-tion centers throughoutNorth America and in morethan 60 countries, SealMas-ter is one of the most recog-nizable names in pavementmaintenance throughoutthe world.

A franchise was broughtto Hawaii in 2003 and sincethen, the company hasbeen making products de-signed for Hawaii’s condi-tions. Today, SealMasterHawaii is the one-stopsource for pavement main-tenance products andequipment. With every-thing under one roof, con-tractors save valuable timeand money on the prod-

ucts, tools and equipmentneeded to do the job right. They are staffed by profes-sionals trained to providethe best possible customerservice.

The heart of an effectivepavement maintenanceprogram includes periodicsealcoating with an as-phalt-based emulsion pave-ment sealer. SealMasterpremium quality pavementsealers are proventhroughout the industry, with more than 500 milliongallons applied worldwide.

CCrraacckkffiillll ((CCrraacckkMMaasstteerrSSuupprreemmee))

Once moisture pene-trates the asphalt, it will de-teriorate the underlyinglayers, eventually causingfailure. One of the majorways moisture penetratesasphalt is through fatiguecracking, which occurs in

areas subjected to repeatedtraffic loadings (wheelpaths). This cracking al-lows water into the pave-ment, which slowly breaksit down until it forms a pot-hole. SealMaster Hawaiiprovides cold and hot pourcrack sealants, such asCrackMaster Supreme, thatwill stop moisture. Thecompany also provides allnecessary tools and equip-ment to get the job done.

AAsspphhaalltt RReeppaaiirr ((PPaattcchh--MMaasstteerr))

If cracks are not re-paired soon enough, a pot-hole may develop.Potholes are bowl-shapedholes of various sizes inthe pavement surface.SealMaster Hawaii has ahigh-performance potholepatch, PatchMaster. Thisproduct can be placed inany weather and is easy to

use; just pour and packdown tightly.

OOiillss ((PPllaassttii--PPaavvee,, SSSS--11hh,,CCQQSS--11hh))

A couple years ago, Seal-Master Hawaii invested inan asphalt mill that gave itthe ability to make all an-ionic and cationic emul-sions, and custommanufacture any asphaltoil needed for a job. Seal-Master Hawaii also is theonly manufacturing facilitywith oil that meets statespecifications. SS-1H (tackcoat) is an anionic asphaltemulsion designed for useas a tack coat for patching, paving and coatingprocesses. SS-1H is avail-able in 5-gallon pails andcomes in any bulk quan-tity. Tack coat acts likeglue and binds the hot as-phalt to the current sur-face. It is sprayed in thepatch area and around theedges.

CQS-1H is a cationic as-phalt emulsion designedfor use in slurry seals.Plasti-Pave Pavement Re-juvenator is an acrylic re-

inforced asphalt emulsionsealer and rejuvenator de-signed to preserve andprotect, as well as beautify, pavement surfaces.

SSeeaallccooaatt ((RReeaaddyy--TToo--UUssee,,OOppttiiPPaavvee PPlluuss))

Asphalt pavement ismade up of asphalt binderand rock. Almost immedi-ately after paving, the as-phalt binder combines withoxygen and becomes brit-tle or oxidized, leading tocracking and deterioration.Sealcoating protects

against oxidation. An un-sealed pavement allowswater to penetrate thepavement structure lead-ing to base erosion and, ul-timately, pavement failure.

Sealcoating provides aprotective barrier to stopwater penetration. Also, ifleft unsealed, oil and gaso-line will soften and deterio-rate the exposed asphaltbinder. Sealcoating pro-vides a protective barrierthat resists attack from oiland gasoline.

SealMaster Hawaii pro-vides two main sealcoatproducts: SealMasterReady-To-Use and Opti-Pave Plus. These productsare made with local mate-rials at the company shopin Mapunapuna.

Pavement maintenanceis simple with the help ofSealMaster Hawaii. Talkwith a professional at Seal-Master Hawaii (808-839-2782) or visit the companyshowroom at 2927 Moku-moa St. in Honolulu.

Hawaii’s weather isgreat — exceptwhen it comes to

the wear and tear on ourhomes. Most of all, the roofon the typical Hawaiihome usually takes a beat-ing.

As a licensed roofingcontractor, TropicalWholesale has helpedthousands of its clients’roofs across the state lookgreat and hold up to thetough Hawaii climate.

When it comes to dura-bility, beauty, value andsafety, nothing beats ametal roofing system inthe long run. The historicaluse of metal as the mostpopular roofing materialprimarily focused on keep-

ing construction costs low.The standard single-wallconstruction and light-weight framing prevalentin Hawaii constructionwere an ideal match withmetal, since the averagemetal roofing systemweighs in at less than 2.5pounds per square foot! And despite its lightweightfootprint, metal is a super-heavyweight when itcomes to longevity andstrength. Improvementsover the past 30 years inmetal roof design and en-gineering have created theonly highly wind resistantsystems that survived re-cent major storms. In fact,Tropical Wholesale hadinstalled more than 200

metal tile roof proj-ects prior to Hurri-cane Iniki in 1992.Winds in excess of175 mph wererecorded duringthis storm nearlytwo decades ago,and thousands ofhomes were com-pletely destroyed. In the case of Trop-ical’s many metalroofing projects, however, not a sin-gle home lost evenone square foot ofroof cover, andmany homeownersstated in writingthat their homeswere saved fromdestruction by theroofing materialsTropical had in-stalled.

“These roofshave longer panels— up to 20 feet — and areapplied with 3-inch heavyduty metal screws thatwork to develop wind re-sistance ratings as high as235 mph, according to lab-oratory tests,” saysMatthew Houar, owner ofTropical Wholesale. “Ourclients learned first-handthe value of a wind-resist-

ant roof during HurricaneIniki. And as a bonus, theseroofs look great, just like amuch heavier masonry tile. But instead of weighing inat 20-plus pounds persquare foot, they are lightfor every structure.”

Tropical Wholesale’smetal roof systems areavailable in attractive tile

profiles, with smooth- orlight-aggregate finishes, and come in more than adozen different colors. They are also available in ashingle–type format, aswell as traditional ribbedroofing — a good solutionfor some homes with alow-slope roof design. Andthe premium metal roofing

Tropical Wholesale in-stalls comes with superiorwarranties, including war-ranties for paint and finish.

“When it comes to agreat roof for our Hawai-ian climate, you reallycan’t beat metal in the longrun,” Houar says.

Redesigning yourbathroom could bethe most effective

way to reduce the risk ofa serious accidents inyour home. There areabout 25,000 accidents inthe bathroom each yearin the United States —many of which occurwhen residents attemptto step into their tubs.

To solve this problemin the traditional way, acontractor would takeout the tub and change itinto a shower pan, allow-ing for easy access thatwould cost thousands

and normally take aboutone week to finish. Youneed to plan for thedown time, mess and has-sles associated with thistype of job, which in-cludes the demolition ofwalls and the removal oftubs. If you have onlyone bathroom, this couldbe a nightmare.

At All Island Bath, wehave a solution that is afraction of the cost, takesonly three to four hours, allows for the tub to beused a few hours after in-stallation and comes witha lifetime warranty.

It’s called a Cut Out.Our trained technicianscut out a section of yourtub — 25 inches wide by8 inches deep — leavingan easy-access openingthat greatly reduces therisk of an accident.

Thanks to our 20 yearsof experience using state-of-the-art restorationtechnology, All IslandBath has many creativemethods that save Real-tors, hotels, propertymanagers and homeown-ers time and money.Over the years, we haverestored or lined more

than 30,000 tubs —which equates to 7.5miles in height if youstacked the tubs atopeach other.

Here are some of themethods we employ inbathroom restoration:

• Bathtub and wall sur-round resurfacing. Resur-

face your worn or stainedbathtub or wall surround, giving it a new look.

• Illusionite SimulatedStone. Transform yourcountertops from lami-nate or tile to a granite-or corian-like look.

•Bathtub and Wall sur-

Island Style Furnishings ofKaneohe is the exclusivedealer of Australis Leisure

brand all-weather furniture, which was developed in the landdown under to withstand thecountry’s harsh environment.

The key to the furniture line’s

success has been choosingdurable and appealing materials.Merbau wood (also known askwila) was regarded as one ofthe most durable and stable tim-bers in the world. It grows inNorthern Australia and acrossSoutheast Asia. It is well known

as the wood ofchoice forbuilding docks, decks andflooring. Mer-

bau is the perfect wood for out-door furniture. It is twice as hardas teak, which makes it resistantto abrasion, pitting or roughen-ing.

Prior to manufacture, merbauis kiln-dried to a moisture con-tent of 12 percent. This stabilizes

the structure of the timber so itdoesn’t warp or crack. The fur-niture contains reddish-browntannin, which gives it its charac-teristic color. This tannin makesthe wood naturally rot-resistantand insect-proof. The furnitureis constructed using mortise andtenon joints with cross dowel-ing. This prevents loosening ofthe components over time. Allthe hardware is corrosion-resist-ant 304-grade stainless steel and

nickel-plated brass. The assem-bly, prepping and finishing areall done at the company’s Ka-neohe facility.

Nothing is as effective ingiving a home a newlease on life as a fresh

coat of paint. Painting is also oneof the most cost-effective waysto give your home “curb appeal”if you’re planning to sell.

Probably the most importantfirst step if you are ready topaint the interior or exterior ofyour home or office building isto ensure that the painting con-tractor you choose is experi-enced and licensed. Price isvariable depending on the extentof prep work involved.

“A painter who just wants thejob may quote low, but the homeor business owner may end uprepainting because the surfaceswere not properly prepared,”

says Island Budget Paintingowner Ted Wexler, who hasmore than 37 years experience in

the business. “There are alsomany different kinds of paintingproducts on the market today,

and you want to be sure you arebeing guided to make the rightchoice.

“Another important phase ofany paint job is choosing theright colors. Color choice istricky because of the effect oflight on surfaces,” he continues,“the same color paint can lookdifferent on walls in the samehouse depending on the lightsource. Samples can also be de-ceiving. This is where experi-ence makes the difference.

“Today everyone is con-scious of the quality of theproducts we use in terms ofsafety and emissions,” Wexlersays. “In order to be sure we arecompliant with regulations aswell as sensitive to the needs of

clients, we actuallytake certificationtraining to becomeaccredited by theEnvironmental Pro-tection Agency.”

Wexler’s choice ofname for his com-pany is consistentwith his mission, which is to supplythe best possibleservice at the lowestpossible price.

“If a home or busi-ness owner is inter-ested in finding outwhat a job will cost, I

encourage them to simply callme and I will respond quicklyand meet them at their home orbusiness to give them an on siteestimate.”

Island Budget Painting isknown as one of the most com-petent, diversified companies inthe business. They are experi-enced in residential projectsfrom simple exterior and interiorpainting to luxury homes inwhich they work closely with theinterior designer and architect. They have also completed nu-merous large commercial proj-ects and townhome complexesover the years.

In addition to painting,Wexler’s company also can re-pair concrete, wood and dry wall, plus remove wall paper, which hepointed out can be a big moneysaver for the client in eliminatingthe need to hire another contrac-tor.

Homeowners reno-vate for two basicreasons: money and

fun. Or, more precisely, they undertake home im-provements to improvetheir home’s resale valueor their enjoyment of theirhouse. The best home im-provements, however, areones that deliver on bothobjectives.

Americans will spendnearly $141 billion on re-modeling in the first half ofthis year, according toHarvard’s Joint Center forHousing Studies. If you’llbe among the many home-owners opting to improve, rather than move, you maybe wondering what reno-vations are likely to giveyou the best balance of en-

hanced resale value andimmediate enjoyment.

Here are five home im-provements — frombudget-friendly to bigbudget — that providenoteworthy return on in-vestment (ROI) in terms ofincreased value and im-proved enjoyment:

1. SkylightsYou can lower your elec-

tric bill by installing sky-lights that will reducedependency on artificiallight and fill your homewith natural light. You canobtain quality, energy-effi-cient, “No Leak Skylights”from Velux for around $800per unit for a standard fixedskylight with flashing kit.You can find a local in-

staller to provide a cus-tomized cost estimate atwww.veluxusa.com. Interms of positive energy, the mental and physicalhealth effects of exposureto natural light are well-documented. They’re alsoan effective privacy pre-server for bathrooms whereyou might not want a wallwindow. Skylight and suntunnels (skylights that usereflective tubes to bringsunlight into rooms withoutdirect roof access) not onlyenhance the energy effi-ciency of your home, theyjust may make you feel bet-ter about living there.

2. DecksWhether you go for

wood or composite, adding a deck is a greatway to boost resale value, expand your living spaceand up your enjoyment ofyour home environment. On average, homeownerswho add a wood deck canexpect to recoup morethan 80 percent of its costwhen it comes time to sell, according to RemodelingMagazine’s 2009-2010 Costvs. Value Report. Compos-ite deck additions returnabout 71 percent at thetime of resale.

3. KitchensIt makes sense that the

room where most familiesspend the bulk of theirtime would be a popularremodel — and one thatpays off big in terms ofvalue and comfort. Even aminor kitchen remodel —costing about $21,000 —will return about 78 per-cent of its value on resale, according to RemodelingMagazine. A major kitchenjob, costing around$57,200, will recoup about$41,200, or 72 percent.

4. BathsWhether you’re tackling

a major job that involvesknocking out walls andchanging fixtures, or justmaking cos-metic improve-ments likeu p g r a d i n gfaucets and re-painting, re-modeling abathroom goesstraight to theheart of ourcraving for com-fort. Americansview their bathsas far more thana place to getclean and takecare of other ne-cessities. Even ifyou’re not creat-ing a home spa, improving thebathroom is

sure to boost your home’sresale value and increaseyour satisfaction with theroom. Remodeling Maga-zine says the average bath-room remodel costs around$16,100 and returns up to 71percent of that cost at thetime of sale.

5. Basement/attic remodelWith more families

staying put in the homesthey have, rather thanmoving up to largerhomes, many Americansare looking for ways toexpand their living spacewhile staying in place.Attic and basement re-models are great ways to

add usable, livable spaceat a fraction of the cost ofbuilding an addition. Thelingering effects of theGreat Recession havemultiple generations liv-ing together under oneroof again, and many ofthese families create bed-rooms, bathrooms oreven family rooms in un-finished attic or base-ment space. Everyoneappreciates the extraroom, and attic renova-tions and basement re-modeling yield resalereturns of 83 percent and75 percent, respectively, according to the Costvs.Value Report.

Anew home: It’s yourchance to personal-ize your living space

with details that suit yourtaste and personality. Or,so you think. Manybuilders only allow you tochoose colors; and offerlimited options beyondtheir builders’ grade mate-rials. Or, if you’ve pur-chased a previously ownedhome, it too is most likely

equipped with many basicoptions.

Luckily, it’s easy to bustout of builder basics andadd a few easy and inex-pensive updates to makeyour cookie-cutter homestand out from the rest. And what better place tostart than the heart of yourhome — the kitchen?

“A minor kitchen re-model is really one of theeasiest ways you can makethe most of your home —while also giving it yourown personal style,” saysDanny Lipford, renowned

home im-provementexpert andhost of thenationallysyndicatedTV show,T o d a y ’ sHomeownerwith DannyLipford.

Not surewhere to

start? Lipford recommendsthese four projects:

1. Cool countertops. If your kitchen is like

most, you probably havelaminate countertops, since they are available in avariety of colors and pat-terns and are relatively in-expensive. However, theylack style and scratch andbuckle easily. To give yourkitchen a high-end look, consider updating yourcountertops with a moreresistant surface, such assolid surface, a molded

resin that is stain-resistantand mimics the look ofconcrete; marble, which inaddition to its naturalbeauty is heat-resistant; orengineered stone, which isa mix of quartz and resins,to create an extremelydurable and fashionablesurface.

2. Fabulous faucets. Does your faucet have a

pullout spout with a beau-tiful finish that coordinateswith the rest of your decor? If not, it’s time for an up-grade. For less than $200,you can easily swap yourno-frills faucet for one thatadds functionality andfashion. Moen offers a vari-ety of stylish high-arc pull-out kitchen faucets withnew innovative finishes, such as the Neva pulloutfaucet. Available at Lowe’s,Neva features Moen’s twonewest finishes — SoftGrip and Spot Resist.

3. Luxurious lighting.Fluorescent lighting in

the kitchen is a staple for

many builders since it’sfunctional and inexpen-sive. However, it’s notvery aesthetically pleas-ing. Luckily, replacing flu-orescent lighting is asimple project that will in-stantly make a style state-ment in your kitchen. Tryone of these options:Track lighting, which is afixture that sits close tothe ceiling, but featuresmultiple decorative lampsin a row; pendant lamps, which extend down fromthe ceiling like a chande-lier; or mini pendantlamps, which offer asmaller version of a pen-dant and are available in avariety of styles and de-signs; are all ideal andeasy-to-install options.

4. Wonderful walls. Are your walls still white

or beige, plain slabs?Adding color and texture isan easy way to make a dra-matic difference. Painting isthe simplest tactic — andby using a high-qualitypaint, in a semi-gloss oreggshell finish, you can ad-ditionally make your wallseasier to clean. However, don’t stop there. Addingtextures with updates, suchas wainscoting, crownmolding or even a tile back-splash are easy enough fora DIYer — and can be costeffective as well.

When you start ahome business, you will probably

set aside one room or areaof your house to be your of-fice. This is the place whereyou’ll handle general busi-ness, customer relations, shipping and delivery ofproducts and services, pay-roll and many other detailsthat pertain to your com-pany.

Of course, this room isalso in your house, so youwant to make sure it looksgood in case you have cus-tomers stop by, or if friendsor relatives stay over.

Setting up your office sothat it is functional andlooks nice is important, butbecause you’ll be spendinga lot of time in there, youshould make it comfortableas well. Here are some tipson how to make your homeoffice functional, yet funand stylish.

• If you have young chil-

dren at home, designatingyour office separate fromthe rest of your house witha closed door, or a standingpartition, can help yourchildren learn that you are“at work” and not to be dis-turbed unless they have anemergency. If you plan touse your office space forfamily business as wellafter work hours are over, consider making a sign in-dicating you are busy work-ing to hang on the door orpartition.

• Your desk probablywill be where you spendthe majority of time in yourhome office, which meansyou need it to match yourstyle perfectly. Your officechair needs to be comfort-able, but you also want it tomatch the decor as well. You can choose a HONVolt or HON Ignition chair, picking from more than 30different fabrics and colors, allowing you to match your

decorating scheme andcomfort levels. Visitwww.officedepot.com/cus-tomdesign to see how aHON chair can enhanceyour home office space.

• Decorate your office incolors and materials thatwill help keep you operat-ing efficiently, but alsoallow you to enjoy the timeyou spend working. For ex-ample, yellow is consideredto be a stimulating color, orange encourages creativ-ity and green provides acalming influence. Depend-ing on the energy level youwould like to have in youroffice, consider using filefolders, binders, picturesand wall paint to bring col-ors into your office thatwould enhance your pro-fessional emotions and be-haviors.

• Keeping your home of-fice free of ground clutter iskey, especially if you pace

while talking on the phoneor while brainstorming abusiness idea. Make sure allyour electronic cords arebundled and tucked awayunder your desk so youaren’t tripping over themwhile chatting with a clienton the phone.

• Get organized with acubby hole or filing drawersystem, which will help

keep the paperwork offyour home office desk areaand also help you find filedinformation quickly andeasily if you were to have acustomer catch you by sur-prise on the phone. Theseitems are available at officesupplies stores such as Of-fice Depot.

As you get your com-pany up and running in

your home office, don’t for-get to add little personaltouches to make it feeleven more comfortable. After all, you might bespending a lot of time inyour office, so there’s noth-ing wrong with having in-spirational photos or a deskplant or two to provide youwith the pleasant atmos-phere you need to get yourwork done.

With more and morepeople staying put intheir homes, home-

owners have realized the im-portance of creating a spacethat is meaningful to them andtheir families.

Heirlooms and vacation trin-kets are no longer hidden inclosets and cupboards, butrather displayed to tell a story.Paired with the onset of do-it-yourself programs aimed at in-stilling design confidence in all, this new zeal is leading every-one to stop asking, “How doesthis look to you?” and start ask-ing “What does this say aboutme?”

Adding personality to a spaceshouldn’t be a difficult task.Look in your closet, jewelrybox or to your favorite homeaccessories to get a sense ofwhich styles and colors attract

you themost. Ifyou’re get-ting mixedsignals be-cause youlove yoursleek blacksuit asmuch as your vintage watch, don’t worry. There is nothingwrong with mixing and match-ing styles. Just ensure you tieyour design together with onecohesive element, such as acommon color.

Here are a few ideas for in-fusing your identity into yourhome’s decor:

Color your worldColor is a great way to add

personality to a room. Neutralhues can actually make a roomappear quite dramatic when

carried throughout in varioustextures, such as accent pil-lows, rugs and upholstery. Youcan go bold with vibrant, satu-rated hues as well, in anythingfrom artwork to furniture towall color.

“Switching up a room’s colorwith a quick coat of paint canreally change the look, feel andpersonality of it,” says JackieJordan, director of color mar-keting for Sherwin-Williams.“If you want your room to oozewith energy, you might choosereds and oranges, while those

looking fors e r e n i t ymight likecooler bluesor creamyneutrals.”

For color inspiration andpaint tips, visit Sherwin-williams.com.

Find your inspirationFor those looking for a little

inspiration, try these fun ideasto personalize your space:Frame your grandparents’ oldlove letters and hang them in a

bathroom. Use a shadow box todisplay a collection of concerttickets. Look to your heritage— if you’re Scottish, investigateyour “clan tartan” and make athrow pillow out of the plaidpattern. If you like the ideas, but don’t have the history —fake it. Begin your own storyand make your home truly oneof a kind.

Put on your garden glovesand join in the fun because“gardening with a purpose”

is taking root. The purpose may be to grow

your own food or create urbansanctuaries, but planting for agreener good is changing neigh-borhoods and communities —one garden at a time.

According to the Associationof Professional Landscape De-signers, homeowners are growingmore of their own food — moreherbs, vegetables and fruit trees— both in dedicated vegetablegardens and mixed in the gardenamong flowers and shrubs.

But it’s not just food produc-tion that’s driving today’s gar-

dener. As backyardconservationists, gar-deners are transform-ing yards, gardens, rooftops and evenurban alleys into greenand productive spaces.

Nine out of 10households, in fact, want to manage theirlawns and gardens inan environmentallyfriendly way, accord-ing to the NationalGardening Associa-tion.

Since healthy plantsstart with healthy soil, people are looking forsustainable and or-ganic soils like OMRI-listed, compost-based,premium-blend pot-ting soil from OrganicMechanics Soil Com-pany. This all-purposepremier blend is goodfor all your plants andgood for the earth.

Here are gardeningtrends to watch for:

Sustainable containers For small-space gardens, grow-

ing food in containersmakes sense. Blendedcontainers with herbsand veggies provide aone-two combo forfreshness and conven-ience. And, containersblooming with natives,re-bloomers and orna-mental grasses beautifyspaces and benefit theenvironment.

Indoor gardening From “steampunk”

Victorian hipster decorrocking among youngurbanites to upscale

suburban homes, decorating withhouseplants like orchids, fernsand palms is hot.

Chic and easy to grow, orchidsadd a lavish touch to any room.Plus these hard-working beau-ties clean indoor air of volatileorganic compounds and provideoxygen.

Phalaenopsis (moth) orchids

as well as other varieties are per-fect choices for affordable, color-ful plants that look ascomfortable in 21st centuryhomes as they did in Victoriandays.

New UrbanismSustainable urban communi-

ties that offer spots to enjoy anoutdoor lifestyle are on the rise.

Planting water-wise plants, collecting rainwater, buildingwalkable streets, and fosteringdiversity of shops, homes andapartments with less turf andmore plants encourages betterstewardship of the earth, and re-connects everyone as fellowstewards of resources and com-munities.

Are you a homeowner who’seager to launch into a long-awaited home remodeling

or backyard patio project? If so, be aware that whether

doing a major kitchen remodel, putting on a new roof or taking oneven a minor project calls forcareful attention to detail.

It’s even more important ifyou’re not a do-it-yourselfer andwant to hire a contractor to per-form some or all of the work.Doing your homework upfrontand being crystal clear in yourdealings with a home remodelingor landscaping contractor will re-duce miscommunication, frustra-tion and expensive errors.

If you’re ready to take theplunge, here are some time-testedtips from FindLaw.com, theworld’s leading online legal re-source, for a better remodeling orlandscaping project:

Does it make sense? Before you move too

quickly, it’s critical to deter-mine if it makes sense to re-model. The first place to lookis your neighborhood. Areother neighbors improvingtheir homes and enhancing theexteriors of their homes, aswell as their yards? Is your cityor town properly maintainingstreets and public areas? Areyou committed to staying inyour home at least five years?Remodeling and landscapingcan be expensive and, in manycases, you will not fully recoupyour investment. While it’s im-portant to do it for yourself, becareful not to over invest ei-ther.

Do your homeworkBefore you call a contractor,

do your homework to get agood idea of what you want

from your remodeling or land-scaping project. Visit showrooms, talk to friends and neighbors whohave recently remodeled, readhome and landscaping magazines, and visit open houses and show-case homes to see what’s hot inhome remodeling and landscap-ing projects. Start a notebook tocollect your ideas, product infor-mation and product samples.

Build a budgetAs you do your homework,

start piecing together a budget ofwhat various products and mate-rials may cost. Keep in mind, es-pecially when remodeling anolder home, there may be unex-pected surprises (such as plumb-ing or electrical) that could driveup the costs of your remodelingproject. To be on the safe side, al-ways add 20 percent to the costsof a remodeling project.

Listen to word-of-mouthIf you hire a contractor, make

sure that any contractor that youconsider is licensed, bonded andinsured. Word-of-mouth is themost reliable method of finding acontractor. Ask your friends, neighbors or family members forthe names of contractors or land-scapers with whom they’veworked.

Get multiple bidsAlways get at least three pro-

posals when selecting a contrac-tor to handle your remodeling orl a n d s c a p i n gproject. Alwaysmeet the con-tractor in personand never agreeto hire a contrac-tor after yourfirst meeting.Obtain all esti-

mates in writing and carefullycompare the details that eachcontractor has spelled out in hisor her proposal.

Check your permitsBe wary of the contractor who

says you don’t need to pull a permitfrom city hall for your remodelingor landscaping project. A permittypically represents the minimumconstruction standard set by a localcommunity. In other words, a per-mit actually protects you as the

homeowner from shoddy con-struction or landscaping practices.

Get referencesBefore you say “yes” to a con-

tractor’s proposal, get at leastthree to five references from acontractor. Call the contractor’sreferences and ask about the ex-perience of working with him orher. Also, contact your local Bet-ter Business Bureau to see if anycomplaints have been filed aboutthe contractor.

Improved resale value, more space or betteruse of the space you

have, and a brand-newroom to enjoy — it may behard to imagine a downsideto renovating a kitchen orbathroom. But you coulddiscover a dark side to re-modeling — if you decideto finance the project byborrowing before youcheck your credit.

With the real estate mar-ket still limping along inmany areas of the country, you may decide that itmakes more sense to im-prove the home you have, rather than move into anew one. And you wouldn’tbe alone in that philosophy.Harvard’s Joint Center forHousing Studies predictsAmericans will spendnearly $141 billion on re-modeling in the first half of2011.

The economy may bedriving the renovationtrend in another way, aswell. Interest rates are lowfor those who qualify withgood credit. So it makes

sense to know what’s onyour credit report and whatyour credit score is beforeyou make plans to renovateyour kitchen, bath or anyother room in the house.

If you plan to use creditto finance a renovationproject (and few of us canafford to pay cash thesedays), be proactive and un-derstand your credit withthese simple steps:

Find out where you standAlthough it’s fairly easy

to obtain a free credit re-port and score online, many Americans aren’tconfident about where theystand in terms of credit.Your first step toward mak-ing your renovationdreams a reality is to findout how potential lenderswill perceive your creditworthiness.

Reviewing your creditscore through websites likefreecreditscore.com canhelp you get a clear pictureof how potential creditorsmight perceive your use ofcredit. Membership in the

site’s credit monitoringservice can also help youkeep on top of your creditby sending you e-mailalerts when somethingchanges on your credit re-port.

Take action — and keep at itIf you find errors on your

credit report, contact themajor bureaus and disputethe errors. It’s also a goodidea to monitor your reportregularly, throughout theyear, as identity theft or in-stances of fraud couldshow up on it, alerting youquickly to a situation youotherwise might not havediscovered for months.

Your credit score is afluid number, and it canchange throughout the yearas you improve your pay-ment records, miss or delaya payment, and open orclose lines of credit. Manyfactors go into calculatingyour credit score, but gen-erally bureaus take into ac-count how reliably you paybills on time, the totalamount you owe in secured

and unsecured debt, andhow much unused credityou have available.

Get an idea of the impactKnowing your credit

score not only better em-powers you to bargain forthe optimum loan terms, itcan also help you under-stand how that new reno-vation loan will affect yourscore and report. You canfind a credit score estima-tor at freecreditscore.comthat can give you an idea ofhow changes in your creditreport might affect yourscore.

Whether you’re remod-eling just one room in ahouse or the entire house, funding the project can af-fect your finances, includ-ing your credit score. Ifyou make sure you under-stand — and have a handleon — your credit beforeundertaking a project, you’ll be more likely toreap the rewards, andavoid the downside, ofhome renovation.
