There are a variety of rea-sons why a homeownerchooses to demolish an
existing residence and build anew one of the same size onthe same property rather thanremodel. If the integrity of theexisting house has been com-promised by termites, rot orsettling, it usually makes moresense to build a new home, which, in most cases, will be amore valuable asset than an oldhome that has been extensivelyremodeled or expanded withadd-ons. In some cases build-ing new can actually be lesscostly than major remodeling.
A Palolo homeowner choseto demolish an existing 85-year-old home that had devel-oped major structuralproblems beyond what couldbe corrected in a cost-effectiveway. However, the owner wassatisfied with the size and basiclayout of the old home on the6,789-square-foot lot. It couldhave been a simple matter ofdemolition and construction ofa new house on the site, but notin this part of Palolo, where thesoil is unstable.
After Homeworks CEO Jim
Byxbee demolished the oldhouse and cleared the site, boulders were removed andstructural fill added to ensurethe new home would not shift.Byxbee noted that the move-ment of the previous structurehad been sufficient to preventdoors and windows from clos-ing properly.
The owner worked out a de-sign and floor plan with theHomeworks design/build team, and the result was a 1,552-square-foot Island-style homewith two bedrooms and onebath — that perfectly suitedthe lifestyle of the occupants.
The kitchen in the previoushome had been small andclosed up. The new kitchenopens to the main living areasand includes a walk-in pantryas well as abundant cabinetspace. Various convenienceswere specified, such as an en-trance to the kitchen from thegarage where the washer anddryer are located. Naturalcross-ventilation was createdby window placement and en-hanced by ceiling fans in theliving room, kitchen, and bothbedrooms.

a budget will be the subject ofthe next Homeworks Con-struction free seminar, sched-uled for Tuesday, Feb. 1, from 6
to 8 p.m. at the Homeworksshowroom at 2111 S. BeretaniaSt.

HAWAIIRENOVATION
Homeworks designed and built this Palolo home on a modest budget, but a few “upscale design fea-tures” were included, one being the double-door main entry from the front porch.

A New Palolo Home Built from the Ground Up
Homeworks typically handles all phases of design and constructionfor its projects, including demolition. Homeworks CEO and BuildingIndustry Association of Hawaii president Jim Byxbee says, “Doingour own demolition means we are totally familiar with the charac-teristics of the site and consequently able to construct the mostsuitable foundation for the home.”
A Homeworks cabinet line with wood doors finished with white lacquer and solid surface countertopsfor easy maintenance and durability were chosen for the kitchen. Flooring in main living areas isAmerican Oak hardwood laminate. Finish selections were made from samples at the HomeworksConstruction Showroom.

What if there was awindow screen orscreen door that
was so incredibly strongthat it would be nearly im-possible to be kicked in, cutthrough or pried open? Andit could also protect yourhome from wind and pro-jectiles while also lettingfresh air in? Also, this screencould actually improve awindow’s ability to blockheat transfer up to 52 per-cent?
Well such an item actu-ally exists. IntroducingRMA Sales’ latest additionto its portfolio of qualityhome products — the Crimsafe stainlesssteel security mesh and frame system. This system is compatible with slidingwindows, double-hung windows, andjalousie louvers.
Crimsafe is the leading supplier ofcorrosion-resistant stainless steel se-curity and hurricane screen protectionsystems for residential and commer-cial applications in Australia, and now
here in Hawaii. From a distance, Crimsafe looks just
like a regular insect screen. But Crimsafeis unlike any other insect screen you’veever seen. It makes your home virtuallyimpenetrable to thieves. Its patented sys-tem deters break-ins like no other securityscreen.
This system utilizes a patented ScrewClamp™ that hooks into the aluminumframe and, with a lever action, creates a
“single frame member” effect. This means impacts are absorbed
by spreading the load around the entirealuminum frame. Special teeth within theScrew Clamp™ and frame “bite down” onthe profile of the mesh providing a securevise-like grip. This results in Crimsafe’senormous strength and performance.
Crimsafe products have been tested towithstand winds up to 200 mph and mis-sile impact up to 150 mph. Unlike stormpanels, these attractive doors and screens
become a permanent fixture to a home orbuilding. Therefore, you are protectedand pro-actively ready for a storm andwon’t need to climb ladders to hammerboards into place at the last minute.
Visibility and ventilation are not com-promised with Crimsafe screens. This is avery important benefit for ourTradewind-cooled Hawaiian homes. When a Crimsafe security screen is ap-

When Ohana Building Supplywas chosen to do the cabinetryand granite in this fully reno-
vated home on the island of Kauai, theopportunity presented itself to show-case the practicality as well as eleganceof the cabinets and countertops that youwill find at Ohana Building Supply.
The homeowner chose to go with thepopular and contemporary “EspressoOak,” which is made from 1/2-inch ply-wood boxes and 3/4-inch solid woodface frames and MDF slab doors. Thisis one of the standard cabinets thatOhana Building Supply has in stock. From ready-made cabinets to custom-made pieces, they are built with en-durance and beauty in mind.
Along with Espresso Oak, Ohana car-ries Shaker Style cabinets that come inDark Cherry, Light Cherry and Maple. For a more modern-style cabinet, OhanaBuilding Supply also stocks a 3/4-inchframeless style cabinet in Dark Cherry, with a choice of either a raised panel ora slab door.
The Espresso Oak choice of cabi-nets really complements the WhiteGalaxy granite that the homeownerschose for their countertops. This nat-ural stone really brightens the area, making the openness of the kitchen
stand out even more.At Ohana Building Supply, you will
find more than 20 styles of granite — allwith a unique look to each piece. Theseprefabricated panels vary in price andare stocked locally.
Continuing the stylish look of the cab-inets, the homeowners extended theirvision into the bathrooms as well. Stor-age is no problem with their long andmulti-functional vanities. They gainedextra counter and storage space by uti-lizing kitchen-sized cabinets in the bath-rooms. These, too, are capped withgranite, giving the whole house a verywarm, elegant and open feeling. Forhomeowners, this was the right choiceof products for them to maintain thebeauty of their newly renovated homethroughout the years to come.

Necessity is the mother ofall invention. This say-ing is true. And to Trop-
ical Wholesale and itspresident, Matthew Houar, who has been doing vinyl sid-ing in Hawaii for over 30 years, the proven success of vinylsiding must be taken seriouslyas the way to keep up withconstant maintenance of yourhome.
Vinyl siding has been inHawaii since the 1960s and theresults are in. There are thou-sands of homes protected withvinyl siding right now, andTropical Wholesale has worked
on many of thosehomes. And like thosehomes, you can reapthe benefits of havingto never paint yourhome again. Vinyl sid-ing is proven over theyears to not chip, crack, peel or stainwhile protecting yourhome from our harsh salt-airconditions. Vinyl will retain itscolor with only a 1 percent fadefactor and also can serve as theadded insulation you need to re-duce your home’s temperature. And all this has been proventhrough the test of time right
here in Hawaii. When Houar started the com-
pany in the 70s, paint had lead, mercury and other harsh chem-icals. Back then a paint jobwould last from eight to 12years. Nowadays, however, many of the chemicals in painthave been removed, resulting in
expensive paint that usuallylasts between two and fiveyears.
As a result, thousands ofHawaii consumers have turnedto vinyl siding and discoveredgreat results. Vinyl siding al-

Pacific Islands Con-struction understandsthat choosing the
right roofing materials foryour home or business canbe a challenging endeavor, especially when you’re un-sure of what is available onthe market. Many times thechoice is to replace existingmaterials with similar ma-terials. In some cases a ma-terial is chosen because itlooks good on a friend’s orneighbor’s home.
Here’s some informationabout various roofing ma-terials available in Hawaiithat may help you in your
selection of a roofing solu-tion or replacement.
Asphalt roof shingles area very common choice ofmaterials because of theirlow cost and proven per-formance. If you have asloped roof, asphalt roofshingles will provide atleast a 20-year perform-ance and at a reasonableprice. There are variousgrades of asphalt shingles, each with a longer termwarranty and are moreheavily constructed. Theone downside of asphaltshingles is that they trans-fer heat into the home
through the roof deck. There are new asphaltshingles available that pro-vide a cooler alternative, but they are more expen-sive.
Metal roofing materialshave become a popularchoice mainly because ofperformance and the vari-ety of appearances that areavailable. Many metal roof-ing materials are made tosimulate other materialssuch as wood shake, tile, orslate materials. These ma-terials are attractive, costmore than asphalt shingles, last for many years, and
have very good wind upliftratings.
Standing seam metalroofing also is another pop-ular choice in metal roof-ing. Metal roofing canbecome fairly hot, reachingtemperatures of up to 150degrees. New advances inmetal paints allow evendark color materials to getno hotter than 110 degrees, thus making these newroofing materials an excel-lent choice.
Tile roofing materialshave been installed onmany homes in Hawaii.Clay or ceramic tile mate-rials can upgrade your ex-isting concrete tile if youare looking for a longerlasting material and areprepared to pay more. Anote of caution, if your ex-isting home was not con-structed with tile, which isquite heavy, you mightwant to have a structuralengineer look at your hometo see if it can support theadditional weight.
Wood shake materialsare available as a replace-ment to an existing wood
shake roof. If you like theappearance but are lookingfor a longer lasting option, metal shake-looking mate-rial is one of your options.Wood shakes help keep theheat out the home. But ifnot cared for, they have ashort-life expectancy.
Roofs that are basicallyflat require a different typeof material than slopedroofs. Most people willchoose a modified bitumencap sheet roofing that isrolled roofing with a granu-lated surface. These roofsare usually torched-weldedor are a peel-and-stick typematerial. A newer solution
to flat roofing is rubber-type, single-ply roofingthat is usually white in ap-pearance. These roofs havethe advantage in that theyreflect the heat off yourhome thus making the inte-rior of your home cooler.Since the color is all theway through the material, they do not need to recoatto keep their reflectivity asthey age.
Pacific Islands construc-tion can provide you with asolution to your roofingneeds. The company is lo-cated at 1732 Kalani St.

It’s probably safe tosay that no potentialbuyer ever passed on
a house because thebathroom was just toolovely and luxurious. And few of us would pre-
fer to come home at theend of the day to decom-press in an outdatedbathroom with a shabbyshower and cabinets thathave seen better days.
A beautiful bathroom
can help poten-tial buyers over-look other flawsin a home. Andthe bath is oneroom wherehomeowners canbe confidenttheir renovationdollars will yieldnot only im-proved homevalue, but en-hanced enjoy-ment as well.
F o r t u n a t e l y ,you don’t have tospend lavishly toelevate the lux-ury quotient ofyour home’sbathroom. Here
are five “luxury” up-grades that can be doneon a moderate — or evenan extremely modest —budget:
1.. Lightenn upp withh askylight
When it comes to cre-ating a comfortable, en-ergy-efficient ambiancein a room, it’s hard tobeat Mother Nature. Nat-ural light helps reducedependency on artificiallight sources and theelectricity they consume, and can have a positiveeffect on mood and over-all health. You may hesi-tate to add a large, clearwindow to a bathroom, but skylights are a greatway to add the luxurious-ness of natural lightwithout compromisingon privacy. Hawaii HardwoodFlooring has broughtthe beauty and ele-
gance of hardwood flooringto the residents and busi-nesses of Hawaii for morethan 20 years. Hardwoodflooring not only addsstrength and durability tohomes or businesses, it alsoincreases property values be-cause of its sustainability andability to be sanded and re-finished several times. Whatthat means is that solid andengineered hardwood floor-ing should last anywherefrom 30 to 60 years — de-pending, of course, on thesanding surface.
Hardwood flooring is alsotaking off in popularity be-cause of health concerns andenvironmental conscious-ness. No longer are the daysof wall-to-wall carpeting nec-essary, or the use of vinylsmade up of materials that arenot good for our environ-
ment required. Plus, solidhardwood flooring lastslonger than carpeted or vinylfloors. With the lifestylesthat people live these days, being on the go and hurryingfrom work to school to homeand back again, hardwoodflooring provides Hawaii res-idents with ease of care andmaintenance.
“Sometimes when peoplelook at what lies under theirexisting carpet, they comeacross a hardwood floor justwaiting to be refinished,”says company presidentChris Brenna. “Some of theolder homes of Hawaii havefloors made of solid koawood that people have noidea is there. Nowadays withthe dustless sanding technol-ogy, we can make any oldfloor look brand new.
“So before you go woodshopping, look under thosecarpets and see what treas-ures you may find.”
