What’s going on in Real Estate in the GTA?

I can’t say I haven’t heard that question in one form or another in the last little while. The market, my son says, is “like a wild animal.” The minute you think you have it figured out or subdued, it takes off in another direction. Interesting perspective.

Why have prices skyrocketed? Simply put, we do not have enough supply. In all neighborhoods, especially the ones with upsizing families, bidding wars are the norm. The commonly used practice that has transpired the last few years that we call “auction pricing” or “underpricing” seems to be driving the market. However, even though that brings more buyers to the table, these escalating prices are still a symptom of a deeper rooted problem.

What problem? The problem of supply and demand. There is a shortage of inventory when it comes to housing in Canada generally; same as the cost of wood last year which tripled in price. Supply and demand. Same as the price of gas at the pumps when there is an oil crisis. Supply and demand.

So what happens next? The future looks bright for sellers. Our population is growing faster than our housing supply; simple concept. Canada is the fastest growing country in the G7 in population growth at a rate of 1.4%. This is double the population per capita growth of the UK and the USA and 4 times the growth of France and Germany. Canada falls dead last in the number of housing units per 1,000 residents and that’s (1) before the students come back to school from overseas and (2) the government again opens up the floodgates of immigration to get to their 401,000 new immigrant goal (up from the 341,000 pre-pandemic number). All of this points to hiccups in the market short term in certain areas and ongoing supply issues. Buyers……….Now is the time!

Isn’t it nice to know that if you price your property right it will sell in a week or two, at record prices? It is a liquid asset presently. We have had markets where people have had their properties on the market for a year or two chasing the market down in price. We are Blessed presently.

What to do? Buy and sell. If you buy, you are building onto your portfolio with decent returns on your investment and long term growth. If you are selling, there has never been a better time in the history of the world to sell a piece of property!
