HEKMAT MIXED-USE COMPLEX

In 2005, as part of a strategic restructuring, owners

of this project acquired 3.5 acres of land in order

to develop a mixed-use complex consisting of :

- Office tower as their head-quarter

- Industrial kitchen to support office tower

- Shopping centre to provide service to the public

- 4-star Hotel to provide service to the public & staff

- Ancillary and service buildings to support the site

Site location is accessible from two major highways

and subway station and is in close proximity to the

international airport.

From an organizational perspective, the main goal 2

of the project was to amalgamate the numerous already existing facilities dispersed throughout city

and raising capital by liquidating those buildings &

concentrating all facilities into a single complex with

sufficient space and amenity.

From investment point of view, the goal of the

project was to create a new regional city centre

in order to benefit from commercial and retail

potential of the area which was already neglected.

Design was focused on the functionality of the

whole complex and the inter-relation of all buildings.

Aesthetics of buildings and facades in addition to

open public spaces, were important factors in order

to make the project more appealing to the public

and investors.

HEKMAT OFFICE TOWER Company: TPBA architects+planners Ltd.

Construction supervision, contract management

Status: Completed Office tower is located in the centre of the site plan

and it houses the client’s HQ which consists of about

30 different department & divisions. It has been

designed to be a self sufficient building with all the

required amenities for the firm. The tower consists of:

- On main and first floor:

o Main lobby & reception, CACF room

o Exhibition centre, Bank branch, Library

o Staff & VIP canteen (800 person)

o Auditorium (220 person) & Cafeteria

- On office floors (2-13), the building houses different

Departments, meeting rooms, management suites

& service rooms

- On 13th & 14th floors, central meeting room for top

management is located with direct access to the

Helicopter pad above.

- Basements house parking garages, data centre,

main mechanical & electrical rooms, courier &

storage.

Building has been divided into four separate towers

sitting on a shared podium which includes the main

& first floor amenities. These towers rise above with a

specific rhythm of 2, 6, 10 & 14 floors and each one

of them house similar departmental entities. By this

separation we controlled internal circulation very

efficiently while maintaining the organization culture.

We followed the principles of sustainable design &

energy conservation by bringing natural light& air

into every space of the building.

HEKMAT OFFICE TOWER To be self sufficient, office tower has a complete set

of service facilities i.e. Industrial kitchen, Transformer

bldg, Emergency generator building, Water pump

house, Sewage treatment building.

In terms of importance, the building has been

designated with a high importance factor. Therefore

It has been utilized with maximum safety and fire

prevention systems, integrated with an intelligent

building management system.

This system controls the energy usage and efficiency

of all mechanical and electrical systems & regulate

them according to firm’s protocols of safety and

conservation.

Office spaces has been designed as open spaces

And to be furnished with work stations divided by

Low partitions.

NARGES SHOPPING MALL 1

Status: Completed

As part of Hekmat master plan, this building consists

of 11storeies of which 8 basements are dedicated

to parking & the remaining 3, house 150 boutiques

& 2 multi- purpose public halls with total capacity of

400 persons each. The main purpose of design was

to create an urban public center.

Exterior form and facades were designed to create

a sense of fluidity with spiral-like form. This continuous

façade is decorated with numerous colored panels

to infuse the attractiveness & dynamism it deserved

to have in order to become the new regional

NARGES SHOPPING MALL 1

The same design principles as office tower were

used to produce a complete harmony between all

of the buildings of the master plan, from the point of

functionality and aesthetics to energy saving and

safety.

A courtyard has been provided in front of the main

entrance; that looks like a diamond-like glass atrium

and is located at the epicenter of the courtyard.

This is going to help the centre have a public

platform for different urban and cultural activities

and make it an integral part of the community

where everyone feels free to spend time in.

NARGES-TEHRAN HOTEL 1 2

Status: Completed Hotel narges was the third major building in the

Hekmat’s master plan. This hotel was designed in

Two alternatives; the first one as a 5 star hotel in 38

stories and the second one was as 4 star hotel in 19

stories. The 5 star concept was dismissed because of

budget shortage. The tower soars above a 2 storey

podium which houses the main lobby, auditorium,

administrative offices, meeting rooms, concierge

& a coffee shop. Basements include parking space,

recreational spaces (gym, pool, sauna, squash),

mechanical & electrical rooms, housekeeping units,

laundry, staff changing rooms & lockers. The tower

houses hotel rooms with a total capacity of 250 beds.

As a result of close proximity of the site plan to the

International airport, the client was determined that

the potential of this hotel in the new centre was

going to attract a great deal of passengers locally & 3 4

internationally.

In order to achieve above goal, design was focused

on possibility of different customers and therefore the

hotel has the potential of being a business and at

the same time, leisure destination. Design took care

of different scenarios and made each one possible

by incorporating required amenities and services.

From a strategic point of view, this hotel belonged to

a family of hotels all around the country. Being a

part of HQ master plan, made this hotel a special

one to the client and their brand, therefore, we tried

to achieve the most attractive exterior shape while it

stays in harmony with other buildings of the site.

INDUSTRIAL KITCHEN 1

Status: Completed

Industrial kitchen has been designed to provide

service to 800-1200 person on a daily basis. It has an

extra capacity to support hotel on special occasions.

Design of the building was according to its functions

with a vibrant curved steel corrugated roof to make

it distinctive and also pleasant for people working in

and outside of it. It is completely visible from the

south office towers and it meant to be a subtle

building co-habiting with its parent building.

COMPLEX ANCILLARY BUILDINGS

PARKING BUILDING 1

Parking building has been designed to provide

space for 435 cars for personnel and visitors of the

office tower. Because It is located to the south-east

of the tower and its roof is exposed to interiors from

the first floor above, it has been designed as a

complete green roof garden and it is accessible

freely from the parking stairways for the public.

Main goal of façade design was to express

movement and dynamism which was achieved by

using different vertical aluminum grills installed in

variant angles.

ELECTRICAL SUBSTATION 3

Electrical substation is an industrial building to house

three transformers and a diesel generator to support

electrical current for the whole complex.

An electrical vault is situated on the basement floor

of this building.

MARYAM SHOPPING MALL 1

Stage: Feasibility study, Design (conceptual &

Design development)

Status: under construction

Maryam shopping mall houses different retail shops,

food court, cinemas, restaurants, two anchor

department stores and a game land center. This

mixed-use mall has been designed according to

traditional bazaars of Iran which maintains inter-

connecting corridors and inner court yards, some

open to above and some closed. Design tried to

revitalize an old concept and modify it for the new

modern era. Using water fountains in each court yard

reminds us of the old souks and bazaars. Being a part

of gentrification project, the mall is located in centre

of one of the oldest neighborhoods of Tehran, thus

concept of bazaar was to pay a tribute to the rich

heritage of the neighborhood. It is equipped with 7

underground parking floors to accommodate public 2 with a free and sufficient space, as parking lots in the

area are precious commodities.

DAMAN MIXED-USE COMPLEX 1

Status: under construction

Daman mixed-use complex houses three storey of

retails, one storey of restaurant & food courts, and

6 floors of offices. This mixed-use mall is equipped

with 5 underground parking floors to accommodate

public with a free and sufficient space. Office tower

design is going to increase natural light and air flow

by help of a sponge like structure which will control

heat through sky gardens in each cavity of façade

& also sun shades and louvers. It’s like imagining the

hanging gardens of Babylon but with a modern

touch through sustainable design. Shopping mall is

designed as a spiral. A main ramp rising from the first

shopping floor to the top, encapsulating all retails

along its way to the top with some incidental stairs,

elevators & escalators to cut the long run short.

ZIBA 352 MULTI-DWELLING UNITS 1

This project is located in south-eastern province of

Sistan and it is part of a government task force to

build affordable housing complexes all around the

country. It is comprised of 22 building blocks, each

4 storey in height and include four, 2 bed-room

dwelling units (100 m2) on each floor.

This residential building is comprised of 10 dwelling 3

units in five storeys. There are two suits on each floor,

One is single bedroom and the other two bedroom.

Plans are practical with required interior spaces and

amenities. Principal of a minimal-modern design is

being followed in plans, facades & materials.

Natural light is the essence of this building. Units are

Practical for temporary living in Tehran, specifically

Young couples in upper middle class.

Owners of this residence were excited to build their

dream home based on an open concept living area

and also a modern façade combined with the

traditional look to maintain their house in harmony

with the rest of their neighborhood as well. It is a 4

bedroom house with one car garage and a gym in

the basement to support their life style. Interior space

is fool of light by help of big windows on front & back

side. Main foyer is comprised of a floating stair way

integrated in a open void of two storeys, this will

make the house more inviting as you enter. Living

areas & kitchen are integrated in the open space to

increase the family communications.

Design of this house is based on an open concept

family areas combined with the traditional look of

the façade to maintain their house in harmony with

the rest of their neighborhood as well. It is a four

bedroom house with one car garage and a

recreational room in the basement to support

owners life style. Interior space is fool of light by help

of big windows on front & back side.

Family room & kitchen are integrated into one open

space and living and dining room are located in

combination of main entrance.

The house is a typical home for a family of four.

the design separates public and private areas into

two zones. Public zone is an inter-connected space

for living room and dining room with direct access

to the foyer & to kitchen through a server.

Private zone will house kitchen, breakfast nook and

great family room with access to second floor

stairway and also side door to the garage.

The functional circulation of the house is practical

and logical. On second floor, the four bedrooms are

located with their required baths. Family room and

kitchen are integrated into one open double height

space with direct view to the open stairway & back

garden.
