Gupta Vrindavan Nivas is the first of several Developments planned by the Mayapur CorePlanning Team with a view to providing quality, affordable, pleasant, and secure housing inMayapur. All profits will be used for Mayapur Development and Infrastructure. This is a revised presentation which reflects some changes we have made to the mix of apartments offered based on the feed back we received to the original presentation.
Apartments will be sold, freehold, to followers of Srila Prabhupada. On completion themanagement of this complex will be handed over to the Owners Association.
Although not shown in the presentation the complex will be secured with a fence which willbe planted with flowering bushes. 24 hour guards are envisioned as well as permenantgardener(s).
We are planning for a self contained, organic sewage system (Living Machine) which willrecycle waste water for the gardens etc.
Construction is scheduled to start in Oct 2011 in the South West of the plot (Apartments A1 toB6). The second phase (Apartments C1 to F6) will begin as soon as feasable depending onsales etc. Note that pre-construction purchasers will get the advantage of a 10% discount onthe price of the apartments.

The layout of the Plot is follows principles of Vastu as far as possible.
Only 39% of the plot is builtup with the remaining 61% being open gardens etc. The Floor AreaRatio is only 1.27

We plan to supply all apartments with power inverter systems to ensure constant power, and therewill be a small backup generator to run the water pumps when required. Solar powered hot water isalso envisioned for the project.
FinishesThe standard finish for all the apartments will be marble floors, with granite bench tops. The wallswill be finished with plaster of paris panning ready for painting which will be up to the purchaser. Bathrooms will be fitted with good quality ware and stainless steel fittings.The internal doors and windows will be finished with polish and the external windows will bepainted according to the external color scheme of the building.
The outer fence will be planted with flowering bushes and trees. The gardens will also be plantedwith local flora with a Tulsi Stamba in the center (Brahma Stan).
All pre construction purchasers will have the oportunity to upgrade the marble at their own cost ifthey so desire.
An interior decorator will also be available for those who need help with interior color schemes etc.
