BaB Touma Wind the clock back a decade and the Old City was in a bad way. Buildings were collapsing through neglect and residents were moving out in droves, lured to the modern city suburbs by the attraction of functioning plumbing and car parking. Strolling through the streets at night was like walking through a ghost town.

Still, May Mamarbachi saw beauty all around. As part of a PhD programme in Islamic Art at London’s School of Oriental and African Studies she spent two and a half years restoring an old house opposite Hammam Al-Bakri in the Bab Touma neighbourhood at the eastern end of the Old City. Mamarbachi’s team used not only original materials, but also the centuries-old methods that craftsmen would have used when the house was first built. In 2005, she opened the doors to the Old City’s first boutique hotel, beit Al-Mamlouka.

“It’s like a museum,” says Roula Dodosh, who manages the hotel on behalf of its current owners (Mamarbachi has since sold up and moved on). “Everything in the house is original, the only additions are the ensuite bathrooms. The house itself is beautiful, we didn’t need to exaggerate and put lots of oriental artifacts around.”

Where Mamarbachi led, others followed. Lots of others, to the extent that these days it’s hard to walk round a corner without stumbling across yet another newly opened hotel de charme. The Old City municipality now feels too many old houses have been converted into hotels and is currently giving priority to developers who want to convert properties to use as restaurants.

Developers are certainly taking the bait. Already an estimated 70 old houses in the Old City have been converted for use as restaurants, and it seems every week Damascenes are presented with another new favourite place to eat. The benchmark is set by naranj. It may not be the prettiest of the bunch but it has a kitchen that many locals claim prepares some of the best food to be had in the city. Those admiring locals include the Syrian president himself who entertained visiting French premiere Nicolas Sarkozy here the year before last.

Khawali is the showcase for the sheer elegance – even dazzle – of these converted old residences. The setting is a spacious courtyard with central fountain, marble-inlaid floor and walls in stripes of different coloured stone, Ottoman style. The food’s not bad either – cookery writer Anissa Helou raves over the restaurant’s hummus: “They add a little muhammara (red pepper paste) and pomegranate syrup. I don’t usually use superlatives but it is the best ever.”

“Regeneration is breathing new life into the Old City,” says Ehssan Khalifeh of the European Union-funded Municipal Administration Modernisation, which manages the redevelopment of historic Damascus. Where until recently Old City residents were packing up and flowing out, now the suburban elite are pouring in at evenings and weekends to sample the lastest, newest and most fashionable. At times it can be a struggle to navigate Bab Touma for all the Mercedes and BMWs squeezing through the narrow streets, although a long-awaited traffic ban is soon to put a stop to that.

If there is a downside, it is that inevitably many local traders – the shoe-repair man, the barber, the grocer – are being priced out by rising rents. The Anat design centre aims to ensure that if parts of the Old City are becoming a playground for the well-off, then the less fortunate are not entirely forgotten. It uses classical embroidery techniques to apply traditional Syrian and Palestinian designs to modern products like handbags and evening jackets. Anat has set up workshops in a Palestinian refugee camp south of Damascus and in Jabal Al-Hoss, one of the poorest regions of Syria; it plans to open a workshop in the Old City, a small step to encouraging the survival of age-old craft traditions in a part of Damascus where the fast pace of change threatens to alter the fabric of the neighbourhood forever.

SaroujaH If it wasn’t for a few stubborn old families, the neighbourhood of Saroujah would not have survived. It was the first part of Damascus to be built outside the city walls but in the post-colonial years as the Syrian capital expanded outwards in a rash of brutalist architecture, the concrete threatened to engulf Saroujah.

It would have, except the place was home to several powerful old clans who refused to sell up. The result was the bulldozers were halted.

Saroujah has a very different feel to the rest of the New City. It is a tiny hamlet of 17th- and 18th-century houses among the towerblocks with a vibrant central marketplace. Every morning the fruit and vegetables arrive by donkey and cart, and locals turn up early to jostle for the best produce. “Everyone knows everyone else. We still greet each other by name,” says Radwan Fahd Shamout, who runs Abu yassin, the neighbourhood falafel stand. “This is the heart of Damascus – it’s where the original Damascene families still live.”

The pace of life here wouldn’t be out of place in a Syrian village. Overnight the local baker works his ovens at Marhaba in preparation for the morning rush – but if you knock on the door just after midnight, he might hand you a freshly baked hot croissant filled with melted chocolate. A little further down the street is a place that sells fresh labneh (strained yoghurt), while olives grown in the orchards south of Damascus are the specialty of a hole-in-the-wall shop next to the neighbourhood mosque, which is just opposite the milksellers’, the owner of which is often found outside his shop sharing the latest gossip with anyone passing.

At lunchtime the queue at rayyan snakes down the alley, hungry stomachs drawn by the promise of the city’s best shawarma. Some of those same individuals will spend the afternoon next door at rawda café, as Damascenes have been doing for more than 70 years. Local lore has it that much of the political drama of the 1950s and 60s, the coups, revolutions and counter-revolutions, was plotted right here. It is still a meeting-house for politicians, intellectuals and journalists.

The unchanged traditions and relaxed pace of life make Saroujah appealing to the budget travellers who choose to make the neighbourhood their base; it is a source of good, cheap accommodation at two near-neighbouring old courtyard houses, beit Al-rabie and beit Al-haramain, both of which are run as hostels. Given the unique charm of the surroundings it surely will not be too long before one or the other gets an upgrade and the backpacker is replaced by the boutique.

One of the Old City’s greatest resources is its vast legacy of stunning Mamluk and Ottoman architecture.

Some of the finest structures, like the Khan Assad Pasha )pictured(, an old merchants’ hostel, are being beautifully restored and put to a variety of new uses,

in this case, as an events venue and exhibition hall

SHaalan It all started when Syrian students at the American School came out of class and wanted a New York-style coffee house in which to live out their Central Perk dreams. InHouse was born in 2002, a green and black Starbucks clone where staff spoke English and served Skinny Decaf Cinnamon Lattes.

At the weekends, the same students would head across the border to party in Beirut. But as political tensions between the two countries rose in the following years, many Syrians decided to stay home. Since then the Shaalan neighbourhood has become a little piece of the Lebanese capital in western Damascus – home to patisseries (damer), gourmet crêpes made with melted Snickers and Maltesers (Krepy), Western stores like Benetton and, most recently, the country’s first literary café, Pages.

Shaalan is where Syria’s new money comes to play, both the local variety and returnees born of Syrian parents in London, Paris and Washington. You’ll find them gazing out at Mount Qasioun as they listen to electronic music at the black and silver Zen Lounge – which is modelled on Lebanon’s iconic Sky Bar. Later in the night they move on to the glitzy techno basement club at Platinum or grab a midnight snack at Aroma, the first – though no longer only – place in town for 24-hour food.

Since the opening of the Four Seasons in 2006, the scene has expanded south. The hottest place in town is now the nearby damascus boulevard, a purpose-built strip of cafés and high-end

boutiques attached to the rear of the hotel. InHouse, as the name suggests, was made in Syria, but the new coffee houses are as foreign as the passports of the expat Syrian clientele. Every summer night they pack the courtyard between Costa and Segafredo checking out who has just returned from Harvard, the London School of Economics or the Sorbonne. Heads turn every time someone steps out of their car and walks down the catwalk-like entrance towards the fountain.

In the winter months, the action moves to the enclosed space at the Rotana Café. A shrine to Arab music, the café is run by the region’s biggest record label and the idea is to make customers feel like they are taking part in a music video. The entire café is a pod-like structure made of steel and glass, with 360-degree views of the neighbourhood and flatscreen TVs showing the latest tracks from Arab superstars. But if this is the new Syria, not everyone is invited: a coffee here costs almost as much as the average local earns in a day.

And when the fortunate few have finished their five-dollar drinks, they pick up their valet parked BMWs and drive back to their multi-million dollar flats in neighbouring Maliki (Damascus has some of the most expensive property in the world according to a report by US-based real estate consultancy Cushman and Wakefield).

Damascus promotes itself as the world’s oldest continuously inhabited city – the cradle of civilization – but if you want a glimpse into Syria's future, head to Shaalan.
