Introduction Several units in Stage 3 have wooden decks that now need some staining. We have noticed that several owners have done so, which is good while others have neglected the care for the decks. As the decks are part of the exterior of your Unit, it means that we need to maintain the same color throughout the complex. The Committee has noticed that we have some decks that have been stained/painted in a dark colour, and this guideline wants to ensure that we keep the same standard throughout the whole Stage, as changing the exterior look of the units goes is in breach with the BC rules. To make it easy, the Body Corporate Committee has put together this short guideline on how to care for your deck. A proper maintained deck will last longer, so we won’t need to replace the costly wood planks. Alternatively, at the end of this short guide, our go-to contractor has put together some prices, if you wish to get the job done for you.

Guidelines Step 1: Clean the deck When the units get washed, the current company does a soft clean of the deck. A soft clean means that a product gets sprayed on the deck that will reduce mould growth and slow down the process of decay of the deck. Before staining the deck, it is suggested to do a deep/high pressure clean. Alternatively, you can use a bucket of water and a brush and work your way through the whole deck. In our experience the last may take days. We don’t recommend to stain the deck without prior deep cleaning the wooden planks. After the cleaning process you will already notice a huge difference.

Step 2: Staining Most decks have very dry wooden planks. This means that the wood will absorb a lot of the staining oil. Some decks may require three coats, so make sure you purchase enough stain (for normal sized decks about 15L). The wood should be kept in its natural light colour. Staining the deck dark or black will make the wood absorb too much heat and reduce its longevity. We have a preferred product listed below. If you prefer using a different brand, ensure the colour is natural.
