Waste no time in viewing this quality property in a premier locality.

Situated on a 989m2 section in Allenton, the home features stylish décor from one end to the other. The modern kitchen contains plenty of cupboards and bench space, a fridge nook and dish draw, and flows into the roomy lounge and dining area. Large windows allow natural light to flood in. The living area opens onto a screened and paved outdoor living area, perfect for summer gatherings.

The master bedroom opens in the conservatory, and the minor bedrooms are both generously sized with built in wardrobes.

New carpets and drapes have recently been added in this end of the home.

The bathroom, complete with both a shower and a bath, has also been renovated. Nearby a spacious separate laundry would readily convert to an office, a fourth bedroom or a second bathroom.

A mature easy-care garden is complimented by an adjacent reserve area, adding a spacious, private aspect to the property.

With off-street parking for three vehicles, a carport, single garage and a workshop, there is nothing left to do but move in.

A professional real estate agent will offer a comprehensive document that covers local sales, what other houses in

the area are on the market for and what key features make up potential value. This document will help you and the agent determine a price or guide range that the house will likely sell in. Then you can choose what the advertised price will be, this will be used in the marketing of your property.Pricing close to actual value or expected sale price usually gets the best response.

The types of pricing that will be used are price on application (POA), price, deadline private treaty, tender or auction.

The agent will have the listing form and will usually explain the legal obligations of the vendor, warrantees etc . The usual length of agency with one company is a 90 days if you have listed exclusively.

Discuss agency fees and what the likely figure will be if sold at a certain price.

Talk to your agent about how they plan to market your property, determine an open home schedule or viewing times.

Walk round your home with the agent and get a list of defects that could be removed or fixed, this will help with the sale and possibly help to achieve a higher sale price.

DECLUTTER, Tidy and remove any old rubbish or unnecessary clutter off the property.

The agent or agency will then put the for sale sign on your property, take photos of your property and write the advertising script to use for the advertising. Your agent will also look after booking advertising in print media and online and then will call prospective buyers to view this new listing.

Our deep love for all things French should translate into easy summer style, says fabric and interiors expert Rebecca

Bowering. Lived-in look in red, white and blue

PLATTERS OF food come out, delicious beverages flow, flowers are blooming and music adds that final touch to summer’s ambience.

Fabrics can play their part in setting the scene. No matter what style of home you live in - villa, bungalow, new townhouse, apartment or bach - the French rustic style will work effortlessly. Most brands of fabric will have one or two designs that can work in this way but Fabricut has a separate brand they call French General, inspired by the French General Store.

Kaari Meng has produced a range that has this genuinely authentic French feel. Having written several books, Kaari joined forces with American brand Fabricut to deliver a wonderful series of fabric books developed from treasures found during her summers exploring properties in the south of France. Her compilation is one of lived-in simplicity. Natural fabrics and trimmings seem as

though they have already gently faded to fit with the countryside.

Kaari says, “After living many summers in France and enjoying many old homes, I have come to understand the simple beauty of a well-edited combination of patterns and colours that flow easily from room to room ... together we have created a lived-in look that is soft, worn and comfortable.”

To showcase these fabrics, consider loose covers. They look fabulous and are practical, too. Coming from a family of red wine drinkers, I have lost count the times emergency action has been taken with 100 per cent success. There are also Zach’s (my dog’s) muddy paws and the kids’ food spillages to contend with.

Cleaning is a boon but so is the fabric longevity, with most loose cover fabrics achieving a much longer lifespan compared with fitted upholstery. If, however, you like things immaculate, I wouldn’t recommend this look, as linen has a tendency to stretch in the seated areas until it is cleaned. If the fabric has been prewashed, it should be fine to put

in the washing machine, but be careful not to over dry. If it hasn’t been prewashed, dry cleaning is generally the preferred cleaning option.

Kaari’s fabrics under the French General brand focus on a simple vintage palette of three main colours: rouge - sweet soft pinks to dusty reds; bleu - rich indigos and dusty Wedgwood blues to soft aqua; and bisque - neutral, linen and cream. Add too, for New Zealand, soft greens and gentle lemon for a wonderful feel that is perfect for our lifestyle.

These fabrics will give your home instant warmth and a comfortable vibe. The aged and authentic colours, faded prints and embroideries, and soft and drapey linens will look like they’ve been there a lifetime. Linen sheers gently billowing in the breeze will welcome you indoors and out. Add in outdoor fabric marvel Perennials, especially the Perennials Rose Tarlow collection, and you are ready for summer.

www.thehabit.co.nz | Office: 0800 32 58 58 | Email: [email protected]

Stu and Deb Horne are based in Christchurch and have owned Christchurch HABiT since March 2010. Stu has been in the building trade for over 35 years,

building in the residential and commercial markets. Starting when a builder was also a jack of all trades, “no specialising in his day, they did everything”, so he has a great broad knowledge base, and this knowledge is complemented too by his wife Deb, who is a senior Loss Adjuster with a large insurance company. Deb has a varied background starting out in the building & plumbing industry, gaining trade certificate in the late 80’s, into the insurance industry in the mid-90s,

There’s a new ‘habit’ about towngaining a diploma and becoming a senior associate with the Australian New Zealand Institute of Insurance and Finance, before moving into Loss Adjusting.

Stu & Deb are active grandparents to their 7 grandchildren, are keen vegie gardeners and fishermen. Together they enjoy their work and take pride in delivering really thorough reports. They are (not too sound cliché) passionate & proactive in wanting people to understand they can have experienced eyes and ears on the ground looking over buildings & property’s. They know property purchases are a big outlay, and believe everyone should have their prospective house purchase or sale, inspected, if not by them, then by someone who is experienced in the construction field of both modern and new housing and, by someone who knows what to look for. They have encouraged their children, extended whanau, friends, family and whoever will listen that it’s a no brainer in the current climate, you need to get the property checked by professionals.

They are right when they say people buying and selling homes become emotionally involved, buyers going through homes think about colours, furniture placement and how they could renovate the place, but they need to be looking on the roof, in the ceiling space, under the floor says Deb, but who does that at an open home, ha-ha.

They are not out there to scare monger, and they don’t write one report for a vendor and another for a purchaser. It’s one thorough report, they endeavour to be transparent in all that they do.

These guys believe in what they do so much, they have opened an Ashburton HABiT, and employed a long time local Gene Moore.

Gene is an experienced builder with over 16 years in the trade as a qualified registered builder, and he knows his stuff! Stu said it had been a long search looking for the right person, and they know they have found a gem with Gene. They know Gene is knowledgeable, experienced, thorough, careful, courteous, honest and a genuinely great guy. He knows Ashburton and the surrounding districts, his Mum and Dad are long time Ashburton residents (his Dad was born here, and Mum moved here when she was little), we couldn’t ask for a better inspector.

Gene is married with two children, and has recently built his own home. He’s excited to be part of The Home and building Inspection team, and looks forward to being the number one property inspector in Ashburton.

It’s a no brainer in the current climate, you need to get the

property checked by professionals.

Owning your home is an expensive time of your life. More responsibility usually means more expenses that roll in the door, and acting responsibly often means putting more time in at the office rather than at the gym, or

cutting down on expenses to save for your child’s education. But we often forget that looking after ourselves is the best investment we can make, not only for our health but also financially.

There’s no doubting that a gym offers a fantastic all-over body workout. There are friendly professionals to help you with your technique and like-minded fitness enthusiasts to help you to keep motivated. But when life gets in the way, it’s not always possible to frequent the gym as often as we would like.

More people are making the investment into their health and home by setting up a dedicated space to help with the fitness. A home gym is time efficient, because there’s no driving to and from, and no waiting to use the equipment that you want. There’s no membership fee so often the investment in equipment is paid back within two or three years, and because gym equipment retains most of its value, if you don’t like a particular item you can sell it and buy something different without taking much of a financial hit.

If you have the dedication, a small investment of cash and space at home, you can hit your fitness goals while spending more time with your family.

Visualise what you would like your home gym to be and choose the most appropriate space. Inside the house usually isn’t a smart idea if you have young children, so the garage is often the best place to start. Use sheets of plywood

and rubber mats to reduce the noise of equipment hitting the concrete floor.

Motivate yourself to want to be there. Fill the space with motivational images and mantras. Set up a powerful sound system so you can enjoy your favourite music as you work out. Hang an inexpensive flat television on the wall so you can watch television or movies as you pedal or walk, or if you’re more of a browser, build a shelf to sit on your treadmill or bike so you can access your laptop. Who says you can’t work and play at the same time?

When choosing your workout equipment, money doesn’t have to be king. A simple swiss ball and medicine ball or kettle bells can replicate the same workout as a range of machines, and they take up little space.

When choosing cardio, consider if a Zumba or step DVD will initially do the trick instead of a treadmill. Shop around for second-hand options, as people easily get bored of their workout equipment, so you can snap up a bargain.

Remember that this is a space you should feel comfortable in, so don’t forget a bench seat to rest upon in-between reps. It will also come in handy for a range of exercises. Keep a bar fridge filled with cold water handy to ensure you remain hydrated throughout your workout. It’s your zone to chill out in, so choose the features that will make you more likely to return to it the next day.

You already pay for your home, so it makes sense to use it to its full advantage.

Go big and go homeAmanda Wright

Having a full fruit bowl is one of the delights of living within a country that grows some of the most delicious fruit in the world, but as we learn more about pack-house procedures, we

can be forgiven for wondering exactly how fresh our store-bought fruit really is.

Homes of old traditionally had a fruit tree in the yard, but as property sizes have reduced and people have become time-poor, the old timber of yesteryear has been dug out from the roots and replaced with low-maintenance garden beds full of bark and grass. However with advances made in dwarf and grafted fruit trees, it’s never been easier to own an orchard in your own backyard.

Growing your own fresh fruit, sun-ripened and picked straight from

the tree is one of nature’s delights, and many are re-discovering this simple pleasure by planting smarter. Mini fruit trees are set to become the next big thing in backyard gardens, as they produce crops of full-sized, delicious fruit, and are so easy to grow you can even put them into pots. The selection available on the market is rapidly growing, and already there is a large selection to choose from.

The possibilities for intensive tree fruit planting are endless. You can plant more than one tree into a hole, resulting in an area which produces a mixture of varieties, and in some types of fruit that require a male and a female, such as the feijoa, this is a good way to save space. You can braid varieties together, arrange them into hedges across your fence-line and graft varieties together.

“Take a closer look”

If you aren’t a confident grafter, you can even purchase pre-grafted tree varieties. It is actually possible to purchase an apple tree that grows three varieties of apples on the one tree, or even crazier, a tree which will grow both peaches and nectarines. The varieties of grafted trees are quite extensive, so with some clever planning, you can end up with multiple varieties of fruit, which will grow at different times of the year, meaning year-round fresh fruit for you and your family.

Trees require a well-drained position where they will reach plentiful sunlight and protection from strong wind. For best results, ask your nursery for advice on each particular tree before you plant it, to ensure it receives adequate nutrition from fertilisers and mulching. When the tree begins to produce fruit the size of a pea, you should thin the fruit, meaning that you remove the majority of fruit from large clusters to ensure the fruit you leave has room and nutrients to grow. In some cases you will actually be removing 80% or more of the fruit, but this will ensure the fruit which does grow will be healthy and delicious.

Many dwarf varieties grow well in pots or half wine barrels, so consult with your nursery about the best sized pot to allow for adequate space for the roots.

With some pre-planning, advice from your local experts and some time on the end of a shovel, you can have year-round fruit gracing your dining table for years to come.

DIY

If you are thinking about listing your home for sale, you need to remember first impressions count. If your front door is tired and in need of a little TLC, a little

knowledge makes sprucing it up the perfect DIY project. Both oil/stain and varnish offer your timber excellent protection from the elements with varying looks and finishes. What best suits your timber depends on your taste of colours - dark or light grain - a shiny or natural finish, where the timber is, its application and of course how often you want to maintain it.

There are a variety of stains and oils on the market which will protect timber while also enhancing its natural look. Not only will they bring out the natural lustre and grain, they also offer excellent protection from the elements and help prolong the life of the timber.

Stains change the colour of timber, while oils and clears enhance the natural grain. Both are available for both exterior and interior uses. They also come in both water-based and oil-based, just like paints, and each has its own use. Water-based technology has come a long way, it is easier to apply, more durable and it lasts as long as traditional oils.As in all applications, preparation is important. The surface you want to coat should be thoroughly cleaned and prepared to ensure a longer lasting finish.

When choosing stain colours, remember the shade may be different to that shown depending on the timber and porosity. As a general rule, the lighter the stain colour the more it will be affected by the colour of your timber. Darker colours are obtained by multiple coats and each additional coat will intensify the colour. Most stains darken as they dry and weather. Oil stains penetrate and are absorbed by the timber and become part of the wood rather then remain on the surface, making it ideal for exteriors and our harsh conditions.

Oil based stains require regular coats to maintain durability, but done every few years there is little or no preparation required, just keep the oil up to it and it carries on looking great. Linseed oil is a slow-drying, water-resistant oil with preservative properties. It is one of the oldest penetrating finishes for wood and mostly used for protection of exterior doors or furniture. However, it tends to become sticky in humid weather.

Danish oils are also a penetrating finish and are mostly used on interior doors and trim. Danish oil is a combination of Tung oil and varnish with addition of pigment for colour. Varnish on the other hand is the most traditionally used finishing material for wood surfaces. It is used as protection and decoration of interior wood surfaces. Varnish is a mixture of resins, drying oils, driers and thinners. Varnish or polyurethane finishes are durable and protective and are available in water-based or oil-based finishes. It gives a clear wood finish, and comes in both matt and glossy.

It gives timber a rich and natural finish that enhances the grain and texture of the surface. Polyurethane-based finishes are durable, scratch proof and stain resistant, ideal for bench tops, floors, interior doors and timber. Although available in marine grade varnish has limited uses in our exterior conditions, sun is its enemy and when it deteriorates the exposed timber discolours, looks awful and becomes a big job to repair.

On exterior timber that has been previously varnished, it is worth biting the bullet as the long-term solution is to use a penetrating oil but firstly the varnish needs to be completely removed by sanding or chemically stripping. The end result depends on the surface being dry and free from all dust, dirt, wax, grease or oil before the finishing product is applied. If necessary wash with household detergent or sugar soap.

Exposed nail heads, especially if not galvanised, should be punched below the surface and filled. To avoid smearing putty into the grain, apply a coat of stain or finish before filling the holes. Fill holes with an exterior grade putty, colour

matched to your finish to prevent rust stains, then sand smooth. Sanding is the most important thing in surface preparation - especially when a clear finish is wanted.

Always sand along the grain - sanding across the grain will leave scratches. Before using a stain, check the colour on a part of the timber which doesn’t show. If the colour appears too strong, thin the stain according to instructions. Read the label on the product for penetration, re-coating and drying times. Varying temperatures can affect drying and timber staining effects. Many finishes can be applied by using a quality brush, while traditional stains are better wiped on with a clean, soft cloth. If applying by brush always brush well out along the length of the timber when using an oil based stain.

Stains applied by cloth pad should be wiped on liberally along the grain. Do only one section at a time, ensuring that the stain isn’t rubbed out too thinly or a streaky appearance may result. When the surface has been stained and while it is still quite wet, wipe lightly along the grain with a clean soft cloth to remove any excess. The time to do this can vary. Some stains should be wiped off straight away, while others can be left from one to three minutes, depending on the weather.
