    When was the last time you cycled in a velodrome? Or swam lengths in an Olympic-sized pool? Or watched your kids bomb around an internationally sanctioned BMX track? For many GTA residents, the answers

    are likely never.But thanks to the Pan Am Games,

    you will soon have the opportunity (once the ame is extinguished this weekend) to at least explore such activities.To be sure, we all complained about

    tra c, road closures and HOV nonsense, but there are some tangible reasons to be thankful Toronto hosted the Games. Maybe not now, but in weeks, months and years down the road. From Welland to Mississauga to

    Toronto to Midland, countless improvements took place, from modernizing existing facilities to building new ones to upgrading infrastructure. We could argue that it shouldnt take hosting such an event to spur this development, but much of this investment would not have been made otherwise. Simple pleasures such as walking or

    cycling to a park or the lake, to just hung out, read, have a picnic, take a nap or play with your kids... Public spaces are essential they are part of the very fabric that brings people together, to actually build communities. Pan Am facilities, soon to be turned

    over for public use, will be a lasting legacy for generations to come.

    Get it in writingThis term is especially important when buying a home

    Buying a brand-new home o ers an opportunity to get what you really want. It can be a dream come true and an investment for the future, but dont forget, its also a legal transaction. e term get it in writing has never been more important, since it outlines everything your new home will have in it, on it and around it. Otherwise known as the Agreement of

    Purchase and Sale, the contract spells out the terms between you and your builder. Without it, if there is a misunderstanding or disagreement, its impossible to prove what was originally promised. Since buying a new home is much

    more complicated than a resale transaction, there is no set Agreement of

    Purchase and Sale or standard contract. In some provinces, builders may have standard contracts prepared by the local home builders association or their new-home warranty program. Builders often prepare their own agreements, so these can vary from one company to another and from province to province.Before you sign a contract, review it

    carefully with the builder representative, and ask questions to make sure you fully understand whats in it. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.

    Communities will benefit from PanAm Games

    The Pan American Games close this weekend, and then the Parapan Am Games follow in August. Long after the athletic records have been broken and the medals won, the sports venues will live on as legacy facilities to be enjoyed by local residents.

    Take the velodrome in Milton, for example, completed earlier this year. The site for cycling events during the Games, the Mattamy National Cycling Centre is one of just two internationally-sanctioned velodromes in Canada. After the Games it will be used as a training facility for cyclists, as well as a recreational facility for the community.

    A considerable portion of funding for the $56-million velodrome came from Development Charges, which were paid by new-home buyers in the Town of Milton as part of the price of their new homes. In addition, BILD member Mattamy Homes provided $2 million in a naming rights sponsorship while the company founder and avid cyclist Peter Gilgan donated $7 million to the project through his foundation.

    One of the most important sites during the Games will be the Athletes Village, which will be a home away from home for 10,000 athletes, coaches and officials. Located near the waterfront, in the evolving east side of downtown Toronto, it features numerous buildings and amenities. During the Games, it will be a complete community for athletes to live, train and have fun when not competing.

    After the Games, the Village will be part of the Canary District a complete community where people will live, work, shop and play.

    Developed by BILD member Dundee Kilmer, the Canary District was awarded our Places to Grow Highrise Community of the Year accolade last year part of BILDs annual industry awards program recognizing community developments that best exemplify the Provinces smart growth policy objectives.

    In addition to serving as the Athletes Village during the Games, the Canary District development is transforming a brownfield site into a highly walkable, sustainable, well-designed community that will feature a range of housing and services for people at all stages of life and income levels.

    Most of the buildings that will house athletes during the Games, were designed and built as the first phase of the Canary District. They will be complimented by a second phase of condominium residences in the near future.

    The residential component of the development features a mix of smaller, more efficient condominium suites to preserve density. The suites are configured around courtyards, which results in shallower, wider homes to maximize residents access to daylight, fresh air, views and to the outdoors.

    During the Games, the village will feature special dining facilities to feed hungry athletes. After the Games, the Canary District community will feature lively street level retail and dining options for everyone to enjoy.

    BILD members raise more than $60,000 for Habitat for Humanity GTAMembers of the Building Industry and Land Development Association (BILD) raised more than $60,000 for its community partner Habitat for Humanity GTA through three major events in just one week.

    Habitat Week included BILDs annual Race for Humanity, Charity BBQ and Stephens Ride for Humanity. All three took place between July 8 and 13 and members came out in droves to support the cause.

    We are proud of our community partnership with Habitat for Humanity GTA and since 2003, BILD members have raised more than $825,000 for Habitat and have helped 12 partner families realize their dream of homeownership, says BILD President and CEO Bryan Tuckey.

    BILD members work hard every day to build complete communities across GTA and this is another way we can work together, with our Habitat partners, to make sure that anyone who wants to own a home, can do so.

    During the sixth annual Race for Humanity, 23 teams of members competed in the scavenger-hunt fundraiser around the city of Toronto. Teams had to channel their inner-architect to build a structure taller than the shortest team member, score high at balloon archery and win a sumo wrestling match in a public park. The event, presented by the Toronto Star and In2ition Realty, has been recognized with international awards numerous times since its inception.

    The Race finish line was at BILD headquarters at the 23rd annual BILD barbecue. More than 500 builders, developers, renovators and service professionals attended the fundraising event on BILDs front lawn and helped to raise money by participating in the silent auction and balloon burst contest. New this year was a dunk tank, sponsored by YPNextHome, and volunteer BILD senior executives and members helped to raise another $540 for Habitat.

    Finally, yesterday members gathered at the Canadian Tire Motorsport Park in Bowmanville for the fifth annual Stephens Ride for Humanity. The four-km outdoor racing track was ideal for cycling enthusiasts who participated in an open ride, followed by a team relay. Team registrations and sponsors were the key to raising funds for Habitat during this event.

    BILDs Habitat Week is a true testament of their dedication and ongoing commitment to Habitat GTAs mission of providing affordable homeownership to families living in need across the GTA. Our 12-year partnership has created a profound impact and we congratulate all BILD members on the active support this week and each year, says Ene Underwood, CEO, Habitat for Humanity GTA.

    factor into your overall home-shopping budget.

    3 Where do you want to live? This question is becoming more important for a number of reasons, though infl uenced primarily

    by where you work, how much of a commute you

    include mass transit or only driving. Indeed,

    proximity to mass transit is something more and

    more people are looking for in their new home

    location. It may not be as simple as choosing to

    live in the city, suburbs or a small town.

    4 What type of home do you want?Once you have determined your options for cost and location, you can then assess what types

    of homes are available in your price range and

    desired neighbourhood: Single-family detached,

    semi-detached, townhome, duplex or condo?

    Some many questions, so many choices. e good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy e ciency, so your options for new-home product have never been better.

    Q My wife and I would like to get into the real estate market before it becomes unaffordable. We have saved $10,000 for a down payment. We have above-average salaries but have been working only for the past three years. Is this the right time for us to buy? Joanne and Jake, Ajax

    AAs we progress further from the financial crisis of a few years ago, economic slowdown, stock market and even real estate declines, things are looking brighter for many Canadians. Canada survived the recession; though there are still some challenges, spending is up, stock markets have arguably rebounded and the real estate market has shown longer-term price and sales increases.

    Many economists predicted real estate price declines, and few expected price increases and such a quick recovery. Homebuyers who were counting on further price declines may have been kicking themselves. How long will this continue, you ask? Its anyones guess.

    The federal Finance Ministry has, on occasion, given notice it is concerned about a potential overheating of the real estate market. Borrowers must meet the requirements for a five-year, fixed-rate mortgage, even if they plan to choose a shorter term and lower rate. The maximum amortization

    period for government-insured mortgages was recently reduced to 25 years from 30. In addition, Canadians can now withdraw in refinancing only 80 per cent of their homes value, down from 85 per cent, while down payment requirements remain at five per cent for primary homes and 20 per cent for investment properties. Some experts feel these changes may leave some first-time buyers sitting on the sidelines.

    However, these issues should not be the primary factors to influence your decision to buy. Some consider-ations to reconcile before making the plunge include:

    How much of a house can you afford to purchase? Get pre-approved by your bank before shopping

    How much of a house do you want to afford? The answer is not necessar-ily to purchase the maximum house you qualify to buy, but what you want to afford

    What will your payments be, if interest rates rise (and they definitely will) one, two or three per cent? Ensure you can easily afford the increase

    First-time buyers of new homes priced at less than $425,000 will be minimally affected by the HST. Generally, there are no real estate commissions for the purchaser of a home. Legal fees are not usually high for a purchase and are minute in the grand scheme of purchasing a home

    At the end of the day, a home is a long-term investment, so look beyond the next year or two.
