The requirementHarmful ground gases entering buildingscan pose health risks. Damp can similarlycause health problems and also damage tothe building fabric.

Protective measures are therefore usuallyrequired in ground floors, and theserequirements are enshrined in buildingregulations (see Technical requirements).

Government planning policy requires anincrease in the amount of housing onbrownfield land. This means that muchmore housing will need protection fromground gases.

Current high levels of thermal insulationand modern construction methods requireventilation within the building fabric toprevent the build-up of moisture andcondensation.

Harmful soil gasesHarmful soil gases such as methane, carbondioxide and radon can enter properties byname different routes: through cracks infloors and walls, construction joints, wallcavities, and around services pipes.

Methane is a colourless, odourless, explosive and asphyxiating gas.

Carbon dioxide (CO2) is a colourless, odourless, non-flammable,asphyxiating and toxic gas.

Methane and carbon dioxide can arise from landfill sites, mineworkings, and organic-rich soils such as peat or river silt.

Radon is a naturally-occurring colourless, odourless radioactive gas;some parts of the country have higher levels than elsewhere.Exposure to high levels of radon for long periods increases the risk ofdeveloping lung cancer.

Building Regulations (England and Wales)Protection against ground contaminants andmoisture are specific requirements of theBuilding Regulations Part C for England andWales. The relevant requirements are:

Approved Document CSite preparation and resistance tocontaminants and moisture

‘Preparation of site and resistance tocontaminants C1 (2) Reasonable precautionsshall be taken to avoid danger to health andsafety caused by contaminants on or in theground covered, or to be covered by thebuilding and any land associated with thebuilding.’

‘Resistance to moisture C2 The floors, wallsand roof of the building shall adequatelyprotect the building and people who use thebuilding from harmful effects caused by:(a) ground moisture(c) interstitial and surface condensation.’

Gases from the groundInformation on methane and other gases isgiven in paragraphs 2.25 - 2.35.Gas control measures are given in 2.36 -2.38. For dwellings these should consist of agas resistant barrier across the wholebuilding footprint, above an extraction orventilation layer from which gases can bedispersed and vented to the atmosphere.

HydrocarbonsGround contaminated with hydrocarbonssuch as diesel or motor oils may alsogenerate harmful emissions (not specificallycovered by Approved Document C). Testingfor these is extremely difficult, therefore Z-Led recommend that in such cases aventilated sub-floor void is provided inaddition to a barrier membrane.

Site preparation3.1 Every building must be designed andconstructed in such a way that there will notbe a threat to the building or the health ofpeople in or around the building due to thepresence of harmful or dangeroussubstances.

Harmful or dangerous substancesHarmful or dangerous substances includedeposits of faecal or animal matter and anysubstance, or mixture of substances, whichis, or could become, corrosive, explosive,flammable, radioactive or toxic or whichproduces, or could produce, any gas likely tohave any such characteristic.

Moisture from the ground3.4 Every building must be designed andconstructed in such a way that there will notbe a threat to the building or the health ofthe occupants as a result of moisturepenetration from the ground.

3.1.6 Risk management techniquesThere are a range of options for managingthe risk of land that is contaminated. Thiscan include removal or treatment of thecontaminant source or breaking the pathwayby which contaminants can present a risk toreceptors:…

Sealing means that an impermeable barrieris laid between the contaminant and thebuilding and sealed at the joints, around theedges and at the service entries.

Detailed guidance is given inBRE/Environment Agency Report BR 414Protective measures for housing on gas-contaminated land.

Radon protectionAll new buildings, extensions andconversions in areas where there may beelevated radon emissions may need toincorporate precautions.

3.2 Every building must be designed andconstructed in such a way that there will notbe a threat to the health of people in oraround the building due to the emission andcontainment of radon gas.

Radon protective measures should beprovided in accordance with the guidancecontained in BRE publications BR 211Radon: guidance on protective measures fornew dwellings, and BR 376 Radon: guidanceon protective measures for new dwellings inScotland.

CIRIA C665 and NHBC Traffic LightsProtect GDB10 PLUS complies with theNHBC Traffic Lights* and CIRIA C665, wheninstalled as prescribed in BRE 414. (*ForAmber 2 or worse the membrane shouldalways be fitted by a specialist contractor)

Building Regulations (Northern Ireland)Protection against ground contaminants andmoisture are specific requirements of theBuilding Regulations Part C for NorthernIreland. The relevant requirements are:

‘Preparation of site and resistance todangerous and harmful substances C2 (1)The site of a building and the groundadjacent to it shall be prepared and treated,and measures shall be taken, so as toprevent, as far as reasonably practicable, anyharmful effect on the building or the healthor safety of the occupants caused by:b) dangerous or harmful substances.

2) Without prejudice to the generality ofparagraph (1) measures shall be taken toprevent or limit the ingress of radon fromthe ground into any dwelling.’

‘Resistance to ground moisture and weatherC4 Every wall, floor and roof shall beconstructed so as to prevent any harmfuleffect on the building or the health of theoccupants caused by the passage of moistureto any part of the building from:a) the ground.’

Building Regulations Republic of IrelandProtection against ground contaminants andmoisture are specific requirements of theBuilding Regulations Part C. The relevantrequirements are:

‘Dangerous Substances C3 Reasonableprecautions shall be taken to avoid danger tohealth and safety caused by substances(including contaminants) found on or in theground to be covered by a building.’

‘Resistance to weather and ground moistureC4 The floors, walls and roof of a buildingshall be so designed and constructed as toprevent the passage of moisture to the insideof the building or damage to the fabric of thebuilding.’

RADON 1200 DAMP PROOF MEMBRANE

Radon 1200 is satisfactory for use in concretefloors which are not subjected to a hydrostaticpressure, in accordance with the relevantclauses of CP 102: 1973.

The membrane can be installed either as anoversite membrane, situated between ablinded hard core bed and the base concrete,or as a sandwich membrane in base concreteor between the base concrete and the screed.

The membrane meets the requirements foruse as a gas control membrane against radonor on gas-contaminated land generally inaccordance with the recommendationspublished by the Building ResearchEstablishment (BRE 211) and the nationalBuilding Regulations. The membranes may beused with both unreinforced and reinforcedconcrete ground supported slabs. The use ofreinforced concrete slabs is only necessarywhere, in the opinion of the designer, there isa risk of settlement and cracking of the slaboccurring.

InstallationUnderfloor vent spacingLocate underfloor vents on opposite sides ofthe building to achieve the most effectivemix and distribution of air flow.

Installed at 4.0m centres they will provide1500mm2 ventilation area per metre ofexternal wall to comply with BuildingRegulations Approved Document C.

However Z-Led recommend spacing at 2.0mcentres to avoid the risk of stagnant airpockets and consequent risk ofaccumulation of gases.

Cavity traysBS 8215: 1991 recommends use of cavitytrays above any point where a wall cavity isbridged. Z-Led HT or HTR cavity trays withstopends and weepvents should be usedabove ZLAB Airbricks and ZLPS Periscopes.

WeepventsWeepvents should be installed on all cavitytrays at 450mm centres.

For timber frame wall cavity ventilation,install at a horizontal spacing of 450mmcentres, at low and high level and above andbelow fire stops in a staggered layout.
