ExEcutivE Summary Grizzly Creek Ranch is a rare and highly scenic 1,967± acre block of deeded land that lies virtually contiguous to Yellowstone National Park northwest of Gardiner, Montana and about a 45 minute drive south of Livingston. The property lies at the head of Tom Miner Basin, which is an absolutely spectacular private tributary valley to the Yellowstone River. The basin is rimmed by high peaks which form the northern boundary of Yellowstone Park. The ride over the ridge from the ranch takes one into a remote area of Yellowstone Park that is home to extensive wildlife but rarely visited by humans. The ranch compound which includes a main residence, homestead cabins, barns and ancillary buildings was fully converted in 2006 to a luxurious and environmentally sensitive executive retreat with commercial applications, making it capable of hosting dozens of guests but equally comfortable as a private family getaway. The lands are home to a wide array of wildlife, from big horn sheep and elk to the full spectrum of predator species. It also boasts three perennial streams including 1½± miles of Horse Creek, which supports a population of native cutthroat trout.

LOcatiONgrizzly creek ranch is located in tom miner basin, 39 miles southwest of Livingston, montana, and 24 miles north of gardiner, the north entrance to yellowstone national Park. Access is by paved state highway 89 from either Livingston (pop. 6,851) or gardiner (pop. 851) to the tom miner basin turnoff, and then a short six mile drive on a county-maintained graveled road which provides year-round access to the ranch entrance.

bozeman (pop. 37,280) is located 25 miles west of Livingston, providing additional services including commercial and private airfields. An Fbo located nine miles east of Livingston is capable of handling large private jets. A shorter airstrip more suitable for small propeller driven aircraft is located just south of the ranch about 2 miles north of gardiner.

rizzly creek ranch comprises one of the two main drainages in tom miner basin and is one of four large landowners that control virtually all of the private land in the upper basin. the ranch adjoins the gallatin national Forest along its southern boundary which transitions into yellowstone Park just a few miles away “as the crow flies.” this is one of the more unique areas of the park, and notable land features such as electric Peak and mammoth hot springs are literally within “trekable” distance from the ranch. the ranch occupies one of the most desirable addresses in the greater yellowstone ecosystem and is on par aesthetically with all of the great viewsheds of the rocky mountain West including, some would argue, the incomparable grand tetons.

LOcaLEgrizzly creek ranch is part of the giant caldera that forms yellowstone Park, where erupting geysers and whole rivers emerge from the nutrient rich belly of this volcano, reminding us that she is very much alive. the ranch is also part of the fertile and very scenic Paradise valley, which most certainly lives up to its name. the ranch is literally on the cusp of where civilization meets the wild side. the fabled yellowstone river courses down the center of Paradise valley and flows north through Livingston, prior to turning east and heading across the vast montana prairie before joining the missouri river in north dakota.

Paradise valley has a long history of cattle ranching, beginning with its founding back in 1838, nearly 50 years prior to Park county’s official formation. the development of the northern Pacific railroad further established this region. in 1864, gold was discovered in emigrant gulch, spawning a brief gold rush. this also put chico hot springs on the map. chico remains a destination for local and global travelers as a developed hot springs resort that retains its historic charm, offers a relaxed environment and a full range of services. it was one of the first in the state to offer a “gourmet” dining experience, and locals will travel hours to enjoy a great meal in chico’s dining room and/or a soak in the hot springs pool.

the area offers a real mix of cultures that includes traditional deep-rooted ranchers, recreationalists and seasonal residents that range from corporate ceo’s to artists, writers, musicians, fishing guides and entrepreneurs. year-round access to yellowstone Park has always been a draw, as are the dramatic mountain views and the world-class fishing.

GENEraL DEScriPtiONApproaching the ranch from the northeast, the old yellowstone trail crosses the yellowstone river and climbs the rocky hills out of the relatively arid valley and into tom miner basin. the climatological and ecosystem change is pronounced where sparse, short grasses give way to lush meadows, and scattered junipers are replaced by thick groves of aspen. After continuing the ascent past neighboring ranches perched on the mountain slope, one reaches the upper basin and is literally “confronted” by the grizzly creek ranch, which dominates the view just as the road makes a right angle turn to the west and proceeds to the far side of the basin.

the 180-degree vista ahead includes what appears to be a deep box canyon. this magnificent panorama is framed by steep-timbered crests to the left and right and the jagged ridges and imposing peaks which form the boundary of yellowstone Park to the south. in the foreground of this picture are the verdant irrigated meadows of the horse creek valley, which provide a lush contrast to the open and timbered slopes that lead to rocky peaks on the skyline. Feeding into horse creek from the snowpack above are the smaller grizzly and reeder creeks. surveying this sight from the compound, one appreciates both the grandeur of the scenery and the fact that everything in view is either, grizzly creek ranch, u.s. national Forest, or yellowstone national Park. the greater landscape that encapsulates the ranch includes the Absaroka-beartooth Wilderness, gallatin national Forest and yellowstone national Park.

the ranch entrance is marked by a stately overhead gate which opens onto a private graveled road that meanders through hay meadows lined by dense concentrations of willows that mark the course of horse creek. the topography is gentle and continues to roll through the main compound, which overlooks the creek and is surrounded by large grass pastures with pockets of aspens. the meadows are diverse with a mixture

of grass, clover and wildflowers which erupt in the spring and early summer. the lands continue to gain elevation, graduating into conifer forests as the ranch transitions into the national forest. the box canyon from which horse creek emerges is lined with trees and shows extended cliff faces that punctuate the landscape.

seven separate communities of aspen cover approximately 124 acres with conifers (primarily fir) covering an additional 561 acres. the riparian area along the creek bottom contains an estimated 54 acres of deciduous shrubs; 683 acres are native range inclusive of grasses, sage, forbs and other shrubs, while another 508 acres

have been converted to “tame” grasses. the balance of the acreage includes the facilities.

elevations range from approximately 6,300 feet on the lower part of the valley floor to nearly 8,400 feet in the upper reaches of the ranch.

Winters tend to be prolonged and deep snows give way to a late spring, with grass and wildflowers growing in earnest in early June. Warm days, cool nights and low relative humidity make summers idyllic. Fall colors are prolific and, although it is possible for winter to arrive early, fall can typically be quite pleasant through october and in some years all the way to thanksgiving.

Although there is no public access through the ranch, there is a private road easement to a cabin located on the south boundary of the ranch adjacent to the Forest service. Additionally, the neighboring hubbard ranch leases section 12 for hunting and has an easement to access an adjoining section.

StructuraL amENitiES the structures at grizzly creek ranch have been created to embrace the architecture of the west through log and timber frame construction that retains the charm and appearance of a working ranch. the ranch does operate as a cattle ranch. however, it has undergone a recent transition into a retreat capable of hosting large groups of people for family get-togethers, corporate gatherings, and other scalable functions. the ranch offers a multitude of small-to-mid-size dwellings that include some original “homestead” cabins that offer guests the opportunity to escape. this allows smaller spaces to be utilized when there are only a few guests or just the owners staying at the ranch. this flexibility allows the ranch to be utilized for a variety of purposes.

the ranch compound is primarily situated within a ten-acre envelope. the grounds are immaculately landscaped with lush turf, flowerbeds, lilac shrubs, mature aspen and cottonwood trees, a vegetable garden with wooden post and rail fencing, fringed by fields of wildflowers and grassy meadows. A massive stone patio joins the barn structures together and is complimented by a fire pit and an outdoor kitchen with a full bar, perfect for summer entertaining. Just north of the compound is the corral system used for horses and cattle at various times of the year, as well as the working facilities. the compound is virtually surrounded by hay meadows and takes in brilliant views in all directions. A short distance to the southwest of the main compound, another ‘homestead’ including two small cabins and a tent camp are located along the creek.

main house:

the main residence is a 3,816 sq.ft., two-story home of log construction built in 1991. the home is spatially comfortable with a substantial rock fireplace dominating the main living area off of the kitchen. Large windows afford views of the meadows and high peaks towering over the horse creek basin. Adjacent to the great room are two guest bedrooms, each with their own bath. upstairs is the master bedroom suite with its own fireplace matching the one in the guest bedroom downstairs. the master bath is accented by bright tile and boasts an elevated tub in a recessed nook, with windows exposing the panorama of the timbered hillsides, peaks, and lush mountain parks. Adjoining the master bedroom is a tastefully decorated office/library.

Adjacent to the main residence is a 950-sq.ft. outbuilding, which was fully converted into a yoga studio complete with a massage room.

manager’s house:

Also located within the main compound is a log sided 1,440 sq.ft. manager’s house constructed in 1996. the house includes four bedrooms and two baths, and is heated by a wood-burning stove and electric heat. the house is situated towards the entrance of the compound and also takes in the amazing southern views. A 903 sq.ft. detached garage also includes two storage room areas.

pfohl Cabin:

this quaint 672 sq.ft. log cabin was the original house on the ranch, constructed shortly after the turn of the last century. the cabin was masterfully refurbished in recent times, restoring it to its original period charm. the cabin has a single bedroom, full bath with a clawfoot tub, wood stove, and a delightful porch shaded by mature lilacs and aspens that overlook the impeccably landscaped lawn just above grizzly hall.

The bunkhouse:

near the Pfohl cabin and also centered within the main compound, this 700 sq.ft. cabin was constructed about the same time as its neighboring structure and is also constructed of log and stone. the bunkhouse offers a loft for additional sleeping quarters and can accommodate 2 to 4 people. it includes a kitchenette as well as a full bath. this structure was fully refurbished at the same time as the Pfohl cabin and done to the same level of quality.

marTin house:

A short distance from the main compound, along the banks of horse creek, is the martin house. this historical structure, built during the same era, experienced remodels in 1991 and again in 2007. the house is a 720 sq.ft. two-story structure and has the same century-old feel as many of the other buildings, but with modern refinements such as stone countertops and stainless steel appliances. the upstairs can accommodate two king-size beds and the lower level includes a full bath, full kitchen and comfortable living area.

marTin Cabin:

Adjacent to the martin house stands the 646 sq.ft. martin cabin. similar in size, this single story cabin has an open floor plan that also includes a full kitchen and bath, and like most of the structures, boasts a welcoming front porch. the cabin was constructed at the same time as the martin house and was also recently fully remodeled. both structures are of stick frame construction with wood siding and cedar roofs. they take on the appearance of having “always been there” and are tucked away from the main compound.

seasonally, two teepees have been erected very near the martin cabin, adding character to the setting and additional space for more adventuresome guests.

barn lofT:

unlike any barn you have ever seen, the barn loft takes on the appearance of its original use, but has been fully converted to accommodate guests in an expansive and luxurious second floor. constructed as a barn in 1994, this 3,840 sq.ft. building underwent a full remodel and transformation beginning in 2007. the upper level includes four bedrooms and six baths with three large balconies that overlook the compound and beautiful mountains that surround the ranch. there is a full kitchen, dining area, and also several lounge rooms. the loft is capable of accommodating up to sixteen guests.

the lower level has multiple uses. it has remained utilitarian with storage, laundry facilities an office and rest room. but it also includes recreation and entertainment facilities including billiards, foosball, ping pong and free weights. the lower level walks out to a terrace overlooking the massive patio area adjoining grizzly hall.

grizzly hall:

grizzly hall is the centerpiece of the ranch compound. originally constructed as a barn in 1994, this 4,475 sq.ft. two-story structure was fully reconstructed, morphing the building into a lodge and central meeting place for guests to gather. the building is log-sided with timber frame accents, wood flooring, and oversized windows that bring the outdoors in. grizzly hall is capable of hosting as many as 125 guests and is supported by a commercial kitchen. A large dining area is flanked by a bar and two seating areas adjacent to substantial rock fireplaces. two opposing second story lofts provide breakaway areas for meeting, gaming and relaxing.

these commercial grade structures, including the barn Loft, are fully modernized with internet services, multiple phone systems, satellite tv, fire suppression systems and built-in surround sound. Also, cell phones work in most areas of the ranch.

anCillary buildings:

Ancillary buildings include a stone cellar used for cool storage and perfect for wine. there is also a 2,500 sq.ft. shop built in 2007 that is fully insulated, heated and offers a bathroom. Attached to this structure are

two small, but nice, apartments with full baths and kitchens. these apartments can be used for overflow guests or staff. A full set of working corrals spans between the shop and grizzly hall and includes a commercial livestock scale.

GENEraL OPEratiONcurrent owners of grizzly creek ranch have been outstanding stewards of the land. the ranch property has been studied by top range consultants as well as members of mt Fish and Wildlife, montana state university and the national Park service. Pastures have been reseeded and restored from years of overgrazing, and the ecosystem continues to improve thru environmentally-conscious and sustainable ranch practices. Weed eradication has been meticulous and range management is a daily chore for the agricultural and livestock manager. A natural approach to land management takes a lot of work, but the result is a rich diversity of plant species that thrive in fertile soils. Plant diversity promotes animal diversity, further preserving the integrity of this rugged yet fragile environment. these practices are in stride with the neighboring b bar ranch, who is a certified organic land steward.

Livestock has been used effectively as a tool on the ranch, and a well-orchestrated grazing plan has carefully and consistently improved the conditions of the range. grazing populations have been carefully monitored and the ranch has found harmony between domesticated livestock and the multitude of wildlife that frequents the ranch.

elevation also plays a factor in range management, as snow limits the cattle’s ability to forage through the winter months and may extend the time needed to feed harvested hay. currently the owners are running upwards of 100 cow/calf pairs plus replacement heifers and bulls and up to 40 horses on the ranch for six to eight months, depending on conditions, and then utilizing a lower property to feed and calve during the winter months. the summer operations are supported through grazing allotments on the adjacent national forest lands that provide additional grazing for up to 290 animal unit months (Aum’s) from July 1st through september 30th. Water rights are utilized out of horse creek and its tributaries for irrigation and stock water. the ranch irrigates upwards of 200 acres of grass hay yielding 1 to 1½± tons per acre. copies of the water rights on file with the montana dnrc are available upon request.

rEcrEatiON aND WiLDLiFE recreational opportunities in the surrounding region seem endless, both on and off the ranch. immediate proximity to yellowstone Park and the yellowstone river offers a lifetime of exploration and fishing. the river, with its origins in yellowstone Lake, exits the park near gardiner and travels north to Livingston before turning east towards north dakota. the country’s longest undammed river is host to some of the finest trout fishing in the world. From the ranch, an angler can be standing on its banks within ten minutes. this reach of the river affords fishermen an opportunity at brown, rainbow and cutthroat trout. the river can be fished from the bank or floated. Popular in late spring/early summer is floating a section of the river known as yankee Jim canyon, located just upstream (south) from tom miner basin. here the river takes on a different character as it narrows into a deep canyon, becoming a whitewater delight boasting tall standing waves as the river crashes and falls through the canyon before tailing out just above the turnoff to the ranch.

some of the best fly fishing in the world is located within yellowstone Park. deep volcanic vents spew nutrient-rich, cold spring water into the upper watersheds that create such noted rivers as the snake, shoshone, madison, gallatin and of course the yellowstone, which is the largest of them all. these waters support huge biomass and consequently host large volumes of trout. tributary streams of the yellowstone river, such as the gardiner, Lamar and slough creek, provide outstanding angling from mid-may through mid-november as the park’s fishing season regulations allow. horse creek, located on the ranch, supports a small population of native (and endangered) west-slope cutthroat trout.

the 2.2 million acre yellowstone national Park spans from the montana line just south of the ranch to grand teton national Park just north of Jackson hole, Wyoming, covering 3,468 square miles and literally walking distance from the ranch, redefining what we often refer to as our “big backyard”. one can saddle up horses and ride (or hike) from the ranch in many directions, encountering alpine lakes and unique geological features such as thermal springs, petrified forests, electrically-charged mountain peaks, and all of the things that make this area unique to our planet.

As one might expect, wildlife is as diverse as it is abundant. ungulates such as elk, mule deer, whitetail deer and moose are present. so, too, are their predators. cats, coyote, fox, grey wolf, black bear and the namesake grizzly bear all find home in this area

and many frequent the ranch on a regular basis. raptors also find paradise here as they utilize the canyon drafts and cliff faces to hover over their prey. For the hunter and non-hunter alike, one can enjoy bountiful wildlife in and around this ranch. Additionally, winter viewing could include a short trip to dome mountain on the east side of the river to observe the large herds of elk as they migrate en masse to their wintering grounds down the valley. one might also enjoy a day trip through the north entrance of the park at gardiner and into the Lamar valley to observe vast herds of bison and elk that are highlighted by regular sightings of wolf and bear.

neighboring the ranch is hubbard’s yellowstone Lodge which is an orvis-endorsed fly-fishing operation which also offers park tours, horseback riding and elk hunting. hubbard’s operates on more than 25 square miles of tom miner basin that includes merrell Lake, which covers 85 surface acres and is filled with jumbo sized trout.

For winter sports enthusiasts, bridger bowl is located just over an hour to the north towards bozeman and is a tremendous local downhill ski area, along with the adjacent bohart ranch for cross-country fans. eighteen air miles to the west is the yellowstone club, which is a private luxury ski and golf community and is contiguous to big sky resort and moonlight basin, all of which are outstanding alpine ski areas. trekking on skis in the park is always a winter option, as is the ranch itself, which has more than enough desirable terrain for skiing or snowmobiling.

A short distance from the ranch to the west is the neighboring b bar ranch. this ranch is open to the public during the winter months for cross-country skiing on their maintained trail system.

snowmobiling both on and off the ranch also has endless opportunities on permitted trails within the national forest. Another “local” pastime is bicycle touring in the park in the late spring months of April and early may. the roads are often cleared and free of snow well in advance of being open to vehicular traffic. this season also coincides with the calving season for bison and elk.
