DESCRIPTION: Subject for renovation of existing bungalow orconstruction of a new house with full detailed planningpermission granted. A pretty detached bungalow situated ina very valuable semi-rural location just off the famousBucklebury Avenue of Oaks and overlooking bluebellwoodland.

This is a sleepy rural area well known for its outstanding ruralbeauty and yet within very easy access of Reading andNewbury mainline stations etc. The property is set well back ina very spacious plot extending to 0.378 acre.

This bungalow could be the subject of a restoration and doeshave a detailed planning permission for an elegant individualnew detached house. The present property was probablyconstructed in the 30’s and is at the momenttenanted and perfectly liveable.

Local Facilities: This is a very convenient area to live, yet witheasy access to large commercial centres of Reading, New-bury, Basingstoke and London, this is very much a rural spot tolive – near people, not isolated, yet completely private andsurrounded by some of the most magnificent lightly woodedunspoilt countryside to be found in this part of the world.

It is not only Pangbourne offering excellent shopping facilities;there is also Thatcham which has a station and a Waitrose. There is another Waitrose just outside Pangbourne at Tilehurstand a Sainsbury’s hypermarket at Calcot just the other side ofJunction 12 at Theale.

village shop and post office which is a co-operative run bythe village and so will remain serving all essentials, and asmall general store in Upper Bucklebury.

There are excellent pubs and restaurants in the area, including only a short distance away at Frilsham, The Pot Kiln, run by the television chef, Mike Robinson, which is a sleepytucked away little hostelry offering fine food. StanfordDingley is a short distance with the Boot Inn, a Georgian pubwith excellent restaurant.

Bradfield College sports complex is just down the road whichoffers fabulous facilities including indoor tennis courts, squash, a fine indoor swimming pool, a gymnasium andfitness centre – this is open to public membership, as is the9-hole golf course just along the road owned by BradfieldCollege which, I understand, still has membership open.

There is a doctors’ practice and medical centre inBucklebury at the end of the Avenue of Oaks near TheBladebone pub. Bridle paths abound with riding stables inBradfield, which also has livery yards.
