CONDOMINIUM SALES BEL AIR - HOLMBY HILLS
In Bel Air - Holmby Hills there were 7 single family home sales in November 2015, down from 14 in November 2014 and a
53% decrease from the 15 sales closed last month. The average list price for single family home sales in November 2015
was $5,451,000 compared to $4,941,000 for November 2014, representing a 10% increase. For the three-month period
from September to November 2015, the average list price was 21% lower than the same period of the prior year. Average
sales price for November 2015 was $4,894,929, compared to that of September through November 2015, which was
$3,205,877. These results indicate that the sale price is trending up. Comparing November 2015 to October 2015, Bel Air
- Holmby Hills saw a 84% increase in average sale price, and a 7% increase compared to same month of the prior year.

BEVERLY CENTER - MIRACLE MILE
In Beverly Center - Miracle Mile there were 15 single family home sales in November 2015, down from 17 in November 2014
and a 50% increase from the 10 sales closed last month. The average list price for single family home sales in November
2015 was $1,770,993 almost matching $1,701,406 for November 2014. For the three-month period from September
to November 2015, the average list price was 11% higher than the same period of the prior year. Average sales price for
November 2015 was $1,748,134, compared to that of September through November 2015, which was $1,792,386. These
results indicate that the sale price is trending down. Comparing November 2015 to October 2015, Beverly Center - Miracle
Mile saw a 7% decrease in average sale price, but a 5% increase compared to same month of the prior year.

In Beverly Hills there were 7 single family home sales in November 2015, down from 10 in November 2014 and a similar
performance from the 7 sales closed last month. The average list price for single family home sales in November 2015
was $5,029,857 compared to $5,957,000 for November 2014, representing a 16% decrease. For the three-month period
from September to November 2015, the average list price was 33% higher than the same period of the prior year. Average
sales price for November 2015 was $4,869,293, compared to that of September through November 2015, which was
$6,553,880. These results indicate that the sale price is trending down. Comparing November 2015 to October 2015,
Beverly Hills saw a 13% increase in average sale price, but a 14% decrease compared to same month of the prior year.

September to November 2015, the average list price was 17% higher than the same period of the prior year. Average
sales price for November 2015 was $750,864, compared to that of September through November 2015, which was
$810,967. These results indicate that the sale price is trending down. Comparing November 2015 to October 2015, Mount
Washington saw a 2% decrease in average sale price, but a 26% increase compared to same month of the prior year.

from the 8 sales closed last month. The average list price for condo sales in November 2015 was $857,286 almost
matching $896,870 for November 2014. For the three-month period from September to November 2015, the average
list price was 9% higher than the same period of the prior year. Average sales price for November 2015 was $879,857,
compared to that of September through November 2015, which was $964,687. These results indicate that the sale price
is trending down. Comparing November 2015 to October 2015, Playa Vista saw a 33% decrease in average sale price, and

to November 2015, the average list price was 5% higher than the same period of the prior year. Average sales price for
November 2015 was $1,474,516, compared to that of September through November 2015, which was $1,267,118. These
results indicate that the sale price is trending up. Comparing November 2015 to October 2015, Santa Monica saw a 25%

NOVEMBER MARKET OVERVIEWIn West Los Angeles there were 11 condominium sales in November 2015, down from 13 in November 2014 and a 15%
decrease from the 13 sales closed last month. The average list price for condo sales in November 2015 was $660,182
almost matching $682,077 for November 2014. For the three-month period from September to November 2015, the
average list price was 5% higher than the same period of the prior year. Average sales price for November 2015 was
$670,991, compared to that of September through November 2015, which was $694,386. These results indicate that the
sale price is trending down. Comparing November 2015 to October 2015, West Los Angeles saw a 3% decrease in average
sale price, and a 2% decrease compared to same month of the prior year.

September to November 2015, the average list price was 7% higher than the same period of the prior year. Average sales
price for November 2015 was $1,093,707, compared to that of September through November 2015, which was $1,012,142.
These results indicate that the sale price is trending up. Comparing November 2015 to October 2015, Westchester saw a
