DIRECTIONS Travelling from High Wycombe on the B4010, take the right turn at the roundabout in Princes Risborough, shortly after Marks & Spencer. Follow this road for 1.25 miles and turn left at the T-junction. After a third of a mile turn left at the next junction opposite the Pink and Lily Inn. Lot 1 adjoins the road on the right hand side after a quarter of a mile. The entrance gate to Lots 1, 2 and 3 is at point A on the sale plan. OS 1:50,000 Map 165 Ref SP830018 (Lot 1). Nearest postcode - Pink and Lily - HP27 0RJ. VIEWING Viewing is possible without appointment at any time during daylight hours so long as prospective purchasers are in possession of a set of these sale particulars. Please be aware of hazards within the woodland when viewing. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The sporting rights are owned and included in the sales. They are let until 31st March 2023 after which the purchasers will be able to exercise these rights. THE REDLAND END WOODS COVENANTS The Conveyances will contain the following covenants for the benefit of the purchasers of the other lots and the remainder of Hampden Estate. These seek to ensure woodland owners do not use the wood for anything which would be a nuisance to neighbours.

To use the property only as woodland;

Not to allow:-

any rubbish or other equipment, materials, or other items not ordinarily used in the management of a woodland to be deposited on the property;

any building, caravan, mobile home, or derelict vehicle on the property;

any clay shooting on the property;

any race, circuit or event on the property using bicycles, quad-bikes, all-terrain vehicles or any other vehicles (provided always that vehicles are permitted for obtaining access to and egress from each and every part of the property and to be parked on the property during daylight hours only);

Not to erect any signboards visible from the public highway.

------------------------------------- LOT 1: PINK WOOD 1.66 hectares / 4.11 acres Pink Wood is a small woodland with the typical characteristics of many local woodlands where the age structure and composition of the crops were broken up in the 1960s. The result is a very attractive maturing mixed wood comprising beech along with western hemlock, larch, pine, Norway spruce, birch and western red cedar. The wood enjoys long road frontage along its northern boundary. The southern and western boundaries of the wood are marked with posts with red tops. Rights of Way Pink Wood is sold with the benefit of a right of way for all purposes, subject to making good any damage caused, over the route marked AD on the sale plan.

LOT 2: HILLOCKS PLANTATION 3.12 hectares / 7.72 acres A younger woodland mainly dating from 1997, when the wood was restocked with Corsican pine which has been line thinned. Birch and oak has been accepted into the crop. The northern portion is older with a variety of species including beech, cherry, larch, pine, western hemlock and western red cedar. The northern and south western boundaries of the wood are marked with posts with red tops. The eastern boundary is marked with posts with blue tops. LOT 3: LILY WOOD 3.33 hectares / 8.22 acres For those following the ride south from the entrance gate at point A, it would be easy to obtain the impression this wood is principally 1997 Corsican pine with some broadleaves. However the northern portion is so much more. This is an attractive mix of maturing species including larch, pine western hemlock, Norway spruce and western red cedar plus a few Wellingtonia interspersed with beech, birch, ash and cherry. The eastern and western boundaries of the wood are marked with posts with blue tops. THE REDLAND END WOODS LOT 4: HAMPDEN COPPICE 14.41 hectares / 35.60 acres From Lots 1, 2 and 3 follow the road east and take the first turning to the right signposted Bryants Bottom after a third of a mile. After approximately three quarters of a mile Hampden Coppice adjoins this road on the left just after a crossroads. The access gate is at point B on the sale plan. In contrast to many Chiltern woods this is a delightful mixed age woodland containing both coniferous and broadleaved crops which create a most attractive mix of habitats. Maturing beech combine with Scots pine, larch, and western hemlock. Management has been active in recent years with thinning and felling having taken place. Approximately 2.36 hectares has been clearfelled and restocked with mixed native broadleaves in tubes including oak, cherry, whitebeam, field maple, hornbeam and mountain ash. Hampden Coppice is designated by Natural England as Ancient and Semi-natural Woodland (ASNW) as shown on the Forestry Commission’s Land Information Search map. This designation indicates the land has been under continuous tree cover since at least 1600 AD. The northern boundary is marked with posts with red tops.

LOT 5: CHALKDELL WOOD 3.24 hectares / 8.00 acres Chalkdell Wood is situated on the opposite side of the lane on the south eastern boundary of Lot 4. Chalkdell Wood has long road frontage on its south western side. The access to the wood is via a gate at point C on the sale plan. A smaller, principally broadleaved woodland with conifers at the northern end. The wood contains maturing beech with a scattering of cherry, oak, ash, larch and Norway spruce adding variety. The crops have mostly been recently thinned. The majority of Chalkdell Wood is designated by Natural England as Ancient and Semi-natural Woodland (ASNW) as shown on the Forestry Commission’s Land Information Search map. This designation indicates the land has been under continuous tree cover since at least 1600 AD. The designation covers the southern two thirds of the wood approximately. The north eastern and south eastern boundaries are marked with posts with red tops. Rights of Way Chalkdell Wood is sold subject to a right of way, subject to making good any damage caused, over a small area at point C on the sale plan. This right is in favour of the woodland to the south, Cave Hill Wood.
