SUMMER FUNIN MYRTLE BEACH
THE OCEAN CLUBIS ALIVE WITH ACTIVITY
L I V I N G G R A N D EDear Residents,
During these warm summer months when the rest of the country drives and flies
to beach destinations, we’re reminded just how blessed we are to call this place
our home. Our Ocean Club is our little piece of paradise belonging to the
Grande Dunes family.
As usual, there are a lot of great things happening around the Grande Dunes
neighborhood. Our team has been working hard to ensure our home is running
smoothly and growing prosperously. I wanted to share a few great updates that
everyone should know about. First and foremost, the bridge repairs are well
underway with 50% complete. The Anchor Café’s parking lot has been paved and
the Ocean Club bathroom is now complete. Finally, we’re excited to announce
that phase 2 of the Intracoastal Waterway trail has begun! We were thrilled to
see that the trail was well-received and regularly utilized by our locals, and we’re
excited to expand it to better the experience.
This newsletter has a ton of great content for you to enjoy. I recommend
spending a few extra minutes looking at “The Grande Life” section, where you
can see some photos from some recent events happening right here at Grande
Dunes. I love looking at these galleries myself, knowing that our team’s efforts
are making our home all the more fun and exciting for residents and the Myrtle
Beach community as a whole.
August and September continue the summer fun with free movies, concerts and
fantastic events. It’s surreal to think that fall is just around the corner, which will
hold a whole new wave of Grande Dunes fun coming your way. Until then, enjoy
these warm summer days in our spectacular community!
Sincerely,
Margaret LaCalle

The Summer events at Marina Park are off to a great start! We kicked
off our Movies On The Water Summer Series on June 11 with the
showing of Bohemian Rhapsody. More than 200 guests watched the
film along the Intracoastal Waterway while enjoying concessions and
playing lawn games.
Tuesday, June 25 was the first Summer Concert Series on the Lawn
and 5K Race. More than 400 people enjoyed listening to Wonderwall,
A Beatles Tribute Band perform and eat delicious food and treats
provided by local food trucks: Ben & Jerry’s, Benito’s Rolling Oven
and Kurbside Katering. 200 runners participated in the Grande Dunes
Sunset 5K race by N.S. Promotions and Events, which one dollar of
each registered runner was donated to the Family Justice Center from
N.S. Promotions and Events.
For the month of June, Grande Dunes partnered with the Family Justice Center of Horry and Georgetown Counties
(a 501(c)(3) non-profit that provides shelter and assistance for the victims of domestic violence, sexual assault and child abuse) to help raise awareness of their organization and collect donations. Grande Dunes raised $1,146 for the Family Justice Center during various events held at Grande Dunes in June.
We are looking forward to the August and September events at
Marina Park. The August events will conclude the Summer Series
Movie and Concert/5K Events. The Sandlot will be our final featured
film of the summer on Tuesday, August 6. The movie will begin at
sundown and is free and open to the public. The Painted Man Band
will perform during our free concert event on Tuesday, August 20 at
6 pm. If you are interested in registering for the final Grande Dunes
Awesome 80’s 5K race during the concert event, please visit

I cannot believe that we are already halfway through the year
and heading into Labor Day, which is generally the last hurrah of
summer! It’s so true what they say about how time flies when you
are having FUN and that’s exactly what our residents have been
doing…having LOTS OF FUN!
DIVE INTO SUMMER FUNJune and July flew by and with fun memories. The Third Friday
Live Music Events at Palm Island, located at the north side of
the club, have been big hits with great entertainment, awesome
music, good food and drink. We’ve enjoyed lots of dancing, and
the community coming together in harmony. Save the dates for
August 16 for Next Level Showcase Productions and September
20 for a special guest performance from Matt Johnson, one of the
contestants from “The Voice”!
We had 40 residents participate in the Total Wine Outing on June
6. Our next one is on August 29 with a Champagne Tasting and
then out to dinner afterward. There is limited space as this will sell
out early again.
A SPAR-SPANGLED CELEBRATIONWe had our first ever Golf Cart Parade on Independence Day,
and it was a huge success! 18 awesome decorated golf carts
were present to help us celebrate our country’s birthday with the
members of the Car Club both leading and bringing up the rear!
We paraded all through Golf Village and ended at Marina Park for
our local celebrity judges to choose the top 3 golf carts for prize
packages.
Also on Independence Day, we partnered up with Croissants
Bistro & Bakery for their 8th annual cupcake eating contest

which was so much fun to watch! The winner ate 35
cupcakes in 5 minutes! We hope to see this event
become an annual tradition. I want to do a shout out
to all the golf village residents that came outside to
cheer us on as we rolled down their street. We really
appreciated the support, plus it gave us people to
throw our candy out to!
BINGO! Bingo had record attendances in June and July! Our
pot continually grows as we get closer to having a
big winner! We play on the third Wednesday of every
month from 3:30-5:00 pm at the Ocean Club and for
charity. We will announce the nominations for the
charities in September. We truly appreciate our local
businesses for donating prizes plus a special thanks
to our Business Spotlight, Scott Dietrich with Edward
Jones, for joining us and providing gifts for our
winners. Scott also entertained us with his “dad jokes”
in between the games!
A NEW PASTIME IS WAITING FOR YOU! Creative Card Making was sold out in June and July’s
class was making Jewelry with Metal Stamping. On
August 28 we will be making “floating frame greeting
cards” that are absolutely gorgeous! Starting in
September we will be going back to our Health and
Wellness Workshops on the fourth Wednesday of
every month. We always have an interesting topic and
speaker who is an expert in their field. Our September
workshop is called “Body & Brain Resiliency," which
will help us learn how to cope with the everyday
stresses of life led by Melinda Grafton, founder of 3D

RENEW. Her motto is Live Life Full as she
teaches her clients how to cultivate a road
map that empowers them to live life to the
fullest with energy, focus and passion. You
will leave her workshop with a new feeling of
empowerment!
We have had a very dedicated group of
ladies who get together every Monday in the
boardroom from 10:00 am-1:00 pm to paint
with watercolors. You should see what these
ladies have been making! Plus, it’s a great
time to relax, get your creative juices flowing
and make wonderful new friendships! Cindra
Marshall is our instructor who is not only a
great instructor but has a beautiful and sweet
spirit. If you are curious about this wonderful
art, come join our new beginner’s class on
September 30 from 2:00-5:00 pm to see what
you think. You don’t even need to buy any
supplies, just come with a willingness to learn
something new and see what happens! Email
me at [email protected] for
more information.

This month we spoke with Robert & Diane Verona and got to know more about their lives and why they love Grande Dunes!
MeetRobert & Diane Verona
WHERE ARE YOU ORIGINALLY FROM AND WHAT SCHOOLS DID YOU ATTEND?
Robert: Originally from the Bronx, New York (Born in Harlem)
Diane: New York, went to Westchester Community College
HOW DID YOU TWO MEET AND HOW LONG HAVE YOU BEEN TOGETHER OR MARRIED?
We met at a disco in New Rochelle called Peachtrees. We’ve been
together close to 40 years and married for 37 years.
DO YOU HAVE ANY OTHER FAMILY MEMBERS SUCH AS CHILDREN, PETS, GRANDKIDS, ETC.?
We have a daughter Michelle and a son Dan who is getting
married in August to our future daughter-in-law, Sarah. We have
a cat, Crystal and Robert had a 55-gallon aquarium before we
moved for over 20 years and we plan on getting another one after
we unpack.
WHAT DO YOU DO FOR A LIVING OR IF YOU ARE RETIRED, WHAT DID YOU BOTH DO IN YOUR PREVIOUS LIFE?
Robert: I am the Tax Director for Volvo Cars USA. I also have my
own tax practice in addition to my job where I have clients going
back 3 generations. I still have my tax office in the Bronx & work
from my home office.
Diane: I am happily retired, but I used to work for our tax business
and part-time at an elementary school.
WHAT ARE YOUR FAVORITE PASTIMES AND HOBBIES INDIVIDUALLY AND AS A COUPLE?
As a couple, we love fishing, boating and bowling. Robert likes to
go bike riding, watch football and enjoy the beach at the Ocean
Club. Diane loves painting, crafts and lounging in the pool.
WHAT BROUGHT YOU TO MYRTLE BEACH AND HOW MANY YEARS HAVE YOU LIVED HERE?
It started as an investment
opportunity to buy and sell land in
a growing market. Until… we saw
Golf Village & the lot at the Grande
Dunes. Then it became our future
place to live when we “retire.” When
Robert had an opportunity to work in SC, we relocated and began
building our new dream home in Grande Dunes. So we’ve lived
here for 1 and a half years and have loved it due to the warm
weather and the reasonable cost of living.
WHAT ARE YOUR FAVORITE THINGS ABOUT LIVING IN GRANDE DUNES AND IN YOUR NEIGHBORHOOD?
When we drive through Grande Dunes, it is like you are in another
world. We never get tired of looking at all the beautiful homes and
landscaping. Neighbors are fantastic and we love the Ocean Club.
It’s perfect for us since Diane loves to relax in the pool and Robert
loves the beach, and we can do both at the Ocean Club.
WHAT WOULD YOU TELL FAMILY AND FRIENDS BACK HOME ABOUT THE OVERALL “LIFESTYLE” IN GRANDE DUNES AND WHAT ACTIVITIES ARE YOU INVOLVED IN?
It’s absolutely beautiful and very relaxed atmosphere. There are
lots of activities to do and opportunities to meet your neighbors.
Robert is the ambassador for the Grande Dunes Boating & Fishing
Club and we have a Grouper/Red Snapper trip scheduled for
later this month. We just had a great Mahi Mahi fishing trip. Since
we were extremely busy building our house, we could not get
more involved in other activities just yet. Now that we have finally
moved in, we plan to get involved in more activities.

NEW FLAVORS AND EXPERIENCES AT THE MEMBERS CLUB
Summer is here, the weather is warm, the pool is open and our course is looking fantastic. I hope
you are enjoying the activities and atmosphere at the Members Club, the Ocean Club, the Anchor
Café and the Marina during these summer months.
I would like to take this opportunity to introduce our new chef, Michael Monahan. Born in Boston,
Massachusetts, he moved around the east coast before starting his cooking
career in Raleigh, NC. Michael trained under Chef Daniel Schur at Second
Empire before deciding to utilize his training in the French technique as
executive chef with McConnell Golf. Before moving back to Raleigh in 2019,
Chef Monahan worked in the kitchens of the Cardinal Golf and Country
Club, Sedgefield Country Club in Greensboro, and most recently at Old
North State Club in New London, NC.
Michael is knowledgeable and ready to create vibrant culinary experiences
for you. We want to focus on bringing members together in the spirit of
community, with good meals, as well as relaxed and fun events. Michael
brings to our clubhouse an intuitive service culture to bring about an atmosphere where everyone
feels comfortable and appreciated. Join us and make plans to dine with us soon and often.
With the addition of Michael, we’re looking forward to an enjoyable end to the summer season and
looking ahead to a successful fall season at the club. With new membership opportunities like our
Part-Time Golf and Single Golf membership, there is a membership perfectly suited for everyone!
Therefore, we encourage our members to bring their friends, family, co-workers and neighbors to
your Club and show them what Members Club has to offer. We know our members will share their
membership experience, which is indeed a delightful Myrtle Beach secret to share with family and
friends. This support of the club by our current members will continue to help us grow! Even if you
don’t know a member but would like to learn more, we encourage you to reach out, finding a time to
visit the club and experience everything we have to offer! See you soon!

“Bringing the community together to benefit all who live and work in Myrtle Beach by finding creative opportunities to give back to all.”
Doris Sauer, Andi Crews, Yvonne Mitchell, Peggy Davis
June’s Charity of the Month was the Family Justice Center, a
nonprofit organization who is raising money to build a shelter here
in Horry County. The closest shelter is currently in Georgetown,
SC. Their mission is to provide safe haven, reduce the injuries and
deaths as they work with local agencies to provide comprehensive
coordinated services to victims of domestic violence and
educational programs for our community.
Between the various events we’ve had in June, we were able
to raise a total of $1,146 for our charity to continue working on
reaching their goals. We were also able to collect many bed
sheets, towels and cleaning supplies due to our generous and
thoughtful residents! Thank you so much!
July was Backpack Buddies and Help4Kids as we had the
donation boxes sitting in the foyers of both clubs, Ocean and
Members, as well as in the pool tunnel. We raised money at all the
various events throughout the month of July and will announce
the results in the next newsletter.
Moving into September, our focus will be on New Directions.
They operate four shelters along the Grand Strand to assist men,
women and families with emergency, non-emergency, long-
term, and transitional housing. New Directions exceeds the basic
provisions of food and shelter by providing recovery classes, job
readiness classes, permanent housing assistance and long-term
case management.
On the third Friday of September, you can attend the free Live
Music Event at Palm Island, located at the north side of the Ocean
Club, from 6:00-8:30 pm. Our entertainment will be Matt Johnson
from 15th Season of “The Voice”! Matt is a very talented vocalist,
musician and songwriter. We will be doing a 50/50 raffle to help
raise money for New Directions. Then on Saturday, Sept 21 the
Long Bay Symphony will be in Marina Park with the Oyster Roast
and Lowcountry boil event, also benefiting New Directions! This is
a ticketed event from 5:00-7:00 pm.
Kimberly Parsons, Professional Counselor with the Family Justice Center in Georgetown picking up the donations from the Ocean Club.
Andi Crews and Doris Sauer taking donations.
In October, our focus will be on Susan G Komen and breast cancer
awareness month with our annual Ghost on the Coast family event
in Marina Park from 3:00-7:00 pm. You can follow all the events on
GrandeDunes.com.
It takes people coming together with one common goal to make a
difference. That’s why the Grande Dunes Cares initiative is catching
on. To learn more and how you can get involved and volunteer,
contact Peggy Davis at [email protected].

Next, we sat down with Scott Dietrich, our local Edward Jones Financial Advisor, and got to know his background,

grow to a family of four children and marry my beautiful, high school sweetheart. In 2010, my family and I took a leap of faith
moving to Myrtle Beach upon my exit from the United States Marine Corps after five years of service. That transition from a
guaranteed paycheck twice a month into our household was a stressful, but meaningful time in our life. From there, I used
my GI Bill and went to school while working full-time to help pursue our dreams in Myrtle Beach. Within three years I had my
degree and a path set to Edward Jones in the later
half of 2013.
My first experience with Edward Jones, and what initially drew me to a career here, was the culture and environment they
created for their clients and their employees. The amount of personalized care and attention
that is given to each client is unsurpassed in this industry. I have extensively researched some
of the largest banks and brokerage houses in the world, as well as independent investment
firms. Through this, I know I am in the right place, and Edward Jones has given me all the
tools and support to make a real difference in the lives of my clients.
It did not take long for me to realize that the Myrtle Beach area was inundated with plenty
of investment products with the mentality that one-size-fits-all. That is why I take the time to
understand what is most important to my clients. I want to know what hesitations you may
have, and I want to make the process simple and easy to understand, so that you can have a
great client experience.
There are three things I strive to provide my clients
throughout our time working together:
• A clear explanation of the investments I
recommend.
• Timely updates on market conditions and volatility.
• Transparent explanation of costs.
I welcome the opportunity to learn about you
and your financial priorities. It all starts with a
conversation – let’s visit.

COME EXPLORE DEL WEBBIntrigued? If you’re a prospective homebuyer, you can immerse yourself in our
lifestyle through the Explore Del Webb program. Explore Del Webb guests can
stay in one of our select furnished homes for three nights, access any of our
amenities—including golf carts—and participate in any activities planned during
that time. Discover what it’s really like to live in our Del Webb community.
Living the Del Webb LifeDel Webb Villa models are now open! Our newest series of
homes are officially open for sales, and we are so excited
with the interest in these new plans. Our offering provides a
villa style home with slightly smaller square footages from
the high $200s. Full access to all Del Webb amenities is
included with this series, as well as the Grande Dunes Ocean
Club with Resort Pool. The new center is also available for
our Del Webb prospective buyers that take advantage of our
Explore Del Webb program.
Explore Del Webb guests can stay in one of our completely
furnished Explore Del Webb Homes for three nights, and live
like a resident with access to use the amenities, full use of
a golf cart and the ability to participate in any activities the
Lifestyle Director has planned during that time. It’s a great
way to see what it’s really like to live in our
Del Webb community.
Activities at the new amenity center continue to be busy
and new clubs are forming all the time, such as the Webb
Cares group. Webb Cares is a community outreach and
volunteer initiative that meets once a month. A few of the
initial objectives have included a volunteer ride share to the
airport or appointments, making meals for someone who just
had surgery or is sick and supporting a local charity each
month by collecting monetary donations and items from the
charity’s wish list. This month the group is volunteering at a
local soup kitchen. Webb Cares is just one example of the
many clubs and groups created by and run by our
Del Webb owners.

Without question, technology has had a profound effect on the
real estate industry. From the simple tasks to the most elaborate
AI systems on the horizon, the industry has embraced new
technology to work more fluidly with homebuyers and sellers.
For the consumer-side of real estate, one of the best little
pieces of technology has been the ability to set up property
notifications.
HOW TO NAVIGATE THE REAL ESTATE SIDE OF THE WEB
When a buyer today is searching for a property, they can log on
to just about any real estate related website and plug in their
criteria for their dream property and hit save. Once the saved
search is set up all there is to do is open email to receive a steady
stream of notifications, new homes on the market and a variety
of updates or changes. However, with a long list of websites that
show available homes and data, it’s hard to know which ones are
the most reliable. Some websites may not have the most recent
information, or not have a complete database altogether.
THE BEST ONLINE SOLUTION
If you are very active in your search and want to know before
anyone else, then having a Realtor set up the search for you
directly from the MLS is the answer. Most of these websites
are simply aggregators of the MLS data anyway, any by being
connected to the main feed you’ll receive the information on
HOW DO REAL ESTATE BUYERS FIND MY PROPERTY?
EXPERT INSIGHTS FOR NAVIGATING THE MARKET
listings between 30 minutes and 24 hours ahead of doing so on general consumer
websites like Zillow.com or Realtor.com. If you’re just curious or want to keep up
with what is happening in your neighborhood, then speed isn’t important, just use
one of the consumer sites.
THE IMPACT ON HOMEOWNERS WANTING TO SELL
All of the websites, whether consumer-facing or industry-facing, feed from the
Multiple Listing Service (MLS). Once a new listing is entered into the MLS, it
triggers all of the property notifications that have been set up that match the
criteria entered about the property. Usually within hours of a listing coming on the
market hundreds or even thousands of potential buyers can have your property
listing delivered to their inbox or even to their phones by text. This change in
technology has caused a shift in how property is often sold and how experienced
Realtors manage your listing. It is also why you’ll often see a surge of showing
requests happen in those first two weeks of listing, then often things settle back
down afterward to a slower pace or even zero showings. Buyers receive their
notices, set appointments and have come by to consider their next steps. This
little surge is also one of the main reasons it is so important to price your property
correctly at the beginning of your listing. Consult with a Realtor of your choice for
more information on how to best expose your property to the widest number of
buyers possible or contact any of the Realtors at our on-site office.

A SEASON OF FUN
There’s nowhere better to spend summer
than Grande Dunes. Our residents have had a
fantastic season so far, filled with free events
and member-exclusive activities.
June and July were loaded with many events
at the Marina Park including movies, concerts
and 5K races. All of these events benefitted
several nonprofits that benefit the local
Myrtle Beach area.
The rest of the summer is just as eventful,
as will be the cool days of fall. From more
movies and concerts to the famous Oyster
Roast featuring the Long Bay Symphony,
we’re here to make sure our residents are
having a blast while we contribute to a
good cause.
We hope to see you at all the fun events
coming up.

COMMUNITY NEWSHomeowners' Association Updates from Waccamaw Management
SECURITY UPDATES
Concierge Service: Recently, it has been brought to management’s attention that often people will give something to the officers at the main guard station to give to someone else. Some items will include prescriptions, letters, money, packages, etc. Unfortunately, moving forward, security will no longer be allowed to provide this type of service to residents. Security’s main function at the guard station is for access control only.
Paper passes for guests and vendors over the bridge: For quite some time now, paper passes have been issued to anyone and everyone going over the bridge. The passes are costly, and the guard station uses a full roll of the thermal paper in just one day, generating a large expense. From now on, if a vendor or guest is only going to be on property for one day or a couple of hours, they will no longer be provided a paper pass. The guard will simply check their credentials and confirm they are expected by a resident or playing golf and open the gate. If a resident expects to have guests for more than a 24-hour period, a paper pass will be provided. This decision will not only be a cost-saver, but it will help the service provided at the gate be a smoother process.
BOARD TIPS
Being a board member for an association is a great honor for the individual serving their community. As volunteers, the Board of Directors make decisions for its communities on behalf of their members and could use a bit of help sometimes. Here are the final tips for the boards provided by The Community Association Institute (CAI):
Read the annual budgetAll too often, candidates for the board campaign on a platform that “assessments are too high” without ever bothering to read the budget. It is
unfair to pursue this uninformed and preconceived notion. We urge you to inspect the budget and see where the association’s money goes before you pass judgment on the current board.
Read the most recent reserve studyIs the association financially solvent? If the board has been reluctant to raise assessments in several years, and repairs aren’t being made in the community, the board may have suspended reserve account deposits. An association with inadequate reserves may be effectively insolvent if the association does not have funds for major common area component repairs or refurbishment.
Read the agenda packetCome to the meeting prepared, having already read the agenda. You should be provided the packet in advance to help you be ready to make decisions. Reading it for the first time at the meeting disrespects your board colleagues and contributes to avoidable lengthening of the meeting.
Stay on TopicA single director can derail discussions by moving on to a different topic before the current one is concluded. Remind your colleagues when deliberations stray from the matter at hand.
Talk to the board, not the audience Directors attend the meeting to deliberate with board colleagues, not the audience. Grandstanding by speaking to the audience disrespects board colleagues and encourages raucous meetings.

DID YOU KNOW?
Kings Highway was an Indian trail long before European settlers arrived in the New World! As the colonies grew, that Indian trail became the main route between northern states and southern cities. At one time, giant sand dunes came all the way up to where present-day Kings Highway passes.
