// AROUND THE BLOCK
GRAMERCY PARK
Welcome to
Gramercy can be embracing in its cozy village charm. While you might not have a key to the members-only Gramercy Park, the rest of the neighborhood is a warm and inviting place to call home.
In the 1800s, Gramercy Park was designed to house fashionable families. The Roosevelts lived there for decades and enjoyed the area’s exclusive Gramercy Park. Over the years it’s been home to many writers, politicians, artists, and students who enjoy its central location and peaceful atmosphere.
Today, Gramercy is still considered a beautiful and desirable place to live. The neighborhood is a mix of longtime residents and newcomers who enjoy being just removed from the commotion of Union Square and the East Village.
The central location makes it easy to get downtown closer to the action, or for an easy commute uptown for work.
Day-to-day life in Gramercy is laid-back. With few tourist attractions, the neighborhood is filled with residents looking for a place to relax with privacy.
A QUIET HAVEN FOR HIGH SOCIETY.

MaggieTime in Gramercy: 3 years
How long have you lived in Gramercy? What made you want to call the neighborhood home?
I moved to Gramercy 3 years ago after spending 5 years in the East Village. I love the proximity both to my office in midtown and to the rest of the city/Brooklyn. Although the area is so close to everything, it is also a quiet neighborhood which I love.
Where in the neighborhood are you
a regular?
I love running along the East River and also frequent Equinox and Soul-Cycle 19th Street. On Saturdays, I enjoy food shopping at the Union Square Greenmarket or at Eataly. My favorite restaurants in the neighborhood are County, ABC Kitchen, and Maialino.
What is the most unappreciated
part of Gramercy?
Watching the seasons change around the park: the leaves changing in the fall, the first winter snow, flowers blooming in the spring and the summer calm.
Describe life in Gramercy in three words.
Trendy. Understated. Unique.

// EAT
Mari Vanna marivanna.ru/ny
For a taste of authentic Russian with a fun, kitschy flair, Mari Vanna is a Gramercy standby. The ever-changing list of 20 house infused vodkas makes Mari Vanna a great bar spot, while the traditional Russian fare in a rustic setting sets the platform for a regular dining location.
We recommend: beef stroganoff, honey and oats vodka, vodka flights
// DRINK
Dear Irving dearirving.com
Follow the stairs under the nondescript awning at 55 Irving Place to experience the hidden glamour of Dear Irving. Residents of Gramercy flock to this speak-easy-like bar for its Victorian charm, lack of pretension, and well-curated cocktail list. Enjoy the house-made creations, classic standbys, bespoke cocktails, and bar snacks in one of the four themed rooms that all explore a different era spanning from Marie Antoinette to JFK.
We recommend: Whiskey Business. A rye based cocktail enlivened by an ancho chile liqueur.
// TESTIMONIALS
“ James has been our trusted partner as a real estate advisor for the past 8 years. He has been instrumental in helping us purchase and rent out several properties we own in New York City.
We met James when he became the exclusive sales agent at One York, Enrique Norten’s Tribeca residential building. The strength of his impressive access to both international and domestic clients, and his dedication to intimately understand the building and communicate the essence of life at One York, ensured his success in initially selling the units in the building. Several years after construction was completed, he still maintains his position as the top producer for both sales and rentals. He has closed on both purchases and rentals in the building for us very effectively.
James always goes above and beyond to broker a deal and provide us with superior service. For the last few years, we have been living abroad so have had to rely on James for many things – he and his team are always responsive irrespective of whether there is an immediate transaction in sight or not, providing us with reliable info and recommendations on the path forward.”
– Dan Gettings and Mariano Gaut
“ James Cox has been our broker for the sale of our apartment in 85 8th avenue. James has been absolutely wonderful. A devoted, pro-active and creative person, very smart in the way he operates, he didn’t take a minute off and was dedicated and professional. He handled potential buyers with kindness and wit and managed to sell our place at a great price, more than we expected, and to handle the board and management of the building and every other challenge that came up. I can add that also on a personal level he was great to work with, friendly and sensitive to our life and limits. Over my 20 years in New York City I have sold 3 apartments previously and I must say that James was the best broker I have ever worked with and I can recommend him a 100%, he is an amazing broker.”
– Elinor Carucci and Eran Bendheim
