The facility was not ideal as it was not configured in a true cross dock layout where loading doors were positioned directly across from one another. Locating a facility which could provide this much more efficient layout was identified as a preferred option as opposed to the extension of the existing lease agreement. Solution: Saia’s was able to locate a distressed property located in Wyoming, Michigan that was in receivership and presented the opportunity for the addition of an owned facility to the portfolio. Additionally the facility was configured in the traditional cross dock format. The facility had been vacant for more than three years and would require a significant renovation to bring the facility up to code and suitable for the operations team to efficiently conduct business. End Result: Saia’s real estate team was able to successfully secure the distressed proper at a bargain price of $250,000.00 increasing Saia’s dock door and yard capacity considerably. Utilizing the funds identified in a budget developed for a capital appropriations request, the real estate team engaged local and national vendors to facilitate the large renovation of the facility which had been abandoned for three years. While the project presented a number of obstacles the renovation was completed the before the 2013 Christmas holiday and incorporated a new branding scheme which the Real Estate team had developed just a few months prior. The project included the full replacement of the existing asphalt, new dock doors and the full renovation of the office including new energy efficient lighting throughout the facility replacing the existing high energy consuming fixtures.
