At GR3 our Maintenance Department provides a comprehensive repair and maintenance servicefor all types of architectural glazing. In association we also upgrade, rectify and maintain theglazing system framework, capping’s, weather flashing’s and rainwater goods.

HHiigghh LLeevveell CClleeaanniinnggGR3 will undertake cleaning of all glazing, cladding and associated framework. Each surface isdifferent and will require a specific solution to guarantee the best results, therefore an in-depthsurvey of all elevations to be cleaned is required, paying particular attention to the existingcondition and location.

The above factors all play a vital part when considering the correct solution to be used. Mostforms of dirt can be dealt with to include: Diesel, Smoke, Grease, Oil, Oxides, Pollution, Moss andmoss lichens, Algae and Graffiti.

Incorporated within our cleaning program is a full service to all external weather seals/gaskets,overhaul of rainwater systems, tightening/replacement of all loose or missing fixings, to include

upon completion, the presentation of a detailed report on theintegrity of the glazing/framework.

Our procurement department has vast experience in sourcing unique glass specificationsand can guarantee a match with any existing. We are often required to source replacement glass thathas long since ceased to be manufactured. We can also provide almost every specification ofshaped or curved glass.

CCoommmmeerrcciiaall WWiinnddooww && DDoooorr RReeffuurrbbiisshhmmeennttGR3 offer a complete aluminium/steel window refurbishment package as a cost effectivealternative to premature replacement, the level of refurbishment works undertaken varies from aninitial clean and surface restoration to a complete survey, strip-down and repair/replacement ofdefective glazing and all associated weather seals , hinges, handles, locks and restrictor stays.Upon completion the windows will be aesthetically acceptable, watertight, fully operational andcomply with all current Health & Safety legislation, these services also include high level windows,with all works being supported by long term guarantees.

All our works can be completed out of hours, when this option is used in conjunction with ourrope/abseil technicians then we are able to minimise the level of disruption to the buildings tenantsand complete works without the need for costly, unsightly scaffold structures. R E F U R B I S H M E N T

GR3 provides a comprehensive commercial glazing refurbishment and restoration serviceincorporating preventative maintenance care and reactive measures dealing with glazing failure.Both modern and period restorations are undertaken with services applying to all forms ofarchitectural glazing including timber, aluminium and steel framework, including domes, pyramids,and patent glazing. GR3 is an expert in high-level, difficult access projects.

GR3 has recently undertaken a number of large scale commercial refurbishment projects. Onesuch project involved the overhaul of a number of large high level barrel vaulted atria of the BelfryShopping Centre in Redhill, Surrey.

TThhee BBeellffyy CCeennttrree,, RReeddhhiillllThe existing glazing system was suffering from numerous points of ingress due to lack ofmaintenance over the years. As such, GR3 conducted a full refurbishment program which not onlyrectified the issues being suffered, but also ensures that the overhead glazing remains in serviceand problem free long into the future.

The operation, conducted in accordance with CDM regulations, involved the stripping down of theglazing system as a whole. All existing weather seals were cut out and external cappings removedto expose the glazing bars themselves and associated drainage system. Internal weep channelswere inspected and cleared where necessary. New internal primary weather seals were appliedthroughout, together with specialist weather tapes. All cappings were then re-instated to their

correct positions, with new fixings installed where required. Finally afull water test was conducted to ensure the integrity of the glazingand a 60 month guarantee issued.

In addition to these works, GR3 were required to install a solar control film to areas of the glazing,and numerous glass replacements were carried out during the works. Followed by a full clean to allglazing and associated framework

With no access equipment on site and little surrounding space, a bespoke access gantry wasdesigned and constructed, while mobile man anchors were also employed, allowing safe access forall future works.

AAllhhaammbbrraa HHoouussee,, LLoonnddoonnAs well as architectural glazing, GR3 also offers a range of solutions providing for the refurbishment ofcommercial office buildings. A recent large scale example of this project was carried out to theAlhambra House Office Building on Charing Cross Road, London.

This office complex in Central London, underwent a complete renovation and large scalerefurbishment works to the external fenestration

GR3 undertook a complete glazing overhaul including the stripping out and replacement of a lanternrooflight, installed a new glazed entrance canopy, replaced all double glazed units and spandrelpanels throughout the building. The building saw major refurbishment works on all windows anddoors throughout, which incorporated repairs to existing sub-frames,easing and adjusting all fire doors and metal crittal windows,

replacing any doorsets or windows where necessary. As the main contractor, GR3 was alsoresponsible for the management of a number of sub contracted companies employed to conductnon glazing related works such as repairs to the fabric of the building and upgrades to facilities.

On completion of the works, the building had been transformed from an outdated office building toan attractive, modern workspace.

LLllooyyddss CChhaammbbeerrss,, LLoonnddoonnOne of our most recent works involved the replacement of a total of 293 glazed units within thehigh level entrance atrium of Lloyds Chambers, situated in the City of London.

GR3 originally conducted a health and safety survey on the entirety of the overhead glazing at thissite. When serious defects were noted with the glazed units the client was informed immediatelyand numerous recommendations were submitted to resolve the problems being suffered. Finally itwas decided that the most effective way to ensure the safety of the atrium was to implement areplacement program covering all of the overhead glass.

Once again, all works were governed by CDM regulations with scaffolding and safety netting sub-contractors being managed by GR3. Due to the lack of access to the glazing, all works wereconducted out of normal hours, by GR3 Rope Access Technicians.

In the current climate Health and Safety is at a premium and this is something GR3 prioritise.

GR3 provide an increasingly high level of safety training across all areas of thecompany to ensure the competence of each jobholder. Leadership and managementare vital for good safety. As such GR3 have used appropriate safety training formanagers and members of GR3 staff at all levels.

All project managers, site supervisors, operations managers and Health and Safetymanagers have attended the Site Management Safety Training Scheme for theBuilding and Civil Engineering Industries. The overall objective of the SMSTS coursewas to develop awareness and competence to manage safely and effectively incompliance with both company, policy and construction industry best practice

Our service teams and all our works are conducted by highly skilled and practicedoperatives and rope technicians. Not only do we include for glazing system trainingwithin our program but all our operatives are Health & Safety trained to CITB(Construction Industry Training Board) standards. Many of our operatives are alsotrained in specialist access techniques including IRATA (Industrial Rope Access Trade Association) and IPAF (Industrial Powered Access Federation) giving ouroperatives extensive experience in lift and cradle access.

All GR3 operatives attend regular refresher courses and Tool Box Talks areconducted by our Health and Safety Managers on a weekly basis. As high levelglaziers, the company has built a base of knowledge and a reputation for the most stringent and up to date Health and Safety standards.

GR3 is frequently called upon in this respect to carry out inspections, surveys andaudits of commercial glazing on buildings throughout the UK. This provides peace of mind to the client and ensures that the existing glazing is compliant with currentHealth and Safety legislation. In many cases the GR3 Glazing Survey Report is awelcome addition to the Operations and Maintenance data of a commercial property.

A detailed bound report is submitted to the client. This includes any defects found;Health and Safety implications (if any); projection of future issues and remedial advice as necessary, with priority categorisation.
