How to make relocation go smoothlyPeople relocate for various reasons. Many relocate for professional opportunities, while others relo-cate to pursue their educations. And while some may relocate to enjoy a lower cost of living, oth-ers may find themselves relocating to satisfy their sense of adventure.
Regardless of why a person is relocating, doing so without preparing for the move can make the transition that much more difficult. Relocating to a new city for a job is different than moving from one home to another within the same community. Re-locating to a new city can be a life-changing event that requires planning and maybe even a little luck to make it work.
Examine your finances. Moving is expensive, •and it can be even more expensive when mov-ing to an entirely new city. If you are moving to pursue career opportunities but don’t yet have a job offer in hand, examine your finances and work out a worst-case scenario in the event that your job hunt takes longer than you hoped for.
Unless you have a benefactor who can help you pay your bills and avoid debt while you look for a job, make sure you have several months’ worth of living expenses saved up before moving.Research the job market. Certain cities have more •opportunities for people in certain fields than others, so make sure the city you plan to relocate to is a place where you will have ample opportu-nities in your chosen line of work. Otherwise you might find yourself settling for a career you don’t like or relocating again to a job market more ac-commodating to someone in your field.Research the real estate market. Before hit-•ting the road and heading for your new home, research the real estate market in that area. Try to find out the average rental price via online forums or even online newspaper classified sec-tions. Know the roles of both deposit and down payment when buying a homeThey both start with the letter “D,” and they both re-quire a large sum of money to secure the purchase of a home. However, a deposit and down payment are very different.
“A lot of my first-time home buying clients ask me what the difference between a deposit and down payment is,” says Ray Ferris, president of the Ontario Real Estate Association (OREA). “Simply put: a deposit is associated with your offer to purchase a home, while the down payment is associated with your mortgage. The deposit will go toward the
down payment.”Here is more information to help you decide how
much to contribute to each:Deposit – When you submit an offer, normally
you are requested to include a deposit to dem-onstrate a serious intent to buy the property. This deposit will usually be in the form of a cheque, pay-able to the listing broker, who will place it in a trust account until the deal is completed or terminated. Your deposit provides the seller with some assur-ance that you will go through with the sale when
the day of completion arrives.When an agreement is reached and the transac-
tion is completed, the deposit will be credited in full towards the purchase price. There is no stan-dard amount for a deposit, but the size of it says something about how serious you are about buy-ing. Your Realtor can help you figure out the right amount to offer.
Down payment – This is the money that you pay at the time of purchase toward the price of your home. Your mortgage loan covers the rest.
How much you contribute as down payment depends upon your specific financial situation. The more you put down, the lower your monthly pay-ments will be. But before you contribute every pen-ny you have to the down payment, set aside a cash reserve for other costs, including legal fees, land transfer taxes, closing costs, moving expenses, and any improvements or renovations you plan to make in your new home shortly after you move in.
