Despite idling shortly after groundbreaking, constructionis shifting into high gear on Porsche’s new North Americanheadquarters in Atlanta, Ga. Situated on the former employ-ee parking lot of an abandoned Ford Motor assembly plant,the $100 million glass and steel facility is the first businessto build at “Aerotropolis,” a new 130-acre mixed-use devel-opment near Hartsfield-Jackson Atlanta InternationalAirport.“The location will take up 27.7 acres, including corporate

offices for Porsche Cars North America (PCNA), PorscheFinancial Services, Porsche Business Services and PorscheConsulting,” said Steve Janisse, public relations generalmanager of Porsche. “In addition, there will be a technicalservice and training center, as well as a leading-edge Porscheexperience center that will feature a test track and handlingroad course.”Moving into new headquarters was the logical choice,

according to Janisse, because the luxury brand carmaker’scurrent lease was running out. “The leases on our Lisle facility and our Atlanta training

center are also expiring in 2013,” saidJanisse. “Therefore, the timing is right toachieve our goal of having an integratedU.S. headquarters to enhance the strengthof our brand, improve the collaborationamong our entire workforce and improveour visibility.”“The Porsche Headquarters, Training &

Driving Experience Center and track arelocated in the corner of three jurisdictions— the cities of Atlanta and Hapeville andClayton County,” said Mark Kilby, civilengineer of the design consulting firmKimley-Horn and Associates Inc. “PCNA,Jacoby Development and Kimley-Hornand Associates worked diligently with allthree jurisdictions to reach agreements asto which jurisdiction will supply servicesand which jurisdiction’s regulations wouldgovern the various elements of the proj-ect.”During demolition of the former assem-

bly plant, below-ground utilities and fea-tures were abandoned in place. The utili-ties that interfere with proposed improve-ments are being removed as part of the

earthwork operations. Other improvements include 1,300linear ft. (396.2 m) of water main and 2,230 linear ft. (679.7m) of sanitary sewer main extension onto One PorscheDrive. Whiting-Turner of Atlanta serves as general contrac-tor for the high-profile project.“Whiting-Turner is focusing on critical path tasks such as

erosion and sedimentation control, excavation of the head-quarters building footprint and preparation of building foun-dation,” said Kilby. “Progress appears to be on schedule.” Application for LEED Silver certification was important

to the project, and Kilby said there was a direct focus toobtain as many site development credits as possible.“Stormwater reduction through green site design and

storm water collection and re-use needed to be implement-ed,” said Kilby. “The storm water runoff will be collectedand stored for use on the track wetted surfaces wherePorsche owners can learn handling conditions of a Porscheon wet pavement. The wetting systems will recirculate most

parking was located above the recorded nat-ural groundwater levels to preclude long-term groundwater intrusion and simplifypermanent foundation drainage systemdesign. This begins setting subsequent build-ing floor elevations that drive grading of thesite around the periphery of the building,according to Kilby. The northern-most track loop extends

under the headquarters building and throughan open-air courtyard providing an opportu-nity for a low-speed parade of cars duringspecial events. This portion of the track, aswell as most of the track, can be viewedfrom the headquarters mezzanine levels. Thetrack profile had to be carefully coordinatedwith the headquarters building ground floorlevel and associated open-air courtyard,according to Kilby. The formal plaza drop off area in the front

of the headquarters building is at first-floorlevel, while the parking deck entrance andloading dock are located one floor below.The driving experience track access is locat-ed at the parking level 2 elevation, two floorsbelow. Porsche Drive was designed to pro-vide a comfortable ride while meeting thesethree access levels that span approximately30 ft. (9.1 m) in elevation difference.The new building’s concrete frame com-

pletion date is March 2014, and the exteriorskin should be finished by July. HOK, one ofthe largest architectural firms in the nation,was responsible for the overall design.“Our initial vision included developing a

unique landmark design that would create aninviting facility and integrated driving train-ing track, with a high level of visibility atground level and from the air duringapproach and take-off from Hartsfield-Jackson International Airport,” said MichaelKatzin, vice president of architecture atHOK. “The goal was to achieve a dynamicvisual and functional experience of integrat-ing the corporate office, training and experi-ence center functions of the building with theunique drivers’ training track.”Other challenges for HOK included selec-

tion of the building envelope systems andmaterials to correspond to building heightand acoustical parameters associated withthe site’s proximity to the airport.“Building Information Modeling (BIM)

technology allowed us to inform the designand engineering team of concept decisions,confirm them and present ideas to the clientteam early in the design process for reviewand endorsement,” said Katzin. “Some ofthe sustainable features include a partialgreen roof, recycled content and energy effi-cient mechanical systems. The design also

exhibits and demonstrates the pure, elegantand highest quality design always associatedwith Porsche.”The plans call for a 1.6 mi. (2.6 km) track

with a handling circuit, two off-road play-grounds and a kick-plate element to simulaterough roads.

“This will be a place where a person cango and learn how to utilize the many differ-ent features of their car and improve theirdriving ability,” said Todd Hoisington, asso-ciate director of IBI Group/Giffels LLC.“It’s not a test track or race track, nor is itlimited to Porsche owners only. incorporating all the elements within the siteand offering a safe facility with enoughappeal for customers to return. “The preliminary design phase started

when IBI Group traveled to Germany and

spent a week working with Porsche andTilke GmbH & Co. developing layouts forthe site and critiquing each,” saidHoisington. “Each concept was rated on anumber system and the best rated layoutmoved forth. From this point IBI Group tookthe approved layout and started developingthe design, working out the road profiles andrefining the layouts. This phase was approx-imately five months. The next phase movedinto final design, developing final grading,etc.”The existing site is currently being

stripped of existing pavements, and otherelements. From there, the site will be graded,but track paving will not start until nextspring and will take approximately four tosix months.“The track itself will have guardrail

between opposing roads, grade changes andphysical obstacles,” said Hoisington.“Along specific areas such as curves, thepavement edge will be extended with rum-

ble strips as a warning device. There are alsoa number of specialty items that differ froma road project. The kick plate, along with thewetting system and specialized controls, arefrom an Austrian and German firm. The lowfriction wetted surfaces will be concrete witha special epoxy coating. Other low frictionsurfaces will be a polished concrete, whilethe roads will be a highway standard asphaltmix.”PCNA will receive more than $3 million

in economic incentives from Atlanta andGeorgia to relocate the headquarters fromSandy Springs, Georgia, where 300 workersare currently staffed.
