MEGAN MARTIN SPECIAL TO THE MONTREAL GAZETTE Over the last decade, Montreal has developed an impressive stock of new condo projects, particularly in the luxury market. But the avail- ability of new, high-end rental units hasn’t truly kept pace with its for-sale counterparts. In fact, it’s only recently that developers have started building luxury properties exclusively for rent. Among them is the C Lofts, located strategically in the core of Montreal’s business and entertainment centre. Since it’s only a few steps away from the Quartier des Spectacles, universities, downtown shopping, restaurants, and the city’s business sector, chances are students and young professionals will seek out units in the C Lofts. “The developer was thinking long-term with this project,” said Tristan Pungartnik, director of operations with Summit Proper- ty Management. “He has opted to build and retain versus build and sell.” Construction on the project started in 2012 and delivery is expected as of June 1, 2015. The 23-storey building will feature 156 units once it’s completed, includ- ing two penthouse floors. Rental rates start at $1,190 and go up to $3,070 per month. The units range in size from 542 to 1,136 square feet. “Rent includes heating, hot water, electricity, cen- tral air conditioning, and all appli- ances,” Pungartnik said. “The units all have high-end finishings and touches that are similar to the condos we’re used to seeing for sale on the market.” These are a far cry from some Montreal rentals, many of which are in buildings almost a century old. Apartments in the C Lofts will contain granite countertops and backsplashes in the kitchens, contemporary style bathrooms, and wood composite floors. “The units are beautiful,” Pun- gartnik said. “They’re really some- thing new on the rental market.” In addition to the apartments themselves, the building has plenty of other features to oer its ten- ants. With a gym, pool, sauna, li- brary space, lounge, and available parking, the perks oered by the C Lofts rival those of any high-end condo property. “There’s also a cinema room, basement storage lockers avail- able, an advanced security system, and two elevators.
