Dear Unit Owners: Many changes have taken place since we last communicated via the Condo Courier. Those changes have impacted every facet of how FVCA will conduct business going forward. That said, we will dispense information as best we can via our website, www.FairfieldVillageCondos.com, quarterly via the condo courier and monthly at the community meetings. While strictly volunteer, it is important for you to attend these meetings to weigh in on the many topics discussed for the betterment of our community. 1st QUARTER COMMUNITY MEETING SCHEDULE

Tips to prevent illness and the spread of COVID-19 recommended by the Centers for Disease Control and Prevention (CDC), are an individ-ual responsibility:
Avoid close contact with people who are sick.
Avoid touching your eyes, nose, and mouth.
Stay in when you are sick.
Cover your cough or sneeze with a tissue, then throw the tis-sue in the trash.
Clean and disinfect frequently touched objects and surfaces using a regular household cleaning spray or wipe.
Wash hands often with soap and water for at least 20 seconds, especially after going to the bathroom; before eating; and after blowing your nose, coughing, or sneezing.
If soap and water are not readily available, use an alcohol-based hand sanitizer with at least 60% alcohol. Always wash hands with soap and water if hands are visibly dirty.
Safety Alert: Please be sure to lock your doors even when relaxing inside of your unit! There have been reports of an individual entering unlocked units. He hasn’t committed any acts of robbery that have been reported, however be on alert and diligent in locking up!! Also lock your car doors there have been reports of folks stealing change and tossing contents of vehicles.
Insurance Coverage
Our insurance policy was renewed with significant
changes in November 2019. John Gover, Risk Man-
ager is the agent for our new insurance carrier, ACBI
Insurance in Shelton, CT.
FVCA deductible was raised to $25,000 per incident.
Please review your HO6 policies to ensure you’re
covered for Building/Loss Assessment for Associa-
tions’ deductible of $25,000; Liability Coverage which
is for anybody that falls or seriously hurts themselves
inside of your unit; and Personal Property Coverage
which covers your valuables (art, jewelry, furs, etc.).

Insurance Certificates
Many of your mortgage companies have been requesting the condominium’s insurance cer-
tificate. If you need an insurance certificate, please request in writing by emailing Maureen
Roofing & Siding Project / Special Assessment:
The special assessment project is winding down. As of January our monthly contributions have been reduced and we are on schedule to complete the project/special assessment payments in December 2021.
Next up, in favorable Spring weather condi-tions, are buildings: 70 Leslie, 203, 236 and 260 Edgemoor Road.
Owners in the completed buildings, please tell us:
1. Do you have lower energy bills?
2. Is your unit more energy efficient?
3. How’s the air circulation in your bathrooms and/or attics?

importantly the FVCA
Homeowner Census
forms.
TRASH DISPOSAL Your trash should be deposited into the trash containers, NOT LEFT BESIDE
THE CONTAINERS OR IN THE PARKING LOTS. Please take the time and care
to place all garbage in the dumpsters. BE SURE TO CLOSE THE SIDE
DOORS ON THE DUMPSTERS AFTER DISPOSING OF YOUR TRASH.
REMEMBER TO RECYCLE and flatten all boxes before placing in your
individually owned recycling bins.
Parking continues to be problematic in our community. We still have issues
with residents/renters and their guests parking vehicles that are inoperable
(SEEMINGLY abandoned) and/or illegally parked in assigned or guest park-
ing spaces. Commencing April 1, 2020, WITHOUT FURTHER WARNING,
offending vehicles will be stickered and unit owners fined $150, which will
accrue daily if situation not rectified one (1) week from initial sticker date.
In addition, there is absolutely NO PARKING in front of the dumpsters OR
designated NO PARKING zones. The City of Bridgeport is randomly sending
garbage trucks for additional pick ups during the week. We do not know
which day the truck will show up. Anyone parking in front of the dumpsters
will be tagged and fined $150 per occurrence AND perhaps charged whatev-
er the City of Bridgeport charges the Association to return for the missed
pick up.

Be Proactive by Adding Fire Extinguishers:
Consider purchasing a fire
extinguisher for each level
in your unit. Remember
there is a special white
extinguisher for kitchens.
Most big box and hard-
ware stores stock both
kinds.
Maintenance Standards Checklist & Projects in the Pipeline:
In April, FVCA Board members will begin door-to-door
canvassing for Dryer Vent Cleaning Receipts. We will begin
with Edgemoor then Patricia and finish with Leslie Roads.

In the near future we will update our Maintenance Standards
List to include additional suggestions that will become
mandatory, ie. Fire extinguishers.
Budgeted and planned projects slated for Spring: Back
Decks; Concrete sidewalks, stairs and porches; Railings
Fabrication and miscellaneous projects to uphold our safety
record and mitigate risk.

FVCA Urgent Bulletin regarding COVID-19 Pre-cautions and Actions: The FVCA Board of Directors plans to implement the following policies effective immediately to ensure the safety and health of all our residents and tenants. We ask that all owners with tenants forward this email directly to their tenants tonight as we don't have an email address for all tenants.
