Buying Start on the right trackYou may have started looking for a home, but before you make any decisions you need to ensure your finances are in place. In April 2014 the Mortgage Market Review was introduced, which was designed to help ensure you can pay your mortgage today but also should the interest rate change. To make sure you’re viewing properties you can afford, visit a mortgage specialist or financial advisor to get a clear understanding of your financial situation.

We can recommend an independent mortgage broker who will be able to search to find the best available mortgage for you.

Finding a homeWhether you’re a first time buyer or a second stepper, buying a home is fuelled with emotion. At Fussells we provide you with all the resources you need to make the right decision for you today, one that will continue to be right for years to come.

Like the majority of people in the UK, you will probably start your property search online. This is a great way to get a sense of what your budget can buy in the current market. Make a list of your requirements and be realistic and open-minded. You may be surprised to discover that we often find the type of property that you’re looking for is not necessarily the one you will buy. Staging your property to letEven though your property is for let, potential tenants are looking for a home. They want to find a property where they will feel safe and happy, as well as one they will love. In our experience, properties that have been well presented are let faster and for a higher value. Tenants are happy to pay that bit more for a property that has been cared for.

If your property is unfurnished, make sure that it has been freshly decorated and appliances are cleaned and in a good state of repair. Any tatty carpets or flooring should also be replaced and all remaining carpets and flooring cleaned.

If your property is furnished, make sure the furniture is in a good state of repair. Add some colourful accessories to bring life back into each room.

Keep your property and tenant safeKeeping abreast with new and updated legislation is essential, and we are committed to ensuring you’re informed and compliant at all times. The health and safety of your tenants is paramount, as a landlord you have certain minimal requirements you need to legally have in place.

Accurate paperwork

We would highly recommend that you keep accurate and up to date records of all paperwork relating to the health and safety of your property. This includes all maintenance reports and certificates.

Gas safety

As a landlord you are required to ensure where gas is supplied it has been installed and maintained. You must only ever use a gas safe registered engineer who will provide you with a gas safety certificate, a copy of which must be given to your tenant before they move in or within 28 days of the check.

Electrical safety

Any electrical appliances, such as a cooker or washing machine, must be safe to use. You are also required to ensure your property’s complete electrical system is deemed safe by a qualified electrician and checked at least every five years or earlier if advised by an electrician. Although you are not required to issue an electrical safety certificate to tenants, it is good practice to do so.

Fire safety

You are required to provide a smoke alarm on each story of your property. Although carbon monoxide alarms by law are only to be installed in rooms with a useable fireplace or wood burner, protect your tenants from the silent killer by installing them as standard. Fire alarms and extinguishers are also to be provided; HMO properties (Homes of Multiple Occupancy) require mains powered smoke detectors. Annual fire risk assessments (including electrical safety risks) must also be carried out annually for HMO’s. Regardless of whether you own one property or a HMO, all the furniture you supply must be fire resistant.

Legionella risk assessment

Risk assessments for legionella must be undertaken on all rental properties. It is also recommend that you run the water through taps regularly in those properties that may be empty for a period of time to help prevent this disease.

Repairs – Property safety

The responsibility for keeping your property in a good state of repair is down to you, the landlord. The Landlord and Tenant Act of 1985 Section II clearly states that the following need to be repaired and in working order.

• The exterior of your property and this includes any external pipes, gutters and drains.

• The supply of electricity, gas and water including sanitary ware such as basins, baths and WCs.

• All heating, whether it be water heating, gas fires or central heating.

If you are unsure about your health and safety responsibilities, please ask a member of our team.

EPC

The Energy Performance Certificate (EPC) for your property must be provided to your tenants prior to them moving in.

As a landlord you are responsible for the maintenance of your property, but we can implement an agreement whereby we will take on this management for you. Our team are always on hand to manage and resolve any situation, with minimum stress to you. This is why we are trusted by an ever-growing number of landlords in Caerphilly. We have built key relationships with trusted contractors to guarantee work is completed swiftly and always to a professional standard.

Inspections are vital, as they can avoid unnecessary disputes down the line. We conduct inspections on a quarterly basis and a copy of the report will be sent to the tenant as well as yourself.

Tenant Finding OnlyFor those landlords who wish to manage their properties themselves we can help secure a quality tenant through our Tenant Finding Only service. We use an independent tenant referencing agency to undertake thorough reference checks, including employment, credit and bank accounts. Understanding your preferences with regard to tenants aids our search for the right person for your property. As we meet each potential tenant we gain valuable insight into their character, which can prove extremely beneficial when selecting a tenant. We will also produce your Assured Shorthold Tenancy agreement in line with current legislation for the agreed period.

Tenant deposit protectionYou are required to place all tenant bonds for Assured Shorthold Tenancies in a government backed tenancy deposit scheme. We assist all our landlords with tenant deposit protection.
