PLANNING TO DECOMMISSION OVER T IME. TH IS AREA WILL BE HELD FOR FUTURE EXTE-

R IOR SUPPLEMENTAL A IR-COOLED CONDENSERS. IT ’S LOCATION, PROXIMITY TO OPERA-

BLE WINDOWS AND OUTSIDE A IR INTAKES MAKES THIS AREA SUBOPTIMAL FOR COOLING

TOWERS. THESE INSTALLAT IONS WERE MADE PRIOR TO THE CURRENT TREND OF LOCAT-

ING COOLING TOWERS IN A MANNER THAT PREVENTS THEM FROM INTERACTING WITH

THE INDOOR ENVIRONMENT OF THE BUILD ING.

• THESE TWO SPACES (THE 18TH FLOOR AND 2ND FLOOR SETBACKS) ARE THE ONLY SPAC-

ES THAT COULD ACCOMMODATE THE INSTALLAT ION. THE 18TH FLOOR BEING THE BEST

LOCATION BY FAR WHEN CONSIDERING ALL THE FACTORS INTO V IEW.

ADVANTAGES TO INSTALLATION OF NEW COOLING TOWERS

• TH IS INSTALLAT ION WILL ALLOW FOR THE S IGNIF ICANT REDUCTION IN LOUVERS ON THE

MADISON AVENUE AND E 57TH STREET ELEVATIONS OF THE BUILD ING. WE WILL BE ABLE

TO REINSTALL SEVERAL WINDOWS THAT HAD TO BE REMOVED TO ALLOW FOR THE USE

OF A IR-COOLED EQUIPMENT. TH IS SHOULD GREATLY ENHANCE THE ATTRACTIVENESS OF

THESE FACADES.

• OVER THE COMING DECADE WE WILL BE ABLE TO REMOVE THE COOLING TOWERS LO-

CATED ON THE 2ND FLOOR ROOF SETBACK, 9TH FLOOR ROOF SETBACK AND 41ST FLOOR

ROOF.

UNDERLIN ING C IRCUMSTANCES D ICTATING THE INSTALLATION

WE HAVE SEVERAL REASONS FOR OUR PROPOSED COOLING TOWER UPGRADE.

• THE BUILD ING HAS NEVER HAD A UNIF IED APPROACH TO COOLING THE FACIL ITY. CURRENTLY

THERE ARE COOLING TOWERS LOCATED ON THE 2ND FLOOR ROOF SETBACK, 9TH FLOOR

ROOF SETBACK, 18TH FLOOR ROOF SETBACK AND 41ST FLOOR ROOF. THESE SYSTEMS DO

NOT WORK IN COORDINATION AND ARE IN VARIOUS STAGES OF THEIR USABLE L IVES WITH

MOST OF THE EQUIPMENT NEEDING REPLACEMENT IN THE NEAR FUTURE.

• THE CURRENT COOLING TOWERS STATED ABOVE PROVIDE COOLING FOR SPACES LOCATED

ON THE EAST S IDE OF THE BUILD ING. SPACES ON THE WEST S IDE OF THE BUILD ING ARE

MOSTLY COOLED BY A IR-COOLED EQUIPMENT THAT REQUIRE THE USE OF LARGE LOUVERS

LOCATED ON THE MADISON AVENUE ELEVATION OF THE BUILD ING.

• MOST OF THE A IR-COOLED EQUIPMENT INSTALLED ON THE MADISON AVENUE S IDE OF THE

BUILD ING WERE INSTALLED PRIOR TO THE CURRENT SLATE OF NYC ENERGY CONSERVATION

CODE REQUIREMENTS THAT NOW NECESSITATE E ITHER A WATER OR A IR S IDE ECONOMIZER.

TH IS MEANS THAT IF WE WERE TO MAINTAIN THE USE OF A IR-COOLED EQUIPMENT WHERE

THERE IS ALREADY A IR-COOLED EQUIPMENT THEN WE WOULD NEED TO APPROPRIATE MORE

WINDOWS AND WINDOW AREA FOR THE USE OF COOLING TO MAINTAIN ENERGY CODE RE-

QUIREMENTS. TH IS WOULD MEAN MORE LOUVERS ON THE MADISON AVENUE ELEVATION OF

THE BUILD ING.

• WATER COOLED EQUIPMENT TENDS TO BE MORE ENERGY EFF IC IENT THAN A IR COOLED

EQUIPMENT.

• WHILE 595 MADISON IS PROJECTED TO MEET THE 2024-2029 CL IMATE MOBIL IZAT ION ACT EN-

ERGY USE THRESHOLD, THE MORE STRINGENT 2030-2034 AND BEYOND ENERGY USE L IM ITS

WILL REQUIRE A GREAT AMOUNT OF EFFORT ON THE PART OF THE BUILD ING OPERATIONS

AND MANAGEMENT TO ACHIEVE AND THAT EFFORT MUST BEGIN NOW.

• OUR PROPOSED DESIGN WILL ALLOW FOR 595 MADISON TO OPERATE MORE EFF IC IENTLY FOR

THE NEXT 30-40 YEARS AND BEYOND.

• WHILE 595 MADISON’S LANDMARKS STATUS ABSOLVES THE BUILD ING FROM FOLLOWING CER-

TA IN PORTIONS OF THE NYC ENERGY CONSERVATION CODE, IT DOES NOT RELEASE US FROM

LL97 ENERGY USE MANDATES. WE ARE ONLY G IVEN A SHORT REPRIEVE BEFORE BE ING F INED

FOR NON-COMPLIANCE.
