BIM Journey Not a project requirement. Instigated by the BMPX acting as the D&C Contractor. Not by the Client or Anchor Tenant (QLD Government). REVIT Architect, Services Engineer and Structural Engineer.

BIM Journey Services design produced in 2D CAD until the tender documentation stage. Mechanical tender documentation in REVIT. Electrical, hydraulic and fire services documented on 2D CAD with REVIT model as a guide for co-ordination purposes only.

Post Tender design development EMF Griffiths retained to complete the mechanical design. Remaining services 80% designed, the remaining 20% to be documented by the specialist D&C sub-contractors.

BIM Co-ordination EMF Griffiths as mechanical designer took on the ‘BIM’ coordinator role and lead weekly coordination workshops as the using Navisworks. Participants issued models 24hrs before the meeting. Meetings held for 8 months, initially 6hrs reducing to 2hrs as the design was refined.

REVIT - Disrupting the status quo! The balance of effort between the Design Team (input) and the Construction Team (output) fundamentally changed. Bucking the recent trend.

REVIT MEP is continually improving but is often frustrating. Shortage of experienced modelers.
Design to Fabrication Specialist services sub-contractors not directly using the REVIT model other than for clash detection through Navisworks. They are using independent specialist fabrication ‘BIM’ tools which export files for incorporation into the Navisworks model.

A single model which EFFECTIVELY allows a single data input to analyse: 1) Thermal loads 2) Façade performance 3) Day-lighting 4) Electrical Lighting 5) Energy consumption
BIM’s future an Engineer’s view
Greater industry familiarity will increase knowledge of the benefits and reduce associated costs. This has been demonstrated by the GBCA Green Star initiative. EMF Griffiths recently completed 100 Green Stars that is our projects Green Star’s tally 100. We’ve noticed a huge difference in the market’s perception of the associated risks .
