By Heather Cole We made the unfortunate deci-sion years ago to
add a second mort-gage to our home with the ridicu-lously high
interest rate of ten per-cent. Every month when I got our bill and
paid the exorbitant amount I was distraught to see how little the
total mortgage amount had decreased from the previous month. For
us, this was a choice because we decided to have a second mortgage.
However, for those who only had a first mort-gage they found that
this high inter-est rate was the norm for them, as well. If you
were fortunate enough to not have a mortgage during that time then
you might not understand the enormous difference a few seemingly
small percentage points can make. The higher interest rate often
meant that monthly payments on a home would be higher which
trans-lated into many people not being able to afford a home
because it was just too expense. How expensive? Well, in simple
terms it meant that if
you bought a house for $200,000 with a thirty year loan, you
would have paid $150,000 more with a nine percent interest rate
than a six per-cent interest rate. That’s right, I said $150,000!
You could purchase anoth-er whole house for that amount of money!
Why are interest rates so low right now? Because the federal
government realizes how important it is to con-tinue to jump start
the economy. They know that if interest rates are low more people
are going to decide what a great time it is to buy a house. Due to
this fact, a few years ago the Federal Reserve started purchasing
U.S. treasuries to keep interest rates at historic lows. Although
that sounds like a complicated matter, what it basically means is
that it helps home-buyers to purchase homes that are less expensive
at a reduced interest rate so that they pay less over time. Since
this intervention will not last forever, now is the perfect time to
take advantage of this opportunity.
Additionally, considering the cur-rent interest rate hovers
around 4.5 percent for a thirty year mortgage it is also important
to think about the fact that rates fluctuate constantly, sometimes
even changing several times over the course of a day. Therefore, it
is imperative to lock in a low interest rate before rates go back
up. It would be a sad turn of events to believe that these rates
will last indefinitely when as recently as 1995 the rate for a
thirty year mort-gage was 9.33 percent. It is eye-opening to look
on a website like www.mortgage-x.com where you can go back to 1992
to compare rates and see how interest rates have ebbed and flowed
over the years. If nothing else, it will confirm for you how
incredi-ble the deals are right now.
You may be thinking that all of this information is all well and
good, but you do not plan on being in a house for thirty years so
it is okay if you wait and your interest rate is a little higher.
Before you make that determination, though, I recommend that you go
onto one of the websites that show you what your monthly mortgage
payment will be, such as www.bankrate.com,
www.amortiza-tion-calc.com, or www.mortgagedebt.com. This way you
can see how much the federal government is able to help you save
right now with lower inter-est rates, even if you only choose to
live there for a little while. In seeing this for yourself I have
no doubt that you will come to the conclusion that now is the
perfect time to purchase a home.
