Project has proven to be feasible and prudent, given that the following parameters are met:

12-month housing agreements in lieu of 9-month – the only alternative is 33% increase in rates

Lease Highlights

Premises: Portions of the house consisting of foyer, kitchen, chapter/multipurpose room, living room, guest bathrooms, hallways, storage areas, study rooms, laundry room, patios, and outdoor recreation areas immediately adjacent and connected to the building.

Premises do not include residents’ bedrooms or baths. Residents enter into individual agreements for bed space with UNF’s Office of Housing for 12 months.

Term: Initially 5 years, with 5-year term extensions thereafter on mutual agreement

Security Deposit: $20,000, constant

Use: Limited to active and alumni members; residence in house restricted to active members and live-in director. Live-in director required.

Occupancy: House must not fall below 80% occupancy for more than two consecutive years.

Maintenance: UNF maintains Premises and house, structure, roof, mechanical equipment, windows. Organization is responsible for regular custodial service in the Premises.

Assignments/Subletting: Not permitted without UNF’s consent.
