Waverley covers 174 hectares 430acres
WavErlEy Was originally part of thE nEighbouring historic EvErcrEEch propErty, Which Was a grazing propErty of ovEr 10,000 acrEs. thE WavErlEy farMhousE Was built in thE 1800’s, ModEllEd on thE historic EvErcrEEch hoMEstEad.
Waverley was run as a dairy Farm during the mid twentieth century, until John Ross became the owner in 1985, when he ran a mixed farming operation, including cattle, sheep and poultry. The highly successful Waverley Murray Grey Stud operated from the Farm during this period, selling Stud cattle regularly to all States of Australia.
More recently, Waverley has been Organically accredited and grown Organic potatoes.
It is currently running hormone and chemical free fat lambs and cattle.
Water is pumped all year around from the River to the Water Tanks, for both domestic and stock use, by Solar power.

Waverley receives 900+mm of annual rainfall
locaTion WavErlEy is locatEd in thE north East of tasMania, in thE bEautiful shEltErEd EvErcrEEch vallEy, Which vis part of thE fingal vallEy. it’s latitudE is 41.5 dEgrEEs south, thE saME as MEditErranEan naplEs & barcElona, although pEoplE say thE cliMatE is MorE likE provEncE.
The closest Towns are Mathinna and Fingal. Fingal is one of the oldest Australian Towns, being established in 1827. On the way to Waverley, you drive past the historic two storey sandstone Georgian House on Malahide, a 10,000 acre Farm dating back to 1828. The sandstone Library houses a fine collection of colonial books and artwork, including a collection of Gould Bird Paintings.
Mathinna was a gold mining Town and became the third largest Town in Tasmania, after Hobart and Launceston, towards the end of the nineteenth century.
The closest City is Launceston, which is 1.5 hours away by good, bitumen roads or a little more than an hour by Forestry roads. Launceston airport is 1.25 hours away by good, bitumen roads.

local naTural feaTures
The following Natural Features are near to Waverley:
Mathinna Falls, close to Waverley, is a four tier waterfall set in a 280ha Forest Reserve. The Falls consist of four separate cascades, each about 50 metres apart, falling a total of 80 metres in height. Many of the native plants are labelled on the track to the Falls, with the vegetation changing from dry sclerophyll to myrtle forest near the Falls.
Evercreech Forest Reserve is just north of Waverley and is where the ‘White Knights’ stand, the tallest White Gums in the world, one measuring 91 metres in height. They were saplings at the time Abel Tasman discovered Tasmania in 1642. This Reserve is accessed through a beautiful picnic area.
Evercreech Falls are found within the Evercreech Reserve.
Ralphs Falls, set in the Mt. Victoria Forest Reserve to the north of Waverley, provides an easy rainforest walk to a rock face with streaming ribbons of water and sweeping views across picturesque farmland.
Griffin Forest Reserve, west of Mathinna, is a Reserve situated on grassy flats next to the South Esk River. Ben Lomond provides the backdrop to the picnic area here.
Lower Marshes Creek Forest Reserve, near to Gray, contains all five of Tasmania’s tree fern species, including the skirted tree fern which is found no where else. The other tree ferns to be found here are the soft tree fern, the slender tree fern, the rough tree fern and the king fern.
Mt Puzzler Forest Resrve, to the east of Fingal, is situated on the upper reaches of the St. Pauls River. A feature is where the St. Pauls River drops twenty metres into a deep pool. Both up and down stream from the Falls, a series of
crystal clear pools are connected by cascades that are well worth exploring. More experienced bush walkers should consider a scramble along the rocky ridge to Mt. Misery.
Scamander Forest Reserve is located about six kilometres from the sea, accessible by road and boat.
Miami Park Forest Reserve, near to Fingal, provides a delightful picnic area set amongst white gums on the banks of the Miami Dam, which was built for the Miami Gold Mine. The Mine tunnel entrance is a short walk away.
St Columba Falls, near to Pyengana, is one of Tasmania’s highest waterfalls, being accessed by a high quality track through a cool and shady forest. The Falls are a beautiful wide cascade of water set amongst ferns and rainforest plants.
Pyengana and the Ringarooma Valleys.
Goshen, Gould’s Country and the Blue Tier, where there’s a beautiful walk in the Goblin Forest.
Mt William National Park has long walks on empty beaches, coastal wildflowers and is a wildlife viewing hotspot.

The air is some of the cleanest in the world. The prevailing winds across Tasmania are the ‘roaring forties’, which are ‘filtered’ crossing both the South Atlantic and Indian Oceans, as there is no land mass after they pass across Argentina. There is almost no industry in Tasmania to pollute this air.
The water on Waverley is some of the cleanest water in the world. The water that flows through Waverley comes directly from the Evercreech Forest Reserve and Evercreech Falls, as there are no Farms upstream of Waverley.
The Evercreech River that flows through Waverley supports a community of platypus.
Waverley is the only working Farm in the Evercreech Valley.
The property is surrounded by bush on all sides.
Waverley provides a perfect place to view the incredible Tasmanian night sky. The brightness and clarity of the stars and planets here is memorable.
Although available nearby, there is no mobile phone coverage on Waverley. This can provide a Technology Detox (or a new way of life) to lower stress levels.

There are some pastured terraces (Southern Terrace) a few metres above the river flats. The soil on these areas is redder in colour (indicating better drainage) than the soils of the lower plain, and has a medium texture to a depth of 30cm. This soil is excellent for almost any agricultural use”.
Other Pasture details are:
Soil Tests taken by Roberts Ltd in 2013, show the pH levels of the soils generally across the Farm to be in the normal range.
The Southern Paddocks have recently been fertilised & limed.
130 round bales of Hay were cut last year from some of these Southern Paddocks.

thE southErn tErracE (9 ha/23 acrEs) Was cErtifiEd organic in-convErsion by ausQual (cErtification nuMbEr:- ic10074) for thE 3 yEars prior to august, 2013, WhEn it Was duE to bEcoME fully organic. this has currEntly lapsEd.
During this time, 120 tonnes of 4 varieties of premium Organic Potatoes were grown and harvested on 6 acres of this area and sold throughout Melbourne & Tasmania in 2012. This included selling into the Melbourne Fruit and Vegetable Market to Melba Fresh, Eco-Fresh, who supply Coles and Woolworths Organics and to Kostas, all of whom thought the produce was excellent.
The complete area that was Organically certified is irrigated. This area can be easily expanded.

cropping 120 tonnes of Organic Potatoes were grown on 6 acres of the South Terrace. As fertilizing is limited under Organic regulations, this was an outstanding result.
Excellent Turnip crops have been planted on the river flats, used as stock feed. Many of the Turnips were 400mm in diameter.
Equally as good Oat crops have been grown on the flats & Southern Terrace.

livesTock WavErlEy has gEnErally opEratEd ovEr thE yEars as a cattlE and shEEp grazing propErty, as folloWs:
Through the 1980’s and 90’s, the Waverley Murray Grey Stud successfully showed cattle, that were prepared on the Farm, having Champions at the Murray Grey National Show and Sale, Sydney, Melbourne, Hobart and Launceston Royal Shows. Large numbers of Stud Cattle were sold yearly to most States in Australia.
During these times approximately 250 head of Cattle and some Sheep were run on the Farm.
The altitude of Waverley is approximately 1,000 feet above sea level, which is said to be the perfect height to raise Cattle.
In recent times the Farm supported the Arcadia Murray Grey Stud, which was recently dispersed.
Waverley is currently running a profitable hormone and chemical-free fat lamb and young cattle raising operation. They are able sold in the Tasmanian ‘Never Ever’ program. There is a Business Plan, available on request

The Farmhouse is centrally located, allowing views to most of the Farm.

Shearing Shed beside and accessed from the Stockyards.
Large Greenhouse perfectly oriented, with an unshaded aspect to the north, with a solid brick supporting wall that forms the southern wall of the Greenhouse. Using passive solar principles, this wall absorbs heat through the day & releases heat into the Greenhouse at night.
Has a lever operated ridge-line ventilation system.

WaTer thErE arE 2 pErManEntly floWing rivErs that run through thE full lEngth of WavErlEy – thE EvErcrEEch rivEr that forMs thE WEstErn boundary in thE southErn half of thE farM and thE EastErn boundary in thE northErn half.
The Robninson Creek forms the western boundary in the northern half of the Farm.
Neither of these Rivers have been known to run dry.
The Sale of Waverley comes with a 78,750 ML, Surety 5, Direct Irrigation Water Licence.
A complete new Water System has been installed, as follows:
Solar Domestic and Stock Water Supply a new Pumphouse has been built beside the Evercreech River. Its structure is a galvanised, welded steel frame chem-set bolted into substantial concrete pads about 2 metres below ground level, insulated colorbond walls and roof, insulated pipes and new electrical services.
Solar Collector Panels mounted on the roof directly power a Mono Sun-Ray SRX525W Solar Pump.
This provides all the Farm’s Domestic and Stock Water requirements, all year around.
A new Davey 165S 240 volt Pump with Torrium Switch has been installed as a back-up to the Solar system.
Water Storage Tanks 2 x 22,700 litre (5,000 gallon) new concrete Water Tanks have been installed in a central location on the Farm, behind the Machinery Shed.
Their location behind the Machinery Shed provides the opportunity to collect the rainwater directly from this large roof.
A new 50mm underground pipe provides water from the Pumphouse to the Water Tanks.
Domestic Water Supply a new Davey 125 Pump with Torrium Switch has been installed at the rear of the Machinery Shed, next to the Water Tanks.
New underground pipes provide water from this Pump to the House and garden.
Stock Water Supply a new Davey 165S Pump with Pressure Tank, located next to the Water Tanks, provides water through underground pipes to all the Home Paddocks, the Stockyards and the Southern Paddocks.
This system comprises plug-in water points for Troughs along the fence lines, supplied by underground pipes from the Pump. Portable Orion Water Troughs, which are stock damage proof, plug into these points.
This system reduces leaks, evapora-tion loss, pressure loss and the need to clean a usually large number of permanently installed troughs. As a result, livestock are assured of fresh, clean drinking water.
As Constructed Plans are available for this complete Water System.

irrigaTion sysTem
A new steel framed Intake has been built beside the Evercreech River, near the Pumphouse, which incorporates a gate valve, approved meter, coupling, etc.
New 150mm underground irrigation water Main connects this Intake to 2 Hydrants, which are centrally located in the Southern Terrace, to which a Hardhose Irrigator can be connected.
This underground main is 1 metre below ground level (below ploughing depth), has a breather valve, engineering designed underground concrete thrust anchor points, etc.
There is great potential for this Irrigation System to be extended throughout the Southern Paddocks.

A complete new Electric Fencing system has been installed and includes:-
New Electric Fencing & Insulators throughout the Southern Paddocks & around the House.

Fencing
Waverley has been extensively re-Fenced, including:
Wallaby and Wildlife-proof Boundary Fences, which has a hinged section of ringlock fence laying on the ground. This is the latest type of Wallaby proof fencing & works very effectively.
All new galvanised steel Fence strainer assemblies, set into concrete footings. These have been installed so that they will last for a very long time.
New 16ft. wide Wallaby proof steel Gates, wide enough for ploughs and other wide equipment to pass through.
Series of ‘home–paddock’ ringlock Fences have been arranged around the Farmhouse, with gates for easy stock movement. These are very useful to hold smaller groups of cattle or sheep near to the Stockyards and House.
Central ringlock Fenced Laneway from the bridge to the Stockyards. The Laneway can hold larger groups of stock, which can be sorted before going into the Stockyards.
All internal Fence posts are steel starposts, used for their durablity.
New electric cell-grazing Fences on the South Terrace.
Fences have been laid out to accommodate the new underground stock water reticulation system and future tree windbreaks.
New galvanised steel Presto rail fences in certain locations.

sTockyards The Stockyards provide excellent facilities to handle both Cattle and Sheep as follows:
Harrington Elite Quality Cattle Crush with Parallel Squeeze (adjustable width), top & bottom opening gates, vet area, award winning ratchet handle system & other features.
Walk-through Bale (725mm wide opening for the largest animal).
The Crush and Bale is covered by a Roof, with lighting inside the roof.
Railway iron posts set into concrete that support timber rails.
Large holding yard from where all stock can be moved into the forcing area.
All parts of the yards have reinforced concrete floors with non-slip grooves.
Weighing area in the race with sliding steel gates.
New floodlighting.
These features make these Stockyards very safe to use.
