Admit it. If you own property, you’re wondering if now is the right time to “cash in.” You’ve heard about the lack of inventory, the rising prices. You’ve also heard the anticipation there might be a recession on the horizon. No doubt, if you’re in the market to buy, you’ve had a major dose of reality as you’ve scoured websites for the right property, only to come up against a historic lack of inventory in Maricopa County. In 2019, the answer to the “Buy or Sell” question is the same as it has always been: What’s best for your family?

We’d like to give you some information gleaned from numerous resources that may affect your decision, or at the very least, make you sound really smart at your next neighborhood gathering! Fountain Hills real estate has been on a steady incline in average price and price per square foot since 2011, the “bottom” of the last market cycle.  Yet inventory is at its lowest point of the past 10 years (or perhaps longer!)  Historically, the Arizona real estate market has cycled completely every 7-10 years, and if that were to hold, we would currently be in a declining market on our way to the bottom.  Yet, the opposite is true.  Consider these regional dynamics:

POPULATION GROWTH IN MARICOPA COUNTY:• More people moved to Maricopa County than any other county in the nation last year, according

to U.S. Census Bureau population estimates released in April 2019.  This is the third year in a row that the county led in growth. Maricopa County added 81,244 people between July 2017 and July 2018.

JOB GROWTH IN MARICOPA COUNTY: • The Phoenix metro area led the nation for new jobs created from May 2018 to May 2019 adding

66,500 new nonfarm jobs that represent a 3.2% job growth. Leading sectors were Education, Health Services, Construction, and Professional & Business Services. Arizona expects to add another 165,000 new jobs by 2020, according to the US Bureau of Labor Statistics as reported in AZ BUSINESS MAGAZINE (July 3, 2019)

• Some of the dynamic businesses moving to the Phoenix area include Anderson Corporation, a popular window and door manufacturer, looking to create 415 jobs. Deloitte is opening a new delivery center for technology solutions, with an initial $34 million investment that will generate 2,500 jobs over multiple phases. Nationwide Insurance will establish a regional headquarters in Scottsdale, investing $139 million and creating more than 500 new jobs; Nikola Motor Company’s hydrogen-electric semi-truck manufacturing headquarters will bring more than $1

billion in capital investment and 2,500 jobs by 2024; Voya Financial, Inc. will open a new office with $60 million in capital investment and creating more than 1,000 jobs.

ARIZONA’S PRO-BUSINESS ATTITUDE: The allure comes from one of the lowest tax rates in the nation, a pro-business environment, and a streamlined regulatory system. Add to that affordable operational costs, access to top talent and thriving innovation ecosystems, and Arizona can expect more company relocations and expansions.

HOUSING AFFORDABILITY: • One of the key factors when companies consider Maricopa County is access to affordable

housing for employees. According to an article in the Chamber Business News (Aug 10, 2019), Phoenix has an average rent of $1,084, which falls well below the national average of $1,465. Remaining affordable will depend on the balance of supply and demand in an already tight rental housing market. In the same article, the University of Arizona anticipates over 9,000 apartment units to be built every year between 2018 and 2030, helping to ease the demand.

• Arizona ranks 21st in the nation for the average price of a home at $295,000, according to Business Insider (July 5, 2019), among the lowest of all western states.

NEW HOUSING ON THE HORIZON: New home building in Arizona is still only 25-30% of the volume recorded during the years that led to the Great Recession. With record population and job growth, it would be easy to presume that homebuilding will or should increase. Yet, according to Arizona housing guru R.L. Brown in his 2019-2024 Mid-Year Forecast, building will likely remain at these modest levels throughout the foreseeable future.

If you are considering a move, many factors must be weighed. One thing you can be sure of: barring a disruption of our national economy, Arizona real estate is still a great investment and will likely remain so for many years, or even decades, to come.

Alan Cruikshank River of Time Museum opened its doors in 2003 with an innovative mission: merging the social sciences of history, archaeology, and anthropology in combination with the natural sciences to preserve and interpret the past, to understand the present, and to promote future sustainability in all of the communities of the Lower Verde River Valley. Beethoven once said, “Music can change the world.” If you possess musical talent, you can certainly make an impact on Fountain Hills! Several great musical organizations exist to give musicians an outlet for their talent while giving residents the beauty of music.

The Fountain Hills Community Band celebrated its 10th anniversary earlier this year. Their performance season runs from November through April and includes an intergenerational concert with the local 8th grade and high school bands. In addition, the members of the band have a strong interest in supporting patriotic groups in Fountain Hills.

If singing is more your style, the Fountain Hills Community Chorus gives residents an opportunity to share your passion. The chorus is comprised of nearly 100 voices singing in four-part harmony and is open to anyone. There are no auditions and the ability to read sheet music is not required.

• Scottsdale Community College: As the only community college located on tribal land, it o�ers exceptional Native American support. SCC was named a 2017 military-friendly school in recognition of its success in retention, graduation, and job placement for veterans. The school also o�ers unique studies in equine science and a well-recognized film school.

• Mesa Community College: MCC is one of the largest transfer providers to ASU. Among its 200 degree and certificate programs, it also o�ers special programs in agribusiness, mortuary science, and urban horticulture. They have a state-of-the-art planetarium for their astronomy program and their Red Mountain Campus has created a wetland as a teaching lab and refuge for endangered plants and animals.

• Rio Salado Community College: With satellite campuses around the Valley and a main campus in Tempe, RSCC specializes in adult re-entry programs and o�ers an exceptional School of Dental Hygiene.
