We truly love St. Patrick’s Day at Sonoran Lifestyle Real Estate.

Each year, we throw a great party for friends, clients, and residents. It gives us an excuse to dress like a bunch of leprechauns and get in the spirit of an easy Spring holiday, and, really, who doesn’t like to be a little Irish.

Mark your calendars for Saturday, March 14th! We invite you to stop by our office from 9:00 AM to 12:30 PM. We are famous for treating our visitors with authentic Irish coffee and other festive goodies. At noon, the Irish Fountain Fest kicks off at Fountain Park where you can revel in live Celtic music, eat from one of the food trucks, and watch the fountain turn emerald green at Noon and 4:00 PM. The Fountain O’Green Artisan Market will also be right outside our front door.

Then, on Sunday, March 15th, join us for the “Get Your Green On Home Tour.” We’ll have tour maps available on Saturday during our St. Pat’s Festivities. Explore eight beautiful Fountain Hills homes in one a¤ernoon. You just might get lucky and find your new dream home!

Be sure to check out the calendar of events on pages 6-7 to find out about all the amazing events taking place all month long.

It seems the decade of the 2020’s has started off with a Roar! If you saw our year-end wrap up in last month’s Neighborhood Connection, you know the decade ended very solidly for the Fountain Hills real estate market. With luxury homes seeing improved activityin the first few weeks.

Welcome to Sonoran Lifestyle:

FEBRUARY 2020!

It’s no surprise, given the news that Arizona’s economy is one of the fastest growing in the country. In a December 11, 2019 article in the Phoenix Business Journal cited groups such as ASU’s Chase Economic Outlook Center and Harvard University economist Robert Barro, the 2020 forecast is strong.

Job growth is expected to be 2.3% in 2020, with an anticipated 70,000 new jobs expected. The article noted the leading sectors

of growth as construction, health care, manufacturing, science and technology.

Locally, our real estate inventory is very low, so if you’re thinking about selling in the near future, call us. We have some great strategies to help you through this process.

Phoenix-based Pakistan Information and Cultural Organization will host the annual Kite Flying Festival from 11:00 am to 6:00 pm. The event is sponsored by the Town of Fountain Hills. Admission is free to this very colorful festival which will also feature Pakistani, Indian, Middle Eastern and other types of cuisine. Participants will enjoy live music and shopping in an Asian-themed bazaar featuring jewelry, clothing and henna tattoos.

The headline attraction is 300 handmade kites imported from Pakistan. For $5 - $7, festival attendees can buy these kites made of very lightweight paper and seek out an expert wearing orange jackets to help them fly it. Kites are tied with a specially made thread called doore. The kites can soar up to 300 feet depending on the wind. Fountain Park provides the right wind conditions for an amazing kite flying experience. In addition, regular plastic will also be available for sale. Many attendees come to the festival every year and bring their own large custom made kites.

As seen in the movie Kite Runner, the kite festival will do a live demonstration of kite fighting. Competitors will maneuver their kites to try to cut the strings of the other kites. Kite fights will take place at 12:00, 2:00 and 4:00 pm.

18TH ANNUAL BASANT MELA KITE FLYING FESTIVALKITES, COLORS, AND MUSIC WILL BE SEEN AND HEARD ON MARCH 7TH AT FOUNTAIN PARK IN FOUNTAIN HILLS.

The Kite Festival/Basant Mela is an annual celebration of the arrival of spring in Asian countries such as Pakistan, India, Afghanistan, and China. The City of Lahore in Pakistan has a grand Basant Mela celebration. During the festival, people get on roo¤ops and fly kites all night and all day.

“As seen in the movie Kite Runner, the kite festival will do a live

demonstration of kite fighting.”

At fi rst glance, the data presented in the 2019 Year-Over-Year comparison might seem, well, boring. A er all, there were modest increases in nearly every element of the data. That’s welcome news for those who own property. It’s also a relief to those who fear hyper-infl ation.

COMBINED RESIDENTIAL HOMES: For all combined residential products, there was a 4.3% increase to an average sale price of $477,682 in 2019. Price/sq. ¤ . increased 4.7% to $209/¤ . Median price increased 5.3% Y-O-Y, and has risen only 7% since 2017, to a median price of $400,000.

SINGLE FAMILY & PATIO HOMES (SF&PH): The average sale price of SF&PH rose 4.2% to $591,626, or $223/¤ . (An interesting historical note you can use to win a bet at your next cocktail party: Fountain Hills has not yet reached the pre-recession 2007 high of $670,374 avg sales price!) Currently, there are 183 SF&PH on the market, vs 238 at the end of 2018.

CONDOS, TOWNHOMES & GEMINI/TWIN (C/TH/GT): Fountain Hills is blessed with great fl oorplans and lifestyle options for those wanting

FOUNTAIN HILLS 2019 MARKET WRAP-UP

condos. Yet, each year the popularity of these products grows, while the housing stock does not. In this segment, we see the largest Y-O-Y increase of 6.8% to an average sales price of $264,682. Price/sq. ¤ . increased 7.4% to $183/¤ . (More trivia: the pre-recession, average price high in 2007 was $316,125.) Currently, there are only 49 C/TH/GT available at year-end 2019, vs 72 one year ago!

ON THE HORIZON: Low inventory combined with rising prices will prove to be the biggest challenge going forward. Days on Market for Combined Homes is 92 days on market (down from 110 last year), while SF&PH is at 102 days (down from 121). C/TH/GT are selling in 75 days, vs 88 in 2018! While homeowners interested in selling will certainly be rewarded as demand pushes prices upward, those wishing to replace their property in the local market may fi nd challenges.

LUXURY HOMES (LH): LH inventory is a great source of speculation. Yet, inventory really hasn’t grown at nearly the rate of sales over the past 10 years. Today, there are 79 homes available over $1 million, with 58 (YTD 12/18/19) closings. In other words, a ratio of 73%. During 2014, just 5 years ago, there were 60 LH on the market and 47 LH 2014 closings, a ratio of 78%; Ten years ago, in 2009, there were 69 LH on the market with 40 LH sales, a rate of 58%! A little perspective is a wonderful thing. The average days on market in 2019 for this group of homes is 185...or roughly 6 months. And, just a note: While Q4/2019 was sleepy, 2019 LH closings are signifi cantly ahead of 2018.

LET’S TALK! Curious about your property’s value or a strategy for your next move? We’d love to help!

The FHCF has kicked off the 2020 Giving Season by accepting grant applications starting January 15. The mission is to build a legacy in Fountain Hills and the surrounding communities, investing in nonprofi t organizations whose work improves the lives of our youth, seniors, families, and community. FHCF works with these nonprofi ts as a partner, helping them to identify problems, fi nd solutions, and become stronger and more eff ective. Grants may also be awarded to annual key community projects that have shared fundraising eff orts between several local organizations.

This organization’s history goes back to 1995 when a group of local visionaries saw a community need and answered it with what was originally called the Sunridge Foundation. In 2006, the Sunridge Foundation evolved into the Fountain Hills Community Foundation. To date,

it has provided over $1 million in fi nancial support for local nonprofi ts.

Today, as community needs continue to grow, a new group of volunteers are breathing new life into this philanthropic organization. Throughout the year, the board will conduct fundraising activities to secure donations that will benefi t the community.

Grant applications must be received by February 28, 2020. Applications can be completed online at FountainHillsGives.com or by downloading an application form and returning it via email or post mail.

For more information or to donate, visit FountainHillsGives.com.

FOUNTAIN HILLS COMMUNITY FOUNDATIONThe Fountain Hills Community Foundation is back in action as the fundraising hub of our community. This organization is designed to assist with additional funding for educational, cultural, and humanitarian nonprofi t organizations that are seeking grants to help them grow and thrive

Ten stadiums accommodate the growing popularity of Spring Training in the Valley of the Sun, with our own Arizona Diamondbacks training at the Salt River Fields at Talking Stick.

Generations of baseball fans from across the country have fallen in love with Spring Training. Although Cactus League games don’t count, the money generated for Arizona’s economy does.

According to governor’s office, the Cactus League generated more than $644 million in economic impact to the Greater Phoenix metropolitan economy in 2018. Of the nearly 1.8 million fans who turned out to enjoy a Spring Training game, 60% were from another state. This generated $31 million in state and local tax revenue and supported over 6,400 jobs.

The Cactus League began in 1947 with the New York Giants and the Cleveland Indians. Now, with 15 major league teams, the greater Phoenix area has the largest concentration of professional baseball facilities in the country, all within an hour’s drive.

Some facilities offer volunteer opportunities and nonprofit partnerships for meaningful contributions to various programs, charities, and scholarships throughout the state.

CACTUS LEAGUE SPRING TRAININGWHEN IT COMES TO SPRING TRAINING FOR MAJOR LEAGUE BASEBALL, PHOENIX IS THE HOST OF 15 OF THE MLB TEAMS THAT MAKE UP THE CACTUS LEAGUE.

Spring in the Sonoran Desert isn’t just about baseball. Greater Phoenix’s neighboring cities provide the excitement of the Old West with endless opportunities to indulge in our cultural and outdoor treasures. The weather is perfect for outdoor recreation including golf, hiking, horseback riding and mountain biking.
