cALL it FAtE, luck or call it destiny: Some things are just meant to be. When Steve Bradner was first asked, “Will you build our dream home for us?” he didn’t hesitate. His entrepreneurial

nature kicked in, and the answer was “yes.” That was in early 1992. By the end of the year, Bradner Homes had

five high-end, custom homes under construction in West Vancouver — where Bradner was born and raised and was now bringing up his own family.

Today, the company has an impressive portfolio of 226 custom homes to its credit, eight projects underway and a loyal following of clients — many of whom have relied on Bradner Homes’ expertise not just once, but as many as three times.

“It’s all about reputation,” Bradner stresses. “People know they are working with a very honest builder with expertise in complex design challenges. We also have a very low staff turnover; in the last 10 years, not one of my site supervisors has left the company.”

Part of the communityBradner’s passion for construction began early.“My father was a land developer, but he started out in home

building right here on the North Shore,” he explains. “While I was going to Simon Fraser university and all through high school, I spent most of my summers working for him on site. Eventually, I realized I loved the industry and spent the next 10 years working full time with a large construction company. When that first opportunity to go solo presented itself, I had the hands-on experience and the management skills. The timing was perfect.”

Innovation, creativity, challengeCurrently nearing completion in West

Vancouver’s Dundarave neighbourhood is a three-storey residence Bradner says has been “particularly challenging and unique.” To say his description is an understatement could be considered an understatement of its own.

This is the third custom-design project Bradner Homes has built for these clients, but it’s the one that, according to Bradner, is their true dream home — a dramatic marriage of hard and soft landscaping, technological innovation, plus the decep-tive visual simplicity inherent in both contemporary design aesthetics and the clients’ traditional Asian heritage. It pays tribute to the majestic Pacific ocean right outside with meticulously preserved view lines; creates an oasis of tranquility for the owners; and takes green building practices a step further with geothermal heating and ecological rejuvenation of the landscape.

The entire 7,500-square-foot structure appears to morph organically out of the gently sloped property. The back of the house faces the ocean and is wrapped in three tiers of outdoor living spaces: an expansive entertainment patio, private hot tub area, meditation terrace and ultimately culminating just above the beach where an infinity pool blurs the distinction between manmade and natural beauty.

It’s tough to reconcile the apparently pristine setting with images of how this property looked two years earlier. one of two lots at the south end of the street, it was the endpoint of an underground culvert that, for years, had spewed muck onto the beach below — hardly attractive or environ-mentally savvy. like so many aspects of this home, the solution was innovative and classic “win-win-win.”

“The two sets of homeowners got together and purchased that section of the street. In return, the city granted them the necessary zoning to restore the stream,” Bradner explains. “The Department of Fisheries people are thrilled; the city had a major environmental restoration paid for privately; and the homeowners now enjoy an incred-ibly beautiful outlook.”

Adding another twist, existing beach boulders were subtly repositioned to create a breakwater that’s virtually impossible to differentiate from one formed naturally. The

result, is a large, dramatic section of fine sand amid the surrounding pebble beach — a place where children play and exotic-looking sea grasses now flourish.

like many Bradner Homes clients, the owners travel extensively, collecting art along the way, and like many, their dream home was envisioned as a place to showcase their most treasure, and spectacular pieces. “rather than find art to fit the space, this home creates space to fit the art — literally,” Bradner says. He points out a life-sized sculpture of an Asian warrior who guards the left side of the front entryway from a perfectly proportioned niche.

on the right, concrete stepping stones appear to float across a geometric pond. In the background, the sound of running water further extends the invitation to explore. Those who accept discover a two-storey

water feature cascading over basalt boulders and down toward a lower-level patio. The sensation of coming across an unanticipated grotto in the forest is irresistible.

The home’s interior is a further testament to the delicate balance between drama and simplicity — between technology and nature. An 18-foot bocce-ball chandelier is sus-pended down a stairwell to one of the lower levels — visually arresting without being overpowering. A 10-foot fireplace separates dining room and main foyer — light, airy, and efficient. The patio where the entryway’s waterfall ends is accessed through a wine-tasting room and cellar with four wine fridges, bar table seating and distinctly welcoming, yet sophisticated ambiance. “Enjoying fine wines is an important part of life for many people today,” Bradner notes. “More and more are choosing options like

this so their wines are still temperature-and humidity-protected but, aren’t hidden away in the basement.”

A showcase of technology — much of it that would have been limited to the realm of science fiction only a few years ago — this is Bradner Homes’ sixth project built with geothermal heating. like every home, it incorporates whole-house computerization. “If you are online anywhere in the world, you can control everything in this home — from raising or lowering the temperature and opening the window blinds to turning on the hot tub, so it’s ready to go when you get home,” Bradner notes, confirming that in addition to the full-size master control panel accessed through the living room multimedia screen, mini panels are found at strategic points throughout the house.

Looking AheadAs he pauses to gaze at the ocean sparkling just outside, Bradner

can’t suppress a smile.“one of the true rewards of this career is knowing you’ve helped

people who live in the same community you do achieve their dreams,” he says.

He’s also clearly proud that another generation of Bradners is now entering the business.

“My son, Colin, has just returned from England, where he com-pleted his degree in finance. He’s extremely interested in pushing even further into the green way of doing things, which is going to be the way of the future.”

looking ahead, Bradner says his goal is to continue building eight to 10 homes each year and will most likely continue his six-year history of building two homes annually in Whistler. overall, he has no plans to leave West Vancouver.

“I’ve lived in West Vancouver all my life,” he says. “I’ve watched as property values go up and price per square foot for custom homes climbe from $200 or $300 per square foot to well over $900 in some cases, but this is the neighbourhood I call home. I just can’t see myself moving or building anywhere else.” ■

REcENtLy PRESENtEd At the NAHB International Builders’ Show, the report found that consumer preferences have

shifted because of the recession, which made many homebuyers question what they really needed and wanted when it came to housing.

By 2015, single-family homes will be an average of 2,152 square feet, 10% smaller when compared to houses built the first three quarters of 2010. The cut in overall square footage comes from the desire for a smaller living area, with 52% of builders predicting this area will be merged with other spaces within the home. Approximately 30% of builders feel the living room will disappear for good in 2015.

“As an overall share of total floor space, 54% of builders said the family room is likely to increase,” said rose Quint, NAHB Assistant Vice President for Survey research. “That makes it the only area of the home likely to get bigger.”
